Long story short, I requested that all of the new connections be made in boxes that were accessible, such that if there is ever an issue, the connection points are easily discoverable and accessible. Despite the communication, the net result was that they left 2 hidden connections in the ceiling, and what's worse, they used 14 gauge wire on a 20 amp circuit. While communicating about the boxes etc, they were not honest on 2 different occasions; once where I had to push back for them to expose a connection that was hidden, and another time when I discovered the hidden connections they created in order to expose a connection in box. I had another electrician come out to fix the issues after I discovered the hidden connections and 14 gauge wire. Now, for what is worth, I don't know how much the issue stemmed from Rocky or the crew he had on the job. If they just did the structural work and the drywall, I'd easily give them 5 stars, but because of the unfortunate experience with their electrical work, I had to bring it down to 2 stars. If they just did electrical, I would have easily given then 1.

We spoke with several, but John from J&C Contractors stood out immediately--and for good reason. John brings a rare blend of transparency and expertise. He doesn't waste time with fluff or sales talk. He tells it like it is--even when it's not what you want to hear--and that honesty was something I deeply appreciated. He guided us through the maze of the insurance claim process with clarity and confidence, making a stressful situation far more manageable. The craftsmanship was excellent. From structural repairs to finishing details, everything was done with care and precision. I'm genuinely happy with the quality of the rebuild. Just as important, John was communicative and dependable throughout. He kept us informed at every stage, explained options clearly, and made sure we understood how each decision would affect the timeline and budget. I felt supported and trusted him completely. It was a…read moretotal "to the studs" (& beyond) project, and John and his team were fantastic to work with. This project involved multiple structural changes, as we moved load-bearing walls and pushed out an exterior wall to add square footage to the space, plus HVAC, plumbing, electrical, insulation, siding, windows, tiling, hardwoord flooring, cabinets and custom carpentry, painting, etc. We especially appreciated how John and Marcos would talk through options with us. They always gave us clear choices with an understanding of how they would impact pricing and timelines. We also really appreciated their flexibility when we decided to push out the exterior wall, which was a change to the original scope. John worked hard to get the engineer and city back quickly to approve the permit revision, and also was strategic about what work continued while we waited for that to ensure we weren't taking on unnecessary risk. The attention to detail is another thing the J&C team does exceptionally well - we had custom cabinets with a really complicated façade to cover a soffit, and the team didn't think the original plan looked good enough, so they basically built an extra piece from scratch to make the entire thing look seamless. For our window installation, Marcos came up with a brilliant idea for how to frame the window using the same stone slab as our backsplash and it's truly one of my favorite features. Also, I realize it seems like a given, but based on many other renovations we've seen, the fact that everything is perfectly level and centered is huge (even the cabinet drawer faces all line up exactly!). Finally, the team did a fantastic job keeping the area as clean as possible. This was critical as we chose to live in our house during the renovation. They would regularly inspect the plastic walls and make sure things were sealed well, plus they cleaned up after themselves every day and when the project was completed. Really fantastic experience, and we'll be hiring J&C for any future projects!

    I contacted SDA two weeks ago to get plans drawn up for a basement window addition. I completed…read moreand submitted their required form, and sent an e-mail asking how I could pay my deposit and when we could get scheduled. I never heard back. I e-mailed them a week later and they acknowledged they lost track of my form. (However, because of that, they were willing to fast track my project, so that was nice.) They later called me asking what dimensions the window needed to be, how far off the ground it needed to be, and how wide the window well needed to be. This seemed odd to me, being that they are in fact that design engineer. They told me this is something that would need to come from my contractor. When I talked to my contractor (who's been great), he said this is information that always comes from the engineer and while he's familiar with some of the general requirements, it's the design engineer that knows all the specs. I called Chris at SDA back and told him my contractor and interior designer were more comfortable with relying on the engineer's knowledge of local permitting requirements. Chris interrupted me mid-sentence and said "Ok well I can't help you then" and hung up on me. How an engineer isn't familiar with basic, local permitting requirements is beyond me and is quite scary. Be wary.

I needed some additional information from that engineer, but after a month of trying to reach him, I finally gave up and put calls out to new well-reviewed structural engineers. Out of the six I contacted, Dimitry was one of only two who actually got back to me, and within a timely manner. I was very impressed with his knowledge and his ability to translate everything into laymen's terms that I could understand. Additionally, he spent an extremely long amount of time on my property, looking at everything and pouring over the construction plans. I felt confident that he was considering everything before giving his opinion and suggestions. Lastly, I found his rates more than reasonable, especially for the amount of time he spent on my property and his level of expertise. I highly recommend Dimitry and Structural Design Shop if you are in need of a knowledgeable, experienced residential structural engineer.

We had a pretty complex problem surface…read moreright in the middle of demolition for a small entryway project, and our current structural engineer suggested we demolish the entire front of our house from roof to foundation -- an overwhelming and baffling suggestion. I reached out to Dmitriy in a panic and he was available to swing by practically the next day and immediately come up with a series of far more nuanced, elegant solutions that actually took into account the age of our house and the scale of the project. After his initial site visit, he was able to get detailed structural sketches to us in under 3 days. In a city where structural engineers are routinely turning down projects or quoting weeks or even months-long turnaround times, that in itself was a miracle. You can tell he works hard and definitely knows his stuff. I wouldn't hesitate to reach out if you need an extremely smart and impossibly responsive pro to swoop in and save your ass, like we did!
