Bob was so thorough and knowledgable. He talked us through every component of the inspection and even gave use background information on any issue. He explained to us why our windows weren't working as they should or that we had a specific kind of flooring or water valve that was very good. He gave us the names of everything. He was very easy to work with, funny and polite. We would definitely use him again. We had a few trouble spots we were concerned about--our attic stairs, a odor in our bedroom, some outlets--and he gave information and suggestions about each item which was very helpful. It also just feels safer knowing this stuff was all checked out by a professional. read more

Very experienced people, very detailed oriented. Spend good amount of time finding the issues rather than trying to rush into. The report given by them was very much appreciated by our attorney. Had a lot of patience to explain us the critical areas of the house and how to respond in case of emergencies such as fire, water leakage, etc. will certainly recommend them. read more

I would give negative stars if I could. I reached out because they had so many great reviews in 2016. Rob was so rude that I'm still thinking about it now in 2021. They recently had reached out to me via email asking how my experience was and I'd expressed each of my concerns. No one replied back to me. Also he was a bit too casual and glossed over some of the flaws in our home that ended up costing us a lot of money to fix later on. But I guess it was a learning experience for a first time home buyer. read more

It has been over a month since Bob inspected my condo, and I still have not forgotten the pleasant and informative experience I had during the walk-through of the condo. He is professional, organized, and detail-oriented. He is also fair, honest, and has a great sense of humor that eases first-time investors. I resorted to calling him based on his amazing reviews. I would highly recommend him. read more

Bob Tirado was our inspector and he was very friendly and efficient. He was early by at least 20 minutes and he had already finished going through everything with our agent. He still took the time to go over the details with us individually. He is very responsive through call, text, and email. Highly recommended! read more

Bob did a great job throughout the whole process: - Scheduling was simple and flexible to my needs - On time and fully prepared - Thorough in checking all details discussed - Positive and communicative - Addressed all questions and concerns to my satisfaction He clear has a lot of experience and does a great job of making the process approachable to his clients! read more

When I purchased my new home I found Villa on yelp after comparing them with other inspection companies and decided to give them a try. I was not disappointed. They were very thorough and professional. They went over everything with me and pointed out everything that the seller needed to correct. Needless to say I purchased the home and have been very happy with it. I recommend them to anyone I know that needs a home inspection and will use them again in the future. A followup... 1. During the inspection, I ask Bob about the small cracks on the walls/ceiling. He told me these are "Micky Cracks" over the paint and do't worry about it. During renovation after moving in, our contractor showed us that the second floor had very severe sagging as previous owner illegally removed some of the beams, causing the structure shift and crack on walls. For example, in one small bathroom, one corner is 2 inches lower than the other (6 ft away). We ended up with big spending on architecture fixation. 2. Bob also told us not worry about the watermarks next to skylights. Turn out, these skylights kept leaking during the whole winter, and we have to put plastic cover on the roof and bucket in the living room. 3. Bob also missed the safety code violation in the garage. Previous home owner combined high voltage power line, low voltage line, gas line, and cable line all together. Everything were wrapped together on the garage floor and we were asked how could a inspector missed that. It will cost us at least $30,000 to rewire the entire house since the main power line is placed along with gas pipe. read more

Can't say enough good things about the experience my wife and I had with Bob and his son Jason this past Saturday. My wife and I are first time home buyers and really had no idea what to expect. Bob took his time going over things with me on the phone prior to the inspection and took even more time the day of. He had no issues getting to the house early even in the middle of some snow. They worked great with the current home owner and made the experience really great for everyone. I even ended up getting his full report last night, only 48 hours after the inspection. If you are moving to Bergen County, NJ make sure you have Bob inspect the house! read more

Mr.Tirado was awesome. He showed up early for the appointment, and he was very professional and very knowledgable, not to mention incredibly thorough. He went over every inch of the place and explained in great detail. He provided an outstanding home inspection service, and I'd very much recommend him to all prospective home buyers, especially first timer like myself. His report was just as thorough and detailed, with photos and illustrations. If you're looking for a home inspector in NJ, stop looking further and call him right now. read more

Bob showed up more than thirty minutes early to expect the exterior of the condo, which was outside the scope of his required services. He was very thorough during our inspection and took the time to explain the risks associated with his findings. read more

I used Bob's services to inspect a property I'm purchasing. He was extremely thorough with his review. On top of a great and detailed job, he also offered several tips and pointers on how I can keep the systems (e.g. air conditioning, hearing, etc.) Running smoother for longer. Bob provided a detailed inspection report the day after inspection. I would not hesitate to use his services again in the future. I highly recommend his services. read more

Bob is so generous with his knowledge. You pay for an inspection but you get an education.

My fiancé and I used villa home inspections twice before and were very pleased both times. Bob is extremely meticulous, cautious, knowledgable, and overall very personable. He made us feel comfortable with asking questions and took his time to talk about all positive & negative things within the home. As first time home buyers, this was very important to us. We ended up not buying the first home Bob inspected because it had significant water damage. Bob never said "don't buy this home" or "you can buy it and then fix it". He gave us only facts and remained neutral, which I appreciated. We will definitely be returning to Bob if we need services in the future. He is professional, affordable, and knows his stuff! read more

I went into my home inspection not knowing what to expect. I am so glad Bob was recommended to me by my realtor. He and his assistant did such a thorough job inspecting my potential house. They were meticulous with checking everything top to bottom and documenting it all. The best part is that she went through the rooms first while Bob stayed behind outside and then through each room with me. He showed me all of the points of interest and taught me so much about little things you need to know about owning a home. "Here's the emergency shut-off valve." "Here's how to tell how old your boiler is." "You see these cracks? You need to seal them so water doesn't get in and cause a larger hole in the garage walls." It was so helpful. They were both so patient and thorough. I couldn't recommend Villa Home Inspections more! read more

