Craig Lynch is the best home inspector a buyer could ask for. He was incredibly thorough, inspecting crawl spaces, the attic, the roof, appliances, and everything else (and many things most others would forget about). During the inspection, he pointed out issues with an AC handler tucked up in the furthest reaches of the attic which were caused by a missing water sensor - something I believe most inspectors would miss. Beyond just noticing lots of small details, Craig gave advice on home maintenance, down to things such as proper water heater temps, how to take care of appliances, etc. He was on time for the appointment and took meticulous notes which were detailed enough for us to argue for a number of repairs to be made (and which the sellers were kind enough to pay for). IF I COULD GIVE ZERO STARTS I WOULD! This home inspector is nothing but a fear monger. His "report" is full of catch all's such as "this could happen" or "if may be a problem at some point, but we don't know". Worse so is that he misdiagnosed so called "issues". For example, he wrote in his report that there was a buzzing coming from the electrical panel. Upon further inspection, it was a vibration that happen when the central air conditioner turned on. I would think that a "seasoned" inspector such as Mr. Lynch would know the difference. If you are buying a house i would steer clear of hiring Mr. Lynch. In my opinion he throws everything at the wall seeing what will stick in the hopes that the Buyer calls off the deal and he gets paid to come back and inspect the property an additional time. I have dealt with home inspectors and never came across one as awful as Mr. Lynch. Home buying and selling is an exciting but stressful time. Here's why I went with Craig and you should too: Craig will tell you he does not advertise. Does not have a website. He relies on word of mouth and reviews on sites like Yelp. To that end, I found him through a Bergen County FB group where he was mentioned repeatedly and with 100% positive reviews. 100%. He's also very thorough---4 hours vs customary 2, which I knew going in. My thought was he was writing the owner's manual to my house. :-) He answered all my questions before, during and after the inspection. When you ask around about inspectors, generally you will hear "they all suck." That's b/c for many of them, a bulk of their business comes from brokers-- who, whether they represent the buyer or seller, want fewer problems found rather than more b/c that can screw up the deal, right? And so you have a fun little collusion game between the brokers and the inspectors. After all, who gives the brokers more biz-- one happy homebuyer who buys a home once every 20 years...or the neighborhood broker who does a dozen deals a year? Who do you want to keep most happy? Hmmmmm..... So you have two choices in my opinion when hiring an inspector: 1) Look around for anyone who says the broker recommended them and they found problems after closing. Eliminate them immediately -- NO MATTER HOW MANY OTHER GOOD REVIEWS THERE ARE. These people know where their "bread is buttered" and will sweep through quickly and do NOT have your interests at heart. It's possible it was an oversight but don't bet on it and don't say I didn't warn you. (On the flip side, it's a plus if you can find brokers who complained that the inspector messed up their deal. Unfortunate and maybe even unnecessary-- but it shows they aren't aligned with the broker.) Also err on the side of more diligent rather than less. Some of these shops are factories and even if they have good intentions, don't have much time to give to each house. You want someone who is looking at the things that aren't "material" to the deal but good to know as a future owner of the house. 2) Save yourself a lot of time and just hire Craig. Or read the other reviews and tell me I'm wrong. (Go ahead. I'll wait. :-)) P.S. My broker knew Craig, knews he's "extremely good at what he does. Very thorough. But he takes a long time lol." We just had a great home inspection experience with Craig Lynch. We are first time home-buyers of a condo in Hoboken. We originally called another home inspector, Chris Burrows, after seeing his positive yelp review. Chris was very thorough on the phone but did not have availability-- luckily he referred us to Craig, who was able to see us for an inspection over the weekend on short notice. Craig also teaches home inspection courses in addition to being an inspector, and he clearly knew his stuff. He had great attention to detail and really took the time to test every thing (beyond what is required of a home inspector). He answered all our questions so we are now much better acquainted with our future home, and he offered tips on efficiency, etc. throughout the inspection. The best part is he was able to detect that the jacuzzi was leaking by looking into the pipes, etc. through a hidden panel. HORRIBLE!! BEWARE!! If you're a purchaser, and you know nothing about home inspections, you'd think this guy was thorough - but he's not thorough at all. We recently had a place inspected by him and he skipped analyzing the heating system, and the main heating system in the building, and instead filled the report with small things that weren't even accurate. The follow-up to the inspection corrected almost 50% of the remarks he made in his report, as they were just not correct! AVOID this guy at all costs! We found Craig on ashi.org and read his positive review on yelp. I was impressed by his knowledge during the phone conversation and quite liked the sample report he sent. The actual experience was even better! He did go above and beyond to help his clients as promised - among all the inspectors I called, he is the only one who is willing and capable of getting on the roof when weather permits without extra charge and have a set of gadgets/tools for more accurate examination including as computer-based radon testing device. Since we are buying a home only 10-years old, we did not take inspection that seriously at the beginning. Cosmetically it looks fabulous, thus we never expected to find any major issues with it. Boy, we were wrong! Craig did an extremely thorough inspection and spent almost five hours on that 3000+ sqft house. He did not miss anything! The major issues he found for us include an ongoing basement leak, exterior wall crack (which is not that visible without climbing onto a ladder) and AC unit inefficiency. And a lot of the minor issues he found might be simply skipped from inspection by other inspectors, such as malfunctioning dishwasher/microwave, windows that are stuck/difficult to open, missing auxiliary drain line and etc. More importantly he did his best to help us like a friend and offered all kinds of home improvement suggestions whenever applicable. We learnt a ton just by being there at the inspection with him. No wonder he is teaching home inspection courses at the same time. On a side note, realtors do not like him...they think that he "takes too much time and mentions everything...". He works hard and sent us the report about two days after the inspection. But it is not only the speed/efficiency but his principle on getting things right that impressed us. He redid the radon test suspecting it might not be accurate the first time and sent the report to us the next day after the device was retrieved and sent to the lab. Another great thing about him is that he tries his best to take calls and answer questions even after the inspection.
