They do not post unfavorable reviews. We stayed last summer at Lorraine's Retreat in VA Beach. Our negative comments were about the poor maintenance of the interior of the property. Sliding glass door was very old and hard to open, multiple outlets did not work, cockroaches, old food items that expired years ago in kitchen, etc. Appears nobody did a thorough cleaning out of the closets, etc in years. Posted multiple reviews and followed up. I was told they would get back to me and they never did. Reviews never posted. Beware. read more

This house (Coral Beach) was not ready to rent. Maintenance sub-par. Roaches (they said we had them because it had rained the night before), cook top split in two, sliding glass door to deck wouldn't open (they sent a maintenance guy who said "I've already told them there is nothing I can do", 3rd floor deck supposedly had an ocean view (not in 15-20 years). Neighbors had similar issues. For owners, I would not list my house with them. They do not maintain them. For renters, the northern beaches are lovely and wide and it is wonderfully located. Great location, house was poorly maintained and not clean. We booked Shoreline Cottage for a week to celebrate my parent's 50th wedding anniversary. It was expensive (over $4000) but we were celebrating a special occasion and it was my father's dream to be in an oceanfront house. The location on the beach is incredible and the view spectacular - perfect for watching the sunrise and you can walk out from the house onto the beach. Unfortunately the house itself was run down, poorly maintained, and not clean. Blankets and bathmats were clearly not laundered between guests. Carpet smelled of wet dog and desperately needs to be shampooed if not replaced. Kitchen floor was so grimy it left your feet black after preparing a meal - we ended up having to wear shoes inside. Parts of the wall are peeling and the fence outside is sinking. There was an exposed nail on the front gate which cut my brother's leg. Overall not the kind of house you want to spend time in. Very disappointed and cannot recommend, especially at this price point. read more

Stop what you are doing and rent from somewhere else. You have no security renting with this establishment, we paid them yet when we have a problem all of a sudden its not their issue and they take no responsibility for the houses they list. We had a roach infestation in a house and after a day of finding large black cockroachs in almost every room they suggested we stay in the house while they fumigate the house. Who wants to vacation in a roach infested house thats being fumigated. Not a good way to run a buisness. read more

This summer we have rented a small home in virginia beach called Lorraines Cottage on 27th Street, when we arrived the cleaning staff were still in the house and had stated that they had been called last minute to come in and clean. The house was filthy and unswept. Upon our first day we have also noticed cockroaches crawling on the ceiling, floors, and walls. We also found what are called JUUL pods under the bed in one of the guest rooms. The place was COMPLETELY inhabitable. The house is EXTREMELY outdated and it is clear the owners are not up keeping it. We had then called and all they had offered to do was send an exterminator to spray, and when we stated that it was far beyond spraying and we were not going to stay in a house full of pesticides. Recently we rented a unit with Atkinson Realty at the Dolphin Run condominiums in Virginia Beach and we were not happy with our experience and would NOT recommend Atkinson Realty nor Dolphin Run for the following reasons: 1. Atkinson Realty (AR) - we thought we were renting a premium unit and paid a significant sum of money for the unit. The total bill came to just under $2600 for a 2 bedroom 2 bathroom unit. First, after we rented I was pestered at least 3 times for them to confirm the people and amount of people in my group. For the record, it was just my family of 5. I have never had to do any such thing before. It's very rude in my opinion and isn't necessary. Next, picking up the key with AR was very easy. The person that helped us was very nice. However, EVERY OTHER RE agency we have ever used has given us a goodie bag with some essentials for the first night, i.e. soap, TP, paper towels, etc. AR gave us a sand bucket with coupons. Very skimpy to say the least. The key drop off process was also very easy. The biggest issue we had with AR was the checkout list they expect customers to do upon checkout. Following are the most disgusting items from that list: "dishes cleaned and put away"....so this means that you're relying on the cleanliness of the previous renter the first time you use the dishes as opposed to cleaning pros! That's VERY disconcerting. Next, "refrigerator emptied and wiped"!! Are you kidding me! This is INSANE! Next, "floors swept"! Again, what?!! Next, "beds made"!! This means THEY ARE NOT LAUNDERING THE LINENS AFTER EACH RENTER!! This MUST be a health code violation and I plan on reporting them! All of this means that the unit is very possibly FILTHY! It also means renters are relying on previous renters for their HEALTH! This is disgusting and INSANE! Not to mention that I paid close to $2600 to rent this unit! It is DISGUSTING in every way imaginable! Finally, linens are NOT included...even at this price. Crazy! 2. The unit - we rented unit 1306. The unit is large enough and well appointed enough. However, it is grimy and dingy. We were in a constant state of "grossed out" the entire time we were there. In photos it looks nice. But when you get there you see the area rug is dingy and dirty looking, the sofas literally FEEL dirty, everything needs to be thoroughly scrubbed, everything could use a coat of paint, the blankets are STAINED, and THERE WERE HUGE WATERBUGS in the master bath....HUGE!!! My wife literally almost ran out of the unit and back home! Then, as if that weren't enough, the AC unit in the master bedroom is old and sounds like a jet engine AND it cycles on and off all day and ALL NIGHT! We literally had to sleep with ear plugs!!! 3. The condo building (Dolphin Run) - not a terrible place, but, needs hallway carpet cleaning/replacement, corridor painting, and elevator needs some minor Reno work. WONDERFUL location! Tiny pool was constantly out of order. Worst thing about this place is that the Lobby ALWAYS smelled bad due to location of the trash room. Very nasty. I understand that people buy these units with the hope to enjoy them and then rent them out to help pay it off or make some money. But AR and the condo owners need to understand that they have a responsibility to the people to whom they rent these units! They are now an official, hopefully, professional business renting units to the public! They MUST behave and operate their businesses accordingly! This unit was disgusting and don't expect to sleep well with the master bedroom AC. Also, AR's checkout policy is abhorrent and, I am guessing, a health code violation. I DO NOT RECOMMEND THIS UNIT NOR DO I RECOMMEND ATKINSON REALTY! PS. Every year my family and I go on a beach vacation to a different location and I have never ever written a review like this...EVER! read more