I recently place an offer for a house and was time for the home inspection. after doing some research we decided to go with Bob and Villa Home inspections. Bob is very meticulous, knowledgable and explain with details any possible issues that the house may have. His report was ready 2 days after and was a complete report. While he was with us explaining everything his assistant was looking for any details that the house may have, making the inspection way more detailed and meticulous. I will recommend Villa to anyone that needs a home inspection specially 1st home buyers that are not well aware of possible issues that the new house may have. Believe me Bob and his assistant will find it. read more

Bob and his assistant were fantastic! Bob was available to explain and review any concerns I found on the home inspection report. But even before I received the report, he took us around the house and pointed out concerns, possible solutions and/ or gave us advice on who to speak to assist us further. A1 service. read more

I hired Bob Tirado of Villa Home Inspections to inspect a home that I am in the midst of purchasing. This is my first time buying a home and Bob was recommended to me by a family member that had used his services. He arrived early and for the next 3 hours I was with him every step of the way. He is a very personable man and was excellent with his explanations to someone like myself who does not know much about electrical work, roofs, masonry and how homes are built. I learned a tremendous amount by watching and listening to him and I feel I understand more about the home and it's pros and cons that afternoon. The inspection report was emailed to me one day earlier than expected and was easy to read and understand. I highly recommend Bob Tirado and Villa Home Inspections! If a friend needs a home inspection, I will send them Bob's contact info! read more

I was able to book Bob at a short notice for an apartment inspection in Hoboken last Saturday. From the moment we met Bob, I could tell how friendly of a person he is. And no doubt in the next 2 hours or so, he thoroughly inspected the entire place, went up to the roof, went down to the basement to check the hot water, heat boiler, crawled into a very dusty corner so that he could take a good picture of the heat boiler model. On top of all these, Bob was such a funny person and very easy to talk to. My agent told me after that in her 9 years in this business, she hadn't seen anyone as diligent as Bob, nor anyone who took almost 2 hours (maybe more) on a 1bedroom, 1 bath apartment. We also needed the report quickly and Bob was able to get it to us before the time we needed. He really is so hardworking and diligent. What makes me even happier that we found him is that he is available for questions anytime after the inspection...even 6 months after the inspection, he said, call me if you have questions. Now that's stellar customer service. Thanks so much Bob! You are the best! read more

Villa Home Inspections is awesome! I work as a realtor in Hudson and Bergen Counties and have used Mr. Tirado many times for inspections because he is the best! He is very thorough and knows his trade very well, and also knows how to talk to my clients about every part of a home so that they can truly understand what they are buying. He has also helped me out in situations in which a client had tight schedule limitations, and therefore, we could only fit in an inspection at a certain time. That was no problem for Bob as he was ALWAYS willing to make time! That is reflective of his true integrity and work ethic. He is also easy to get along with and has very affordable rates. I would strongly recommend him to anyone who needs a home inspector! read more

My husband Daniel and I recently had the home that we are buying, inspected by Bob. He arrived earlier than expected and got right to work. He made it clear that he was there for us. He inspected every single inch of the house while teaching us about many things new home buyers should know along the way. He has been in this business many years and is knowledgable not only in his profession of home inspections, but what you should know about buying a home as well. He was extremely pleasant, personable, and professional. Our inspection report was given to us rather quickly as well, just a few days! Our overall experience was terrific and we highly recommend him. Thanks, Bob! read more

Bob was extremely thorough as he inspected inside, outside and the garage and grounds. He explained every detail about the appliances, plumbing and electrical systems and situations. My wife and I had an inspection on a property we're going to purchase in NJ this past weekend. We decided to go with Bob at Villa Home Inspections based on other reviews on this site. He showed up early to the inspection, asked us if there was anything in particular we wanted pointed out in the report and then began. He uncovered a number of small issues with the outside of the structure that I hadn't even noticed. Inside he was extremely thorough, checking everything we could think of and showing us where all the emergency shutoff valves for all the appliances and mains were. He also pointed out all the future issues we may have if we didn't get some of the issues in the bathrooms repaired immediately. We were very happy with the report and the professionalism in it as well as all the items uncovered in the inspection. If we purchase another house in the area we'll be sure to use him again. read more

Working with Bob was a true pleasure. My husband and I are first time home buyers and were looking for someone to help us learn the ropes along the way. Bob was so extremely detailed, he really gave us the education we were looking for as we went through all areas of the home during the inspection. He's beyond knowledgeable and provided us with a ton of great tips and information. The actual inspection report we received was just as extensive and thorough, really guiding us on what issues needed to be addressed immediately versus what can wait. He also has a great sense of humor which I personally enjoyed! I highly recommend Bob to anyone in the area looking for a good home inspector. read more

As a foreigner buying a home in the US, my experience with Robert Tirado went smoothly. I guess getting a home inspection is not commonly done for small co-op units, but I requested for this service anyway since I was not in the US, and it would be good for a third party not involved in my home purchase transaction to examine the unit well. I put him in touch with my agent and the scheduling and inspection was done promptly. Such an inspection is mostly just a visual walk-through, so I wasn't expecting much. He found some problems with the electrical outlets (lack of proper grounding and so on), and I've since worked with the seller to get those fixed. I'm glad Robert found these problems before I started moving in and plugging my appliances into the sockets, as it would have been pretty dangerous. read more
