I would not recommend Utopia to property owners. Since taking over management from Landmark in September 2025, rent payments have been consistently delayed by about a month. Under Landmark, rent was transferred a few days after payment; with Utopia, it takes about a month. From September to December 2025, we only received 3 months of rent, but the 1099 shows 5 months collected, a two-month discrepancy. We contacted Jessica multiple times, but responses were very slow and incomplete. After several follow-ups, the accounting team reviewed it but did not correct the issue. Holding rent for a month effectively gives them an interest-free loan, and when combined with reporting discrepancies and very poor communication, it raises serious concerns about their management practices. read more

Put in a service request for my bathroom sink that was leaking. They were able to get someone out the next day. Noah the plumber came the next day and got everything straightened out and my sink . He explained where the leak was originally coming from and got me a new sink. I am actually happier with the new sink because I had an older one originally . Thanks again noah! read more

I would NOT recommend this company. I would rate their service level as poor and unacceptable for a property management company. I am a property owner. Utopia took over management of my properties when the owner of Landmark Property Management retired and sold the business to them. It's been a year or so since they transitioned to Utopia and I've had it with them. It took nearly a year to get them to complete a Pet Addendum with a tenant. Even after there were multiple complaints from neighbors, including a dog bite, they were not quick to respond or even understand the legal liability. I had to search for a contact above the manager in Ontario as I could not get the manager to respond timely or adequately. I was told they are understaffed but after a year, you should have hired additional help by now. I don't think it's unreasonable to expect them to respond to emails/voicemails within 24 to 48 hours. That just doesn't happen. Most recently, I have asked for the Lease Renewal on a property. This was requested on May 19th. Around the same time I requested a few repairs. We are nearly two months later and multiple emails regarding the Lease Renewal and no response from them. Of the three items they were supposed to fix, they only fixed one and then billed me for two bath faucets. Only one was replaced. It's obvious that the second bill belongs to a different property (bought a different day and from a store in a different area). On the second item, my tenant was told by the handyman that the fan/motor needed to be replaced but then he never followed back up. I would not have known that they only fixed the faucet and not the fan or light had I not spoken to the tenant. I was charged $345 in labor so I assumed that included all three items. Yesterday I was going to email them again to ask about the Lease Renewal but knew I'd be left waiting days for a response. Instead I decided I was done with this mediocrity and sent them a termination of services email requesting the Lease Renewal (my feeling is they never did one), refund on the faucet and a partial refund on the labor charge since they did not fix the items requested. Have they responded? Of course not. You'd think after they messed up the Pet Addendum so bad, that they would be quick to take care of things going forward. Not the case. If you want to run a successful business, responding to clients/customers should be a top priority. If you are a property manager, I recommend you look elsewhere. If you are a tenant and having issues, let the owner know. read more

Thank you for your response Joanna W. Whoever you are because we personally have never met, but I have been in contact with Kim via text and several others who refuse to pick up the phone. However, regarding the subject of "unpaid" rent, you would need to actually communicate with your workers which obviously isn't done. Kim was notified the end of November that tenancy would not continue past Dec. It took her some time to get back with me cause she was not able to locate the 2025 lease agreement which miraculously disappeared from your system. When she finally did get back with me, it was discussed that deposit would be withheld in lieu of Decembers rent payment which I have in a text. What wasn't discussed is you (since you want to respond and take accountability) Also adding on bogus charges. So now I see the scheme was to have me pay Decembers rent, you keep my deposit and charge me additional fees, Shame on you, how unethical. Me and my family we're looking into renting a new home as we had gotten fed up with our roommate. Went in Zillow and found a property managed by utopia and decided to get more information. The customer service rep was extremely courteous and help with. They provided information about the home and even went the extra mile to guide me through the process of applying. A few weeks later I get a call about a showing. Me and the family head over to the gorgeous home. We really liked it and hoped that we'd get it. Another week or so later and we were approved! We got the keys and had a little survey about the house. Now we're all moved in and ecstatic about the new property! Regarding my request for maintenance: The technician, Jay, reached out the day before (the date I made the request) and we scheduled a time for the following day. The next day, he text me to notify me that he was called away for an emergency but would be out to complete the work requested later on that afternoon if my schedule permitted (which it did). He arrived at the time he stated and got right to work. He was at my house for like 5 minutes and was able to assess the work and left to Home Depot to get the needed parts. When he returned, he fixed said issue under 5 minutes. I thanked him and he left. He left the bathroom in the same manner as when he arrived. He picked up after himself and left with all of his tools and the trash. There have been no problems with the faucet since his visit. Jay was courteous, informative, prompt, timely, and did a great job. His appearance was clean and tidy and appropriately dressed. Thanks! read more

FINAL UPDATE: After filing a complaint with the BBB, I finally received a text from the company promising to refund me the money they owed. As of today (2/2/23), I have received a check for my full refund. My recommendation for any potential customer, READ, READ, READ! Before signing any documents, whether with this company or any other, take the time to read the contract and ask all the questions you have no matter how dumb or silly they sound. There should be no surprises. Always ask if a particular request or service will cost you outside of the monthly fee. Now days later the property is off the market and I have no clue if it's because of my application or someone else's. Their communication is non existent. read more

I had my rental property under Utopia since 2018 and everything was ok up until the pandemic happened. The communication was horrible when there were questions and at one point for a few months consecutively I noticed part of my monthly payment was missing. After emails were exchanged with Sarah, who was my property manager, we come to find out that the tenant had not been giving the full amount that was due for rent. Sarah and her team failed to realize this was happening. They did not notice, until my husband and I printed months of statements that tenant had been behind for about two-three months. Not once was there an apology or concern in this matter and the follow up became little to none. Since that moment the service with Utopia was horrible! This was just one of the nightmare incidents! We have had Utopia charge over $6k in repairs, once the previous tenant moved, and not once did Sarah ever inform what the costs were going to be. Just the contrary, before any repairs were going to be done to our rental property, she stated that at most the repairs would be no more that $1k. And again, the communication was little to none, multiple emails, and no follow up. And lastly, we were charged a landscaping invoice that was not ours, which again we questioned, and Sarah failed to notice/inform my husband and myself. I have never ever experienced such horrifying customer service and that that I work for a credit union! 05-4-23 It is still mind boggling how all that went wrong is justified. Pete, my infuriation is not of all the unfortunate situation that occurred, it is of the POOR communication, follow up, and accountability that failed To my husband and myself! AGAIN, if Utopia knew of all that was going on, they failed to inform My husband and myself in a timely manner And waited for us to question what was going on! TERRIBLE! Everything started off great in the first year, then suddenly there's lack of communication, on multiple occasions. A lot of times we're in limbo with what's happening with our renters, contracts, maintenance estimates, there were 2 occasions we had to back up mortgage for 2 months due to lack of preparation. I live at a property ran by Utopia. This is by far the worst property management business that I've ever dealt with. I requested maintenance for a few things, one being a leaky faucet in the bathtub. The company finally sent one of their maintenance workers two weeks after my request. One would think that it would be a bit more urgent to fix since we're in a drought.....but, I guess not! Anyhow, the guy showed up today to fix the leak, which he succeeded in doing so, BUT, he then put all the faucet hardware back on so janky that now our handle to turn on the water is backwards, and the water spout is totally crooked, so the water comes out sideways.
