I hired Manny for a condo inspection, and he served as my trusted eyes and ears on the ground. He conducted a detailed inspection and provided a professional explanation that gave me a much clearer understanding of the property. Small details truly make the difference in these situations. The roofing, electrical systems, appliances, flooring, doors, and more were thoroughly examined and captured in the detailed report provided the day after the inspection. It was a 5-star experience, and I highly recommend Manny read more

From our very first phone call to schedule the inspection, Manny came across as personable, professional, and knowledgeable. Every 5-star review about Manny is true. As a first-time homebuyer, I'm grateful for the inspection he provided and the time he spent teaching me what to look for when viewing a home. He genuinely cares about the people he works with, and his approach is thorough, meticulous, and detailed. He's also just overall good people, which made the whole experience easy and comfortable. Manny, thank you again. I truly appreciated all your help. FYI - I reached out on a Friday after a different inspector cancelled my upcoming Monday inspection, which put me in a crunch. Manny made time the following Tuesday (a holiday at that) and was an hour early taking pictures of the roof before I got there. This is the type of person you want to work with, I promise you. read more

Seeing the positive reviews for Ground Up, I shouldn't have been surprised at how responsive, professional and knowledgeable Manny was, but having hired him for my home inspection, I was very pleasantly surprised at how easy, detailed and helpful his service was. As a homeowner, it would be great to be able to call on someone like him every time I have to deal with an issue or a contractor - that's how useful his inspection and expertise was. In this case, a home purchase, it helped me negotiate further repairs from the seller. His fee was reasonable for such a comprehensive service, that included a termite inspection, and I would not hesitate to recommend him or hire him again. read more

Manny is by far the best home inspector I have ever worked with. Thorough and honest, he clearly has my best interest at heart. Friendly, passionate and genuine with over 30 years of experience, Manny patiently gave me a master class on home inspection. Inspection lasted 2 hrs with a 135 page report and plenty of pictures, although he had already arrived early to inspect the roof and exterior. His meticulous scrutiny of the foundation was so crucial in identifying significant structural defects. Providing a termite inspection, Manny identified significant damage on the main support beams. His recognition of likely asbestos and mold was appreciated. Noting various defects, he also recommended the appropriate contractors to rectify the situation. Finally, his insight on the permitting process was so helpful. Manny provides a thorough and honest assessment that offers the buyer utmost confidence in any house purchase. His report is invaluable. We recently used Manny to inspect a house we are looking to buy, and I cant say enough good things about him. From the first time I contacted him, he responded immediately and was very flexible with arranging a date to meet us and do the inspection. On the day of inspection he arrived early and was extremely friendly and informative, also very patient with us and all our questions being first time home buyers. He informed us to ask as many questions we needed to and he went through the whole house and outside explaining everything to us and confirming we understood what he was telling us before we proceeded. Upon completing of our inspection he informed us we would get a full report with pictures via email by the next day and told us to keep his number and anytime we had a question to feel free to call him. Inspection was very thorough and done with great care and detail. Manny is the best!

I had the opportunity of reading one of Manny's inspection report prior to meeting him. This was my 3rd inspection reports but his stands out from the rest due to his attention to details, knowledge and the layout of the report. Moving on to when we met in person ii was completely blown away by his personality, down to earth demeanor and keen knowledge of inspection . He was very patient and thorough with his inspection and took his time to explain every finding's/ observations / issues to me on the spot . Before he was done with the inspection, I had a pretty good sense of what to expect on the report and had made my decision at that time .i will recommend Manny without a doubt to anyone looking for an excellent, knowledgeable and detailed oriented home inspector. read more

It was a pleasure to work with Manny in an inspection of an co-op apartment. He was very accommodating with scheduling (and rescheduling when the seller gave us late notice) and was thorough in his work. He explained what he was looking for as he moved around the unit, showing me exactly what he saw, and made recommendations to address or further evaluate the issues he found. Ultimately, I decided not to move forward in my purchase, as Manny found fire safety issues with the electric work and electrical panel that the seller was not willing to address. As I continue my search I will certainly be doing business again with Manny. read more

Ground Up Home Inspections - . . . Just the beginning of my 51-page inspection report! - Home Inspectors Near Me

I had to schedule a last minute closing for a new condo and Manny stepped in with availability the next day basically. I had contacted several inspectors in the area and he gave a competitive quote and he has consistent high reviews which made me choose. He arrived early on the day of and he was a pleasure to speak to. He took the time to check the common areas and all the rooms and continues to support questions that I've sent over well after the appointment. The report was available within the 24 hours and I'm glad I booked an inspection for the peace of mind. For new condos, generally people don't book inspections but I feel that there would have been a lot of things I wouldn't have checked had he not been there. read more

Very happy that we found Manny to inspect our new condo (he was actually also engaged to do an inspection for a different unit in our condo so this guy is indeed popular!). He is very experienced and thorough with his inspection. He arrived 30 minutes early, gave us a detailed tour of the rooms, noticed a lot of things that we as first-time home buyers would never know and explained all of the things he saw to us. He was also very patient with all of our questions. We got the detailed inspection report the next morning (very quick!). The charge is also very reasonable and is lower than a few other inspectors that I quoted on Yelp. Definitely recommend Manny's services. read more

Disclaimer: this was our first time going through the whole inspection experience. We will not hesitate, if there's a next time, to use Ground Up Home Inspections. Manny, the Certified Home Inspector, was great. He arrived early, and stayed late, to make sure all of our questions were answered. He went above and beyond by way of giving us simplified, clear explanations regarding issues, building codes, etc. The sellers were present during the inspection, and we were impressed by how polite and gracious he was. His personable nature put us at ease and assured us that the man knows what he's doing and enjoys his work. We received a detailed report - easily over 100 pages - with clear and concise info. Manny's reporting on the house in question was balanced and objective. One can't expect an inspector to decide whether or not to go to contract; suffice to say that, after Manny's report, we had all the facts we needed in order to make an informed decision. Manny also encouraged us to reach out with questions after the fact, which we did, and he continued to be extremely generous with his time. Buying a home is fraught with stress. It's a big decision. A competent, thorough, caring inspector can help make sense of an overwhelming process. We thank Manny for caring about what he does. Highest recommendation read more

We toured the apartment together and he would inform us on the overall structure of each room, how to maintain the apartment and what upgrades would be needed. Quick google search brought me to Ground Up Home Inspections & all the reviews are TRUE! Manny was thorough, honest and professional. Manny was terrific: thorough, responsive, and competitively priced. (I contacted four inspectors for quotes). There were two areas where Manny was extremely helpful. (1) Our building was built in the 1950s, and we needed to know how local regulations might affect requirements for upgrades and updates. Manny was able to give definitive answers to some of these tricky questions. (2) I had a lot of questions outside the bounds of the inspection, such as how we should approach certain concerns: stains on the wood floors, a small leak in the kitchen. Manny was very helpful here as well. I went into the inspection with real concerns and came away feeling relieved. Manny's report - because we needed to make a quick decision - was fast to arrive, looooong, detailed, and very clear. read more
