Living in this apartment complex has been a great experience. We moved in a year ago (our unit is on the 5th floor) and have zero complaints. Parking is assigned to you, and is in an extremely safe area (our tandem parking spot had an EV charger too). The complex is always kept clean. Rooms are spacious. Kitchen furniture and appliances are new. If anything ever needed maintenance in our unit, the handyman will arrive either same-day or the next day. The leasing office team (Brianna & Ana) has also been wonderful, and will always try their best to accommodate to our needs. Give this place a shot if you're looking for a new home. read more

This review is for the leasing team, Brianna and her manager, Ana. After touring, Brianna stayed in contact and would reach out with updates on unit availability. Before submitting an application, I asked several questions because I wanted clarification before moving forward. I felt like I was given inconsistent answers and was repeatedly encouraged to apply. Brianna will reach out to several "prospects" to have you all competing for one apartment. Less than two hours after submitting my application, I received a call stating the application was denied, and I was told I would have to wait for the screening results to come by mail. I received the screening report by email the same day. The denial was listed as insufficient income to support rent, which did not match the information or documents I submitted with my application. Because they changed my information, my report came back rejected. They will blame their third-party companies, even though the companies state that the property makes all rental decisions (of course). I immediately contacted the leasing office, and they were both aware of what they had done. Ana said she would take care of it. She got Rachel, the regional manager, involved, who was extremely helpless. However, while it appeared to be an "attempt" to address the situation, it did not reflect a genuine resolution, only an effort to buy them time. I've made several attempts to contact Ana regarding deleting my profile completely because I cannot trust this company with my personal information, and I have not heard back. This experience was extremely frustrating, time consuming, and stressful, especially when someone tries to play with your living situation. I would strongly recommend that future "prospects" DO NOT APPLY. read more

Maintenance requests get handled fast, and the place is kept really clean and modern. The amenities are great, and you can tell management actually cares about the residents. I have been living in the United States for six years, and for the first time, I feel like part of a community in the complex where I live. I moved to Watermark in June, and my first impression was receiving the kindness and help from the Landlord, a fair and honorable person. The lobby is always clean and smells nice, the common areas are always tidy and well-maintained, and the fact that we have a security guard at night makes us feel safer. My only suggestion is that there could be an area for the dogs to run and burn off some energy. Anne was unhelpful and rarely answered the phone or was in the office. During my tour, she didn't accompany me; instead, she just handed me the keys and wished me "good luck." After applying, I noticed errors on the application, such as not including my two jobs and the financial aid I receive, which were essential for qualification. It was extremely difficult to get in touch with Anne, but when I finally did, I informed her about these issues. Her response was, "There's nothing I can do" and "if it's meant to be, it's meant to be." It became evident to me that she was being discriminatory and racist due to my college student status. It seems as being rude is one of the qualifications to work there lol I don't usually pay attention to negative reviews when they're about isolated incidents, but after reading more of the reviews I noticed rude / discriminatory attitude from staff is a common theme in these reviews. Samantha, the agent who gave me a tour, started with a nice attitude but at some point her tone completely changed (I'm not sure what triggered her attitude). I had a couple of questions she didn't have the answer to, and her excuse was that she's new. If you're that new, maybe shadow someone else until you can work on your own? Or at least try to be helpful by asking your coworkers for the answers. I was going to apply for the unit I saw, but it got rented that same day; the more I thought about this experience, the more I realized I wouldn't want to live in a building with that type of staff. read more

We moved here over a month ago and so far we love it! Ana is lovely and super nice! She was very communicative with us during our application/move-in process which made everything super easy! Miguel the maintenance guy is a delight. So far so good! Totally recommend moving here! Lived here for quite some time. Loved the community and units. The building was always very quiet and since it's a concrete building, I rarely heard my neighbors. The amenities are a plus if you are looking to workout at the gym or take a quick swim at the pool. I'd also like to highlight the on-site manager, Ana. She was amazing from Day 0 till the end of my lease. I live here since March 2023, Homeless people jumping & staying in the building (there's no security in call) Elevator not working 4 month (there's 250 units in the building) and no one taking care of that . All the negative comments about Ana and management are true. Management is truly incompetent and issues are not dealt with in a timely manner. Something is always broken; whether it be the elevators or garage doors. Security has also been a big issue with break ins and packages are always stolen. I was charged for a full year of renters insurance even though I provided proof (within the 1st month of getting charged) and have yet to be refunded. I continue to get the run around from both Rachel and Ana. There's deceptive bait and switch tactics- some amenities are only fee based although they make it seem it's included. Trying to reserve certain spaces will result in denial since they will lie about availability. Parking is also an issue with people parking where ever they please. Ana apparently has a strict no parking rule in "reserved" spaces near the office that doesn't apply to her since she will have acquaintances park over night, no qualms. I STRONGLY SUGGEST LOOKING ELSEWHERE. Once you've signed a lease they can care less about you. Noise pollution is crazy with loud music and dogs barking at ALL times. Our experience with this apartment complex ended up being pretty bad. After leaving the apartment in immaculate condition, we had to sue to get the remainder of the deposit back (which was most of it). According to management, they had to re-paint the walls and that there were holes left, which was not the case. It was only lived in for 14 months and we were the first tenants to live in it. I made it a point to take photos/video of the space on the day we left, luckily. We asked them to provide receipts to the work that needed to be done on it and for months they never provided them. We were as patient with them as we could be, but in the end, motioned to sue them, and after many months, they settled, and we were given the remainder of our deposit back + court fees. So, I wouldn't recommend looking to live here since they would have walked with that money had we not fought it. The positive is that whenever I came across the maintenance staff on the property (Miguel is great), they were always very nice! But, rent at your own risk. read more

