Initially we talked with three general contractors, the first quoted a price that was double our budget, the second was a flake that failed to show up with meetings with our architect, the third could meet our budget as long as we didn't built the shop. At that point, frustrated, we decided to sell the lot. It was listed and we started a search for existing homes with our realtor. One home, a spec home built by Jay Kobza, was exactly what we wanted but it already had a pending offer and it was accepted before we could make one. Our realtor called Jay and spoke with him about our desire to build. He said he could build the house and shop on our budget. We were very impressed after talking with him so we canceled the listing on our lot and built! The building process was great. He shielded us from Thurston Counties bizarre over-regulation. His site manager, Shane, kept on top of things and communicated well with us and the subs. They have an excellent collection of subs to do the work and most have worked with him for years. Each sub respects Jay's quest for quality and they all like each other - which is a great formula for a quality home. Having built a home before, I know a fair amount about home building, and I was mightily impressed - framing was top notch, good quality materials installed straight, plumb and square. Siding was as good as could be, the siding crew was meticulous. Electricians were eager to please. The hardwood floor, tile and trim carpenters were spectacular. Every step of the way was quality. At the beginning of construction I told Jay and Shane that we wanted to still be on good terms with them after the home was built. We accomplished that goal and it was easy. A lot of people who build homes say they would never build another one. With Jay on your team you won't say that. His organization is top notch and we are very pleased to give him our highest possible recommendation.

Our home had an unusual cultural aspect to it as opposed to the standard house. Jay and his crew…read morewere very patient working with us to understand what we desired. We love our finished home and Jay continues to be supportive with any questions we may encounter. We highly recommend Kobza Home Builders.

And one of the houses, the person building the frame was 10ft over the property lines and way over into the gentlemans property who sold 2 lots to Cornerstone. If the orginal owner had not noticed this, the house would have enroched on his property. I am being very clear here, apprently the builders do not have common sense to look at the survey marks and the metal hooks that go into the ground first.

We recently moved into our new home. The house itself is adequate so far, but here is the issue I…read morehave with their business practices. They worked with Windermere Real Estate to market and sell the homes in our neighborhood. One of our specific questions was how many of these homes would be rental houses and they said about 20%. Shortly after moving in, it became apparent that most of the homes in our development were rentals (about 75%). This has created numerous problems...poor yard maintenance, garbage overflowing because of excessive adults living in the homes and parking nightmares. A few of the homes have 5-6 vehicles. One homeowner is renting his house as a duplex and has two families living there, a serious zoning violation. Cornerstone has named its company to imply that they operate with good moral and ethical (Christian) standards. The dishonesty we experienced when making this purchase was anything but ethical. They are not trustworthy business people.

The MainVue sales consultant was very helpful and we enjoyed working with her. The model was lovely, a few small quality issues but nothing big, and overall on a par with other good quality track home builders. It had an "outdoor room" which we fell in love with. We have purchased many homes, one from a track home builder, so we felt like we knew the ropes. We have also designed our own home and had it built by a custom builder, so we understood that process as well. We were not expecting a fully custom home. Our offer was a "pre-sale" -- build our selected model, on our selected lot. It had not been permitted yet and the only thing that had been pre-selected was the facade. We had a choice of brick or rock on the facade and we chose brick. MainVue prides itself on their interior design and color schemes, as well as "luxury" inclusions. The problems came when we wanted upgrades and changes. These are changes/upgrades Main Vue would not do: -- hardwood floors instead "timber look" vinyl -- wooden shelves and rods in closets instead of open wire -- under counter drawers instead of cupboards in kitchen -- install under cabinet lighting in kitchen (they would pre-wire only) -- 8 foot doors rather than standard -- grab bars in the showers and for the tub -- foot rest in shower -- install brick on the outdoor fireplace instead of shiny tile or cement board -- You cannot make any selections or changes as far as hardware, fixtures and lighting (disappointing, but not a deal breaker for us) We worked with MainVue for about 2 months before we withdrew our offer. We were told that we couldn't make changes like adding a foot rest in the shower because the designer did not intend for there to be a footrest. Seriously. The final straw was when they would not put brick on the outdoor fireplace, even though it was the same brick they were putting on the facade, and even though their models had brick outdoor fireplaces. As it turns out, some things you see in their models are not done anymore. When we pursued why brick could not be used, it finally boiled down to the simple fact that the builder did not want to do it. That message sunk in to us and we decided to withdraw. Of course, MainVue can build any kind of home they want, and they are very successful, but for us, when there was zero flexibility on simple requests, that was the deal breaker. It made us wonder how MainVue would handle warranty issues, and we didn't want to find out.
