    We have spent our family vacations using Siebert Realty for several years. We have made wonderful memories in the homes that we have rented. Siebert Realty has a great renting process . They are great to work with and highly recommend them for your vacation needs. We already rented for this summer and summer of 2026 with Siebert. They are great. We did rent Capn's Cabin recently and although Siebert Realty was amazing and very responsive to us, the owner of Capn's Cabin was not. We rented Capn's Cabin particularly for the game room and the basketball hoops set was broken. The TV had no volume. The ping pong table was missing the ping pong table. There was no hot water on the ground floor. The list is endless. What was worse is that after we left Capn's Cabin, the owner told Siebert that we left the house 'not taken care of". Thankfully, Siebert Realty knows us as renters since we have been renting from them and they knew we took care of the house. With that said, I highly recommend Siebert Realty but I do not recommend Capn's Cabin.

    Coming to Sandbridge for 10 years, this was our first time renting with Siebert, we booked "Top Deck" 8/16-8/23. One of the main reasons we selected this home was because of the elevator and the "Handicap Friendly" bathroom for my disabled father. Positive * Kids enjoyed the Pool and hot tub * Beach access was convenient Negatives * NOT handicapped accessible as Siebert confirmed with the owners prior to our arrival. Middle floor handicapped bath, the "small" lip was 4" high and no way ADA compliant, so unusable to us * MOLD- middle floor King and Queen "suites" with identical bathroom showers had identical disgusting mold covering the dated jets in the tub * ANTS- everywhere. In the kitchen lining the cabinets, in the pantry, in the bedrooms and all over the couch in the rec room on the main floor. There were ant traps and spray everywhere so clearly a known problem but ineffective * Cleanliness- sheets were clean though comforters do not appear to be laundered often as there were stains on pillowcase covers and comforters. * HVAC- As we were unloading, we realized our bags were sitting in water as the HVAC closet had water spilling over the pan and onto the floor, HVAC guy came out a day later to blow the line which drained out back onto the concrete above pool deck, we couldn't use the outdoor shower without stepping over the nasty debris

    ***Atlantic Breeze ***** Atlantic Breeze ****Atlantic Breeze Have you ever wanted to be a Maintenance Supervisor or Project Manager? If yes, then this is the perfect vacation rental property for you! If your experience is anything like mine, then you will be busy every day submitting and following up on maintenance requests. It is sure to add an unexpected dimension to your long awaited vacation. Simply stated, this property is not well maintained at all and the description along with the photos are not representative of the property. It appears that the photos are from 2016ish but you decide when you rent this property. But before you book this property feel free to review the attached photos and the floor-by-floor review of the problems encountered during our July 2025 stay. (Shortened due to Character Limits) AC woefully inadequate. Period. Full stop. Details below. No bedroom ceiling fans. Consider bringing your own. Third Floor: 9. Washer not operable. Replaced on Wednesday. 10. Room 5: toilet continuously running. I fixed it. 11. Room 6: shower inoperable. Needed a mixer valve replaced during our stay. 12. Room 1: shower leaking onto ceiling below. Temporary fix during our stay. 2nd floor ( Main Floor): 11. AC Units in the utility room not maintained well. Drip pans full of water and dripping into shower below on room 13 and condensate pipes clogged. Pans vacuumed. Recurring problem as towels were already in place prior to us occupying the house. 12. AC unit for main floor broke on Wednesday. AC Tech got part the next day, but the issue was not resolved so the fan motor was ordered and replaced on Friday afternoon. On Thursday, Siebert company offered us three portable AC units for 10,000 sq feet of house after I demanded some sort of resolution/action. I asked for more but was denied. Each unit generally covers about 500 sq ft and with limited windows that open, their placement was limited and so was their effectiveness. So, we put 2 on this level and one below. 13. Pool table not used as it was unstable due to missing leg screws. Reported but not fixed. 14. 3rd refrigerator had ice buildup in freezer and dripping on floor. Reported and fixed during our stay. 15. Leak over the coffee bar from clogged AC system. Requires removal of sheet rock on third floor to resolve. Not fixed during our stay. 16. Room 10 Toilet handle hanging. I fixed it. 17. Room 1: shower leaking onto ceiling below in hallway. Temporary fix during our stay. 1st floor: 5. This is the warmest level of the home. Because cool air drops this should not be the case. The temperature would not get below 74 at night and hovered around 78 most of the time. This floor was really unusable. We had occupants cut their vacations short and others move up to others' rooms on the third floor in order to sleep. You cannot sleep in any of these rooms on this level. Even with fans, it is unbearable and during our stay only two of the days was over 90. Imagine a heat wave? 6. Room 13: leaking shower ceiling from AC unit above in Utility room. 7. Theater room not used due to high temperature 8. Game room extremely limited. One of the driving games had an out of order sign on it because PC was missing from it. The Star Wars game was not working. PC would not boot. Star Wars game fixed during our stay. Outside Pool Area: 5. Outdoor kitchen is a hazard and literally destroyed. Dishwasher removed with electrical wire laying on the wet floor with painters' tape used to cover the wire. I replaced the tape with electrical tape and positioned the wire so it's off the floor. I requested that an electrician be brought in to see if the wire is still live and to properly secure the wire or remove it. Not fixed during our stay. 6. All the cabinet door handles had been removed due to rust and they had not been replaced. A cabinet door is broken and left in room. Not fixed during our stay. 7. No lounge furniture around pool as shown in website photos. So, it is easy to see how much time it took to handle all these issues as they didn't happen all at once or overnight. There is a lot of evidence around reoccurring issues. In all fairness, the front line team members listened well and processed the issues quickly. Though not one person said they were sorry that we were having such problem during our stay. The maintenance requests are handled through an intake process either by phone, in person or via their app which is very good. Also, Seibert is responsible for what goes on their website, and they know about the condition of this house from week to week and year to year as all of the maintenance issues are recorded by them.     False advertisement. Photos of vacation rental were outdated - many things were broken on the property and the cleaning service was not good. We have to wash the blankets on beds because they were not clean. Cabinets were sticky, broken items included basketballs hoops, fire pit, the pool was far from pristine as show in photos. The ants were horrible, even getting into our cars. I requested a partial refund and have not heard back yet. Property No Comparison Bayside is not where to review - I would find another location if you are considering this.

