Now here is an honest review for someone that wants/likes to read... While the maintenance staff and previous manager and leasing agent were consistently excellent and most positive reviews are for them, the recent changes in management have led to a significant decline in the resident experience, creating a highly unsatisfactory living environment. The primary areas of concern involve unprofessional management conduct, severe building maintenance issues, and worsening security problems. Management & Professional Conduct; The conduct of the new onsite manager is a major area of concern and is not reflective of professional management standards. No accountability even when contacting new managers bosses. Specific issues include; Unprofessional Behavior: The new manager has demonstrated a severe lack of professionalism, including using highly disrespectful verbal language and making inappropriate gestures toward me flipping me off on my ring camera. Just remember when it was your first day and you will become better. I know doing this job is stressful but don't take out your stress on your tenants because those overpriced apartments can't get leased or pressure from your bosses. I just want you to know I do forgive you for being rude and wish you well. Also I did not get my rental ledger credited until a year later from another property from this company. The new manager was also talking about my private confidential information with other workers there. Lack of Training: The new manager appears to lack essential training in customer service, empathy, and professional conduct necessary for effective tenant relations. Needs to learn how to talk to people with respect and act professional. Very disrespectful person and have never met someone so rude...It's disgusting. Harassment by new manager: I have felt very harassed and uncomfortable due to the new manager's actions. The current turnover based on high-priced units suggests that other residents may be experiencing similar dissatisfaction. As many as 10 plus units are vacant for weeks. Building Maintenance; Several ongoing maintenance and quality of life issues severely detract from the property's appeal: Persistent Odor: A severe and continuous unpleasant odor of methane/gas but it's sewage is noticeable at the front of the building throughout the year. Pet Waste Issues: Dog urine is frequently found on the common area floors and stairwells, indicating a lack of enforcement or attention to cleanliness. Unit Maintenance: My unit's heater has been consistently problematic throughout my tenancy and has never provided adequate heat, despite reporting the issue several times that I gave up. Water on floor almost every day making it unsafe and floor tile design. Pots and plants always draining. Myself and wife fell & others living at the building due to these conditions. Doors hit you on the face and cheap door hardware is unbelievable. Security Concerns; Security has substantially deteriorated, directly impacting the safety and security of residents' property: Frequent Break-ins in car garage: There are frequent reports of break-ins within the parking garage. My both vehicle were broken into twice and all items stolen and this happening to 30 plus vehicles. Package Theft: Stolen packages have become a regular occurrence, necessitating the installation of a ring camera. Conclusion on Recommendation; Despite being a seven-year resident, the combination of unprofessional new management, declining security, and unresolved maintenance issues makes it impossible for me to recommend Vive LA, Magnolia Luxury Apartments, Townhomes at Magnolia Woods, Westhome Property Management, Cityview, at this time. The annual rent increases, compounded by these unresolved problems, are no longer justified by the living experience provided. read more

The apartment building is nice. It's situated in an excellent location near the freeway and adjoins a lovely neighborhood. The amenities are excellent, and for the most part, everything operates smoothly. There are a few issues that require attention from the management team, such as tenants leaving dog waste in the halls and in the resident common areas. Since the management team changed I have noticed less dog poo and a bit more peaceful environment. Johnathon the new manager greets me daily as I head to the coffee machine before work and is polite. I hope the team continues to move expeditiously on making sure that the building is secure and functional at all times and that the tenants needs and concerns are being met. read more

