Eric and Donovan are the best! They are always friendly and quick to respond to any issues. They always have a smile on their face and are always ready to help with any issues and answer any questions you may have. They always follow up with the tenant to make sure everything is working properly. The building is clean and safe. There is always someone cleaning the property on a daily basis. They have a security company who is on the premises and are available 24-hours a day, and their presence is comforting. Very sad to have to write this review. Everything started out great - spoke with someone in Leasing and set a tour date for 5/7. On the 3-4 days leading up to the tour, I would get 1 text and 1 email confirming the tour. On the day of, I also received a confirmation text and email. I left work and showed up 5 minutes before the tour and no one was in the leasing office. 25 calls and 30 minutes later, I left. I have been waiting for a call back or response and still haven't received anything. Called again on 5/13 and left a message, still no response. Do they screen applicants prior to even seeing the property? I don't want to use the D word but that would be wrong and unlawful if they did that. Even though I exceed all of the renting criteria (over 2.5x rent and great credit). I've also noticed updates to their website so I know someone is updating the available apartments, rent, etc. Would have loved to view the property but it's been a horrible experience. read more

I wish I could give Encino Palms more stars! This is a well-run building that takes care of its tenants. I cannot speak more highly of Donnovan (management) and Eric (maintenance) who respond to any issue quickly and efficiently. They are the best! The building is kept clean (not always the case in other buildings). This building also has a Hub locker system in the lobby. All delivery packages are securely locked. And there's one more advantage to living here. We are one building away from Trader Joe's. I wouldn't live anywhere else. read more

Wanted to update my review for Encino Palms, now that we have moved out and just reiterate that our experience at Encino Palms was fantastic, even during and after moving out. We notified Donnovan about our impending move-out and he provided us the process and all the documentation to get started. We left our apartment in move-in condition and there was no problem getting our deposit back. It arrived within a few weeks of moving out. Donnovan was very helpful after we moved out to help us get some mail and packages that were sent to our old apartment. Really want to thank Donnovan and his whole team for making our stay at Encino Palms so enjoyable, considering all that 2020 threw at us! read more

I am still a resident and I am so happy here. I was thinking about moving close to work but I honesty cant do it. I know for a fact I wont find another place like this. Management is a dream here. I lived here a little over 3 years. I saw a number of property managers come and go, but when Donnovan came in the last year of my stay, he really did what he could to keep the property clean and looking nice. The rent is about what you would expect for this area and typical of LA. I did not enjoy living so close to the 101 freeway, but during my 3 years (2015-2018) they did replace our windows to be double-paned windows, which helped keep noise out from the freeway. Points off for the amount of money we spent on "community" utilities - expect to have $50-$100 added to your monthly bill for trash, sewer, and water costs which are outside your control but are free/included at many other properties. The homeless situation in the alley was getting worse toward the end of my lease, however management does have a night guard in the parking lot to try and keep cars secure. Never had any problems there. I moved so that I could be closer to work and improve my commute, but would not have hesitated to stay here longer had my situation not changed. Overall, if you're looking at Encino Palms, you've found a well-managed, safe, and quiet community to stay in and I would suggest contacting Donnovan to get your lease paperwork drafted up today before someone else gets in first! This review is mostly for Donnovan Floyd, manager of Encino Palms, who always went above and beyond to help us with any issues we had in the apartment we rented for 1 year. Donnovan was always doing follow up making sure any service request we had was done in a promptly way. That's why I have given 5 stars to this review. He made a difference. The complex itself is located in a nice area, and very well located, also near Trader Joe's, and the apartment itself had a good view. The only disadvantage that I can think of is that is too close to the 101 freeway and is a bit too noisy for my needs because I have a home studio and record vocals, but for someone not involved in recording vocals, the place might be great. Our overall experience was really good. read more