    My family vacations in Sandbridge every other year, since 2005. We stay oceanfront (this year at The Tides) and we were VERY disappointed in the shape of this house! For $30k a week Seibert should be embarrassed! I called 3x, first call within 24 hrs of arrival to report several problems. The pool has a leak, hot tub was cloudy, outside was gross and needed power washed. Bathroom tubs/showers in many BRs were moldy, kitchen drawer was broken, mattresses need replaced. Both hoses were inoperable. Maintenance did come with two hoses and housekeeping came to clean the theater room, which had not been cleaned. Stove burner doesn't work. Urine smell in bunk bedroom on 3rd floor by elevator. Bedroom on pool floor did not lock from outside. When we left Saturday, there were 2 cleaning ladies there at 8am to "clean" a 10 bedroom house, which explains the condition. For $30k a week, Seibert should be ashamed and the non-responsiveness is unacceptable!

    So disappointed in this company this year. We have used Siebert several times, we got really poor service. This year, our house in Virginia Beach isn't as advertised, despite a $15k price tag. Besides being very dirty and crawling with ants, our indoor pool filter hasn't worked, nor has the ventilation system for the pool room. We also got a pool table with broken cues and missing pockets. The house is also pretty run down, and there isn't enough patio furniture for many of us to sit outside. We have called for help several times, but have got little response. I would suggest that anyone who would like to visit beautiful Virginia Beach choose another real estate company for rental properties.

    We stayed in The Second Deck condo at the Dunes, and Courtney at Siebert took great care of us. The building facilities were always well-maintained.

The Sanctuary property is huge with 2 large, colorful complexes with parking garages underneath. Each complex has a pool and concrete area in the middle with grills and dining tables. There is also a 3rd pool at the beach entrance. We loved our unit. It was clean and updated. Water pressure was great in the showers. The storage closet that came with our unit was very nice to have so we didn't have to lug our things up to the condo from the beach each day. The grills at the pool were plentiful and very nice to have access to use. The beach in front of the Sanctuary was beautiful! It was crowded as to be expected but we put our things out early enough each day to get close to the water. The sand was soft and there were no shells like other beaches we have been to. We were also treated to dolphins in the water for the majority of the week which was a first for me. It was like they just sat out there waiting to perform! We did have to get used to the Navy planes flying overhead in their training missions but again, that was to be expected given where we were. Our only complaints are that more parking for residents/renters is needed and that the balconies and walk ways could use a weekly cleaning due to cobwebs. (That's probably a personal preference) We will be back!!

The view was beautiful (full ocean) and the bed was pretty good. Washer and dryer like new. Pool areas were wonderful and it was great to use the grills! ***my only complaint/recommendation would be to bring something to get your gear, coolers and food to your unit. You end up making 50 trips in the elevator. I wish they had some luggage carts or something...heck I would even pay a couple bucks to rent it to help unload or load the car!

    Who wouldn't love this place? Termite swarms on the living room floor (google image search this if…read moreyou want nightmares), internet that craps out frequently, pipes that freeze in the winter, a property management company who is unhelpful or downright nasty, no lawn service so grass is 2 foot high and has ticks, and property owners who keep $800 of your deposit without providing you with photos, receipts, etc., of the "damage" you inflicted. The owners are misers and have done very little to keep the place up. The furniture looks like it was trash picked (some pieces certainly smell like they were found in a dumpster). The box spring in lil' paradiso is broken, so there's a piece of plywood jammed under the mattress to keep the whole thing from folding inwards like a taco while you sleep. The place was dirty when I moved in, and although "furnished," didn't include silverware, lights, kitchen towels, pots and pans, or a can opener. Sandbridge Blue told tenants that we were responsible for keeping the grass mowed and/or paying the mowers, even though that is not part of the lease (it's also an insane demand). The walls are thin enough to hear conversations next door and in the unit upstairs. Seriously, the termite swarms. I have never seen anything like this in my life. It was like that scene in Indiana Jones and the Temple of Doom. Unless you are a very successful lawyer itching for a new court battle, I wouldn't spend your money here. Let the renter beware! Plus, this house is for sale, so let the buyer beware!!!!!

