I paid **$3,859.82 for a three-night stay** for a women's gathering, with guests traveling from multiple states. Unfortunately, the condition of the property was extremely concerning. During our stay, we encountered **mold throughout portions of the home**, particularly in the lower-level area where several guests were sleeping. Multiple guests became sick and several left early. I also experienced aggravation of my asthma while staying there. The home also had significant cleanliness issues, including **hair and tissue in bedding, dirty bathrooms, and dirty ovens**. There was additionally a **hole/opening in the deck near the kitchen where one of my guests nearly caught her foot**, which raised a serious safety concern. I am especially concerned because I understand that this property is **currently being offered for sale**. If I were considering purchasing this home, these are issues I would want to know about and have thoroughly investigated before making such a significant financial commitment. I would strongly encourage any prospective buyer to **personally inspect the property carefully and have an independent inspection performed, paying particular attention to possible mold/moisture issues, the lower level, cleanliness/maintenance, and the deck and other safety concerns.** After reporting our experience, I requested a reasonable refund. The AC turned off in another. The AC had a straight up lock box and was locked to 71 in ours but not in others??????? Our sink was straight up clogged, to the point we had to wait hours for it or fix it ourselves. The water pressure does not stay the same throughout the day, to total nonexistence at complete random. They blow all the hot air into the hallways, so every time you walked out your condo door you walked into humidity and bad mexican food smells. The cheapest Airbnb I've stayed at was a luxury resort compared to these condos. I stayed here for a week, and the people who manage this condominium do not maintain the building whatsoever, or do so with the lowest possible standards known to man. To start off, the place Sebriet (not gonna look it up to correct that spelling) told me to park was straight up a tow-away area, and I got towed the first day I parked there. I was told "Do Not Worry About The Signs", and then when I approached them about it they said "Who told you that?". I drove to a place they had no idea about, had a horrible conversation and paid 220 bucks to asshole tow-truck drivers. There's reviews here about tow-aways. Read them. For sure 100% a contract with this tow group that gets payouts for this mis-management. I cannot say people even manage this place. You walk in. A fifteen year old wearing airpods does not greet you. You ask him. any question. He takes his headphone out and says he doesn't know. This happened. Four Times. The elevators? Shut down AND MAINTAINENCE WAS CALLED MULTIPLE TIMES every day we were there. For hours. Early Morning. Mid day. There is no accessible way to get down even the first floor people stay on, which has only steps to G, the ground floor. I'm surprised none of us were trapped in the elevators. None of our wheelchair bound family were able to enjoy the beach. The patios? 100% covered in mosquitos. And I mean COVERED. All over the windows, all over the deck, all over the chairs, GROUPS of spiders and spiderwebs in the 4 different condo patios we rented. Before you assume this 4.0 star reviewed place is good, look into the reviews of siebert realty and please for the love of god do not stay here. Rent a home, at least the ones that aren't red flags as well.

We were initially excited to get two units for a week, but the poor state of the units and the lack of ability to coordinate with the management rates 2 stars. We had a total of 10 people staying in the units and only had five towels total per unit for the entire week. Understanding COVID restrictions, however the dryer in the unit did not work so we were forced to bring to buy our own towels. There were also not enough utensils or plates or pots to cook daily meals, nor was the staff responsive to requests for help. At the end of our stay, the manager Matt Sheely, promised that he would refund $75 for the dryer being broken in one of the units, but we never received the refund - even after three conversations with Mr Sheely, seven unanswered voicemails, and two conversations at the supervisor level with Asha. As a retired veteran, I'm very disappointed at the level of disrespect and poor service provided through the MWR program.

Stayed at unit 102 (2712 Reef Court, Unit 102, Virginia Beach, VA 23451) on this property for about…read morethree months over the fall/winter of 2018. During my stay the main sewer line backup-ed and water seeped back into my bathroom and in the kitchen under the cabinet. I also found out that most of the first level units in the property too had back flow issues from the main sewer line. It smelled terrible. I had to clean the unit myself using at least five layers of Clorox and spent a week ventilating the unit. I soon moved out about two weeks later. But this isn't the only issues during my stay. The washer, dryer, and ice maker broke, faucet missing handle, and big roaches in my unit and on the premise of the property. Even though there was an exterminator that came and treat the property, I would still see roaches periodically. They were among the biggest and most disgusting that I have ever seen. Given all the issues that I had with my unit, the worst must be property management. After I moved out, I had texted and requested that my security deposit be mailed to me since I was 4 hours' drive away. I had texted and called a few times to get an update on my security deposit. After about a month I received a called back from Bruce, told me not to call that number anymore and hung up on me before I could get clarification on the return of my security deposit. So 38 days after the lease expired, I threatened to report them to the VA real estate board, to go to social media and to take legal action if i don't get my security deposit back within 45 days of the end of lease (according to VA state laws). I finally received it in the mail the day prior to the 45th day. Had I kept quiet it might have never come timely. There were also poor bookkeeping issues where they inaccurately recorded my check payments and did not have proper records of my security deposit payment. I had to provide proof of checks deposited by YBP to demonstrate all the payments made. This is the crappiest, most poorly managed and operated real estate property I ever stayed in. Management and staff are simply rude and incompetent. Stay away from this place! Otherwise, be very careful dealing with these people and stay away from first level units especially if you have children or pets that plays on the floor.

It sounds like they're doing construction all day. I imagine if we had come in the summer, it would have been awesome, since we probably would have spent most of the time on the beach, however, since it's November, we spent a lot of time inside, watching movies. The TV in the living room is hung quite high, and it's an awkward way to watch TV unless you're lying down on the couch. Everything is in good, clean condition, and the owners have taken a lot of care in decorating the place. Lots of blankets and towels available, which was nice. Again, for $75/night, I think this was a steal - hopefully, the upstairs neighbors will learn to be more considerate or put carpeting down, in which case, I would love to come back during beach season!

