Phil was a great inspector from start to finish. The first time I called him he asked for a bunch of details about the house and immediately started walking us through what he will be taking a look at given the age of the house. He walked us through all of the services he provides and the cost and answered all of our questions in detail. Other inspectors gave very brief descriptions of services provided, so we felt more comfortable going with Phil. We had the general inspection, wood destroying insect, radon, sewer camera, and oil tank sweep all done through Phil. On the day of the inspection, we were half an hour early but Phil was already there looking at the exterior of the house. He explained his process and invited us to shadow him and ask questions about anything we didn't understand. He was very detailed in his inspection, and took the time to explain to us any issues that needed immediate attention. The inspection lasted almost 4 hours, which I guess is uncommon because both real estate agents thought it would only take 2 hours. We closed on the house last week and have used the report a number of times when hiring contractors. Phil pointed out some structural issues in the basement which we are now getting fixed, and are slowly working through the rest of the items in his report. His detailed report makes it easy for us to send to other contractors so they know the scope of the issue. We would highly recommend Phil for any first time homebuyer with lots of questions about their new house! read more

You can't get any better than Veriguard when it comes to home inspectors. Phil is prompt, professional and totally knows what he is doing. I like that he categorizes items into what needs to be Fixed immediately and what should be fixed down the line. In our case, the sellers agent was on Phil's back, almost sort of pressuring him- Phil was unbothered and focused on our questions and concerns and buyers. Would recommend Phil to anyone purchasing a home in the area and would definitely use him again if I purchased another home. read more

We booked online and Phil responded and confirmed our appointment within hours. The inspection was thorough and we felt it was one of the best pre-purchase inspections we have had done. Phil was great to work with, answered all of our questions in depth and recommended a couple of additional questions we would have missed without his expertise. I could not recommend Veriguard any higher. read more

I'm in the process of purchasing my first condo and Phil was highly recommended to me from one of my friends. I'm glad I went with Phil as he is very personable, pleasant, responsive, knowledgeable and professional. Prices are higher than other quotes you may get but it is worth every penny. You get what you pay for and that is superb service. During inspection, Phil was super helpful - being that I'm not really house-savvy, he taught me some tips as we were going through the condo. I got my inspection report the following morning and I had no comments; it was very thorough, easy to follow with helpful photos and recommendations. I would recommend Phil for all your home inspections! read more

Philip is very reliable and great at his job. I highly recommend him. He is very observant.

Phil was the best home inspector I could of asked for as a first time home buyer. Super patient with all our questions and throughly went through every nook and cranny of the home. He was able to explain all the information so me and my wife could understand. He went above and beyond after the inspection helping us with questions for our lawyer and what to ask for and what was and wasn't a concern. The platform he uses for inspections makes everything easily accessible. Couldn't recommend him more. read more

We hired Veriguard Home Inspections (Phil) for our home inspection. As a lot of great reviews already mentioned, Phil is very professional and reliable. We can't recommend him enough! Phil was so patient answering all of our questions even just on our first inro call before signing the contract. There was no sales pitch - Phil didn't upsell other unnecessary inspection items. Phil only suggested the items we should consider doing and told us why, given our property's situation. He also provided a fee list upfront, so there is no extra fee coming out of the home inspection - everything is so transparent. Phil is so responsive that every time we have questions (sometimes really basic questions), he responses really quickly with detailed explanation! During the home inspection, Phil was so observant and did a full inspection of the property with different equipment. In the end, he walked us through all the highlighted issues he spotted and explained the consequences as well as different solutions to fix (with an estimate cost). His report came out really fast as well - the next day of the inspection. The report is so detailed and organized - he categorized all the issues by location of the house and concern level, which makes it so easy to follow. Overall, we really enjoy working with him and would highly recommend him to everyone!!! read more

My husband and I could not recommend Phil's services highly enough! Not only was he there on time for our initial inspection, he was early, and extremely methodical in his investigation. The house is a fixer-upper and he actually took 4 hours to perform his inspection. He is extremely knowledgeable and took the time to answer all our questions, providing honest insight the whole while. In our particular situation, he did have to return a second time due to the water being turned off at the initial appointment, but despite a busy schedule he found the time to go not long afterwards. For anyone needing a home inspection done professionally and thoroughly, at a reasonable rate, from a responsive home inspector, you would be wise to contact Phil at Veriguard. Thank you Phil! read more

Phil was extremely knowledgeable In all aspects of the home inspection. He made my feel secure about my purchase being that I am a first time home buyer and also was able to reduce my closing cost based on His findings. I hired Veriguard (Phil) for an inspection of a property I am purchasing. Phil was extremely detailed and walked me through any and all issues he spotted and explained to me the long-term consequences of the defects he spotted. Phil is also clearly well equipped and has an inventory of every gadget imaginable to fully inspect the property in numerous ways. The report that I received was detailed to an unparalleled level, each and every flaw and defect was accompanied by photos and detailed notes with suggestions for remediation. I am a long-time landlord and real estate investor and have dealt with several home inspectors and inspections in my time, and I have never seen or been a part of one that was so meticulously detailed. I HIGHLY recommend Veriguard (Phil) to investors or first-time home buyers. read more

