I had fumigation services done, on 6/23/25, by West Guard at my parent's home which I am trying to sell and was expecting to close on 7/3/25. They contracted Bloomington Fumigation to perform the service. I performed a walk though of my house before the service and I observed no issues. After the fumigation I observed the Attic Access door severely damaged and called West Guard, they said they would get back to me. I took the picture right after I saw the issue. They did not respond for over a week so I called West Guard and Angie Ortega informed me the Fumigation Team told her that the door was damaged when they got there and that they did not damage the door. Angie sent me a picture of the door on the floor cracked, but still with most of the acoustic material on the door, it was not that way when I left before they tented the house the same day. I had to pay $250 to get the Access Door repaired the next day since the buyer's of the house were supposed to perform a walk-through the following week. The simple fact this company did not fully follow through on the issue and that they left me hanging shows me they have no integrity and do not stand behind their or their contractor's work and are unwilling to accept the responsibility when they destroy property. I am going to talk to my real estate company, who recommended West Guard, and let them know what happened and that they should never do business with a disreputable company such as this one. My recommendation is to never do business with this company since you do not know what you will find when they finish. read more

The folks that come out are great and seem to know their stuff but it did take a little longe than expected this time. (I'm a realtor and I've had clients use them and have had great experience.) I am a realtor and I needed termite work done on one of my listings. I contacted 3 companies. We ended up going with West Guard Termite for these reasons: 1- They were prompt, they found me a team to inspect and do the repairs in a very short notice. 2- Their prices ware very reasonable. The other companies wanted to charge about $500 more for the same work. 3- They went out of their way when it came to the repairs, they were very flexible. 4- The manager that was assigned to me, Ivan, was on top of the job from start to finish. He even came to the house while his team were doing the repairs to make sure everything was being done perfectly. Ivan kept me informed about the job and he communicated the progress and updates to me in a timely manner. On top of that, they offered my seller a discount. Worst service ever. Was referred to them by my realtor to inspect my home I purchased. Called them multiple times to set up a repair but they kept postponing. I had to chase them multiple times. Finally made contact with Angela - she is the office manager, thought I would get some good service from her but she turned out to be the one who had the WORST customer service. She has ignored my calls, not returned calls, not responded in a timely manner. This woman probably comes to her job unhappy, makes the customers unhappy and then leaves unhappy. Will be filing a formal complaint soon. I don't care for such subpar behavior or service. Wish I had not got involved with this company in the first place. read more

This company is a typical bait and switch. They were recommended by our real estate agent and so many other agents seem to recommend them but I see few home owners who have actually used their services leave a review. So the inspection seemed fine then when it came time to do work is when it all went down hill. They took days longer especially because they messed up our door frame so it wouldn't close, lost are ADT alarm and tried to get us to buy one off Amazon (which wouldn't have worked) and their guys did a terrible job with all construction aspects. But the worst part is our home still had lots of termites. They should of recommended tenting and they should just stick to termite control and leave construction work to companies who know what they are doing. Please don't let the real estate agent reviews who surely get incentived to persuade you. read more

My realtor hired this company to perform termite inspection when selling my home in Orange, California. The company determined that I needed a fully tented fumigation. I scheduled the fumigation a few days prior to closing escrow. Apparently, West Guard hired a company known as American Fumigators to handle the tenting. I inspected my property while it was tented and realized the fumigation workers stole a TV, ladder, and an outside space heater with 2 propane cannisters from my side yard. My realtor called them on it and they claimed the gardener gave them permission but they agreed to return the items. (My gardener DID NOT give them permission as I asked him). After the tenting was removed, I returned to find the items returned, even though they left the ladder on top of my patio cover. A few days later, after I noticed a few broken tiles, I had a roofer inspect my roof and they found 75-80 tiles broken by the fumigation company. I know it was the fumigation workers that broke the tile as I had my roof inspected a few weeks earlier and the inspection found only 1 broken tile that I had my roofer replace. The cost by my roofer, heavily discounted, was $1450 to replace the tiles broken (probably on purpose) by the fumigation workers. To date, neither Westguard nor American have agreed to pay any portion of the cost of repair. I will NEVER again use either of these companies. read more

Terrible terrible company to deal with. They did a very shoddy work on the property I am selling. They only changed some wood window panels and charged over $1000 for that. The escrow company overpaid them $400 and it was like pulling teeth to get it back. And they only refund $340. So dishonest. Update: After I wrote the review, the owner of the company responded promptly and refunded the rest of the money and credited the mistake to their accounting error. So I upgraded my rating from a one star to three stars. read more
