Avoid this company at all costs. If you value your property, your time, your money, and your peace of mind, stay far away from MGR. I own buildings and have worked with thousands of companies over many years in business. I rarely write reviews, but my experience with MGR has been one of the most frustrating and financially damaging professional experiences I have ever had. In March 2025, I contacted MGR for information regarding property management services. The CEO, Michael Rademaker, personally called me and assured me that MGR was "the best management company in California." He repeatedly told me that if I ever had any concerns or issues, I could contact him directly and he would help personally. Unfortunately, the reality was completely different. My property was assigned to Melissa A. Sheridan. More than a year later, critical issues remain unresolved. Despite repeated requests, tenant contracts were not properly reviewed or understood. I received multiple different versions of CAM reconciliation calculations, many containing errors involving tenant and owner responsibilities. Even after numerous discussions and corrections, the reconciliation process for 2024 and 2025 remains unresolved well into mid-2026. Communication has been one of the worst parts of this experience. Emails, texts, calls, and voice messages often go unanswered for weeks. When responses do come, she usually promises that things will be handled "next week." After hearing "next week" for over a year, it became clear that nothing was actually moving forward. About a month ago, after asking what legal action might be necessary to recover outstanding funds, I was met with yelling over the phone instead of professionalism or solutions. I was told the matter would be completed by Monday. That was a month ago. Since then, despite many follow-up attempts, there has been no meaningful response. What disappointed me even more was that the promises from leadership meant nothing. I called and left messages for Michael Rademaker multiple times. Despite previously assuring me that I could reach out directly if problems arose, I never received a response. When I called the office, I was told he was there, yet my calls still went unanswered. This experience has cost me time, money, energy, and unnecessary stress. Property owners hire management companies to solve problems, communicate professionally, and protect their investments -- not to create more problems while ignoring their clients. I have worked with countless companies throughout my career, and this has been one of the most disappointing business relationships I have ever experienced. If you are considering trusting this company with your property, think very carefully before signing anything. No property owner should have to beg for communication, chase basic accounting answers for over a year, or feel ignored after paying for professional management services. read more

MGR Property Management, formerly known as Whitestar Management, is by far the worst property management company I have ever dealt with. As a homeowner, I pay hundreds of dollars each month for their "management" and HOA services, yet I receive little to no support. I live a quiet life and simply expect my front yard to be maintained, as covered by the HOA fees. However, every time I submit a landscaping request, it gets ignored, closed without resolution, or met with vague responses that offer no real assistance. For example, the front of my home has had dead plants for nearly a year. (12 months) The landscapers removed them but never replaced them, leaving empty holes in my yard. The irrigation system is also faulty--some nozzles don't work, others barely drip water, and some are completely blocked by rocks. Despite multiple requests, nothing has been done. I have never missed or been late on an HOA payment, yet my simple requests for basic maintenance go unanswered. In the four years I have owned this home, the community has gone through at least five different property managers, which speaks volumes about the turnover and lack of consistency. I strongly advise against working with this company! Save your money and choose a management company that actually supports its homeowners and takes their concerns seriously. _______________________________________________________________________________ I have already communicated with the Director multiple times via email and phone, as well as with several individuals from the company, including the community manager and assistant community manager. Unfortunately, no resolution, assistance, or support has been provided. The only request I am making is for the missing plants in front of my home to be replaced, as outlined in the bylaws and CCRs (Exhibit C, Section 1.7), which state that the Association is responsible for maintaining front yards, including landscaping. My request has always been simple and remains the same. I am readily available by phone or email, yet no one has made an effort to provide homeowner support or reach out to resolve this matter. read more