I was outside of the leasing office at exactly 4:45pm and called the number provided to be told that my information was nowhere to be found. I spoke with someone and was told that the last tour was at 4:30pm and that there was nothing that could be done for me. How are tours handled at this establishment? I should have read these comments before applying to this apartment. I am currently a resident here. Only been here TWO weeks. Before moving in we took a tour on the first floor with Madison and we informed her we'd be moving in with cats so we needed a unit on a higher level so they would not jump out the balcony. She was totally cool about it and informed us higher units were going to cost extra. We said that was fine and applied for the 5th floor got approved and moved in. That same week, we got calls and emails regarding our cats that were on our balcony telling us there were to be no animals on the balcony. I was so confused because we explained everything to Madison prior to moving in. Well, I guess no one communicates there and no one bothered to tell us they have an extremely strict policy and that NOTHING can be on your balcony. Literally only a small table and chair. No storage, not anything. Its to be kept neat and clean at all times. Like? I'm paying rent I will use my balcony how I please and I should be able to put a few boxes outside or have my cats go outside to eat and sleep in their cat house. Nope. We got threatened with eviction the FIRST WEEK! To top it off, we keep hearing from other tenants how horrible management is and how people are constantly moving out. Our entire 5th floor is entirely empty! And yet theres a ROACH INFESTATION!! But they want to complain about my cats ? I called an attorney immediately and he suggested I call rent control first to put a complaint in. If they continue to seek an eviction he said I should call him back immediately. This is the most unwelcoming apartment I've ever moved into and I have never been threatened with an eviction within ONE WEEK. I will attach photos of other people balconies so they can see we are not the only ones that have pets on the balcony or cats beds. It also says we cannot have anything covering the balcony or have grills. Tenants have plants hanging off their balcony and they also have dogs and dog beds outside on their balcony. I moved to LA from Arizona and had ONE DAY to find an apartment. Ana helped me find an apartment that I liked, get all my paperwork done, and stayed in contact with me constantly so I could get everything settled for my move, even when I was back in Arizona. If it wasn't for her, I don't know where I would be living right now! That was a year ago. Fast forward to now, I've had multiple service requests for small things I need done and they're always done on time. If I ever have an issue her or Miguel are always there to take care of things for me. Even when issues arise that are out of their control, they have always done everything they can to help things get solved. I've lived in a lot of apartments and this is by far one of the best teams and properties I've seen in a long time. I have lived here for going on two years since the building was built and I can't believe the false negative reviews I have read. As I am sitting here and enjoying my beautiful patio looking for something on yelp, I saw our building and wanted to see what the reviews said. First of all!! Anna, the property manager has been nothing but great. She always responded back to all My email in a timely matter, she took care or everything important or time pressing immediately. I honestly love that woman. When I developed allergies from the Carpet on the 5th floor she found me an apartment to move into immediately. I got my full deposit from the previous apartment. She is caring, professional, supportive and on top of her game. She is fair and understanding. She has to deal with 200 entitled, spoiled brats who think the world owes them something. I respect her patience. The maintenance guy is amazing (Miguel) is always on top of it. I love this apartment unit and it bothers me that people want to trash it with bad reviews. This building is always clean and smells good. You won't find something better for the price around this area, it's literally a steal. AND I have never seen a homeless inside the building. I have never seen the outside of this building look bad or unclean!! There are homeless around the area, of course they are everywhere due to this economy, but I live close to the river and I have never felt unsafe. EVER!!!! read more

Trash management. Since our first day, the office put a higher amount to pay on our contract, failed to deal with loud noise and safety concerns. The site portfolio manager, Rachel, failed to follow-up when issues where brought to her attention, failed to answer calls and emails, like their watermark office. No one answers and the team there brushes things off on one another when they dont want to deal with things, all the while saying it will get dealt with. I've been living here almost 2 years and it's been an amazing experience no complaints on my end. Ana the manager and Eilen the assistant are both amazing in handling all request and timely. The building offers business room , community room , barbecue patio ( its amazing ) , a 24 hour gym, also pool and hot tub, rooftop access with fire pits to relax. Very close to the 101 , 405 freeway , really close to the orange line , nearby CSUN , Pierce College. Also right across the street to Reseda high school if you have kids. read more
