Eric remains the driving force behind the company and if it weren't for him, we would have moved just to not deal with them anymore. So in terms of Eric and his department, he will always help, always return calls always do everything and is always positive and happy to help. So we absolutely love working with Eric. As for the office staff, they remain the absolute worst. You email them a problem. They say they'll get back. They do not. You bring up an issue or ask for help with something. On your own. They are quick to call and email you once a week to ask you to write a review. But whoever is upper management there needs to look at replacing everyone we dealt with. As we found rats. Don't worry. We will get back to you. Found a leak that cost us over $2000 as it had been going on for 2 years and they never disclosed it. Don't worry, we will get back to you. I was an owner-'landlord' with Management One for 32 years. They managed my rental property in Sunnymead Ranch starting in 1989, until they sold it for me in May 2021. I live in Texas, and from the time I handed it over to M-1 to the time I sold it, I never had to return to check on it, though they sent me photos and an inspection report each year. They were excellent at keeping the property occupied and the rent being paid. The average tenant was there for 2 or 3 years. Their rehab department never took more than about 7-10 days to rehab the house after each tenant moved out, and got it ready for the next renter. In 32 years, I only had one deadbeat tenant. That person was capable of paying but chose not to. I blame Governor Newsom for that. His eviction moratorium convinced people they just didn't need to pay the rent. Once the Courthouse reopened, M-1 took care of the eviction in no time. Ron, the CEO, spent time with me on the phone discussing market conditions and advising me about various aspects of both continuing to rent, or to sell, as well as other things related to the market. Cheri, the President, did the same, and assisted me with advice on local and state regulations, evictions, sales, and tax documents. Steve in Rehab always did a fantastic job. After I decided to sell, he got the property spic-and-span and got everything repaired and ready for market, like he had always done between each tenant. He sent me photos for my review. The property was sold through First Choice Investments. Krissia Pena did a fantastic job. I was happy I didn't need to go to CA and just did all the docs electronically. She advised me the difference in prep between a re-rent and a sale, and saved me lots of money on prep. Krissia advised me on what price to set. We got 27 showings and 10 offers the first day on the market. We accepted an increased offer and the home sold on Day Two for $40K more than the listing price (it was already aggressively priced). I just agreed with everything Krissia suggested...it was like being married to her! (lol) It all turned out great. If I ever choose to own investment property again, I'll call First Choice Investments and Management One. Joe Texas read more

Nice people and tend to maintenance requests quickly but they're super over bearing. They are constantly calling and looking at the property. You get a notice if there are any weeds or the grass is too long. They do inspections for no reason. I wouldn't recommend working with them if you can get away from it. The inspection staff in Riverside is aggressive and hostile to tenants, and they raise the rent by $250 every year. If you are looking for an ethical business to manage your property, look elsewhere.
