All I can say is that I have not met more skilled and respectable people. They deal with employees and clients with integrity and honesty that frankly cannot be found anywhere else. Joseph Builders NW produces quality work and is fully invested in each project always going above and behind what is required of them.

I did my research and checked reviews on this company, but I recently noticed that only two reviews remain, whereas there were more previously. As I reviewed the gallery photos, I observed that the decking shown--featuring tight, evenly placed slats with clean-cut edges--does not match the work completed at my home. I partly based my decision to hire this company on an inspection of the deck at their office on Hwy 3, which also has a professional look, much like the website gallery. However, the deck at my home lacks a picture-framed border and does not have the tightly, evenly spaced, cleanly cut edges that their office deck displays. I had to ask the company to return to redo the fascia boards, as the stained cedar boards were unevenly cut and began warping at some edges after the first rain. The deck top is composite, and the fascia was replaced with composite, as it should have been from the outset. At the beginning of this project, the material supplier came to my house and made it seem as though I was simply signing for the material delivery. In reality, I was signing a legal document that would allow them to place a lien on my property if the material bill was not paid. I contacted the company to express my displeasure at being drawn into their business relationship with their supplier. I eventually signed a release of responsibility when I paid the balance after the project was completed. My advice: Only pay the balance upon full completion of the project, inquire whether they are still involving customers in their business dealings with vendors, and provide clear photos of what you expect. I did not anticipate that a professional would need this level of guidance. While the completed deck is not terrible, I and my handy brothers-in-law could have done the same project ourselves at a significantly lower cost.

That's why this positive review is especially appropriate. I was recently involved in a real estate transaction as a Buyer's Agent where Garry and Karin represented the Sellers. Despite being a short sale, this transaction was one of the smoothest, most enjoyable deals I've experienced in a very long time. Garry and Karin provided clear, timely communication throughout the entire process. Whenever any potential issues came up, Garry and Karin addressed them head-on and worked hard towards resolving them quickly. It was obvious that Garry and Karin were dedicated in representing their client's best interests. But they worked equally hard to ensure that my Buyers and I were satisfied during all phases of the transaction. They created a 'Win-Win' situation for everyone involved! I would not hesitate to recommend Garry Wanner and Karin Ahlman as knowledgeable, professional real estate brokers here in Kitsap County WA, and I look forward to the opportunity of working together with them again soon!

The combination of their experience and expertise is a great asset to the home buyer.

!!!BEWARE!!! TERRIBLE WARRANTY EXPERIENCE Let me start by…read moresaying that my Seller used Adair Homes for Building a few homes in our community build in 2023. I have been working with Adair mainly on all warranty requests and defects in the home. My experience with warranty requests are terrible. The builder used a 2-10 warranty under which they are supposed to cover a lot of workmanship items. It has been terrible experiencing getting them to fix the items submitted through warranty request. Their Supervisor Justing contacted me to schedule a few work items, but the appointments were never honored. I only got followups stating why they failed to send worker on the specific date and asked us to reschedule. This happened a few time before today when they closed by work item saying they are have completed all items. But, they fixed less than 10% of what I've submitted. I'd suggest going with another builder

The most current issue is that we had a leak in our exterior wall. It had been leaking into our wall since they installed the outdoor faucet (which took them 3 visits to actually install). The drywall in our bedroom had to be ripped out, insulation and baseboards removed and had dryers running for a week to dry the area. A month after the leak was found, we finally got the drywall replaced in the bedroom. We had a few bubbles, popped seams and inconsistencies in the ceiling of our den. They "repaired" them yesterday. The pictures below are what the repair looked like! How is this acceptable?!

Their services have given me tremendous peace of mind - knowing that my property was being taken care of properly. They have made recommendations based on current market conditions that have helped tremendously. They have screened and monitored tenants, promptly notified me when problems have arisen. Never once in all those years have I regretted my decision to let Pickett take care of my rental house. The people there have always understood the challenges I was facing as I moved from country to country. Now as a new retiree I have this great asset as part of my portfolio and my peace of mind continues. Thank you!