It really is a good place to live with children without its so quiet and peaceful.The most important thing to me is safety and I feel completely safe in the complex there is security that walk the building and parking lot. So coming home late when you have to feels safe. but that is just one of the many, many great things about this place. Donnoavan and Eric are always on their stuff if you need anything in your unit repaired or checked out you don't have to worry about a long wait or any back and fourth they will get it done!! the energy these two have is always pleasant and welcoming. I had lived @ Encino Palms for 2 1/2 years, and it honestly was the best couple of years of apartment living. Donnovan is absolutely hands down the BEST apartment manger!! He is the one who really makes this place amazing. He is always so friendly, positive and just all around a really good person. My kids and I really love him!! Our place was a 2 bed/2 bath 1,200sq feet, it was very spacious and had lots of additional storage, 2 big double mirrored closets in each bedroom, hardwood like floor planking and modern counter tops just made for a very nice apartment. The gym had all the equipment needed for a good workout plus there is a separate men and woman's sauna (one for each). We enjoyed many hot days lounging and playing in the pool. Eric who is charge of maintenance is also super nice, he would always fix what ever issue I had very quickly. The common areas/hallways/elevators/ garage are always being cleaned throughout the day, so everything is nice and clean. The building is very safe with key fob entry and gated garage. The location is perfect just off the 101, Trader Joe's steps away, walking/running/bike trail near by and Lake Balboa just down the street. My overall living experience was very good and I will truly miss Donnovan as another reviewer stated he is what makes this complex shine and set apart from the rest. read more

I used to come here on and off, due to a friend from grad school living here. This apartment building is located in the SF valley, close to the 101 freeway. The place is pretty peaceful. Whether daytime or night time, I've never experienced any issues with noise here. The folks here are pretty friendly, they often took the time to say hi to me and opened up warmly. It is a place I clicked in well. For a place to live, it is a good option. The price is comparable to what you get. The neighborhood is safe, and the neighbors are great. read more

I've lived here for about 2 years now and I have nothing but wonderful things to say. I'd like to specifically highlight how well the building has been kept up since our new Property Manager Donnovan arrived. The building has always been clean, but I noticed a huge difference once he arrived such as the carpets in the hallways being shampooed, the garbage chutes being cleaned to prevent the hallways from smelling like garbage, the parking garage being power washed, the pool area resurfaced, monthly announcements and gatherings, Coffee, candy and snacks being left out in the leasing office.... I could go on! The only reason I am leaving is b/c I'm downsizing to a 1 bedroom apartment and they don't have 1 bedrooms here. The building is very quiet and secure. There's a Trader Joe's literally 500 ft away from the building and a gas station right next door. Probably had one Maintenance issue the entire two years and they just came and replaced the entire refrigerator. It's been such a pleasure staying here at Encino Palms and I pray that my next property Manager is just as good here. Hands down one of the best properties I've ever lived on. read more

Out of every single apartments I have ever rented this is by far the most cared for and maintained buildings that I have ever lived in. They have a cleaning crew always cleaning away and keeping things tidy and smelling real nice, waxing the floors, cleaning elevators, trash shoots it's really nice to come home to a nice smelling and clean building. Then they have the upkeep of the building just 2 weeks ago they finished installing brand new plumbing to the whole complex, and now they are redoing the roof which should help with keeping utilities lower. I like the fact that they aren't cheap and they care very much about the tenants happiness and well being. Donavon the building manager( super cool!) is always quick to say hello and he is on his game with making sure things get communicated, there is always some new memo posted on all floors and elevator about future events or news that is definitely a big plus. Snacks are always filled in the morning I just grab some cookies and coffee and head on my way. It's a bigger complex but definitely has a small feel and he does a good job bringing in quiet tenants, who make no fuss and just respect people's space and peace. We have been here about a year and I tell you felt quite fancied to give them a good review cause when things are good people should be acknowledged for their efforts! read more

