When I bought my first townhouse in Brooklyn, I used an inspector recommended by the broker who represented both me and the seller. He was nice, but clueless about things that I would discover just after moving in. I probably could have sued him, but I'm not the litigenous type. Anyway, I had to tackle several time consuming and expensive projects to get the house in good shape. After the arrival of our fifth and final child we outgrew our first home and bought our 1880's dream home in Fort Greene. I had great respect for my new broker, Terry Naini from BHS, so I went with her recommendation of Tim Curran from Safe Haven Inspections. He already had a couple of decades of experience as a GC, so he had a great working knowledge of building and restoring old houses. He was punctual and he spent three hours explaining in detail just about every structural, mechanical, electrical, plumbing... system to me. His thoroughness gave me a wealth of information. He also differentiated things that needed to be addressed ASAP as well giving me a timeline for future projects. Furthermore, he was personable and agile going deep into the basement as well as up the ladder through the hatch on the roof. After his thorough inspection, my broker suggested that I ask for a discount. I still loved the house so I asked for a reasonably modest discount. Tim did an outstanding job during our inspection.  He met us early at the property, described the inspection process ahead of time and asked us some of our concerns, and then conducted as thorough an inspection as we could imagine for a property of that size.  He explained the condition of each element of the home, what he was looking for, why it might be an issue and when it might become an issue, and how to address any issue.  Equally important, when an element of the home was in good condition he explained the basis for that conclusion rather than simply stating something was acceptable and identified the quality factors. Finally, he was trustworthy and reminded us that he was working for us and our interests.  He discussed issues openly in front of both agents and did not mind expressing an opinion that might not be agreeable to either of them, and when we wanted to speak discretely with just him, he took us aside to answer our questions. Tim Curran of Safe Haven Inspections is an extremely knowledgable inspector who very quickly made time to do a thorough investigation of an antique fully-gut renovated brownstone in the heart of Park Slope. Tim went out of his way to create a detailed report and also to explain to us particularities of the property that went beyond what such reports call for. We had follow-up questions after, and Tim immediately suggested we speak on the phone so we could have a nice back and forth and learn from him in real-time. Tim made himself available yet again when I had a couple extra questions. Highly recommend Tim. We spoke to several inspectors during our search. The other inspectors said they would be able to inspect a 5 story townhome (5400 sqft) in 1 hour, which made us a little skeptical. This is a big purchase for us, so we wanted someone who is very thorough and diligent. The trade off is that Tim charges more than the other inspectors, but we thought it was well worth it for the amount of time and attention he gave to our inspection (3.5 hours). I used Tim to inspect our condo in Brooklyn and he was great. He thoroughly inspected every nook and cranny of our unit including all the meters and mains in the basement, the A/C unit on the roof, the roof itself and the exterior walls of the building. He tested every wall socket, every light fixture, every faucet, the toilets, the floors etc. I followed him while he did this and he patiently answered every (naive) question I asked. He inspected the townhouse inside and out and from top to bottom, pointing out "deal killer"-type issues and smaller issues, and deftly explaining means to mitigate. We soon had a report in hand. Tim is who you want to inspect a house or apt before going to contract. He was extremely thorough, patient with my many questions, and explained his answers clearly. His communications were all timely -- I got his detailed report in two days and he was available via text and phone to answer all of our questions. He raised two huge issues - we would have to replace all the plumbing due to cracked 125 year old waste pipes and out of date electric. We had not expected the plumbing issues as the baths/kitchens were recently installed and seller's broker did not tell us about cracked pipes. We revisited the house the following week with Tim to dig deeper into his recommended plumbing upgrade and evaluate whether a plumbing upgrade also required us to demolish bathrooms and/or kitchens (our preference was to keep these rooms as we had not budgeted a gut of 4 baths/2 kitchens. Tim pulled in a trusted contractor colleague to provide us with realistic estimates -- we'd only have to demolish one tile wall in one bathroom. Thanks to Tim, we are proceeding with the purchase of this townhouse in historic Park Slope AND with our eyes wide open on what needs to be repaired/replaced. read more
