Currently in litigation with them over property damage they refused to fix and deposits they refused to return. Stay away. Google California housing complaints and look up health violations and look up how many previous complaints they have and currently have open that are being investigated by the county. Based on the other reviews - you can call it under staffed but it's the way you treat your tenants too. I have never been spoken to so rudely by management, especially by Eddie who is the manager. Absolutely hated living here and I wish I could end my lease early and move out but they charge double the rent for you to do so. So the least I can do is post honestly on here so that other potential renters don't make the same mistake I did and get fooled into living here. Can't wait for my lease to end!!!!!!!! This is a joke, I'm waiting in the lobby and it's 9:23am and they should be here at 9am, whenever I need them they are never to be found but when they need something from me right away they email, call, text, fax, WhatsApp I mean are you serious.. I'm literally sitting here waiting for someone to show up because I locked myself out, not to mention previous times where I needed their help with any other thing. Not sure where to start. Basically, if you're reading this and the other reviews please believe them, because everything that has been mentioned is true. Do yourself the biggest favor and just avoid this place. I lived here with my wife for a little over a year. We broke our 2nd lease due to empty promises and continued issues. We had water pouring into our unit multiple times, from multiple areas and this would continue on for weeks even after emailing daily and putting in maintenance requests. Mold grew from this and then I was told that it was just a "stain" from the water. Before I could have someone from the city come out and inspect it, they finally show up and paint over the mold...definitely not how this kind of thing is supposed to be handled. The problem was never actually fixed. Many problems with security. Doors would constantly be broken and not lock, homeless people sleeping in the hallways, and even after emailing about that we get no response. The renovations might look nice, but like others have mentioned, don't let it fool you. It's just lipstick on a pig. Everything was done extremely cheaply, and none of the underlying issues of an old building were addressed. I can live with small issues here and there as I know things can happen when living anywhere. But, the thing that makes Veda the absolute worst is the complete lack or communication from anyone. Good luck trying to get anyone from management to respond to your emails and if you're calling the from desk, they either don't answer or are told not to put you through to the useless management. I have so many emails that went unanswered, but if you threaten legal action multiple times, you just might get a response, but that's a big "maybe". It's been a few months since I've moved out, but Lakita was the manager at the time and was the absolute worst. We could never get her to respond to any emails. (Probably so that they didn't have anything in writing for you to use against them when they fail to help you out). She lied multiple times to us and seemed to make things up as she went. She argued with me over the price of missing keys and tried to up charge almost $100 on keys when the pricing was very clearly laid out in our lease agreement. Elevators would constantly breakdown and not work. People would get stuck in them all the time. The permits they had while I was there were temporary permits and were months and months expired. I called the city on them, since they were extremely unsafe and this whole practice is just careless on their part. We also had someone who was Air Bnb'ing their apartment and had parking spaces next to ours. There were new cars there weekly and none of them could park, they would be halfway in our spots constantly. I brought this up and again it was ignored. They finally acknowledged it and told me it wasn't possible because they checked Air BnB. I found the listings online and sent them to management, so I'm not sure how you can argue that one... Prices are high, common utilities add another $100 to your rent and rent will certainly go up each year, even if you'd had holes in your ceiling and water leaking into your unit for most of those months with no compensation. When we left, they kept our security deposit for almost 3x times the period that they are required by law to return to you. The only upside, they are so incompetent, they gave us hundreds more than we had paid when we moved in... TL:DR - Horrible management, failing building, spend your money elsewhere and where you're actually treated like a human that lives there and not just a monthly transaction. UPDATE TO VEDA's RESPONSE: Not sure how to respond to Veda. If no one answered my many emails and phone calls while I lived there and had mold issues, water leaking into our unit, and countless other problems, then why would anyone listen to me after I've moved out? My advice to Veda is to actually listen to these reviews and make improvements. Answer your tenants and treat them like humans, at the very least, give them any kind of response. There was almost zero communication while I lived there. And tell the owners to stop being so cheap and actually fix the very serious issues this building has. read more