Still one star because you shouldn't have to work this hard to get your money back, but Atkinson did send me another check for the remaining $39.95. -- Well, Atkinson sent me a refund check back for $39.95 less than what I paid for the rental. So apparently for them, I should have paid $39.95 for absolutely no service except a lot of wasted time on my end. I've notified them that they need to refund the $39.95 or I'll be filing a dispute with my credit card company. -- Signed a contract with ERA Atkinson for a week beach rental in Virginia Beach. I should have realized early on that they didn't have their act together when they were talking about a $39.95 fee for a credit card transaction after the first payment, which is a blatant violation of the merchant agreements of every major credit card, including MasterCard, which is what I was planning on using for my second payment. I never got to the second payment, however, because they called to tell me that the owner of the beach house had called them the week before to let them know he had rented the house for the entire summer. Our rental -- which I had signed a contract for -- was therefore null and void. Somehow, though, it took them a week to notify me of this. They started a search for another property, but indicated it would probably be futile. I ended up finding another, better, property on my own, and told them to call off the search and give me a refund. Despite the fact that I paid in credit card, they said they would cut a check for the refund. And when I asked for written confirmation that the contract I had signed was no longer valid, the woman I talked to seemed to think this was a totally ludicrous request. Just wait until they find out Chase filed a complaint with MasterCard on my behalf when I emailed them asking about ERA Atkinson's credit card hijinks. Bottom line: I wouldn't trust these guys for a vacation rental again, much less a major life purchase like a house. I've never seen an indication of any remote level of competence from them during the course of my rental fail. read more

We are renting a seasonal home at 109B 52nd St in Virginia Beach. We arrived on Saturday, August 23rd 2014- the house was flithy, there were spiders and cobb webs in every corner, there were loads of sand on the beds, the bathrooms were partially cleaned. There was hair inside of the refrigerator, I guess it was too much work to use a separate sponge or towel to wipe down the refrigerator. We spent hours cleaning. On Sunday morning we learn that the pots and pan are complete crap. The refrigerator door barely closed. Odors emanating from the sink. Monday roaches and other bugs start coming out. Finally Wednesday I go to Atkinson realty to complain. They assure me that someone will be sent to exterminate. No one came. After dinner we come home to a roach infestation in the kitchen. Needless to say all of the groceries area that were on the counter are garbage now. My husband is really angry and we will be going in person once again to see what these people are going to do.... I rented a house this summer for a week. The house slept 16 people. We were having a family reunion and had ages 2-91 staying. We were told from day 1 that our dryer would be fixed the next day and never had a repairmen come the entire week. The lady from Atkinson told us there was a laundromat on 32nd street. The guest bathroom had a sign posted that said "No pooping..Not kidding. " That was very appealing to our guests that came to visit. One of the bedrooms slept 6 people. There was no dresser or closet in the bedroom so we had to put our cloths on the soiled carpet. Upon checking out on Saturday I asked if there would be any compensation for the horrible experience and were told the owners were not interested in any refund! I have never dealt with a realty company that did NOT stand behind their properties, until now. July 2013-rented 4608 Ocean Front, Virginia Beach, VA for a week. The property is advertised as "classic", in fact, it's terribly neglected. There were broken lights, tv, smoke detectors, toilet, among other things. The pictures on line showed 5 bedrooms, one which does not exist (they have since taken that picture down but blamed it on the owner). The furnishings in the pictures are no where NEAR what exists in the house. There are holes in the walls and the bottom of the tub. The toaster oven did not work. We would not have stayed the night if my father wasn't in the Senterra Hospital due to an illness that began on our trip to VA. For a house that cost over $4,000 per week, we were given $200 "for our trouble" and all of the issues got blamed on the owner. I rent from a realtor so I don't get duped by online misrepresentations. Obviously, Atkinson is not trustworthy. There are no reviews of this property on the realtor website for a reason. read more