Very poor operation! Happy to take your money, extremely happy to put a 3-Day notice, and a web portal for maintenance is a joke! You go to the office and file a grievance about maintenance issues and the next thing you know you have an increase on rent or 3 -Day pay or quit documents inside your door slot for your arrival of an 18 hour work day! Just becareful, the management is not very professional, it's all about how much money the property managers get out of you, and when you call then out on it, they try to dumb you down with rehearsed rhetoric while their looking left and right with eyes! Meaning their hearing themselves hoping you believe their bullshit. I have had an incredibly frustrating experience with MGR Property Management (Corporate), specifically regarding their customer service and, in particular, Sylvia, who never answers the phone or returns calls. For the past month, I have repeatedly tried to contact someone at MGR to resolve an issue with them withdrawing funds from my bank account to pay my rent. Every single time I call, I get transferred, but no one ever picks up. It makes me wonder if anyone over there actually works or if they are sleeping on the job. This is, without a doubt, the worst customer service I have ever encountered. The people responsible for answering resident calls are obviously not doing their jobs and should all immediately be terminated. This lack of professionalism would not stand in any other line of work, especially mine, where I interact with customers all day long as an IT manager. I cannot fathom how a business like this can function with such intolerable service. Will anyone ever return my calls? Does anyone there actually work, or are they goofing off all day? This type of service is completely unacceptable, and MGR Property Management needs to seriously reevaluate their customer service protocols, AND their current employees. read more

Cant speak on the whole company only based on our experience with HOA community manager Karina franco Leak bursted upstairs unit. This line that burst had nothing to do with my plumbing on a common wall it ruined my home. We are living out of a box eating fast food daily We have no liability hoa manager and plumber all concluded with unit upstairs its responsible. She had no insurance‍ I was told via email and phone calls they will cover the repairs and bill unit upstairs. Work is commenced after a dreadful long waiting of Karina stating she was waiting for approval from attorneys. Weeks later she emailed us rebuilt process will begin. They started the work. Contractor notifies me that Karina emailed them to charge us that we had to pay. So work has once again stopped they hired an attorney send us a letter. Stating they sent people to do the repairs to mitigate any further damage and that we are responsible for the bill 7 weeks after the damage of my home had already been done. HOA manager got into a legal binding contract with a contractor who failed to pull permits with the city on a rebuilt project of my kitchen We have gotten legal advise and are ready to hire attorneys since our way of living has been drastically affected due to Karina giving approval assuring us we hold no legal liability to then billing us for something she got into contract with when we are on a set income We have maxed out or credit cards eating out living in out car taking prescription pills to endure the emotional distress this has caused. Holidays were spent eating in a park table due to this. Never have i seen such lack of professionalism work ethic in my life. Highly advise if you deal with her to record everything and email evverything she will always flip what she says. Billing us 6k as a progress payment when only drywall has been done based on the contractor estimate should only be 1100$ paid to date We have started to look into the relationship with contractors being used by them as it is very fishy on how they bill 6700$ for 1100 worrth of work based on their estimate I will update when this is all resolved i hope bery promptly As of now wish me luck read more

The property manager that manages over the Ontario area, Manuel and his assistant don't know the meaning of customer service nor professionalism. There has been an issue with the trash not being picked up because the gate to open the property is bent and won't open all the way. One of the tenants has notified MGR and Emily and Manuel are the contacts. Emily wanted the tenant to open the gate for the trash company (even though the tenant should not have to schedule around the trash company's pick up time). Then the actual manager Manuel told the tenant to call the trash company himself! This is not the first time that trash hasn't been picked up in over a month. Which causes pests and unwanted people rummaging through the trash. Plus it makes it hard for the tenants to throw their trash away. It's just all around a disgusting situation. Their lackadaisical attitudes about this has really tainted the image and professionalism of this company. This is very disappointing. If I could give ZERO stars I would. Our HOA used MGR for the past few years. KARISSA was our manager, and I 100% DO NOT RECOMMEND!! She made a mess here! She was rude to residents and laughed about it. Rarely returned emails and phone calls. Her work ethic is definitely sketchy. She lies, covers stuff up, and in general is not trustworthy. She was unable to problems, and most times, she just blamed the homeowner. Calls and emails to her boss(es) went on deaf ears....so I guess it's the whole company. Stay away!! read more