This place is horrific. It has repeated plumbing issues (our unit has flooded 3 times so far from the plumbing below us), the building is old, and the fire alarm goes off on a monthly basis (at least!) at all hours of the day and night. When you first walk into the lobby it's made out to be a very welcoming and luxurious complex, but looks can be deceiving. Aside from the building being old, the roaches in the parking garage that find their way into the hallways, and people allowing their pets to defecate in the common areas, our latest experience include having an upstairs neighbor flood their bathtub in the middle of a week night which resulted in water pouring in through our ceiling, damaging areas in one of our bathrooms, our living room and our second bedroom. This has displaced us from our unit for what I'm hearing will be 3-4 weeks. Trust me you do not want to live here. read more

I've been living at the Veda complex for about three years and must say the customer service and pride is incredible and anything I've ever needed to get done was attended to extremely quickly and with utmost respect. I think Veda is an ok place to live. We haven't had the horrendous experiences that others had. However, the elevators breaking, doors not opening, constant false fire alarms (literally every other day) and overall the old uneven building is just desperate for a good remodeling. My unit is supposed to be the "remodeled luxury" unit which is a polished turd to be honest. Paint on doors are so thick that the 1st week we moved in, they started peeling off. Plumbing seems to be working at a bare minimum speed. Location is great and we met some cool people. But the pool could use cleaning and more for sure. read more

Future tenant beware - read this before you sign a lease. The main thing that makes this place untenable is the management; all the way from the local on site house manager to the very top of the company, which is owned by Bob Fatih of Greystar. I have gotten a run-round by people who do not take their career seriously, all in an attempt to get our security deposit back. I have reached out to the local management in the office and after weeks of back/forth informed me that I needed to contact accounting. Accounting wasn't much more helpful either. I have contacted Senior level management and no one returns my calls or answers my emails. Also, we were double charged for water and gas. Not sure why but we had been paying our own gas and water and then got a huge bill at the end of our tenancy. We were also charged a monthly pest charge and we we had a case of termites and cockroaches, in-house management informed us we had to hire our own private pest company. I moved out, so I tell all. Keep looking, apartment hunters. This place is way too overpriced for what you get. $2000/month for a 900 sq ft 1 bedroom. It is going up to about $2500 this year, like wtf. Living at The Grand is the equivalent of dating a seemingly good guy. A honeymoon stage at first, but once you get to know him, the love goggles come off and you can clearly see all his ugly. You wonder why you even started dating him. LIST OF RED FLAGS 1. I've done my research on this place, and the #1 thing that people complain about is the water. Claims of the water constantly shutting down, the old water pipes, unreliable hot water, etc. I thought, "Hey, how bad can it be?" Turns out, pretty fucking BAD. There are two parts to the water issue: in the shower and in the pipes. a. You won't know this until you actually move in (which by the way, please never do), but the shower knob is extremely difficult to deal with. I promise it's not just me. I've had a couple guests using my shower, and they all agree that it's almost impossible to get the hot water going. We're all college-educated with multiple degrees, so it's not as if we are incompetent. There's just no specific "hot" or "cold" section on the shower knob; you literally have to keep twisting and turning and hope and pray you get the hot water. Many times, when you DO get hot water, it's just way too fucking hot, as if I'm showering in boiling water. So you twist the damn knob just by 1 mm and it turns into a fucking ice bath. You just can't win. b. The water pipes are a disaster. I wake up some mornings either with a leak in my living room AC vent or a leak in my kitchen ceiling. I posted some videos on the insane kitchen ceiling leak. You just have to see it to believe it. A good chunk of the ceiling FELL. The leak swelled up so much that it got stuck in the between the thin plastic ceiling paint, where my ceiling grew to the size of a large beach balls. All filled with dirty ass water from God knows where. *shiver* 2. Maintenance is actually a hit or miss. I requested for a simple light bulb change, which took months (plural) for them to do. So I was basically cooking in a dark kitchen for a few months. The AC also never got completely fixed until about 10 months after my move in. On the flip side, they did come in right away for a request for a door key hole fix and bathroom sink issue. 