Stayed at unit 102 (2712 Reef Court, Unit 102, Virginia Beach, VA 23451) on this property for about three months over the fall/winter of 2018. During my stay the main sewer line backup-ed and water seeped back into my bathroom and in the kitchen under the cabinet. I also found out that most of the first level units in the property too had back flow issues from the main sewer line. It smelled terrible. I had to clean the unit myself using at least five layers of Clorox and spent a week ventilating the unit. I soon moved out about two weeks later. But this isn't the only issues during my stay. The washer, dryer, and ice maker broke, faucet missing handle, and big roaches in my unit and on the premise of the property. Even though there was an exterminator that came and treat the property, I would still see roaches periodically. They were among the biggest and most disgusting that I have ever seen. Given all the issues that I had with my unit, the worst must be property management. After I moved out, I had texted and requested that my security deposit be mailed to me since I was 4 hours' drive away. I had texted and called a few times to get an update on my security deposit. After about a month I received a called back from Bruce, told me not to call that number anymore and hung up on me before I could get clarification on the return of my security deposit. So 38 days after the lease expired, I threatened to report them to the VA real estate board, to go to social media and to take legal action if i don't get my security deposit back within 45 days of the end of lease (according to VA state laws). I finally received it in the mail the day prior to the 45th day. Had I kept quiet it might have never come timely. There were also poor bookkeeping issues where they inaccurately recorded my check payments and did not have proper records of my security deposit payment. I had to provide proof of checks deposited by YBP to demonstrate all the payments made. This is the crappiest, most poorly managed and operated real estate property I ever stayed in. Management and staff are simply rude and incompetent. Stay away from this place! Otherwise, be very careful dealing with these people and stay away from first level units especially if you have children or pets that plays on the floor. read more

I wish I could give a zero for my review. This company stole my deposit of two months $3000 total. Ceiling fell in due to the Hurricane, water 2 inches in the floor and they made me stay there without offering any other place. I had no choice; I had no money to put on another place or hotel extra. No one will call you back, once they have your money that is it. That is why they want a Cashiers check, they have you at that point. DO NOT RENT FROM YPB! I could honestly write a book about how slimy, greedy, and unprofessional of an organization YPB Resorts and its owner Bruce Mimran are. All you need to do is look up his name to find out that he has at least 79 court records from him trying to screw over other people. I concur with Tri P.'s statement and had a very similar experience. My roommate and I are in the military and were stationed in Virginia Beach for 3 months and had a very similar experience with roaches, broken A/Cs, poor water pressure, and malfunctioning appliances. If you are paying for luxury don't come here . I wish I would've reviewed the reviews before spending my money staying here. First impression, we were disappointed by us not getting the unit we booked. We booked a townhouse, with the luxury of another bathroom and patio area. When we arrived we received a two bedroom apartment that didn't have the extra amenities we desired. We spoke to two people who mentioned they would contact management but we never received a phone call back. We spoke with someone name Patty and John, both of them were useless and kept apologizing but did nothing to compensate us for the inconvenience. They wouldn't even give us an extra parking pass that I'm sure wouldn't have cost them nothing. Beside a better review... I just was so disappointed in the customer service with this issue as if it was no big deal. The last day of our stay we received a text asking what time we planned on checking out and when i mentioned the issue with us being placed in the wrong unit, they said it was nothing they could do. We would not be compensated or receive a discount for the inconvenience. It seems that their scammers. They promote units they don't have. After reading the reviews we're not the first people this happened to. Over all the size and the location was great. Just not what we paid for, not to mention we had to dispose our own trash and couldn't even get our beds made daily. I just would rather spend my money at an actual hotel. When I arrived at the villa it didn't look bad, lots of bed space, decent kitchen, beautiful area, close to the beach everything within walking distance, I was thrilled! But unfortunately that's where the positive reviews on the place end. The first day the maintenance man came because our downstairs toilet wouldn't flush/ drain