The Boardwalk has many types of cuisine that you may want,with in walking distance; as well as different activities and shopping.The Irving Condo's also provide you with beach equipment which is helpful and saves you from having to purchase chairs & tents to enjoy your beach time. Their is only one parking space available per condo, thankfully there was a neighbor who offered her parking space to us to use for our guests and family who visit. My husband and I had the opportunity to walk to the beach and watch the sunrise, it was breathtaking and romantic. We rented the condo for a week we were pleased.

When we checked in, the first floor had a strong musty/fishy odor that remained throughout our stay. The back door handle fell off when we opened it. In the master bathroom, there was hair in the shower drain and even a pubic hair on the shower wall. There were dishes left in the dishwasher from previous guests, some of which appeared dirty. Several members of our family experienced watery eyes, coughing, and sneezing. After checking the HVAC system, we found both air filters completely clogged and had to replace them ourselves. We could also hear mice running above one of the bedrooms at night. After reporting these issues and providing photos, the rental company acknowledged many of the problems. They confirmed there had recently been an HVAC leak that required carpet treatment, admitted the cleanliness issues, and stated maintenance would come by later to address some repairs after we left. However, the only compensation offered for these inconveniences was complimentary linens on a future stay. I understand that things can go wrong in any rental property. What matters is how those issues are addressed. In this case, multiple cleanliness, maintenance, and comfort concerns were present at check-in, and the response from management did not reflect the level of inconvenience experienced by our family. Future renters should be aware of both the condition we encountered and the limited support provided after the issues were reported.

We arrived to find the space matched what we needed in terms of rooms/bathrooms/square footage. Master bedroom had a small terrace - screen door was broken and torn. We had to call for maintenance because the shower in the master bathroom was clogged - making more of a bath experience than a shower. Yuck. The sink the the 2nd bathroom also required a plumbing fix. The air conditioner in the master bedroom did not work. My husband and I were stuck with a warm bedroom for our entire stay. The maintenance person said he only did plumbing. No one ever came to help with the AC. The kitchen WAS NOT fully stocked. Some dishes...but no complete set. Some pots, a couple of baking sheets. Some glasses and mugs...but some were damaged, and again, no complete set. Frustrating for a family of 5. Toilet paper and paper towel rolls were not full - so we ran out after 1.5 days and had to go purchase our own. NOTHING was "fully stocked". We've rented in a lot of beach locations and never had this experience previously. Ironically, we had to strip the beds, wash dishes, tidy the kitchen and living area, bring in the furniture from the terraces, and make everything tidy so we wouldn't be charged an additional fee. The only reason we had a good time away was because we love VA beach and we went out to eat at good restaurants. As far as Dolphin Run - the place needs updating for sure. And our particular condo unit could use some TLC. Disappointed for what we paid for 3 nights - . Will not use Atkinson again. Plus the inconvenience of having to go to their rental for check in and check out is annoying. At this point, this should all be managed virtually. Overrated and overpriced for minimal service.

It is a block from the beach so perfect location in the middle of all the restaurants and shops at the boardwalk. We typically stay at Hilton properties and decided we wanted to try a vacation rental to give us all more space for our teenage boys with the two bedrooms and two bathrooms instead of a hotel room. Such a nice end to our stay having the owners cute daughters serving breakfast when we dropped off our parking pass at the office. I would definitely recommend Anchor Realty if you are considering a rental in Virginia Beach.

This place could be top tier, as it used to be in the beginning when it was built (which was less than 20 years ago). But each year it has gone steadily down hill. I will say that every time we have rented, the outside has been filthy and full of spiders/webs and bugs. Impossible to sit on the balconies because of this. It looks like they have never power washed the outside or refreshed the paint. This week, we even called Siebert Realty and the maintenance number they provided for this condo about the filthy balcony (which was unusable). Nobody ever came to help us. The swimming pool was so rundown. The concrete around it has deteriorated. Not kept up at all. The parking garage is filthy! Full of spiders, webs and bugs. You only get 2 parking passes for the garage and an assigned space, which is no where near your unit or elevator that takes you to your unit. And they won't give you a 3rd pass, which we needed. And if you don't put that pass on your mirror, they will boot or tow your car! The owners of these individual condo units pay a huge HOA fee! What is their money being used for? It certainly isn't being used on the outside of the condos! The owners of the individual units need to investigate the HOA or hire a new one, because it looks like nothing is being done with their money they pay! The only good thing was the condo unit inside. We stayed in 231B Tranquility Bay. It was very clean and beautifully decorated and furnished! Except the balcony, which was full of spiders. We will never stay here again.

The Sanctuary property is huge with 2 large, colorful complexes with parking garages underneath. Each complex has a pool and concrete area in the middle with grills and dining tables. There is also a 3rd pool at the beach entrance. We loved our unit. It was clean and updated. Water pressure was great in the showers. The storage closet that came with our unit was very nice to have so we didn't have to lug our things up to the condo from the beach each day. The grills at the pool were plentiful and very nice to have access to use. The beach in front of the Sanctuary was beautiful! It was crowded as to be expected but we put our things out early enough each day to get close to the water. The sand was soft and there were no shells like other beaches we have been to. We were also treated to dolphins in the water for the majority of the week which was a first for me. It was like they just sat out there waiting to perform! We did have to get used to the Navy planes flying overhead in their training missions but again, that was to be expected given where we were. Our only complaints are that more parking for residents/renters is needed and that the balconies and walk ways could use a weekly cleaning due to cobwebs. (That's probably a personal preference) We will be back!!