3. No guest parking. There's about five spaces next to the lobby, but it's almost always filled. Some of spots have cars parked there for a while. Street parking is also a huge pain. Rarely brought friends over because of this inconvenience. 4. This is another thing that you won't realize after you move in, but there is INSANE traffic on Sepulveda during the hours of 7:00am - 9:00am. I'm talking constant standstill traffic Monday-Friday. My bf went to get something at 7am at CVS, which is normally a two minute drive away, but with the traffic, it literally took almost an hour to get there and back. It's THAT bad. Even going northbound on the 405 is a hassle because of the local traffic. Basically, unless you start driving 2 hours prior, you will definitely be late to work every single day. 5. This building is extremely old and deteriorating, which is why they have so many problems. They mask the problems with superficial renovations, but it doesn't get rid of the fact that the entire structure is poorly built. I would never recommend this place to friends, my sister, my relatives, or anyone. read more

So i just recently moved back in Nov. Last time i was here, things took a turn for the worst. They just began renovations, water got turned off every other day. Leaks in the bathroom. First off, I would like to compliment the Veda on the final finishing of the entrance! It looks very modern and luxurious... 2nd, Thank You for the state of the art gym... i remember only having free weights and 2 treadmills. 3rd, the pool area and day room are definitely an upgrade from before. 4th it would of been nice if we had buzzers, the new scan keys that help us access the building, but our guests, food delivery, packages, etc. can only enter the building if i get up, go downstairs, walk over and get it myself. Which is easy for me, because im close enough to the stairs and elevators for it not to be a major problem. Sucks to be everyone else in the building that has to maneuver their way to the entrance. Futher more, the lack of security still sucks. I hear that other tenants are getting their homes broken into! Cars in the guest parking are also being broken into... DON'T MOVE HERE! Don't let their shiny new amenities fool you, they are scam artists. Note: the people in the leasing office exchange favors for writing good reviews on here so don't trust the good reviews! I can't even count the number of problems my roommates and I have had with this place during our 11 month lease. We were promised a lot of things up front that we never got. When we took our initial tour we were promised to eventually be moved to a unit that had a washer and dryer, that no construction would be going on in our apartments, the renovations going on in the building would be done by August and all of these were lies. We ended up suffering several months of construction in our apartment unit because they suddenly had to install plumbing and closets for a washer and dryer units (that we never got). My boyfriend and I not only had to completely move everything in our room and the living room around in order to meet the requirements for the construction, but we work from home and it was impossible to get anything done with construction workers coming in and out for hours each day, many times unannounced. At times our entire living area was taped up in plastic, they got paint on several of our personal items and a guard joked about how the paint fumes were likely poisonous to the pets in the building. Their favorite argument is "well, it's in your lease agreement" none of this is part of our lease agreement and when you ask them to show you where in the lease it says they can do this stuff, they can't and default to "what we're doing is perfectly legal!" At first the construction in our unit was supposed to last from mid September until the end of September. It was still going on until late November. Every week they would tack on extra time to the project or have to come back and redo things they forgot to do before. My roommate stepped on a nail in a stairwell left by construction workers. It went straight through his shoe and into his foot. We took photos and emailed them to the leasing office and nobody ever responded. During our move out inspection, we were told we would only have to forfeit $120 of our $850 deposit to repaint some walls. When we got our security deposit check back WE GOT A WHOPPING $7.29. They made up expenses in order to withhold almost all of our deposit money. They claimed we missed several months of sewage/trash payments which we DID NOT, they somehow managed to charge us well over $200 for repainting some walls. They also made us pay for several extra days that were well included in our lease originally. But of course they claim "it's in the lease!" and then can't show you where. Aside from all this, we still had to deal with fire alarms going off several times a week, water being shut off for long periods of time, dog crap in the hallway and the laundry machines and elevators were constantly broken. Oh, and those shiny new amenities that were supposed to be available in August? STILL WERE NOT FINISHED WHEN WE MOVED OUT IN DECEMBER. read more

