Moving in has been a nightmare. The management team couldn't be more incompetent - Vanessa Rodriguez, in particular, is utterly robotic. Her endless delays on the application forced me into three days of hotel stays, and they ignore every call and email. On top of that, my roommate and I had to re-sign the lease because of her mistake. She gave me the wrong parking spot, which got my car towed the very next morning. And after all this? First of all it's important you understand you are NOT renting an apartment, you are occupying a unit in what has become a daycare center, public playground, and permanent schoolyard recess. We're going to be brutally honesty here, this place is AWFUL!! There are many, many children in the building, and they LOVE to SCREAM, and use the courtyard and outside hallways as their personal playground, unsupervised by parents, left to their own devices for HOURS, including rollerskating, riding scooters, and running in the outdoor corridors, constantly on a daily basis. I can't conceive of where their parents are, or WHY they even allow this, knowing fully well how disturbing and LOUD this is for tenants. There are 120 units, and some are 3 bedrooms, so you can imagine how many children are in this building. Great job these parents are doing of teaching their children how to have consideration and respect for their neighbors. Completely absent and neglectful parents. That goes for management as well, no mater how many tenants have voiced their concerns and displeasure, management DGAF. It's all about the money folks, no regard for tenants who work hard, and want to come home and relax, but can't due to the never ending screaming, running, and schoolyard antics. As if that's not bad enough, the walls, floors and ceilings are badly lacking in insulation, so what these children are doing outside, they are also doing inside, which creates a hellish environment inside your apartment as well. Same parents, same neglectful parenting. The review before me also touched on the extreme screaming, and daycare atmosphere, while others have mentioned zero insulation in the walls, floors, ceilings and highly disruptive, LOUD daily inconsiderate neighbors. Management DGAF about that either, and will twist your well documented pleas for peace against you, which is illegal. Easier for our physical/mental well being to have moved!! Please do yourself a favor, and diligently read all the reviews, you will find lengthy ones, substantiating all this, going back years. These apartments are moderately expense, but contrary to the name they are far from luxury. Don't be fooled by the advertising or slick lobby, this place should be called Olive Encino Daycare and Afterschool, with non existent management, except of course to snag your rent. After all, again, it's only about the money folks, how much they can get away with, and rip you off. The absolute WORST place we have ever lived, and that includes both management, and neighbors. Please read all the reviews carefully, it's easy to decipher the true ones, from the very obvious fabricated ones. Do yourself a favor, and avoid this place at all costs. So glad we got out, and now have peace and enjoyment, which is how it should be. Guaranteed you will never find any of that at Olive Encino. Terrible place to live. Bandaid jobs for fixing things in unit. I've had a termite problem in my unit for years (4 months out of the year) for the last 3 years. They don't enforce quiet hours for noisy neighbors (10pm- 8am). We're supposed to have security during quiet hours. They don't do anything anymore. They're not even on duty till midnight and they leave at 5am. They blame you for not paying rent (when I've always paid on time) They attach notices to your door like posters for everyone to see your business (no envelope or folding of the paper). Management often times won't answer emails or return phone calls. The amount of times I have to follow up with them about something is RIDICULOUS. And the rent ain't cheap! Might look nice and luxurious on the outside but you're paying for a dump. Common areas don't get cleaned. There's spider webs in the stair well and dirt on the walls everywhere else. I even found blood stains on one of the doors/handles that lead to the pool area and had to send a photo to management after a few days of it not being cleaned. Stay away - Horrible place to live. I moved out 2 years ago and still haven't got my security deposit back. They recently tried to call me once from a random number and didn't even leave a voicemail or an email. Extremely unprofessional, there's no protocol for communication with their tenants it seems, they keep bare minimum communication with you and give you vague, weak answers to your questions so you never feel reassured about the renting process. Patricia and Vanessa are very shady with scammy and suspect paperwork and documents. Not accommodating at all to the tenants and charge expensive phantom fees when you try to move out for " cleaning" and "minor damage" even though there was none. I've never had any of these problems moving out of any other apartment. They also tried to raise the rent right before I moved out even though it was already totally overpriced and not worth it. The streets under the building are dirty, overcrowded and the parking is atrocious. I assure you, don't be fooled by the nice pictures. The exterior of the building is very deceiving and once you pull up to the building you will be disappointed by how shady this place is. Just my honest review. read more