We hired Pickett to manage our home for 9 years as a military family that thought we might get to…read moremove back to the area, and we stayed with them about 8 years too long. Our business relationship started ok but got progressively worse until they ultimately cost us about $30 grand in unpaid tenant repairs and bills. To start, Pickett regularly alienated nearly every tenant they placed in our home. One set of tenants hated it enough that they even abandoned the home without saying a word to Pickett mid-lease after transferring all utilities out of their name so that they defaulted back to us as the owners. Pickett refused to recover any costs incurred by us above the security deposit, but they still made sure to collect their full monthly fee from that deposit while it was empty. They even wrote on the statement "Tenant still owes owner $2794.50." The only tenant that stayed in the home for more than 1.5 years caused enough pet damage to cost us about $25,000 out of pocket to repair it. We had to have every carpet replaced and every wall repainted to remove the pet smells. Pickett didn't even discover the damage themselves. A third party that entered the home had to report all of the issues including unauthorized pets that were explicitly forbidden from the home in the lease due to my family's allergies if we were to move back in. Pickett didn't even bother to withhold the full security and pet deposits for this damage, and all they would say is that Washington is very tenant friendly if and when we could even get them to respond. They offered to have the owner, Kevin call us back to discuss our discrepancies, but he never called, and never returned any of our multiple calls when we tried reaching out to him. Those same tenants managed to destroy a fiberglass tub a year prior, and Pickett chalked that up to normal wear and tear and charged us the full $2,500 replacement cost. Additionally, Pickett routinely violated their policy of contacting us before any repairs costing more than $300, and we would only find out when the repair payment was withheld from our next rent payment. They rarely attempted to get multiple bids for large repairs except on the rare occasions they notified us before they authorized the contractor to conduct the repair, and even then we had to insist on multiple bids. For the costs of routine services like roof and gutter cleaning, they didn't bat an eye if the company they contracted with one year charged double what we paid the previous year. When confronted, they would tell us that this new company is so much better than the old company, and we would be so much happier with their services. Pickett has also all but refused to engage with our HOA's concerns in any meaningful way regarding required upkeep for years. As far back as 2022, our HOA has been asking Pickett to address trees growing over the roadway. Pickett charged us for three different landscapers to fix the problem, but Pickett never confirmed with the HOA which trees they were concerned with, so none of the landscapers trimmed the correct trees. It took 15 minutes for us to coordinate with the HOA to identify and trim the offending trees ourselves when we went to the home as we prepared to sell. Pickett could not be bothered. Pickett was an incredibly poor steward of our home and money, and if the majority of our tenants are to be believed, they were terrible to rent from. It does not look like I will be stationed in Kitsap County again, but after all this company put us through in managing the house that we would have moved back into, I don't think I could live in it again without all of the bitter reminders of the time, money, and energy we had to spend on it because if Pickett's incompetence. I would not recommend them in any capacity.

Absolutely no fun to cook in. A google search brought us to A Kitchen That Works, and Molly. After an extended phone consultation, and then an in-person meeting. The decision to work with Molly was an easy one. She was very knowledgable, and easy to talk to. We completed the initial design and planning stages in the Winter of 2021. Expectations and schedule were set from the get-go. We knew exactly what needed to be done (by us and her) and when. Molly is so in-tune with the industry...when she heard cabinet prices were going to be increased, she let us know immediately, and we were able to jump on ordering before it happened. Construction began in March of 2022 and was completed in June 2022. We were living in the house during construction (my husband working from home). The job site was left tidy each day. Molly has a great collection of sub contractors she works with, each one equally knowledgeable and as impeccable as her. And trust me, the poor electricians were really put to the test at our house! We only had a few small delays, neither of which were Molly's fault (a pandemic can definitely make things difficult). But, communication was clear, and we always knew what and why something was (or wasn't) occurring. I would absolutely work with Molly again and recommend her to anyone. She is not only an amazing designer and general contractor, but an all around good person. I will not hesitate to call her for our next remodel project. Her and Clive are now on our Holiday card list, whether they like it or not!

Known for coming in on or below budget Molly met that criteria. It's clear she knows her stuff and for those who think it's easy handling not only different tradespeople, but personalities, particularly being in a 'man's world', she ran a tight but fair ship and all the workers I talked to privately expressed their admiration for her work. As I sit here and look at all the details in one part of our now open concept downstairs, it's a package that all works: placement of windows, lighting, etc as well as choices of trim. doors, etc. And though ultimately all the choices were ours, she nudged us in areas to find the most practical and aesthetically pleasing elements. I can honestly say, each morning when we enter this space, it's a beautiful sanctuary.