If I had an option to put no stars, I would have done it! We are living here for almost a year! Since DAY 1!!!! We are facing with non ending issues at this apartment. Now it's the worse! We had our tub all cracked. We asked the building to come and fix it so many times and only after we put a review on google they came to take a look at it. Then the person told us that we have a baby and we cannot be at home and we asked to reschedule. Since then the office are ignoring us. We call them every day and their only reply is that they will get back to us. Did someone ever called us back? No! Then we call again. The same answer. No one is calling back. It's already 5 days like that and that's after 10 days we cannot use the shower! Also we are telling them since day one that the water on this bathroom and in the kitchen are not hot. It takes 6-10 minutes of non stopping water streaming to have hot water. Imagine the waste of water and the water bill that jumped x2 if we compare it to our previous apartment. Another issue is the garbage disposal. Here I'm about to call the the health department tomorrow and file a complaint against them!!!! Our garbage disposal doesn't work already 4 days!!! Imagine how many times a person uses the kitchen a day and the amount of garbage there that is not flushing down the sink. The water already coming up to the sink itself. Since that happened my daughter 11 months old has a disease on her body. We give her Tylenol and Motrin every 3 hours to ease her constant pain. We suddenly see sewerage flies in our apartment!!! And the smell from the sink is disgusting! How can I wash my daughters bottles there? How can I prepare food there? Imagine you need to wash it in the bathroom. Is it even considered to be ok? We had another issue with our washing machine! We didn't have hot water at all for 4 months! Every time they told us they will fix it and that they are looking for someone to fix it. When you have a baby you need to wash their clothes in hot water and all your towels as well to have it sterilized. 4 months I was washing the clothes only in cold water! Why do I pay them? They are charging us the full rent and giving us 1/2 of the amenities we are suppose to get! Not only that, what about the stress and the non stop calling and emailing them. Am I working for them or them for me?!?!?! Then there's the refrigerator that is on the right temperature but every item we put on the side that is closed to the freezer just freezes the food to death! I threw so much food in the last year that it is already making me feel like I'm wasting more money and having more headache just from living in this place. I also told them that the oven door is getting very hot! I have a little baby that crawls and wants to touch everything around her. I can't cook in peace just worrying that every time she can get burned! Over door does not suppose to get hot. Not only that it gets hot the whole cabinets unit to the side of the over is getting super hot as well. I'm constantly afraid that one day it's gonna be flamed and my apartment will be on fire. Another issue is with the fire alarms. 3 months since they did a check up in the entire building and since then we have it on at least once every two weeks during the night and day every time for 1 hour at least. We need to call to the fire department every time to have it stop. We cannot sleep at night and my little one is crying constantly from this horrible noise. One time we had it on in our apartment for 3 days!!!! Yes 3 days!!!!! We called them and they didn't even come until we told them we will file a lawsuit against them. Then they came to fix it. But even now we had it in for an hour in the entire building until we called the fire department. Another issue (yes there are soooo many) is with their elevators. They are the worst. One my husband was stuck their and they didn't fix it. Since then we are having a "not working elevator" every month. This is my seventh month living here and I just renewed my lease for six months. The location is amazing. There are awesome amenities and a lot of places to park. The office is somewhat helpful but rather than directing more energy to keep the current tenants happy they spend more time trying to bring in as many potential new residence as possible and convince them of how amazing the place is. I understand that yes, that is their job to sell and market this place as the most beautiful and luxurious apartments there is and with the Galleria of Sherman Oaks next door what could be better? The truth