The inspection report was fantastic. Detailed, organized, amd all with photos and explanations. Phil took extra time out to address concerns and answer questions, and to just generally talk to help with the comfort level of the whole experience. I enjoyed working with Phil for our home inspection. Not having much of a background in technical home maintenance and what to look out for, he walked us through the entire home and explained noteworthy items and addressed any questions we had along the way. He was friendly, prompt in his arrival, and gave us a binder with a best practices guide including space to keep our home maintenance records organized after move-in. After the inspection, he provided an extremely detailed inspection report that captured everything about the property with pictures to match, model numbers of whatever he could obtain, and areas of concern. When I had questions about the report, he set up a call to provide explanations and shared his knowledge. His pricing was reasonable for the level of work that he put into it. I would definitely recommend his services. read more

Recently had Phil inspect a home I am in the process of buying and it was the best decision I have made. Phil was very thorough, punctual and helpful. He arrived early and walked me through the whole process along side him. Explained everything in a manner which was easy to understand and recommended things along the way along with life expectancy of certain things he pointed out. He went as far as hopping on the roof through a window and inspecting it thoroughly while taking many clear pictures of all his findings. Even my realtor was impressed. Whole service felt very honest, professional and personal. Phil was always a phone call or email away with a quick response time. Full report was received exactly when expected. It was lengthy, full of easy to understand findings, explanations and recommendations. Highly recommending him for your inspection needs. read more

Phil helped us so much in buying our first home. He is relaxed and friendly, and very professional, no pressure or difficulty in arranging an appointment (I've had other people aggressively keep contacting me after receiving quotes). On inspection day, Phil arrived right on time and ready to go. He walked us through his inspection and gave us a wealth of tips for first time homeowners, like us. While we were relieved to find that there was nothing majorly wrong with our home, he did show us a few renovations and repairs around the house that weren't done in the best way. He not only pointed out these insufficiencies, but also explained to us why it should have been done another way and what should be done to ensure our investment will be properly cared for. He also gave us very practical tips for basic home maintenance and encouraged us to make some of the fixes ourselves. Not only did Phil provide a full report and a binder of tips for our new home, he also kept in touch via emails for weeks after the inspection and helped us decide how to proceed with the information we got about our new home. I happily recommend using Veriguard Home Inspections. read more

Highly recommend Phil at Veriguard. I shopped around a bit for my home inspection, but Phil was the only one who was responsive and as detailed as he was. And fairly priced. He's been friendly, accessible, professional, responsive and detailed through all of my questions before, during, and even after the Inspection. Phil gave me the best understanding possible and I couldn't have asked for more. It was everything from what needed attention, what didn't need attention, what I would soon need to look out for. My inspection report was completed timely and ahead of when I needed it. I'm glad to have his expertise through this whole nerve wrecking process of buying a new home. It is definitely reassuring. Thanks Phil! read more

My first time ever using home inspection. Messaged several businesses on yelp and Phil responded very promptly with plain and detailed summary of inspection plans and their respective fees. I made my choice and booked the inspection. I had read complains from other businesses where appointments fell through because inspector didn't show up on time (or at all!)at all and clients were left with bitter feeling. Not in this case! Phil employs modern, if I may, booking system with email&text confirmations and reminders. Very smooth. When you are selling/buying real estate you do appreciate organization and everyone's time. As for inspection itself, in my case it was a condo inspection, took a little over an hour. Phil thoroughly examined all areas including common ones and answered all my questions. Final report was delivered within 24 hours. Great experience! read more

Phil was very helpful throughout the inspection process and any questions I had afterwards. I am very happy to recommend him. Thanks, Phil!

Phil was very thorough in his inspection, and showed and explained things he found as he went through each section of the house. As first time house buyers, we obviously had a lot of questions, and he was patient in answering them every single one. He also came earlier than the scheduled time so he could look at the roof first. He's clearly a professional and is trustworthy in his work. We received the report the next night and I was super impressed with the level of detail and photos. We can easily discern what's important/needed to fix now vs later. read more

