    Note: I wrote this review back in July 2016 but never get a chance to post it, sorry James…read more ----------------------------------------------- We hired James from Home inspections LLC to inspect our future home (Update 7/1/2021: it is our home now.) We were desperate when I searched Google and found out about Home inspections LLC, it was a late Saturday afternoon around 4 PM after we canceled our inspection appointment with another inspector. (I'll explain that whole story after the separation line). While most inspection companies close the office on Saturday evening, I was surprised Home inspections LLC open until 7 PM that afternoon. We read so many praising reviews everywhere about James and his company Home inspections LLC (Yelp, Google+, Facebook, HomeAdvisor, Angie's List), we thought to give the company a call. James picked up the phone after two rings, and everything was set up right over the phone call. James sounds very professional, he wanted us to be there with him for the inspection, or he would set up another day with us so one of us will show up and inspect the house with him. I was impressed, that is exactly what I was looking for. James was very polite and professional, and anybody who knows my husband, he usually never use words like "awesome" to describe someone, but that's how much he felt after he walked every step of the way with James during the inspection, and my husband said he learned so much about our home, and what to look for if something goes wrong. ---------------------------------------------------------- So here's the side story. Before we used Home inspections LLC to do a truly professional job on our future home, we were about to get our home inspected by a clown, it was a close call. I was asking our realtor if she knows some good house inspectors, she said we could use her husband, and she's not joking! (I find it morally wrong when she even suggests that!) However she still sends my husband 3 inspectors on her list, and before I could warn him "don't call the first guy on the list" (her husband), my husband already left a message. Her husband is the classic example of someone truly unprofessional: 1. He told my husband he prefers his client not to show up during the inspection because he needs to concentrate on his job! But he wouldn't mind meeting up afterward to go over the report and charge a little overtime! This is unbelievable! 2. He's only available that Saturday evening between 5-7 pm, not hours earlier or any other days in the week, which we felt he's being sleazy! We felt very uncomfortable to let him to do the inspection, so we cancel the appointment at the very last minute (around 4 PM), and of course the clown was super upset! He said he's going to charge us for the gas money! It's so pathetic but we agreed! So this is why we decided to change our house inspector at the very last minute! I am so glad I found James and the Home inspections LLC to do the professional job!

While he did…read morediscover some issues which were communicated, there have been MANY more issues discovered over the last few years that should have been flagged/reported. He did the inspection IMO too quickly (his young son was with him) and while sharing his findings kicked a hole in the paneling of my garage to indicate that they shouldn't have paneled it and evidence of mice. I found this very unprofessional to damage a home during an inspection. I would not recommend or use this firm again.

Their original inspection report was inconsistent (at best) in its attention to detail. We realized after the fact that several items were completely absent from the report that should have been at least mentioned or noted. This impacted our negotiations and purchase price of our house. Several repairs and projects have suddenly fallen into our lap that we were not anticipating. Cap City let us down by failing to acknowledge the concerning areas. When we approached them with our concerns, they did come out to visit the house a second time and specifically look at our primary areas of concern. After multiple attempts to reach them after the second visit, they finally offered to refund our inspection cost, acknowledging that their service missed the mark. However, in order to receive that refund they also wanted us to sign a waiver that required us to SHRED the original inspection report and refrain from talking negatively about them to anyone. Clearly, we were not comfortable with that requirement and have opted to let them keep their money in order to share our story and concerns. I would absolutely NOT RECOMMEND them because they did not do their due diligence and neglected to respond to concerns in a timely and standard manner. I do not want any other potential home owners to experience what we have experienced.
