He walked us through all of the services he provides and the cost and answered all of our questions in detail. Other inspectors gave very brief descriptions of services provided, so we felt more comfortable going with Phil. We had the general inspection, wood destroying insect, radon, sewer camera, and oil tank sweep all done through Phil. On the day of the inspection, we were half an hour early but Phil was already there looking at the exterior of the house. He explained his process and invited us to shadow him and ask questions about anything we didn't understand. He was very detailed in his inspection, and took the time to explain to us any issues that needed immediate attention. The inspection lasted almost 4 hours, which I guess is uncommon because both real estate agents thought it would only take 2 hours. We closed on the house last week and have used the report a number of times when hiring contractors. Phil pointed out some structural issues in the basement which we are now getting fixed, and are slowly working through the rest of the items in his report. His detailed report makes it easy for us to send to other contractors so they know the scope of the issue. We would highly recommend Phil for any first time homebuyer with lots of questions about their new house!

He then went over the key points with us and provided a detailed 95 page report with pictures and description of each and every issue, as well as a separate short 7 page summary report. I would recommend Clever Inspections to my relatives and best friends. I am sure you will be satisfied with the service. I compared prices with three other providers and Clever Inspections, though not the lowest, provided the most thorough estimate and they more than lived up to their promise. Now I'm stuck with thousands of dollars of bills to repair after the purchase of the home. When I asked the company to compensate via insurance, they stated I signed an agreement which I can only claim damages up to the amount of the inspection fee $450!!!. They screwed me and cost me money on the home price as well as repair and refuse to make me whole! Mark Bendit, shame on you! Please check the agreement before you sign. It says you waive your right to be compensated above the inspection fee if they are negligent!! Do not sign! Do not use their services!!! UPDATE!! Based on owners response: The owner didn't refer me to his insurance as he claims. He referred me to his lawyer, who stated they were not obligated to pay me for their negligence. They will only return my inspection fee if I sign a release form. Mark, please don't make me post the release form next. Having your insurance fix the damage would have been the honorable thing to do.

Finding a vendor that can 'do-it-all' was a head-pulling process until I found Mikhail (he goes by 'Michael') who said yes to all three. He showed up on time, immediately ran a ground scan performing the oil tank sweep, thoroughly went through the house for the inspection, and left a radon test kit in the basement to collect an air sample, all for about two hours. Very next day, I received three reports at 9pm: 1. Inspection 2. Termites 3. Oil Tank Sweep Currently awaiting a radon test result. Since collecting a sample takes two days and the sample has to be shipped to a lab, several more days are needed. He's done a great job and I highly recommend hiring him for your due diligence.     Accurate Inspections and Michael have a reputation of a very thorough inspector, which sometimes…read morecauses controversy, so I hope I can clarify the situation a little. Michael provides a super thorough inspection and pays attention even to the smallest details. He points out loose stones in the stairs, narrow parking spots that claim to fit more cars than it is realistically possible, stair handles placed uncomfortably, among other things. He also points out important things that are done not up to code and can cause serious issues down the line. It is a responsibility of a buyer to evaluate the findings and apply them, whether in negotiations with the seller, or just for your own reference later to understand what requires fixing and how urgent it is. And knowing that in advance, I think I received a superior service, because thanks to Michael, not only I received a concession from a buyer to fix an improperly installed, though working, garage door, but also avoided troubles with insurance company later by requesting asbestos removal and obtaining corresponding certificate. Michael's commission may be a bit higher than the market, but it's well worth it.

I have been told this is very typical of this man as he then gets a second inspection and gets to make more money. He actually said our furnace was leaking toxic poisonous gas and if that was the case we would have died years ago. Our furnace was also tested by a professional with no issues. He then said our garage was going to cave in at any moment and again it was checked and this too was a lie. The best one yet was he said our entire house smelt like mold and was most likely full of mold. Pretty amazing that I was a health inspector for over 30 years and know a little more about mold than this moron and on top of that my home was completely renovated within the last 5 years and we never ever had mold. If you don't perform a test how can you even state such a thing! I could go on and on with the nonsense that this man comes up with to make himself look like god. Our buyer backed out after trying to get us to lower our price substantially for issues we knew were not legit. In the end we ended up with a better price and buyer so it was a win for us and a loss for the first buyer who lost out on great house and probably overpaid for a second inspection. This man should have his license removed and will be reported to the better business bureau. Do yourself a favor and do not waste your money on this guy. No house is perfect but there are plenty of other inspectors who are not alarmists and liars like this guy! What a joke!