is the most common review I've come across with all the tenants I've met over my seven-month stay would be the lack of upkeep of the valuable amenities that are sold to countless future residents and guests of The Grand. For example, the hot tub is constantly broken, leaking, or not working at all. By not working I mean that the water is the exact same temperature as the pool would be, but with a timer for Jets. One thing that does cause some sort of a problem is that every other night from 7 o'clock to 11 o'clock there are countless actors and people auditioning for different roles in the movie theater. This is a convenient time for the office not to "deal with it" being that the office hours are from 9am - 6pm. They occupy the lobby which is for residents and guests almost every night as well as take up most of the parking on the street and for guests. One quick comment about the sauna is that yes it works great and is boasted about from the office quite frequently being "coed". But an exposed wire by the entrance of the sauna does leave for some danger to be shocked if kept exposed. I would highly recommend this to be taken care of ASAP to avoid a possible law suit. Last but not least one of the biggest pet peeves is the unused space downstairs across from the movie theater which was previously the old fitness center that is completely open with no visible problems to space. Basically what I understand is that someone from alliance residential has not decided what to do with that space and is completely wasting it for the residents occupying the apartments. As a result all the gym equipment was put into a smaller space which is where the fitness center is now with too many machines crammed into a small area overlooking the pool. Thus causing less residents to be able to use the fitness center at the same time. I almost forgot!!! It's been six months and no one has come to install an ice maker that is "supposed" to included in the refregirator that was boasted about at the time of the original lease signing. (the least of my worries) But hey, the small things really make a difference right? All in all "The Grand" is a great place to look at but it is just that. A place just for looks. I will not be renewing my lease after my six months. The leasing office was personable and easy to talk to. read more

THE GRAND IS ONE BIG JOKE!!!! Last year I wrote a review about The Grand based on Manny (Head of Maintenance) because he really helped us out with repairs and always with a smile. He's the best thing that happened to The Grand!! Too bad everything else at "The Grand" is horrible! Early 2017 is when renovations began and the place has been a wreck ever since they started tearing down all the amenities. The mailboxes inside the mailroom have been broken into countless number of times, cars have been broken into in many of the garages, the fire alarms seem to go off for NO reason in the middle of the night and at 4:30 am today, the elevator alarm would not shut off! Turns out that there was someone STUCK inside and the fire department showed up at 8:00 am!! That person was stuck inside the elevator for 4 hours and building did not do anything about it! Not even the Security guard noticed this loud alarm going off?? He's supposed to be patrolling the floors from 10p -5a, where was he?? Clearly not doing his job. Construction inside the units: Early August, my fiance and I were informed that a washer/dryer would be installed inside our unit and would only take 3-4 weeks. BS!!!! We had construction workers in and out of our unit while they built a closet to put the washer/dryer inside of and that washer/dryer has still NOT BEEN INSTALLED! Also, we saw 1 construction worker use our guest bathroom - we installed cameras before construction began) and watched this on camera and quickly called to report this to Michael, who then told Justin - the Project Manager that "the construction workers are using the Tenants bathroom again." Again?? I hope all Tenants who were not home while the workers entered your unit disinfected your bathrooms before using! There's also the weekly emails about the water getting shut off during the day, Washer/Dryer Inspection, Touch up work or Installation emails sent out every Sunday evening and yet still no washer/dryer installed. Even the community washer and dryers are out of service most of the time and you're lucky to catch 1 that is actually working! If not, you have to go to other floors. This place has gone downhill and the staff inside the office is just a whole other story. The gym was supposed to be completed as well by the first week of January, per Michael. LOL! YEAH RIGHT! I can't wait until our lease is up in a few months! I hate the moving process but I'm so fed up with this place that I am looking forward to packing up all our things and moving out! Alliance really needs to look into what's going on at The Grand. I don't care if The Grand replies to this with negative comments because what I've said and others have all been the truth! Let me say this up front and