and would backup/ over flow, even when we weren't using it. The gentleman declared it fixed and we went on. The toilet continued making gurgling noises but we decided not to use it and use the upstairs bathroom, inconvenient, but far from The worst thing. Several days later the same toilet completely overflowed all over the floor, soaking the rug and floors in foul toilet sewage, despite no one using it for the better part of a week. Once again maintenance was called and didn't answer! So we called another number in the midst of stopping the back flow disaster. This lady couldn't have been nicer she immediately began throwing towels and mopping and cleaning as fast as she could. then the same maintenance guy showed up and blamed US for the spillage, and argued with us about using the water, Explaining that we shouldn't be using any water AT ALL because the toilet had issues days ago. Since we were living here for a week plus, I didn't see how that was possible. The lady who came to clean up was wonderful, polite, nice and as helpful as she was allowed to be in her position. The maintenance guy was nothing short of rude. hey really didn't even try to accommodate the fact that the place we were supposed to stay smelled terribly like sewage. When we first showed up to condo,the code that was given did not work for the pad lock to let us into the property. Once we got into the property, for the manager was walking around and let us in, I discovered it was not the room I had originally booked. The manager reported that we could switch rooms to the originally booked property, but it would be a few more hours until they could clean it. Upon switching rooms I checked the beds (my typical routine out of fear of bed bugs) before unloading most of my belongings. Horrifically, I found a dead bug literally just sitting there on top of the mattress cover. I then go back to the original room they had put me in and check that bed, on the corners of the seams of the bed I found another bug on the bed, but bc it is clear and hard to see, I Took a photo of it on their glass counter of the kitchen on top of their business card. Now stranded in Virginia Beach on one of the busiest weekends, I had to find a place to stay! I was told by management that they would not show me another unit of theirs because they could not help me. I emailed YPB Resorts who handles the rental agreement and they did not respond until the next day stating that what I had reported was false! That was it... here are the photos of my bites that showed up once I left their condo in a typical 3 bite fashion of a bed bug! I also found out that these condos are under new management. It's chaos there with two of the units that I had seen with what looks like bed bugs in different stages. What a nightmare! Now forced to spend way more money to accommodate my family last minute! Management never responded about returning my money which I stated that I would leave it as is if they gave me a full refund. How unprofessional, insensitive and neglectful!! Ps- in the midst of this craziness, another family reported to us that they were given the wrong room as well and an additional family told us that they were leaving because there were too many ants. I could not give any more details on that because we did not ask since we were beyond frustrated at that point and needed to leave to find another place to stay. read more

I stayed at YPB ocean condos for work reasons and paid up until the 21st of March. Was locked out of my apartment with all of my belongings inside on March 18th until I paid the remainder of the money which they changed the date to a two day later check out. I was only then allowed back into the unit and my belongings. I paid to get back in but later disputed the charges after I moved out. I never received the money, it sat as a credit in my credit card company. Fast forward 1 year later I get a subpoena in the mail saying they are suing me for non payment. I went to court showing my receipt but the person I assumed was the Attorney but was only the office manager said that she could not understand the statements as they were confusing. Unfortunately the judge sided with her and continued the case until I could find a better statement from my bank. I hired an attorney, for more paperwork and the case was dismissed but I was not awarded attorneys fees and they made me come all the way from Charleston, SC to Virginia, get a hotel and spend tons of gas money twice not to mention the cost of my lawyer...and all for no reason. I looked on the court dockets and see that YPB has sued many people and the owner had been taken to court twice personally. These are horrible people who prey on their clients and others. Please do yourself and your wallet a favor and steer clear of this business. read more

