Lilly came to do our annual interior inspection. I always dread these things a little bit as you can feel judged and awkward with a stranger in your house. However Lilly was so easy to chat with and made the whole thing very comfortable. My experiences with Ryconn has been a bit hit and miss, but having Lilly come definitely gave me a better experience to most recently refer to. I live across the Street from apartments that are managed by Ryconn. A tenant that lives there has caused a bed bug infestation twice in the apartments. Recently it happened again. He put a sectional couch in front of the apartments that is infested with bed bugs. He did not cover it nor did he put a sign on it to warn anyone who might consider taking it. I had to go to the Tax Assessors office to find the owner and write him a letter about the situation. The couches have been there for 10 days now. The property management gives excuses. They have known about the situation for several days and the problem remains. They say they are working on it. In the mean time, bed bugs are multiplying and posing a health risk to every person in the neighborhood who walks their dogs or children by the apartments. There is a reason that they get such a poor rating. If you are looking for a good property management company - keep scrolling! read more

WORST management company I have ever worked with. They were in charge of a property in Loma Linda that my roommates and I rented from and they were the absolute worse. In the beginning we thought they were just little mistakes here and there but by the end of the year we had had enough. Their communication was extremely poor and their employees don't have the right consistent information half the time. You have to call and speak to multiple people from the company to get one right answer. Previous and current tenants renting from a property managed by this company have also had similar experiences. If you see a property run by these people don't rent from them. They will give you headaches and make your life so much more difficult. read more

They will harrass you about everything, they are retaliatory, bad communication, do not care to assist or help tenats in any way. Staff will argue with you and have terrible attitudes. They truly do not care about you, you are nothing more than a check to them. read more

We have been renting a house through O'Neill for almost ten years. They are always timely with the maintenance requests and easy to communicate with. Yesterday, our oven stopped working (and it's two days before Thanksgiving). O'Neill called an appliance repair company, who would not be able to come until next Tuesday. Next thing you know, we were getting a call from the regional manager of O'Neill, Erin, and she told us that they are going to replace our (very old) appliance today, so that we don't have to go without on Thanksgiving. This news means the world to us... there is nothing like the smell of a turkey on Thanksgiving morning... and O'Neill understands that. If could give this rental company negative stars I would. This experience was the worst experience I've ever experienced. From the moment I signed the contract it has been nothing but chaos and confusion, I completely locked out the house the first day and had to pay for a locksmith. Sally was the rudest, uncaring, incompetent, inconsiderate, ego defensive employee that I've ever dealt with. It gotten to the point where everything I told her she assumed it was a lie because I would communicate with her in advance and if the plans would change or something would happen she wouldn't believe things change. Even after that horrible experience I STILL made sure the home looked the way I moved out. She told me if I release the property than she wouldn't process the eviction THEN after I gave her the date, couple days before we turned in the keys she text me and says "you think you can give the landlord any money this month". I say all this to say never rent from this property management, it would be nothing but chaos and rude behavior from employees !!!!! And landlord don't do business with this company either they will push your tenants out. read more

Beware if you rent from Ryconn (formerly O'Neill)! They will complicate the rental process. In multiple interactions that we had in the two years we rented through O'Neill, we were left with the impression that they were acting primarily (sometimes presumptively) on behalf of the property owner without much consideration to us as the tenants. They would do unannounced exterior inspections and demanded that we uproot a carefully tended garden that was appreciated by our neighbors. We would be simultaneously asked to do weeding and landscaping. They were slow to respond to requests for repairs (it took months to get a sink repaired and they declined to get a doorbell fixed). At year one, they took over a month to renew our lease, and were not flexible with lease terms (insisting on a year long lease on top of raising rent after saying that we could potentially go month to month). They also failed to show up for an interior inspection and were late with returning our deposit and charged us a surprise work coordination fee and cleaning fee despite leaving the place spotless. I think part of the issue is that there were multiple employees (some of whom to be fair were trying to do their best) that we interacted with, with one hand oftentimes not knowing what the other was doing, combined with strict adherence to a set of policies written to put the tenant at a disadvantage. read more

They cancelled a home viewing 2 times and then at my last scheduled viewing they said someone had already started renting there. I had also been told previously that I was going to be the first person viewing the home. This company is shady and has no value for clients. read more
