Everything about the design and purchase experience was great... and then our house caught COVID! This company finds any excuse it is your fault and not theirs once you move in. They do not stand by their workmanship AT ALL. So sad, it looked like such a beautiful home before we moved in. Update as of 5/4/2021: As we start to come out of the COVID pandemic services are slowly improving. I do not think it is in response to my review alone. I bumped them up another star for making attempts to fulfill warranty obligations. I mean, they say you have a "whole home" warranty for a year after you sign for it... leads one to sign in comfort knowing they will work to make things right. I would caution anyone dealing with a big builder like this to push back on ANYTHING that is not right at the time of signing and continue to push for anything you think is attributable to substandard products or workmanship. read more

Everything in my previous reviews still apply (and getting worse), just want to write an update on the customer representative, John Anderson. John Anderson became our customer rep in replace of Kathleen starting January. Ever since then, our requests have been indefinitely unresponsive. John Anderson wouldn't reply any emails until many weeks later and 2-3 additional urges. Any contractor visit wouldn't be scheduled until 4-6 weeks later, if ever. The fastest email response I received from John Anderson was he trying to collect a disclaimer from me, asking me to voluntarily give up the HVAC warranty. For the latest request, the latest update I got from John Anderson was from 5 weeks ago. Today I tried to email him again but received an automated message saying he's no longer in the company. Then Anna Larsen became the representative, and the nightmare continues. Not only was the transition messy, but also Anna was unable to understand the situation in a rational way. Our conversation was like: Me: Puget Heating charged me something that should be covered by warranty. Anna: John said you need to pay for it. Me: But that's something you promised to do in an earlier work order and the contractor just didn't do it for no reason. Here's the proof. Anna: But John said you need to pay for it. No more argument. Case closed. Go pay for it. We're not going to cover. read more

It is unbelievable how indifferent this builder is. Tens of thousands of dollars spent on "upgrades" and some of the materials are cheap. Had to make them come and at least use upgraded paint for these cheap baseboards. There is a list of 15-25 items that had to be or still waiting to be resolved. Then there was a water leak affecting a wall in the backyard that they did not disclose. 6 months after moving into this home and I still cannot use my yard no landscape it. They were forced to tear down their defective wall by the City government and have not rebuilt it yet. read more

It is almost 8 PM on a Saturday and your construction people are still making noises in some construction. PLEASE the city says Saturday 9-5 PM. Why it is so difficult to follow the city rules? No respect, no empathy for other homeowners that are resting on a Saturday night. read more

My experience with Quadrant has absolutely been a 6-star experience. From working with Todd onsite at Mountain Aire, Dulcey in the Design Studio, and Christabelle with TRI Pointe- it's been seamless. Todd is so responsive and helpful and has answered every single question i've ever had almost instantly. He knows i'm not local, and sends photos of my house during construction which completely lights up my day! Dulcey was so patient with my ridiculous attention to detail, and even called me later down the road when she felt like I might like something better than what we had originally picked out. Last but certainly not least- our incredible lender Christabelle has gone ABOVE and beyond after a not so great experience with an outside lender. I can't believe it's almost time to move into our insanely beautiful house. I would recommend Quadrant to anyone and everyone. We are so grateful for the service we have received. read more

Update (May 25, 2019): Demoting to 1 star. Just found out that one of the power outlets in the garage was malfunctioning and the outlet was burned by electrical arcing. By some miracle it didn't burn the house down. Quadrant hired the most incompetent, cheap, lazy, terrible contractors it could to build this super-expensive townhouse as cheaply as possible. Dozens of problems here after the first year in the house... and now finding out that they *installed the wiring incorrectly* and *risked burning down my house* is really icing on the "cake" of their gross negligence and incompetence. We are preparing to sell our home and had 2 roofing inspectors recommend full replacement. I have provided both bids to Quadrant with no response after the first email that they basically said it wasn't their problem. One of the bids specifically states that the shingles are not a good choice for the home as they are not made to withstand winds in the area and also reports improper installation. I have called and emailed in warranty paperwork, left voicemails, etc with no response. I am out of state and have been calling incessantly so they can take responsibility and conduct an evaluation. Our original choices in the build state the roof to ge good for 30 years. The house was built 9 years ago. This is clearly due to poor craftsmanship and they need to stand by the warranty they provide. read more