It sounds like they're doing construction all day. I imagine if we had come in the summer, it would have been awesome, since we probably would have spent most of the time on the beach, however, since it's November, we spent a lot of time inside, watching movies. The TV in the living room is hung quite high, and it's an awkward way to watch TV unless you're lying down on the couch. Everything is in good, clean condition, and the owners have taken a lot of care in decorating the place. Lots of blankets and towels available, which was nice. Again, for $75/night, I think this was a steal - hopefully, the upstairs neighbors will learn to be more considerate or put carpeting down, in which case, I would love to come back during beach season!

Once inside we were very impressed with the cozy home get away look. it was very clean and each room had its own personality with a splash of color. We went to the grocery store first, which we should of waited, because it was well stocked, with a full size refrigerator and stove w/microwave also pots and pans and dishes.Plenty of cleaning supplies as well as bath towels and wash clothes. Their was a small (tabletop) ironing board and no iron, so we notified the owners and they had someone who lived on the property to bring us a new one the same day, which was very helpful and saved us from purchasing one. The Boardwalk has many types of cuisine that you may want,with in walking distance; as well as different activities and shopping.The Irving Condo's also provide you with beach equipment which is helpful and saves you from having to purchase chairs & tents to enjoy your beach time. Their is only one parking space available per condo, thankfully there was a neighbor who offered her parking space to us to use for our guests and family who visit. My husband and I had the opportunity to walk to the beach and watch the sunrise, it was breathtaking and romantic. We rented the condo for a week we were pleased.

When we first purchased our timeshare week, we had visions of visiting Virginia Beach every summer with our kids. Then, life got in the way so we used the unit less than we had initially planned. We continue to pay maintenance fees, and were trying to figure out how best to utilize the unit on an annual basis. Sometimes, we did utilize the unit ourselves. Once or twice, friends used the unit. Once or twice, we rented it out through the resort's rental program (at a loss). Another time, we rented it out through TUG (at a small profit). About five years ago, we found VB Timeshare Rentals, and have rented out our unit every year since with them. The company has been wonderful to work with. The transactions are handled professionally, with contracts, tax forms, etc. In addition, Jessica has been a good communicator. We have made a small profit in all but one year (during COVID), but to be honest, we're relieved to at least cover the maintenance fees. The company has been great about sending the pay out check very soon after the unit was occupied. We highly recommend this company for your timeshare rental needs.

At first I was a little concerned about the Ocean Beach Club because of other reviews describing add on fees for things like wi-fi, parking, and misc. resort fees but as the website says by renting directly from owners weeks those fees are waived ! with one free parking spot included . The rooms we rented were exactly what showed on the rental agreement. At check out to receive a printed receipt showing a ZERO balance at least made a sad day of my vacation ending much nicer . Will definitely use their services again.

    Stayed at unit 102 (2712 Reef Court, Unit 102, Virginia Beach, VA 23451) on this property for about…read morethree months over the fall/winter of 2018. During my stay the main sewer line backup-ed and water seeped back into my bathroom and in the kitchen under the cabinet. I also found out that most of the first level units in the property too had back flow issues from the main sewer line. It smelled terrible. I had to clean the unit myself using at least five layers of Clorox and spent a week ventilating the unit. I soon moved out about two weeks later. But this isn't the only issues during my stay. The washer, dryer, and ice maker broke, faucet missing handle, and big roaches in my unit and on the premise of the property. Even though there was an exterminator that came and treat the property, I would still see roaches periodically. They were among the biggest and most disgusting that I have ever seen. Given all the issues that I had with my unit, the worst must be property management. After I moved out, I had texted and requested that my security deposit be mailed to me since I was 4 hours' drive away. I had texted and called a few times to get an update on my security deposit. After about a month I received a called back from Bruce, told me not to call that number anymore and hung up on me before I could get clarification on the return of my security deposit. So 38 days after the lease expired, I threatened to report them to the VA real estate board, to go to social media and to take legal action if i don't get my security deposit back within 45 days of the end of lease (according to VA state laws). I finally received it in the mail the day prior to the 45th day. Had I kept quiet it might have never come timely. There were also poor bookkeeping issues where they inaccurately recorded my check payments and did not have proper records of my security deposit payment. I had to provide proof of checks deposited by YBP to demonstrate all the payments made. This is the crappiest, most poorly managed and operated real estate property I ever stayed in. Management and staff are simply rude and incompetent. Stay away from this place! Otherwise, be very careful dealing with these people and stay away from first level units especially if you have children or pets that plays on the floor.

This company stole my deposit of two months $3000 total…read more Ceiling fell in due to the Hurricane, water 2 inches in the floor and they made me stay there without offering any other place. I had no choice; I had no money to put on another place or hotel extra. No one will call you back, once they have your money that is it. That is why they want a Cashiers check, they have you at that point. If is were a Credit card, you could go through your credit card company and get you money back, this way you cannot. Lying people and cheats. DO NOT STAY AT YPB RESORTS!!!!!