THE LOUDEST APARTMENT YOU WILL EVER LIVE IN: When they constructed this apartment complex on two busy main streets and slapped the word luxury on it, they didn't take into consideration what that word truly means. The amount of sirens, car noises, crazy people and motorcycle sounds in general are not worth the price we pay for this so called luxury. I've called 911 more times than I can count living in this building because of the constant car crashes outside my window. If you want peace and quiet do not move here - especially post pandemic your zoom calls will be filled with "hold on there's a siren" and your nights will be disrupted with loud noise from zoomers and motorcycles or a homeless man who wants to yell and scream at 4 am There's no such thing as luxury in LA. Vive LA is the worst! As in awful to their residents. So bad. You'll be better off at any other building than one managed by VIVE LA. They ignore you and think they have full authority to enter your home, without your consent, during COVID. Scary, scary stuff! Anyone who gives a glowing review of this company has to be fake and set up by management. After giving other people in my building rent concessions, they still have yet to answer one email of mine regarding this. I've been reaching out since September 2020. It's now mid Jan. 2021. Mid December, when I finally went down to the office with my toddler to ask what the deal was, Victoria threatened to call the police on me! I was in the lobby, she was in the leasing office and all I was asking for were answers. I let her know I was recording the whole thing and so I have video of her behavior and threats. I went in another day and Monica promised she'd get everything to me that day but here we are a month later and no response. No response from corporate as requested. VIVE LA authorized unlawful entry into my unit, during Covid and opened 11 holes in my bathroom ceiling. Monica repeatedly lies and actually makes up stories. Thank goodness I have emails to support my claims. They now have a lawyer Valerie Sparks writing letters to me that if I don't grant access (for non emergency items) they will evict me. COVID is out of control and they're threatening me with eviction if I don't allow access to reglaze a tub?! Not to mention, the smell of the glaze makes the apartment uninhabitable due to the smell for 24 hours. You'd think at a time during Covid people would be kind and understanding but not VIVE LA. Stay. A. Way! The city has also found multiple issues with my unit. Paying a significant amount on rent you'd think management wouldn't treat us like as badly as they do. Read and believe the other reviews on harassment. To the random person who responds to these reviews, please have someone from corporate read the multiple emails I've been sending to Monica and Victoria for months that have gone unanswered and then email me. read more

I used to live here when it was still under IMT. So fedex mistakenly delivered a package here so I called the management office to let them know which apartment it was delivered to and never received a call back. I also stopped by to ask about my package and no answers. Not even a courtesy call back to let me know that they asked the tenant about my package. DO NOT LIVE HERE!!! Currently in the community, there have been MULTIPLE car break-ins. Police reports have been filed and management has been notified and aware of this problem. The garage door has been broken for several weeks now and they have not escalated or expedited the repair. When telling management of the problem (multiple cars being broke into over a few weeks span) their reply is to "report it to your renter's insurance, they'll take care of it." They don't cover it. Car accessories (ie, electric car chargers that cost $700) are NOT covered. The lack of compassion and ownership of their responsibilities is astounding. read more

Overall not a crazy fan of this property, but Amber was hired recently from the management office is the best part of living here. She's super friendly, professional, always helping out the residents and has such a warm energy to her. lets start was all nice seems nice at first but the management are nice at first until they get a annoying tenant that cant stand sound the place has laminate floors keep in mind no insulation in between if you mounted a tv like i did you get getll daily from complaints every day before 9:00 daily law is 11 there rules are 10 fyi. gets to a point of harassment then they kick you out of the pool because of covid that is open when i signed a lease doesnt say i cant have 3 friends at the pool i had a Karen situation thats prob also not helping lol but if you want to wait 2 months for any maintenance then its for you i have a small speaker with alexa that is way too much noise supposedly but what can i do  i like to hear music and sing got a complaint at 11 am for crying out loud that they want evict during Covid they are really a a pain daily if you like the complaints and harassment and Mental Abuse live here looks nice but sucks honestly they can hear it all because poorly constructed building not my fault no insulation in the wall i can tell when i poked a hole for mounting my tv would think a new building will be built properly neighbors are a nuisance they are really retarded when everyone is quarantined. building has many foundation issues from a contractor that ill  be calling building and safety for. but over all apartment is decent minus the abuse that usually people pay for as it seems. read more

This place recently changed ownership to Vive. Car break ins (myself included), car thefts, broken garage gate to the complex for weeks and weeks on end. Doesn't matter how old or new your car is. Many people have lost many things, night after night. Management does nothing. No fixed gate, clearly Ineffective security cameras, supposed to have "courtesy patrol". Do yourself a favor and don't rent here. read more

The management and maintenance are amazing!!! They take care of any problems the same day!! I've never lived in an apartment were I was so well taken care of. I needed a new fridge and they gave me a new one in less than a week! They always call back to make sure that the request was completed and they are always so kind and sweet!!