Beware! Do not come here for vacation! They sound really nice on the phone but the place is managed horribly. Started off our vacation on the first day walking into a very dirty unit that looked nothing like the pictures. Booked our stay here because of the kitchen shown on their site so we could cook for the family. come to find out none of the kitchen appliances were working and couldn't even use the stove top to cook, when we asked for a refund on the first day since we would have to spend money outside for food for a big family they promised they would give us a refund, it's been over a month and still no refund and when we call to ask about it they won't answer. Moved out of my over priced apartment after 3 weeks, did my walk through with whatever employee they had that day because they go through a lot. Any person with a Realtors license quits after they see how business is done. Got my deposit back late. Charged for things like new paint, it wasn't newly painted when I moved in and i was there for 3 weeks, mold in the fridge (it was vacant for a month after I moved out and the fridge was closed) , nail holes in walls (never hung a picture) stupid nickel and dime stuff you better come to expect from Bruce, zero moral compass. After I moved, half of the complex flooded in a storm and he was trying to get my old neighbors to tell FEMA their apartment was flooded to, after he wouldn't fix their front door that wouldn't look or their heater... total P. O. S. , Bruce when you die, it'll be alone and miserable you thieving slum lord. Silent partner is from the Norfolk Admirals, so I guess that backing allows him to do this, even though the city of Norfolk sued him for the condition of other properties he owns. read more

This company deserves no stars. I had booked to stay at a rental anticipating i would have 8 people going. I had contacted the owner with questions regarding the rental he responded the first time. The second time i never got a response.. A few weeks after booking I find out my group has 3 extra people going on the trip. I called to tell him knowing he'd want us to book a second rental which we did not want to do cause we all wanted to stay together. So i cancelled missing the 90 day deadline by 2 days (cancelled 88 days before the trip) . He said we would get a refund as long as it rebooked. Which i understood... He never took our rental out of the system for like 3 weeks after we cancelled (how can you rebook something if it looks like its already booked) one of the guys in my group then called pretending he wanted to book that rental for those dates and the owner said it was booked(but it wasnt cause he never took ours out). The owner gave me bullshit reason as to why he said it wasnt and still didnt take it out of the schedule for another 2 weeks. Ive called him at least 10 times before the trip. Every single time he told me "I'm not in the office I'll call as soon as i get back" never once got a call back. Just before the trip i saw it had rebooked. So i had called him to ask. He said its partially booked(lies. Calendar says fully booked) and we would get a partial refund he would do immediately. And never did. I call a few days later and ask him about the refund "oh i sent you an email" he did not. No refund yet. On the trip i call to ask about it "hes not in he will call you back" no call. We show up at the office the next day. Me and a friend to talk about it. He was so eager to help me till he knew who i was and told me he was busy and hed call me later. We asked politely for him to talk to us for 10 minutes. Nope he didnt wanna talk. Then he started threatening to call the police on us if we didnt get off the property and he drove away. We went to the office talked to a lady who knew absolutely nothing. Then we left came back in an hour to hopefully talk to someone else. No one showed up. The owner was texting the receptionist if we didnt get off the property to call the police. So we waiting for him to get back. After a while of him threatening to call the police and us asking him politely to talk to us. He finally called them. We waited outside off the property for them to arrive. Explained the situation to them (they sided with us) they went in talked to the owner and the owner finally refunded our partial refund. An hour an half of him threatening cops and not going to talk to us even though it couldve been solved by 10 minutes of explaining the situation or telling me he would or would not refund us. It really deserves NO STARS!!!!!!!! Piece of shit company. I was an employee of ypb resorts for a couple months. I was shorted $150 on my check and was never fixed. They have no way of keeping track of employee units cleaned or hours worked. Kim the housekeeping manager was no help at all when i brought it to her attention.. she ignored me for days when i asked about the issue and got rude when i decided to quit. I then went to the office employee responsible for payroll and she was completely unaware of the situation. She claimed she would fix it, i then waited a week and a half just to get the response that they have no way of tracking it back. I asked for the owners number and was told to just call the office. Seeing the other reviews for this property, i can guarantee he will not do anything to fix the issue. Ultimately they got me for free work and it's unacceptable.
