After our initial consultation, I knew he was the right man for the job. He became our PM, engineer, architect, permit expert, et al. He had a monumental task before him; including sorting out all the environmental issues, correcting/recreating work done by other contractors, finding solutions for issues neither of us had previously dealt with, etc. He saved us so much time/money. We now have an approved King County permit in hand and ready to build! This is entirely due to Eli's creativity, expertise and skill. We wholeheartedly recommend ESG Design. Eli, thank you!

Some of that work was duplicated in my house, which was helpful. Every step was excellent. From initial consultation, design (plus follow-up changes), demo, install, and completion/cleanup. The best part? Only a tad over six weeks to do the work!! That timeline is among the many reasons to consider Seismic. Most firms outsource - 'sub out,' if you will. All those subcontractors may well be excellent. But any delay for their work hits your calendar. Rocky and his team handle just about everything in-house. Which really speeds up the process without impacting quality. Suffice to say, when I have another need that Rocky and his team can handle I'll be calling him first.

We spoke with several, but John from J&C Contractors stood out immediately--and for good reason. John brings a rare blend of transparency and expertise. He doesn't waste time with fluff or sales talk. He tells it like it is--even when it's not what you want to hear--and that honesty was something I deeply appreciated. He guided us through the maze of the insurance claim process with clarity and confidence, making a stressful situation far more manageable. The craftsmanship was excellent. From structural repairs to finishing details, everything was done with care and precision. I'm genuinely happy with the quality of the rebuild. Just as important, John was communicative and dependable throughout. He kept us informed at every stage, explained options clearly, and made sure we understood how each decision would affect the timeline and budget. I felt supported and trusted him completely. If you're looking for a contractor who delivers quality work, communicates clearly, and truly has your best interests at heart, I highly recommend J&C Contractors. We'll absolutely be hiring them again for future projects.

This project involved multiple structural changes, as we moved load-bearing walls and pushed out an exterior wall to add square footage to the space, plus HVAC, plumbing, electrical, insulation, siding, windows, tiling, hardwoord flooring, cabinets and custom carpentry, painting, etc. We especially appreciated how John and Marcos would talk through options with us. They always gave us clear choices with an understanding of how they would impact pricing and timelines. We also really appreciated their flexibility when we decided to push out the exterior wall, which was a change to the original scope. John worked hard to get the engineer and city back quickly to approve the permit revision, and also was strategic about what work continued while we waited for that to ensure we weren't taking on unnecessary risk. The attention to detail is another thing the J&C team does exceptionally well - we had custom cabinets with a really complicated façade to cover a soffit, and the team didn't think the original plan looked good enough, so they basically built an extra piece from scratch to make the entire thing look seamless. For our window installation, Marcos came up with a brilliant idea for how to frame the window using the same stone slab as our backsplash and it's truly one of my favorite features. Also, I realize it seems like a given, but based on many other renovations we've seen, the fact that everything is perfectly level and centered is huge (even the cabinet drawer faces all line up exactly!). Finally, the team did a fantastic job keeping the area as clean as possible. This was critical as we chose to live in our house during the renovation. They would regularly inspect the plastic walls and make sure things were sealed well, plus they cleaned up after themselves every day and when the project was completed. Really fantastic experience, and we'll be hiring J&C for any future projects!

The results of their initial envelope study showed us the degree of water intrusion problems which needed to be repaired. They were far more widespread than expected. J2 then helped us with recommendations on how best to fix the various building exterior problems. This involved a complete building re-clad including new windows, siding, deck surfaces and roof. J2 provided convincing arguments for both the board and all owners that, while expensive, the work needed to be done and that the final result would be a major property improvement. J2 helped with board with design elements of the new exterior and provided detailed plans for getting bids and selection of a contractor. They provided oversight of the construction work to see that work was done according to the detailed plan and worked with the contractor to fix work which was not done to plans. When work wrapped up, they were there to see that punch-list fixes were completed and that we as homeowners were satisfied with all the work involved. As a board member who was involved from start to finish, I don't know how we would have done this project without their excellent guidance and detailed planning for what needed to be done. I highly recommend their services to anyone out there that needs building repairs related to water intrusion. They are the best.

After thinking on it a bit, Craig said he would stop by and take a look. He identified the high water table under our property was the most likely the root cause of moisture in the building. He provided this consultation at no charge. After explaining a bit more of our concerns and surrounding developments, Craig advised it would take some time to dig into the details but would be willing to do the research and meet with the city to look into the possibilities of a higher than usual water table. He drafted up a scope of work, outlined his responsibilities, and provided a reasonable estimate. Once the papers were signed he wasted no time getting started. He did the investigation, met with the city, compiled the data, and explained it to the Board of Directors in a clear, easy to understand presentation. He answered all of the questions we had and was extremely patient and easy to work with. Craig provided the HOA with 2 action items to help alleviate the rising water under the building and prevent possible flooding. He even offered to address the city with the Board of Directors to explain our concerns in the correct jargon. Craig and JEC Services are highly, highly recommended.