echo all the other negative sentiments: DO NOT MOVE HERE! If you do not read anything else, read this - DO NOT MOVE HERE - DO NOT WASTE YOUR MONEY! My husband and I have not lived in The Grand for several months now (thank goodness, we moved out July of last year) however our short stint living there is still, unfortunately, biting us in the butt. About a month after moving into our new place, we realized we were missing several important items that we should have received in the mail. We e-mailed The Grand and asked them to forward anything that was still arriving at The Grand and yes, we had officially changed our mailing address with the USPS, but know that a few items slipped between the cracks. The most obvious pieced of mail that we had not received was our car registration from the DMV, so we mentioned this specifically in our message. We received a response the next day that they would check our mailbox and forward anything remaining - we never received a thing. Fast-forward to TODAY, almost SIX MONTHS after moving out and we received a "FINAL NOTICE (in big ugly red letters)" from the DMV demanding payment and all sorts of outrageous fees for ignoring the previous notices. We never received ANY prior notice and can only assume they had been sent to The Grand. I am INFURIATED that they never forwarded anything and now we have to sort this out with the DMV so that the state doesn't garnish our wages for notices we never received. I hesitated writing this review for over half a year because I dislike negativity in general, but today's mail notice upset me and I couldn't believe that The Grand is still managing to make our lives difficult. As for issues that occurred DURING our time living at The Grand, I will outline a handful below: We originally signed with The Grand, as opposed to other properties that we looked at due to the 'luxury' amenities and forecast upgrades discussed during our initial visits to the property. After moving in, we were disappointed by the removal of the majority of the amenities - the fitness center is an easy example (even when it was open the majority of the cardio machines were out of order, and there were missing weight sets), there was also the pool area, the common entertainment room, the secured entrance, etc. The day following our move in, there was a SWARM of termites in our apartment. Being terrified of insects, I immediately reported it to their office and was told it would be addressed whenever their pest-control vendor would be available. We purchased bug spray from a local hardware store to kill the creatures but did not have a technician come by until the 30th of that month - the issue was first reported on the 18th. During this time we, of course, had to reside in a unit with literally hundreds of insects flying around, which was obviously disheartening as a new resident and disgusting. A few months later in November, my car was broken into. We came down to the garage on a Sunday morning to find my window shattered with the contents of my car strewed about the parking lot. I take responsibility for leaving belongings in the car and have never repeated the mistake, however, when I reported it to the management office, I was told there was nothing that could be done and was told to file a police report. I had to send three separate emails over the course of thirteen days asking why the courtesy patrol hadn't noticed anything and what other security measures would be taken to increase safety for us and our belongings. After the 3rd e-mail I finally received a non-satisfactory answer. Aside from these major issues, there are also "minor" day-to-day items that greatly decreased our quality of life and drove us crazy: - frequent water shut offs (I often work from home so this does directly affect me) - incessant false fire alarms (a few times after midnight!) - frequently non-functioning elevators (and when they do work, they all LOOK outdated, unsafe, and atrocious) - no guest parking or secured entrance to the building (the door in the guest parking garage is always propped open now by the construction workers so we could have all sorts of crazies enter the building) - obviously the hideous exterior of the building due to the construction, lack of landscaping - inconsiderate neighbors (trash left in elevators and OUTSIDE the garbage shoots, loud music way into the night, the constant smell of pot in the hallways) All of this to say, we moved in and paid for 'luxury' and lived with far less. The signage for the building following renovations that say '110% luxury' is laughable and rather insulting, for residents living through these issues. Again, let me reiterate - DO NOT MOVE HERE! There are so many more comfortable, quality places to live within a few miles radius! We found one, happy to refer you! read more