The property at 1256 brooks st has had two separate months (a total of 8missed pickups)without a trash pickup this year. I've talked to Emily manuel's assistant the first time it happened in august and she told me that the hold time for the trash company was just too long and she would do it another day. That's rude. Another instance she wanted me to be onsite to open the broken gate for the trash company. I'm not your employee. I've talked to Manuel and I told him I have no problem letting them know when a missed pickup happens, but being onsite for the manage company is not and should not be expected of any tenant. As of November 21st the trash was picked up but not after receiving an email that implied I'm making it up. I did have my wife write a review for this place too but it seems you have to be on the lease for them to take you seriously, which is fine I don't mind writing a one star review. Be better. My wife and I have wrote a review for this place we ARE BOTH tenants at 1256 brooks st. Trash has not been picked up for a total of 8weeks I have email chains to show that I have contacted the management company every week when it does happen. The first month we went without trash was September and finally resolved in October. The second time started at the end of October and was resolved in on the 21st of November. Worst company to deal with .. I have to deal with Sandie Jenson very month and she never calls back. I've had 1 missed called and she says she called me 3 times because she never does her job. All the other tenants say the same thing about her. She is unprofessional and rude. So I've been calling her to find out if they are offering help do to corona virus. She mentioned we had to show proof. Which I did and showed letter from school being out and expenses since I have to watch my children and she said none of it was valid. We just got the letter 5 minutes before I sent it to you. Requirements could change in 10 minutes everything is changing daily. I've been asking for proof of a Change in income due to the current situation since the first e-mail I sent you. When you have that proof please provided it. As a tenant, I must say that when something goes wrong, it's frustrating and stressful. Sometimes things can't wait to get fixed and need a quick response. So when I have a problem, I appreciate the attention to detail, the quick response and the professionalism that I have received from Anette Vanlian. She goes above on beyond anytime there is an issue. I never second guess if things will be fixed in a timely manner when I'm dealing with her because she always comes through. When I signed the lease, the agent said everything (utilities, CAM charges, cleaning, etc) included in rent and did not give me any explanation about CAM charges, but it is not. They charged CAM charge after a year. The ceiling has leakage from AC unit 4 times but they have not fixed properly. Still leaking time to time. Nobody care from management. read more

My daughter had to move in with me temporarily (emergency situation). I called Shelly Skaggs and also spoke with her assistant Erica Gonzalez. I called to see what my options were. They provided the quality information, and helped handle the results. They also provided email follow through to inform me that my questions and concerns were taken care of. I have friends that do NOT have this quality of service from an HOA. What I received was a great experience. I wish my friends had MGR as their HOA, and Shelly and Erica to assist them. My Manager is Greg Barnhart. Since I live six hours away from my home and cannot be there for managing my home, I depend on Greg to be my eyes and ears for my home. Greg understands that this is my home and that I plan to move back there in the future, so if any repairs or problems that come up he has handled them like it was his own home and not a rental. He has called me to get my OK on major repairs and then make sure the repairs are done correctly. Like I have said to him and saying here, I trust his judgement, because he is my eyes and ears. If a repair or problem happens I trust it will be taken care of correctly and right. read more

Let me tell you how shady, and scammish this company is!!!! Back in early February I paid the credit check fee, for a house in Moreno Valley of 38.95, and was told there were several applications ahead of mine. They assured me my 35.00 fee would be refunded if they didn't run my credit (which they never did) and one of the others ahead of me got the place. I was told both by Greg (The guy who showed the property to my friend), and Kristen in their office. I have literally left half a dozen messages on voicemails, spoke with Kristen who said "Oh yes my boss handles the refunds". Never have I received a call back, or a refund from this place. Think about it 100 applications at 38.95 they are making some good money! Never intending to really give you any chance of getting the place you applied for. FYI my credit is perfect and I earn a pretty good living. Run far away from any property attached to this company!!!! read more
