Michael provides a super thorough inspection and pays attention even to the smallest details. He points out loose stones in the stairs, narrow parking spots that claim to fit more cars than it is realistically possible, stair handles placed uncomfortably, among other things. He also points out important things that are done not up to code and can cause serious issues down the line. It is a responsibility of a buyer to evaluate the findings and apply them, whether in negotiations with the seller, or just for your own reference later to understand what requires fixing and how urgent it is. And knowing that in advance, I think I received a superior service, because thanks to Michael, not only I received a concession from a buyer to fix an improperly installed, though working, garage door, but also avoided troubles with insurance company later by requesting asbestos removal and obtaining corresponding certificate. Michael's commission may be a bit higher than the market, but it's well worth it.

Other inspectors gave very brief descriptions of services provided, so we felt more comfortable going with Phil. We had the general inspection, wood destroying insect, radon, sewer camera, and oil tank sweep all done through Phil. On the day of the inspection, we were half an hour early but Phil was already there looking at the exterior of the house. He explained his process and invited us to shadow him and ask questions about anything we didn't understand. He was very detailed in his inspection, and took the time to explain to us any issues that needed immediate attention. The inspection lasted almost 4 hours, which I guess is uncommon because both real estate agents thought it would only take 2 hours. We closed on the house last week and have used the report a number of times when hiring contractors. Phil pointed out some structural issues in the basement which we are now getting fixed, and are slowly working through the rest of the items in his report. His detailed report makes it easy for us to send to other contractors so they know the scope of the issue. Choose a different inspector. First, our entire basement ceiling/floor system was contaminated with a light fluffy mold. It was discovered by another specialist after our home purchase. My husband remembers asking Simao what it was during the inspection, and he said the basement was so dry it must be dust. The remediation cost us $16,000. Today, we had an HVAC company come out to service our boiler. Simao had told us during the inspection that it was old, however we could expect to get at least 1-2 years out of it. Our HVAC company immediately told us our unit is not even safe to use and needs to be completely replaced. This will cost us at least $10,000. After purchasing a home, these types of surprises are the last thing you need. Do yourself a favor and go elsewhere - please.

When we were in the attic, he admitted to me he didn't know a lot of the stuff I was asking him. They couldn't get the scope into the sewer line. He didn't want to open the crawl space and go inside. When he arrived, he really took the time to listen to our concerns and even asked to see some photos to get a better idea of what we were dealing with. After taking a look, he explained that the issue was actually outside the scope of what he usually inspects. But instead of just walking away, he stuck around, explained everything clearly, and gave us some super helpful advice. You can tell John really knows his stuff. He was professional, honest, and didn't try to sell us on anything unnecessary. In fact, he insisted on not charging us, saying he likes to "sleep peacefully at night." That says a lot about his character. He even sent us detailed suggestions on how to handle the problem--what kind of work would be needed, the materials to use, and even what kind of handyman to look for. He also gave us a few referrals to get started. We were originally planning a much more expensive fix, but thanks to his knowledgeable advice, we are able to switch to a more practical option and hence cut the cost in half. Just a quick update to my previous review written on 9/26/2021…read more First, NOTHING HAS CHANGED about the positive review I wrote about John's services, however after some time has passed since we first met John, I do want to add that John is absolutely and truly one of those people who keeps his promise of "feel free to reach out to me in the future and I will get back to you on it". Despite having completed our home inspection many months ago, as we settled into our home, we realized small things here and there that we didn't notice earlier. Every time we encountered something new, we thought any one of these questions - What can be causing this? How did this happen? How can we fix this? Will this cost much? Is this a small or big problem? The bottom line was where do we go from there?! ... JOHN to the rescue! Every time we had a question, not often, but the few times we did, we took John up on his generous offer of reaching out to him and, NOT ONCE, did John fail to respond within 1 day! Not only has John been extremely cordial and professional with every communication we had with him, but he takes the time to write out detailed, technical and specific instructions on how we could resolve our home issues. Honestly, we would be so lost without his guidance and advice, but he has made our transition into our home less stressful. Like I said in my earlier review, John was recommended by our realtor and we truly believe this was, hands down, the BEST recommendation out of all of the recommendations we received.
