This is my second time having Management One lease and manage my home, and my experience as a property owner has been extremely disappointing. I originally handed over a pristine, professionally prepared, move-in-ready home. At the end of the first tenancy, I was still required to pay for carpet and paint, even though both had been completed only about one year before the lease ended. The remote for my A/C was also missing, and I discovered that the tenant had smoked inside my home. I ended up spending 5 thousand on repairs. Repairs I never caused cosmetic repair's. I was told that annual property inspections were being conducted, so I do not understand how smoking inside the home and other issues were not identified and addressed during the tenancy. Despite this experience, I continued with the company and allowed them to place another tenant. Before Management One ever leased the property, I made them aware that the city's annual trash fee is billed directly to me through my property taxes and must be reimbursed monthly by the tenant. They correctly collected it from the previous tenant but failed to include it for the current tenant. I discovered the error myself nearly three months into the lease. I was also never informed that the current tenant had been approved to keep a dog at my property. I only discovered it after questioning a pet fee and reviewing the lease myself. As the homeowner, I should have been told that an animal was being approved to live in my home and how the pet-related payments and protections would be handled. Rather than me sending 4 emails asking the same question and not getting any answers. The most concerning issue has been a toilet blockage involving toilet paper during the current tenant's occupancy. This problem never occurred with the previous residents, during the week maintenance workers were inside the home, or during our own visits. Despite this, I was held financially responsible for the plumbing work and dry wall because the wonderful tenant kept flushing the toilet despite being told to allow the toilet to drain for repair. I was initially told one amount would be withheld and refunded since it was a tenant issue, but my owner statement later showed that a larger amount of over 500$ had been withheld after my rent proceeds were already disbursed. Communication with the office is extremely unprofessional. My experience with Sarah in accounting has been especially poor. She does not consistently return emails or calls or provide updates, no clue how this is allowed in a professional office. I have had to repeatedly contact the office and even involve the maintenance department and customer service just to receive answers about the status of accounting matters. Property owners should not have to chase multiple departments for basic information about their own home and money. I pay Management One to protect my interests, conduct proper inspections, maintain accurate accounting, communicate important decisions, and properly manage the tenant and property. Instead, I have been left chasing answers about property damage, missing items, missing tenant charges, an undisclosed pet, inconsistent holdbacks, questionable owner expenses, and ignored calls and emails. Oh even rent on two occasions not because tenant didn't pay but because accounting isn't working on my account and dispersing properly. If you are considering hiring a company to lease and manage your home, I would recommend choosing another company. This level of stress, poor communication, and lack of accountability is not worth it when you are paying someone to manage these responsibilities for you. I rather have my home sit vacant and cover my own mortgage. If any upper management reviews this I would love a call since I've asked for call backs and had to resort to this level leaving a review on Yelp like an outsider. read more

If you want to deal with a high pressure salesman who will bug you but never deliver, Tyler is your guy! He promised no fees til after my property was rented and stated they have contractors who would be able to help prepare my property for rent. Even though they were unable to fulfill their duties (and made false claims) they want to charge me one month's fees as I've canceled the contract for failure to fulfill their duties, as they have done nothing other than provide comps. Great criminal business practices! UPDATE: Thanks for the reply Krissia. However, if you're going to state your side, please remain factual. Several statements you left were not factual. I kept notes of every conversation w/Tyler; 1) your "complimentary" walk-through is what Tyler and you later tried to charge for; 2) you did NOT draft a custom attorney response prior to signing, I signed the regular agreement only after Tyler guaranteed me no fees would be assessed until after the property was rented & the fees were based on rents collected and/or construction work performed (there was 0 work performed and no estimate for work ever provided), plus the signing was based on him guaranteeing you would be able to quickly supply contractors to complete the remediation, which you were unable to perform. After the delays in starting the contractor work you tried to get me to sign a completely one-sided agreement you had your attorneys draw up (where you absolved Management 1 of any liability for damage your contractors might cause), which is what I declined to sign; 3) if you consider providing "market comps" as "work" worthy of charging 1-month's fees for, then you are uniquely over-priced as every other real estate professional and property management service that I spoke with provides these free of charge. Bottom line - your company (and Tyler) misrepresented the capabilities & fees and were unable to fulfill the agreement, which is why I declined to move forward with you folks. read more