I worked with Phil (Veriguard Home Inspections) for my home purchase in Bloomfield, NJ in May 2018. I could have not been more happy with my decision. Phil is extremely responsive from my very first call and email. He worked with me on my schedule to accommodate me. That's that was just the beginning! He was very thorough and knowledgeable. Any questions I had, he had an answer. His report came in within 48 hours. Mind you, I had a 100 year old home too, so there were a lot of issues he addressed. And because of that, it was remediated immediately and allowed me to move forward with a home I was happy and comfortable with. If you need a home inspector, look no further. VHI is your answer. Promise you will be pleased with the service and the results! Also my Realtor had worked with a ton of home inspectors, and she told me Phil would be her go-to guy from now on. She will make sure all her clients know about him. That definitely says a lot about his level of service! Thank you so much, Phil! read more

Incredible experience from our initial phone call all the way through to post-inspection. Phil is extremely knowledgable, as I am sure most experienced home inspectors are. Where Phil separates himself from the others, was his ability to communicate his findings in terms that we could understand. My husband called him to inquire about pricing and ended up having tons of follow up questions about other inspection types. He was extremely patient and informative with us and before the end of the phone call it was obvious to us that this was the guy we wanted to be working with. During the inspection, he took the time to fill us in on what he was doing and the "why" behind it. After the inspection, he got the report to us in a timely manner. A couple days later, my husband was reaching out to companies to book a sewer line camera inspection, he was a little unsure if the quotes he was getting were reasonable, so he texted Phil who quickly called him and took the time to answer some more of my husband's questions. Even though he had no vested interest in helping us, he was as pleasant and informative as ever. We strongly recommend Phil and Veriguard Inspections! read more

There is not enough space on Yelp to describe how amazing Phil was for our home inspection. He was early to the inspection. He allowed me to follow him around and ask all the questions. If I wanted to take a peek and see hidden areas in the house he said take a look. Phil is a complete professional who I will use again. His report came in a timely manner and said on multiple occasions if we had any questions to reach out to him. Even our realtor was impressed with his work. If I could give him more stars I would. If you are looking for an amazing home inspector hire Phil. You will not be disappointed. read more

I cannot recommend Phil enough, if you need a home inspector he is the guy! He did our inspection as first time home buyers last Feb and did an amazing job from the first time we spoke explaining the process, to the actual inspection day where he gave a very thorough run-through of my house, all the way to a very detailed inspection report that was easy to understand yet very professional. He gave great advice on the essential fixes and repairs that sellers agreed to. Even a few months after I still speak to Phil and he has always answered my questions to the best of his knowledge when I had doubts on some of the systems in the house which can be overwhelming to new homeowners. He is the best and a true professional. Thanks Phil/Veriguard! read more

Phil is really great to work with. He was very thorough during the inspection and took the time to go over everything with us to make sure we were aware of any current and potential issues. Phil was phenomenal! He found so many issues that I wouldn't have even thought about, and he explained the reasoning for all defects through the lens of the U.S. building code history. He came ahead of time, equipped with all sorts of devices: camera mounted on a telescopic pole, infrared camera, humidity sensor, gas leak sensor, all sorts of screwdriver bits. The result is an 86-page PDF report with crystal clear photos. Highly recommended! read more

Phil is a great home inspector. He was very honest and thorough. He was honest when he told us that we really did not need a termite and radon inspection. Philip/Veriguard were WONDERFUL to work with! The amount of time and detail Phil puts into the reports will save you time and money. Also, he returns the reports super quickly and answers all your inane questions rapidly either through email, text, or phone. He spent three hours at our home and gave us helpful information from large things such as issues with the roof to such small things like the stove's knobs are a little worn out and hard to read. We were able to knock off a couple thousand dollars from the home price based off his findings. While his price may seem higher than other quotes you'll get, for the amount of time and detail you get, his hourly rate is far superior. This is also not an area you should skimp on!! read more

As first-time homebuyers, my husband and I were very new to the home inspection process and are so grateful we had Phil to take us through it! He's extremely responsive, friendly, focused and informative. Scheduling was easy, and we received an exceedingly well-documented report in a very timely manner. What we appreciated most was how he walked us through the entire inspection, educating us along the way on how to be vigilant in detecting potential problems, how to prevent problems, and next steps for resolving issues. He was very accommodating to all our questions, and our realtor noted that he's very good about objectively providing his assessment in a constructive, helpful way as opposed to scaring us into thinking something is more serious or uncommon than it is. We'd highly recommend Veriguard for your home inspections! read more

I scrutinized who I was going to use for my home purchase and it came down to two companies, Veriguard being one of them. I was so impressed by my conversation with Phil on the phone that I was looking forward to seeing his work. It exceeded all my expectations. Not only is he thorough, he's taking the time to educate you about all the mechanicals, how they operate and what is required to maintain them. I learned a lot during the three hours we spent going over the home. As other reviewers have said, Phil was readily available for any follow up questions you might have. I think he meets that perfect balance of a thorough inspector who will advise you of any and all issues but also gives you peace of mind that just because there are issues, it shouldn't scare you from purchasing the home you want. Phil gets an A+ for knowledge, observation skills, customer service and presentation. read more
