Today, May 18, 2023 was the annual inspection of the property that I reside in, and I must say that the representative from Management One *Julio was excellent! He thoroughly inspected the property inside and out took pictures of the interior and exterior of the home and asked if there were any issues or concerns I might have about the residence. I told him of the recent repairs that were done, and let him know that I was very satisfied with the work that had been done. I did ask him about a possible exterior facial uplift of the residence. The property didn't look as if it had been painted in years, and I have been a resident at this property going on 5 years and nothing has been done to the exterior since I've been here. Julio said that he would definitely speak with the Management Team to see if my request could be a real possibility. Julio was polite, professional, conscientious and appeared to be interested in what I had to say; he is an excellent communicator and good representative for the Management One Team. read more

"STAY AWAY FROM THESE CROOKS", they will slap a hefty clean up fee when tenant move out, they want to charge me $8k to clean up for the new tenant and the tricky part is you have to use their contractor to get the job done, i call this an "EXTORTION" the fact is it only cost me $400 to do it myself, yep, talk about day and night differences, tenant barely cost any damage however they kept all their deposit and myself received nothing back from them. I filed a formal complain with the BBB and Management One did not even bother to contest the dispute, what does this really tell you about this company, you'll be the judge. To the above poster, how ironic that was when tenant locked you guys out, clearly they can't even tell if a property is vacant or occupied, this tells me how incompetence they really are. I would give these people a ZERO star and since there isn't one so I picked the lowest possible which is one. Also, I read it from other forum that Management One's license has been revoke many times from the state of California and yet they are still operating, I can not confirm this but if you can please post it here. read more

After a lot of phone calls emails and having to fight for my deposit it was finally resolved after almost 2 months. It was a huge headache, but Melissa was very helpful and put me in touch with a manager that was able to get me all of the deposit back I was charged for by mistake. Except for $15 for the front porch flood light that I don't even want to waste anymore time on, but I am just glad it's finally done. But I would like to add that during the 1 year of our tenancy the company and office staff was great. Also originally my review was a 1 star and because of Melissa taking the time to help me and putting me in touch with a manager they restored my faith in the company and that is why they are now getting 4 stars. This company is by far the worst company ever!!! I have had issue after issue with the property we rented out and they have handled everything in such a horrible manner and time frame. They have left things unrepaired, they have left a hole on the ceiling of our garage from some repairs they had started to do... Mellissa is the worst one at their office. This is one of the worst Management Companies I have ever dealt with, took them months to fix repairs, then tried to charge me for shoddy repairs they did after I moved out. I rented a house from them for 22 months (owner wanted to sell), I offered to move out 2 months early to help the owner get the property listed and I had a house in mind I was going to buy. Because I wasn't there the full 24 months they charged me $1200 for paint (so they could sell the house!!!) Had to take them to court and sue them to get money back!!! I was very positive with Management One.... Then we decided to sell our home as we are loosing 2K every month. 1-They keep giving the renters notice so the buyer can see the house. Well we are loosing sales as the renters don't show up and management one just makes an appointment the next week and they still don't show up. 2- The renters destroyed the back yard 2 years ago Management One asked them to fix it and made repeated requests the renters just ignored it. (killed the lawn, and all the trees) 3- The renters moved in 2 vicious dogs. They told management one they were vicious, and that they could not do the yearly walk through as "the dog will attack you." Management One just told them ok, would you take pictures of the garage for us. REALLY!!! 4- The renters did major water damage, that required us to pull out the dry wall and have mold remediation. 5- the renters' dog's destroyed the back fence. Really they will talk nice to you and do NOTHING. Avoid this business unless you want your home trashed. Management One has really helped us. We had to move 300 miles north. They have managed our home. In the last 2 years Management One's communication has facilitated the process. We know what is going on and they have explained what we need to do and why each step of the process. Thanks. read more