This week I had an HVAC emergency in 100 degree weather , I was so fortunate to have made contact with Steven, He went above and beyond to help me including reaching out to departments he doesn't work in to put in work orders and reach out to the contractors himself to make sure my situation was handled with upmost care.. Within the hour I had appts set up and options made available to me in the meantime making sure my well being was tended to above all.. He took the time to check in almost on an hourly basis until the completion of the project.. Having that level of care and concern is just one of the many reasons that make Management One an exceptional group of people . I have literally never made a review on yelp. I have also never been with a management company this bad. There has been multiple times where the house that I rented was unlivable. The owner and management company have refused to replace an oven and stove that didn't work for over eight months. Do not ever rent from them if possible worst experience with customer service even trying to pay rent was a hassle. I can't wait till my lease is up. The service of Mgt1 has been outstanding during the over 10 years that I have been with the organization. The reason I got a property management company to manage my rental, is so that my tenants would receive full 24/7 service at an industry level standard. Also that rental applicants would be screened so that only quality, qualified tenants would be accepted. Recently my tenant moved on and Joe was able to get a new tenant within about a month and kept rehab cost very low. I highly recommend Mgt1 if you're looking to have your rental property(ies) serviced without having to personally deal with the headaches of filling vacancies, collecting rents and performing maintenance at a reasonable, competitive price. read more

I am writing this review on behalf of my mother and family friend who both rented from this company. Please considering reading this before you sign a contract with this company! I promise you'd regret renting from this company. DONT DO IT! Read the fine print on your contract. Of course rent will continue to increase, but that is far from your worries. You will FOREVER be harassed by this company. Notices regarding violations and fines will be delivered randomly. Photos of property will be taken at any time, without notice. If no action is taken, prepare to be "fined". It's like having a HOA x's 10. Inspections are ridiculous and strict. They even all of sudden asked that we take down our trampoline that had been there since she moved in due to renters policy and it being a hazard. Again she abided by the policy even though the owner whom lived across the street never made this request. They were decent company 5 years ago, but are now trash due to their poor customer service, specifically employee by the name of Silvio. This man works for the company in Riverside CA off of Indiana Ave. This idiot even had the nerve to send my mother a warning when her trash cans were out on trash day saying that she would be fined if they were not put away. She called him after I compared the photo that he took along with the same one she took arriving home stating that she was not even given 24 hours as she ALWAYS puts them away. A-hole didn't apologize and said "It was just a warning". I mean what kind of joke is this! What kind of business are they running and who are they hiring here. Oddly the harassment started as soon as her notice was sent that she would be leaving the property! This man tried to bribe her with a Starbucks gift card so that she could post a review. Lol Some nerve! I hope the owner understands the type of man he hired! These tenants have been loyal, paid their rent on time and took care of their rented properties, yet they still got harassed. My mother even had multiple referrals because she at one point liked the company. I am beyond pissed for them and hope that YOU reconsider or look for another company. They NEVER pick up their phone, so forget requesting services for maintenance on the house. Their employees frequently change which is also a red flag. They can't seem to keep anyone employed there. New people every time you call. This review is mainly for my mother who is a wonderful human being who is/was loved by her fellow neighbors within that neighborhood. She always received multiple compliments from neighbors and the prior employees employed by this company. She won multiple gift cards due to her cleanliness and is now being treated like this because she's moving on to better things. She has now received her deposit in the sum of chump change due to things that she should have not been held accountable for after almost 8 years. She understood there would be certain things that she would need to cover, however Silvio went above and beyond as the rest of the reviews say below me. He listed Petty things which in my eyes were wear and tear! Still she understood there would be some charges. My favorite note - "A broken vanity hinge" is what he stated on the receipt of deposit as "damaged" - Photo displayed a target towel hook she purchased in a drawer. I am baffled and believe this moron has no clue what he is doing. I hope this review helps a family reconsider and helps them do more research prior to renting from them. I have taken unpaid time off work to accommodate inspections scheduled by property one on behalf of the property owner. Twice upon move-in, and once during the annual inspection, I was stood up by Management One staff. I was actually excited for the owners to see how nice I have made the yard in the last nine months, hoping to extend my lease for another year. I have decided that I can no longer deal with the unprofessional behavior of the management company and I will be moving out when my lease is up solely because of the management company. I intend to locate the property owners to public record so that they have as much advance notice as possible because it is not their fault. I offered to meet with their inspector during non-work hours, but they can only perform inspections before 4 PM. read more