We are in a month long rental at Playa Rana, Virginia Beach unit 202 which Atkinson manages. We are here as we find a home in the area. We had to pay in full for the month rental and have been told that despite major issues with the unit that our fees are nonrefundable. The people above us are so loud that we cannot sleep with ear plugs and a white noise machine. They are stomping and running around above us until way after midnight. Then at 5 am the sun shines right through the cheap, thin curtains. There are no shades or blinds in the bedrooms. We placed black trash bags to block the light and were told that we were in violation of the condo policies. When Atkinson called about the condo violation they did offer to put in black out curtains in the bedroom which was helpful. They are trying to contact the people above us, but they do not manage that unit so it may not be helpful. I would not recommend this unit to anyone who values sleep. It would be better to be in a hotel where they can contact the other guests directly or move to you to another room. As far as the unit goes the carpet is old, stained, and dusty and the sofa is painful to sit on with large wooden bars under the thin cushions. Then you have the street noise and general yuck of the location and area. Oh and moldy disgusting kitchen towels were left hanging in the kitchen. This was not a good choice for a month long stay since the payment is not refundable!! Do not rent UNIT 202 at Playa Rana. This is why you can't find reviews of the unit online! read more

We rented Sea La Vie. First of all I'm not sure who is responsible for what I am about to write, the owner or Atkinson. The location for this property was perfect! The problem. We entered the front door to a vacuum with a sign that said 'out of bags'. The house at a glance looked dirty. There were potato chips under the table in the kitchen. We had to wash all bath rugs and bedding before we could put the-thank heavens- bagged linens on from the sheet and towel service. There was 7 inches of mold on one of the shower liners. The vents were so disgusting we took a picture. We disinfected the kitchen. The counters were filthy and, there was even a knife behind the toaster. We knew nothing had been moved and cleaned and that had nothing to do with not having vacuum bags! We Cleaned and made our list for Walmart!!! Shower liner, skillet-yes, I would not have used the ones there. Also, the house sleeps 15 but there were not enough silverware for even 10 much less a pot that would even cook for our 5. The garage frig didn't work but I found the breaker was tripped and we got that going. The bikes were nice but all had flat tires. ( Bike pump on Walmart list.) I made 3 calls to get the Internet and TV to work and finally they sent someone. The vacuum bags would come maybe Monday. We arrived Saturday. The garage door is broken so we had to take the bikes, beach chairs, etc. thru the downstairs hall. I can't begin to tell you how many light bulbs were out. We didn't even bother. The neighbor did return the beach cart but we had our own. The second day one of the air conditioning units went out. I called Sunday and Atkinson pondered-we'll get to it? until I put my foot down- the nice guy came within 45 minutes! I called when we checked out to see if I had put down a deposit. Sure. It's a non refundable 55.00 but it covers up to 500.00 in damage. Now isn't that clever? And what are they spending that money on? Light bulbs? Tea towels? ( There were none) Cleaning service ??? Needless to say, the house was cleaner when we left!!! Read the checkout list. They have the audacity to ask you to sweep up before you leave. Well I didn't, even though we thought about putting the potato chips back under the table, I couldn't be that mean. If the owner is paying a fee to Atkinson and they think their house is being cared for then they are wrong. Our week was wonderful because we made it so! !!! Atkinson should be grateful that we're one of those families that cleaned and cared for that home because it was the right thing to do for the owner. But if you read this, feel free to reimburse us for the shower curtain, bike pump, tea towels and skillet! For 5,000.00 a week, I shouldn't have to buy or clean anything! read more

We recently made an offer on a home they had listed. And was extremely disappointed in the way our offers were handled by Kevin Hall. We made our first offer just about 1,800.00 under list when factored in we would pay all of closing. He had open house the next day and got a better offer but never communicated to our agent, When they finally talked he said they were rejecting our offer...Seriously no counter. Then our agent who is awesome asked him to wait and at least let us counter which we did going over list with 1/2 closing. No response at all this time. We found out he went under contract with someone else on the web site. I mean seriously misrepresented his client and in my opinion let money on the table!!
