Never use this company! If you do you get what you deserve. If you get screwed you have been warned. Craig our realtor in the situation acted as dual agent (representing both buyer and seller) for a home purchase back in 2021 he was horrible as a dual agent. He basically never was on our side once during the whole thing. Yes, he helped us get the house but that was about it. He cashed his check and left. This a$$hole didn't even bother to show up to give us the keys. "I'll give you the code to a lock box" were his words. And once we got in the place wasn't clean at all. We would have thought that the realtor would have asked them up a bit but there was sugar on the counter tops, the floors were filthy and there was even poop left in all the toilets! I wish I was exaggerating. We asked if we could get some money back for cleaning the place but all we were told was "there is nothing we can do". Prior to buying the place we were told that the renters needed to stay a little longer. We expected and asked for a standard rent back agreement and deposit for any damages caused past final walk through. Craig told us "that really isn't necessary" we were beside ourselves because this happened on our last house and from what we had heard was pretty standard. We had to fight to get that addendum and we didn't get everything thing we wanted because "he trusted them". May be he should have come clean the floors and toilets after that because it took us 3 days to clean up that mess. We were just trying to protect our investment and our own realtor was fighting against us. More recently had issues with the house (mold) from a slow leak the previous owner caused when they hit a nail into the wall to hang something where the pipe was behind it. It was then painted over prior to the sale. We have proof that we didn't cause this. But now we are having to pay thousands to get it fixed. Did our realtor fight hard to seek justice for us? Sure doesn't seem like it. As I recall his email said "there's nothing we can do." Nothing you can do? A decent human being would see how unfair this is and try to seek help for us especially as your former client. Supposedly he made a phone call but who knows if he actually did that. He never once acted like he was on our side this entire time. We now feel he was complicit in covering up this issue especially given our prior experiences with him. We felt very badly treated and have lodged a complaint with the state licensing board. See what they think about his unethical and unprofessional behavior. read more

I have never signed up for anything from your company. Not interested in buying a house, nor would I ever use your company. I had tried to manage four properties on my own from over 1300 miles away; it didn't take long to realize I was not cut out for the job! Initially we worked with a management company that was working for the tenant or themselves - not us. Our professional relationship with Sherree Stewart started with a phone interview during which she explained why we needed this service and what a property manager should be doing for us. She answered my questions and it all made sense. She has managed our properties for a couple years - she takes very good care of us keeping us informed when needed and is there for the tenants. It is inevitable that things will break or wear-out or that a tenant won't take care of the property. It is stressful and frustrating but she can talk me off the ledge when there is a problem. She will call/text/email to discuss options and then she takes care of it - her contacts are quick to respond to her and always do quality work. She is professional and courteous and very important to us - she protects our investments. We decided a few months ago that it was time to start selling them. So I spoke to her about putting our properties on the market as we were transitioning into retirement. I was lucky to find Craig after working with 1/2 dozen real estate professionals. Not that I was picky but here's my 2 cents on agent personalities- 1. Wannabe- new entrants to eager not much experienced 2. Experienced but selfish - they are Million Dollar producers after 2-3 showings if you do not give offer they get disinterested, 3. Not good listeners- can't read buyer's needs. I was looking to buy in Rancho area almost for 1 and half years. I had full-fledged Approval letter not prequalified or other types. Thus agent need not have anxiety if buyer is going to bet qualified. That is the first exercise one should do to motivate agents. My must have list was short- 1. Above baseline, near good schools- Osos/Alta Loma, Small yard especially front, preferably built after 1980 and my price limit. Waiting helped, prices came down and luck played part too when our offer was accepted. Here are 10 reasons why you must let Craig work for you- Craig never forced me in to writing an offer. You will be surprised but there were agents who were making me write offer on trashy houses around foothill close to railway tracks or go little over my budget. We agreed especially on the houses that did not deserve offer. Craig hardly ever got lost searching a property because he and his wife knows area well as they are local. Craig worked with my schedule including weekends. Crunch time came when offer was accepted and Escrow-Wells Fargo and selling agent needed to be on the same plane. Selling agent was threatening lender to call off the deal when Wells managed to fund it on the last day inked in the contract. That is when Craig provided needed hand-holding. Many times agents do not do their home work and house keys don't work or there are no keys to show the house. With Craig it never happened, Craig could find and work the keys of houses we were going to see. I used my own Independent Inspector to check the house before giving offer and Craig was alright with it- thus there was no conflict of interest. Seller's side- After Sale Service- On each anniversary I get colored print-outs from Craig showing Market Analysis- how much my house has increased in price in case I want to sale. I already know when I am in the Market for selling - Craig will be the guy I will trust. It is reasonable to expect promptly returned phone calls, clear communication and honest opinions. Experienced in the Market- Focused on your interest. When you tell him above baseline between Haven and Carnelian- that is what he will show you. read more