Horrible customer service! Employees are really rude. Even to a tenant that was never late during 18 months. Every time I needed a repair it took them a week or two to respond. That's only because I had to call time and time again to get the repair taken care of. Then when we finally purchased our own house and moved out they were even more rude! To make things worse, they are trying to keep like $400 from my security deposit because they said part of the house needed to be cleaned again. My family has been renting from management one for about six months now. We have been very happy with Tricia, Melissa, and Dante. When we first moved in we had a problem with the AC and they put a service order out immediately. A few months later we had a plumbing issue and again it was taken care of promptly. We love our house and feel very secure renting from this company. We have dogs and they were not a problem to bring to the home. Of course there is a pet deposit but who dosent charge one. **DO NOT RENT FROM THIS COMPANY** The Manager, CONRAD is unable to effectively read a tax return and will only qualify a renter by looking at a FICO SCORE. My FICO score is 750 and wife's is probably higher, yet I was denied to rent a home listed for $3,070 per month. When challenged about his decision, I made available bank statements, lease agreements for my rentals, and most important guidance on how to read and interpret 1040 tax returns. When I wasent getting any traction with this man, I made an offer of 6 months of prepaid rent! That was rejected because "we need to qualify you financially", I retracted the offer and made a ONE YEAR PREPAY RENT!!!!! Again, my offer was rejected because he can't seem to qualify me based on my income that's over $150,000 AGI (not including Depreciation). The company has no common sense to qualifying above average individuals seeking to rent. I AM A LANDLORD, I am also the owner of a house that I currently occupy (in excellent standing with the bank). I simply wanted to rent a house so I can stage and sell my home my home (5,056 sq ft), and was denied!!! This company wasted my time and I will never endorse their services!!!! 100% AS A LANDLORD OF MANY RESIDENTIAL AND COMMERCIAL PROPERTIES, DO NOT USE THIS COMPANY TO RENT YOUR PROPERTY. As an above average renter (1st time in 25 years), I was very disappointed with the approach to qualify me for a 1 year lease when I specifically and clearly demonstrated the ability to prove cash flow, money in my bank, and most importantly offer to PREPAY 12 months of rent in advance!!! We moved in and the house we rented was in bad shape. The carpet was stained, there was a dirty pan left in the oven, the blinds had food stuck to them, drawers, cabinets etc. were filthy. It took days for them to get back to us about complaints... they claimed their email wasn't working, even though all communication was over the phone. They were rude when I made follow up calls. We finally moved and they charged us for everything. They nickle and dimed our deposit so we were left with $100. Charged us for carpet that was in WORSE shape when we moved in. Charged us $500 for cleaning, when we left the house in way better shape than when we got in... and they charged us to fix a gate that was broken when we moved in!! I wonder if they even made the repairs they're claiming?? We were supposed to get 8 days prorated rent refunded to us, and suddenly the only person that can make this happen can't be reached. Horrible, shady company. If you see one of their houses for rent, move along. They will take you for everything and give you horrible service! read more

If you come across a property that is through Management One MOVE ALONG! We first moved into a house that was operated through Management One Property Management that was clearly not professionally cleaned. Everything was dirty from blinds to carpet and many light bulbs that would not turn on. During our stay in the house when we addressed the staff about issues, it took way longer than it should have to get back to us and when we would call to ask about the same issues again the staff was rude. After we finally left the property they charged us for EVERYTHING. Replacing the carpet, fixing things that were already broken upon moving in, cleaning the house which we left cleaner than the day we moved in and then painting almost every single wall in the house the list goes on. Everything about this company is no good. On our final month at the property we were told two different things between employees and made it appear that they had our best interest, but it is now very clear that they do not. If you have moved into a property managed by Management One document everything, write down who you talk to and what was said, every piece of conversation that happens. You will need it. read more

Worst people to deal with. They have no management skills at all, don't listen nor do they care except for the money. It takes forever to get any maintenance to come to your place then they are not very knowledgeable. They have a turn over on staff there, raise rent without fixing anything and when you move and give proper notice, and do a walk through and they still hold your deposit. ( still fighting for it) They are short with you on the phone and there emails are rude. So happy to be out of there , move on people and go somewhere else because they will screw with you. read more