It takes a lot to get me to write a review. takes a lot of good or a lot of bad. This place is BAD!!! When I arrived to this apartment complex they treated me so nice. They acted like I was so important and that any concern I had would be there first action to care for that day. Oh how I miss that feeling they gave me. The day I signed the lease would be the last time I ever felt that. After signing the dotted line to a lease, it never felt the same again. I could go on about how they treated my 8 month pregnant wife, or my neighbor of over 5 years here, or maybe it was the attitude they gave my 71 year old mother as she was confused about where our assigned parking spot was. Such a small thing seemed to merit such bad behavior and memories. I will address what is important to a perspective renter here. 1-If they tell you there is "ample street parking," it is a lie! Parking is mostly cutthroat out on the street. When the following day is a street cleaning day it is even more difficult. If someone parks in your spot they will do nothing. The phone number to call for 24 hour assistance only cares about fires or floods. Otherwise nothing will be done. The nightly security guard is told to do nothing, with exception to a few (about 4) parking spots. (I never figured out why only those spots will be respected). Other than that the complex will do nothing about protecting your assigned parking. POOL POOL POOL!!! If you are moving into any apartment by the POOL or on the west side of the building...DON'T!!! BE CAREFUL in moving in these! It is extremely noisy in the summer. Tenants will have there loud music playing and good times keeping you annoyed. If its not summer that annoys you then it will be the 2 trash days a week that drive you crazy...They pick up Trash at Olive Encino or any other buildings you will hear the dumping process or reverse noise of the dump trucks 4 to 5 times a day! If that isn't enough if you are close to the elevators or the trash chutes you will hear the noise of these being used 24 hours a day. Its the dinging of the elevators or the opening and closing of the trash shuts. Its the noise of a trash chute door slamming and forcing trash down the chute at any hour and every hour of the day. If you don't live by the trash chute, the elevator, or the west side, then the north side of the building will drive you more crazy! The 101 freeway is the only obvious red flag to this apartment complex. enough said on that. If you are thinking about a 4th floor (top level) apartment, you are directly under 122 air conditioner units. They are not quiet. They come on and off all night. Any apartment next to a stairwell be careful!!! If you notice all the doors shut hard and loud. They won't replace the "over head door closers" they all shut voilently (I asked 8 to 10 times). If you have an apartment next to any of these doors you will hear the opening and closing all day and night!!! When it comes time to renew your lease. they will take you for all you have. Each renewal, its a guaranteed 10% increase. They don't care if you stay. The neighbor I had was here for 5 plus years, she said the only reason she can stay is because her job pays her rent. She said they WON'T help any current residents get the same deal or a good deal. How much is the Rent??? What ever your rent is add to it about $$$120$$$ extra a month for trash pick up, water and renters insurance. they will even charge you for charging you!!! (Photo below). They have a billing fee of $3 just because they say its an inconvenience to need to calculate your bills!!! They won't replace any light bulbs! They won't service anything. I had been asking for my laundry machines to be cleaned. The previous renters had pets and the laundry was full of pet hair. They said I took the apartment "as is" when i signed. I write this because I wish I had found an honest review. They will try to discredit this review if you ask about it. I am telling you from experience this is really my and other tenants experiences. I see the truth now about Olive Encino. The 2 workers in the leasing office are criminal at best. Lining their own pockets with lease sales and looking like they do their jobs. Endless problems with noisy neighbors who refuse to cooperate even after being especially asked to do so by property management and corporate in person. I have been subjected to harassment by these neighbors for a year, while property management makes excuses for their behavior, requires me to not open my door to ask them to quiet down--the neighbors consider it harassment if I do so. I have been asked to move my couch three inches away from our common wall, to be more patient and understanding, to not expect silence (I