This place is equivalent to living on the streets in downtown Los Angeles. The only want to have a nice apartment complex is to keep it clean, have staff trained to screen and filter the right residents and to have open communication with the tenants. The staff doesn't do that. The people that live here are LOUD, always smoking. No matter what floor you live in the smell of weed and cigarettes is all over the complex. There is pounding all day long from the construction and the walls are paper thin. The manager never comes out of her office to address needs to tenants and she treats us like trash. At this time none of the elevators but one work, and that one is SO dirty inside, they haven't cleaned in and when you click the up button to go up it stays on floor 1 it doesn't change as you pass the floors and it beeps the WHOLE time you are on the elevator. Its awful, it will probably be the next thing to break down. The grills were just opened and they don't work, the pool is only open to 6 so you can't even sit in the jacuzzi at night time. They also want you to PAY to use the community room on top of a deposit. Its ridiculous if they properly screened the tenants we wouldn't have trashy people coming in and destroying the complex. The people that move in and out are not told where to put their trash, even though they should know and its just stacked outside and if you come home late at night you have to drive by the pile of trash you will find homeless people eating food and going through the beds and couches left outside. Do yourself a favor and run from this place! Nobody that lives here is happy read more

Living in this building has been one nightmare after the other. Management is completely inept and there are still unresolved issues from when I moved in 2 years ago. Management constantly sends inadequate notice of entry which does not meet the 24 hour window required, they have entered my apartment multiple times without any notice whatsoever, and they ofter turn off water or power without remembering to send out notice to residents in advance. This has been an unbearable living experience. read more

DO NOT let the new pretty decorations they're working on fool you. This place is the worst kind of nightmare. Also, hello to the leasing office rep reading this and replying with some copy-paste answer despite the fact that they couldn't care less if their tenants are disrespected :) Alright, let's break this all down. 1. When touring the apartments in January 2017 with Anthony, he told us there was construction going on in the building that would be done midway through the year, before the fall. He also said there were washers and dryers being installed into each apartment, however our apartment would not be touched while we were living in it, we would instead have the option to move into a completed room when our lease ended. That, of course, turned out to be a lie--we then got a note on our door in September announcing the construction project. This made one of the bedrooms smaller while two people and a cat were still living in it. Not to mention two of my roommates were trying to run a business during all this. Oh, and rent would not be lowered during any of this. Cool. 2. Despite the project originally projecting to be less than a month in length, it continued into November. In fact, just when we were told it was completed, they had to RIP OPEN THE FLOORS AND WALLS again because they got it wrong. Essentially starting all over again when we thought we were finally done with this. 3. Because of all the construction throughout the entire building, one of my roommates stepped on a rusty nail in one of the stairwells leading outside. We sent two emails, one of them being directly to the project manager, Justin. Neither were responded to and no action was taken. Not even an apology. 4. There seemed to be a discrepancy with our move-out agreement, as we received a bill in the mail for rent through the end of January despite having already officially moved out January 3rd and our move-out agreement being signed and submitted in time. I was told to disregard that bill after calling them out on it, but I'm in disbelief that it was sent in the first place. 5. Water was constantly being shut off, fire alarms would blare all the time and in the wee hours of the morning, the credit card machines in the laundry rooms were constantly broken, elevators were regularly broken or out of commission for "maintenance," the pool and exercise room were closed for a majority of the time we lived there. We even found dog feces in the hallways on more than one occasion. 