This year has been the biggest transitional time. Especially adding a move to the mix, which can be hectic, scary, and uncertain for children. Although, Encino Palms has been a life savor by helping my two sons and daughter feel comfortable and safe. Mr. Donnovan demonstrated excellent customer service by having everything prepared before our arrival (Yes! an organized business). He showed patience by sitting down with my husband and I as we found a unit that fit our family's needs. When I was hesitant he assured me that we found a great place by summarizing our wants and needs. (Encino Palms definitely listens to their residents.) I'm not going to lie I was skeptical to receive all of this wonderful attention and assistance from an apartment. However, when we moved in, everything remained the same. For example, Mr. Donnovan continued his warm smiles and laughter with our children as he welcomes us. Our children love receiving the theme coloring sheets, which the office displays for the community to view. Their simple snacks and coffee is a nice gesture when starting the morning. Even with Mr. Donnovan's heavy workload, he always sets time to make my family feel at Home. When we experienced maintenance issues, Mrs. Kristin contacted me immediately to schedule a time for maintenance to fix the issue. Also, the convenient spa, 24hr. gym, pool, and Trader Joe's -2min walking distance, has helped my husband and I lose the stubborn baby fat gained from our daughter (Lol). Encino Palms has that feeling of a peaceful quiet Home; this place is more than 'apartment living'. The secured garage, security patrol, and 24/7 security cameras has calmed my nerves with respect to living among the multitude of terrorist acts of the world. You're not gonna find a better property manager than Donovan. Great guy who values each resident. Any issues or complaints he gets right on it, don't have to worry about lagging or laziness when it comes to your needs as a resident. What a gem of a building! It's so refreshing to find such a well run, well maintained building with such reasonable rent. Donnovan is so friendly, genuinely welcoming, and accommodating. I fell in love with a giant, beautiful 2 + 2, and when I came back the next day to put in an application, the monthly rent on the unit had gone down! What?! This place is like a dream. I also get the impression that the company that owns the building is a good company to deal with. Plus it's a non smoking community! I mean, I can't say enough good things about this place. The only drawback for us is that it's too close to the 101 freeway, but otherwise, it's just perfect. read more

I found this place just by driving by and from the first phone call to my move in over a month ago and up to the present time I have been so impressed. The building is so clean and nice!The gym has all the equipment I'd need but the icing on the cake has to be Donovan and Kristin. They are so professional, responded to all my emails on time and followed up to ensure I had a smooth move! Moving can always be soo stressful especially in L.A. where the prices can be outrageous with NO appliances which makes it even harder. I don't know how I stumbled across this beautifully structured unit, but I'm glad I did. Donnovan was there to greet me upon arrival and answered every question possible while giving a tour. Was very knowledgable and patient with my many questions. As far as the property, it's a decent sized building that looks really strong and well kept. Near to the 101/405 /Ventura BLVD and right by a Trader Joes and 2 gas stations which is a total WIN in my book. The building had by far the highest ceiling in an elevator I think I've ever seen which is helpful for moving. They only have 2 bedrooms and 2 FULL bathrooms but it comes with the SMARTEST layouts you could find. In the unit theres a fireplace, large balcony, REFRIGERATOR (Lord knows LA seems to be allergic to providing them, that's probably why people are so skinny lol) and low and behold A FULL SIZE WASHER AND DRYER IN THE UNIT!!!!!!!. There is enough closet space in each room to force you to buy clothes. Nice countertops and an open kitchen. The garage is leveled to the street so no dipping down that usually destroys your car and there are enough locked doors with resident access only to keep even you out if you forget your key. The place is locked and I feel beyond safe. After going through all the corporate paper work ( there's a ton) the day of my move in was very smooth.The leasing agents here are stellar. Kristin too, had been assisting throughout my interest in moving here and was always soo delightful and enthusiastic about her job which she loved and helped made my decision a little easier. Also Joe was extremely helpful with making sure everything was in line. The communicate amongst each leasing agent was solid. Everyone was aware of everything so you never felt stranded if the person who assisted you yesterday, was off on the day you call. When I finally got my keys, Donnovan graciously greeted me with a"Welcome Home" thereafter and all had fallen into place beautifully. I love it when my leasing agents are happy and enjoy their job as they make you feel so welcomed. I'm looking forward to being here for a while if it's really as good as it seems. read more

Oh my Gosh! Patricia was such a life savor!!! My roommate and I were moving from out of state to come to LA and needed a place in a short amount of time. After a long journey of searching online and went through about 25 places that we actually looked at in person and literally everything was such a disappointment. We had left a message for her over the weekend but by the time she back to us we had already arrived back in Nevada, but we had to be out by the end of the month of October and it was like music to our ears because this amazing place at white oak gardens(which is the sister property to Encino Palms) literally had everything we were looking for from a full size washer and dryer in the unit which is so hard to find in la especially for the price and is such a necessity for us. Also garage parking and a TON of storage space and closet space in the unit!!! It was everything she had promised us over the phone and she was sweet and caring and made sure we got in and totally worked with us in every way to get us a place to live!!!!!!