don't). I understand arriving home with children can be noisy and difficult; I am patient until the noises of running feet, yelling children and parents and other noises subside--but after an hour and a half of continuing disturbance, it's clear that they have no intention of trying to be a cooperative neighbor. I have met with property management and corporate and this neighbor known to me only as "Ezra A." He agreed to cooperate at the end of the meeting, but the results of his cooperation are non-existent. I am very disappointed in property management and corporate that they seem unable to require him to live up to the provisions in his lease, namely, that he not disturb the peace of other residents. He is so contrary that he refuses to wear a mask in the common areas of the building where it is clearly posted that masks are required. This whole episode has been out of line from the beginning. I wish someone in the Moss organization would take note and resolve this unfair dispute. It's really hell living next door to Ezra A. And it's even worse to be ignored by the powers that be. It's not right, and Olive Encino should take steps to provide what they promise: no resident is allowed to disturb the peace of other residents, by virtue of their signature on a lease specifically stating the above. It's in my lease; I feel certain that his lease says the same. That is, if he has one. I have been advised by property management that posting a Yelp review would be considered a "threat." I am not threatening anyone. I am telling my story. I would appreciate it if Olive Encino would live up to their promises, and attend to this important matter without delay. read more

PLEASE READ IF SERIOUSLY CONSIDERING MOVING IN! I would highly recommend you not move in here and I would take back the year I did in a heartbeat. They finally fixed the fire alarms, but the walls are paper thin. You will hear everything at all hours of the day, including smoke alarms in other units. The managers switch almost every few months, and the one who's been there the longest (Patricia) is mildly helpful. The owner doesn't care about the building and is never there or willing to anything for it or its residents. The parking in the area might be the worst I've ever dealt with and THEY WILL TAKE HALF YOUR DEPOSIT! No matter what they say, my place was impeccable when I left and they took almost half for painting/cleaning and fees. Raul the maintenance guy is probably the best part of this place. You will regret moving in to this building. Older version: DO NOT MOVE IN HERE! This place is not worth what it costs. I've been trying to move out and end my lease early. My husband and I have been part of this complex for 4 years! I must say the manager Patricia and her team have always given the feeling that we weren't just a file on her desk- But real people with real needs! Patricia and her husband themselves have gone out of their way (many times while off work) to help us with our needs! Not once was there an issue that had to be dealt with that wasn't addressed within a day. We feel blessed and grateful to have this type of support and care (we felt it most during COVID) If ever the day comes where we move- We will miss it immensely! I see janitorial services every week (mostly on Saturdays because I leave for work early (7AM) and get home late (8PM). From Dima to Shane to Jennifer (current manager) including the maintenance staff, I have no issues. They all provided great service. * Community * 1. Noise Read this carefully before moving in any luxury apartments or any apartments, or condominiums - If you have issues with few noises here or there, I would suggest you buy a house instead of living in a condominium or apartments because noises are hard to prevent in this kind of community. 2. Trash As I've mentioned above, the management maintains the complex well, the problems arise from tenants living here (or in any apartments). The management is not responsible for throwing the trashes in the trash chutes or bins. It is a tenant's responsibility to help the management maintain a clean community. How hard it is to throw them anyways? Only lazy people have issues with this and wherever you go, luxury apartments or not, this issue exists because some people are inconsiderate of others. 3. Elevator Yes, it breaks down once in a while but the management always resolves this issue. My little daughter and I don't mind taking the stairs from and to the 3rd floor (good exercise, at least we burn some calories!). 4. Security Thumbs up! Great security service. I like the security officer, Kalil (if I spelled his name right). 5. On-street Parking Difficult after 4PM. The location is an apartment/condominium community. ** OVERALL ** Great environment. Shout out to Dima who rented me my two bedroom apartment and Shane the new manager! I have had nothing but great experiences with all the staff at this building. The rent is reasonable and the amenities are great. My apartment is huge. It was the largest two bedroom I could find in this area that had a washer and dryer in the unit. I moved in 2013 and have never had any problems other than someone parking in my parking space and the office took care of this problem right away! The new manager Shane is by far the best manager we have had so far. Nothing wrong with the last one but Shane just always goes the extra mile to make sure the building is well kept and is very friendly to us and anyone I have seen him interact with. read more