6. Now, at the end of it all, I signed a paper with a quote for what our move-out costs would be. It's almost hysterical how different those costs ended up being. They quoted me $75 to touch up the paint. They charged us $265. When I brought it up to them over the phone, Michael tried to argue with me. He said that since one of the other costs was quoted at $120 and ended up being $16, I should be fine with it! Because it evens out! No, Michael, the fact that our general cleaning cost went down from $120 to $16 does not in any way make up for or "even out" the difference from the $75 for painting I was quoted to $265 we were actually charged. Nevermind that the numbers don't even out at all (still close to $100 not being "made up" for there), the fact that we were quoted one thing and were met with a VERY drastic change is completely unacceptable. There's a recurring theme at The Grand--no one wanted to tell us the truth about anything. From the very start, before we even signed a single paper, we were lied to by Anthony. We were lied to by Justin about the status of the construction project. We were lied to about our move-out costs. All every one of them does is lie. The Grand clearly has a very severe customer service and management issue. I assume no one cares about that so long as they get their paycheck so c'est la vie. Hopefully people reading these reviews will heed all of our warnings and stay as many miles away from this place as possible. read more

Veda is everything my new fiancé and I were looking for to start our new family. From the first call through the whole leasing process Hastea the leasing agent was absolutely amazing!!! Such a helpful and welcoming attitude, working with her made us immediately feel this would be home. Granted it's covid so many of the amenities and the close conveniences have been closed we know this will just enhance our experience upon opening again. We have loved our apartment and their attention and care to keeping the facility clean. We are very happy being here. read more

I moved in 6 months ago and love my apartment. Washer and dryer! Before everything shutdown I used the gym and the clubhouse when my friends visited. Great to be able to walk the galleria. Just stinks now that everything is closed. Maintenance even walked me thru fixing my garbage disposal since they couldn't come in because of Covid. Office team did cute care packages with wine and toilet paper. It was perfect. Plus weekly yoga classes. read more

If you enjoy the wonderful sounds of fire alarms while you're trying to sleep or even the sounds of the swat team running through the complex at 2 AM then this is the apartment complex for you! I encourage you to read the other reviews posted on Yelp and other apartment websites as I can almost guarantee you'll never want to sign a lease here after reading them. I moved out of my apartment several months ago and still have yet to receive the remaining balance of my security deposit. Please stay FAR FAR away and let this place go out of business. read more

Upper Managers at The Grand are borderline criminal scam artists who will squeeze every penny they can out of you. Yes, most people there are nice and helpful, right up until it's an issue that can affect their bottom line. You will not get more than 2% of your deposit back, they will find a way to justify keeping it. Don't want to let them into your apartment for months of construction? They will evict you; it happened to another tenant during our residence. If you pay their pet fee, and the pet stops living there, they won't even take off the fee. Like my roommate, you'll have to keep paying it every month. If they say anything to the contrary, make certain to get it in writing as part of the leasing agreement. They didn't send our bill for rent on time in April, so we couldn't pay it on time. They put us on the hook for their late fee. One of their office staff, Michael, asked for a positive Yelp review as a bargaining chip to overlook the fee, thus my original review on April 10th 2017. They extorted a positive Yelp review out of me, and I expect they've done the same to other positive reviewers here. I can attest to the truth of the day-to-day negative experiences of most other reviewers here, and was even willing to overlook them until they kicked me on the way out of the door by charging move-out expenses as high as 250% above what they initially quoted. You will not be successful in negotiating a reduction in rent or costs based on any of your negative experiences. They don't need you to be happy or satisfied once they have your signature on the lease. The threat of their sizable team of lawyers on retainer as part of the Alliance Residential Company will make it nearly impossible to find justice through legal means. You think you have certain legal rights as a tenant? Nope, not if you live here. But hey, it's close to public transportation & the Sherman Oaks Galleria. It will at least be funny when their construction guys open your door unannounced, realize you're home, quickly shut it and THEN knock. They also give you vouchers (5$ per person) every month for a food truck. Worth it? You decide. read more

Do NOT be fooled by the beautiful lobby. This place is filthy with homeless people breaking in all the time. No lie, once one of them was breaking into cars in the garage as my gf was coming down the elevator, saw her, then stalked her out of the garage. Thank god there was another dude walking his dog. She might have been raped or even murdered. The worst part is that after your one year lease is up, they will jack the prices up on you. Sure, you're entitled to month-to-month, but for $500 a month more. Plus there's always trash and dog shit everywhere. It's gross. read more