Lived here a year... Unfortunately, I don't recommend it. The walls, especially the ceilings, are paper thin. I hear every step my upstairs neighbors make including every fight, and, well, everything... More importantly, Moss and Company is not a management company I would want to deal with again. They shuffle out people in their leasing office frequently, which helps prevent them from sympathizing with tenants, and keeps a low level of plausible deniability where everyone can say they're not up to speed yet. What's most disappointing is that they treat me, a current tenant in good standing who hasn't complained about anything, worse than they treat someone new. I could give notice and rent a different apartment in the same building for less than what they're charging me to continue! How's that for loyalty!?! read more

We were looking for an apartment for my mother in law that was also pet friendly. So we started touring many properties in the area. We got to this property and a pretty young lady named Dima showed us around. My mother in law is a stickler for detail and asked Dima many questions and she gave her all the answers she was looking for. She was sweet and accommodating,and OH MY so patient. She explained everything in detail and made sure we were satisfied. We ended up renting from her, and my mother in law couldn't be happier (which is a commendation for Dima on its own). He called me back and helped me get some of the money back that they took for the clean up. I was still disappointed with the manager of the property, which has not contacted me back, as well as the original person at Moss and Company who should of handled the situation. My family and I moved here short term because we were unable to be at our home, and Dima and Shane made our move so easy and simple that we did not want to leave! They were very accommodating, helpful and super nice! My kids would always have to make it a point to visit them in the office, where they would always have cookies and candy waiting for them! The complex itself is gorgeous! We felt like we were staying at a resort, the kids even asked if we could vacation there this summer! There are constantly people there cleaning the grounds. We wish the weather allowed us to use the sparkling pool while we were there, but I was able to take advantage of the gym which was wonderful! The kids enjoyed playing in the lovely courtyard. The unit itself was more than we could have asked for, I actually wish I would have taken the washer and dryer home with me! Beautiful floors, awesome kitchen, and spacious bedrooms with huge closets! We stopped by and dialed for leasing at 4:15 and they didn't answer. I called immediately after and they answer and as I'm talking was caught off and felt rushed by a woman with an accent. I honestly was a bit nervous about moving in after reading some of the negative reviews, but after 6 months, I feel that I am now in a position to give a fair review as enough time has passed to understand how things are around here. My experience thus far has been excellent. It is true that you hear steps from your neighbor, but it's not even that loud. As far as hearing neighbors talk, I have never heard any conversations by my neighbors. In fact, I find my place to be extremely peaceful and quiet and I just love living here. My place is beautiful and I love the amenities. We have 24/7 security, who I have seen walking the halls as well as the garage. There are cameras everywhere and it's a gated community in that the garage is underground, remote access only, and the front doors are always locked. You need a key to get in and you need to buzz your visitors in. In fact, management told me that they do not allow just anyone enter. Even delivery folks from Amazon must be buzzed in by the person Amazon is delivering to. As per management, places like Amazon don't have set uniforms (like UPS) and thus, they cannot trust that the person truly is there on behalf of them. Again, this is for the sake of safety, so management makes us responsible for who we want to let in. As for others who live here, I can honestly say that my overall impression is that the neighbors are nice. I have not had a single issue with any neighbor nor with management. Management has been wonderful, responding to any and all concerns that I may have (very few) and I feel safe in my place! I absolutely recommend Olive Encino. I've noticed that most neighbors are working professionals, many with families, and many without. It's a nice balance. It's pet friendly, which I don't mind and neighbors are very mindful of others. They clean up after their pets and I rarely hear their pets barking. As I say, overall, I love this place and would definitely recommend it to others! read more