I would give my experience with Quadrant a Zero if I could. Do not, I repeat Do Not, sign any docs til the house is done. Thomas was the supervisor at our project and did nothing!!! Like from the walk thru til I got the keys nothing was done. I would have a re-walk thru the day before, or walk from the table til it's done. Talk to your real estate person and put in the contract if the work from the walk thru is not done before signing you will walk. They will prolong the work and suddenly you closed on the house 12-07 and the work is still not done. Only bright spot is their service team that answers the phones are nice and Robin was very nice as well. Cami will say everything can't be done, but demand and it will be done, don't believe me....house next door got an extended driveway put in. Demand and they will do, just be firm and don't take the keys til the work is completely done. Ultimately, Quadrant hasn't change a lick of their reputation from the 90s, now they just sell more expensive homes and just want your money fast, while not finishing the house! Construction quality and attention to detail is a joke, and most importantly once you sign the contract, forget about getting them to help you solve the issues; they will not own their mistakes and fix it. We have experienced all sorts of mistreatment during the closing process (our new home advisor lied to us about the completed jobs till the last day, on the day of hand over she didn't even have the courage to show up). Basically, we were sold an uncompleted house with many promises of unfinished jobs to be taken care of immediately. Our house still does not even have a proper exterior paint 3 months after we moved in. I do have faulty installed hardwoods squeaking and cracking all over the house, some of my closet doors were installed last month, my cabinet parts arrived after 1 month, there are issues with the tiles, paint, etc. They installed a defective fireplace mantel which had huge cracks and holes on it as an upgraded material and instead of replacing it, they did a touch-up paint, it took 1 month of struggle with them to make them accept and issue a refund. My sink which was an upgrade has scratches on it, the kitchen cabinets which were un upgrade delivered damaged. This house cost our family over $1M and tons of headache on top of it. It was our biggest mistake to buy a house from this company in the first place and I am looking forward to selling it as soon as possible and forgetting about this nightmare (it is still not over) in my family's life. read more

My wife and I bought a house in Skagit Highlands in December of 2008. During the purchasing process, the representatives were extremely helpful. While we picked out all of our options, our kids were entertained in a play room. The staff was extremely patient with my kids. We got $5000 of free upgrades because I am a teacher. We were a little bit disappointed at what was considered an upgrade, though. For example, carpet in the bathroom was standard, so we had to pay to "upgrade" to linoleum. While the house was under construction, our tours of our house were very informative. I never felt like I was being looked down on for not knowing anything about construction. Shauna took plenty of time to answer all of my questions, no matter how stupid they were. After we moved in, I got a bill from Wells Fargo saying that I owed an unexpecter $1200 for property tax. I dropped by the Quadrant office and Andrya was happy to participate in a conference call with Wells Fargo to make sure everything was as it should be. There were several minor faults with our house. All of these were covered by the warranty and fixed within 48 hours. My kids, age 5,3, and 1, love that they can pick between 4 different parks that are within walking distance. Our homeowner's association dues are $40 per month. We get regular updates on what is being done with that money. Examples include entire neighborhood yard sales, ice cream socials, and extra security when people were noticed loitering around empty lots. My only complaint is that I wish some of the HOA money would be used to maintain some of the vacant properties. Several of the vacant houses have horribly overgrown grass and weeds. read more

Their sales agents are worse of worse, unwilling to listen, have to mercy towards their clients, their leadership is biased and one sided with one way ticket to bankruptcy. I'd give them negative stars if I could. We purchased our first home with them and boy one year later it turned out to be a shit shack. We've had to be home for an excessive amount of days while they redo work and then have to redo it yet again because the contractors they send out aren't worth a damn. They have this concept that their home owners can either sit around all day or will simply own their doors to strangers without anyone else being there. At this moment, we've spent about 30 days of our vacation, sick time and free time in the house with something being repaired. They constantly only send out one contractor at a time for major repairs. Quadrant doesn't seem to have a good project manager in the bunch. The quality of the work is crappy and they will not do the extras you request to your liking. When we point out the craftsmanship of anything they're reply is constantly "that's what all builder use." So I can't help but think then what makes you special and why would we bother with you when we build another home. We've owned our home for a little more than a year and are getting ready to put it up for sale because we're grown to hate it in such a short time. Honestly it's not worth it the hassle, go with ANY OTHER builder! read more

I am a recent (2015) home buyer of Quadrant Homes and it was worst experience working with their broker Tri Pointe Connect & lender iMortgage. They are the shittiest companies to work with. They lack complete professionalism and do not hold accountable for the mistakes they do. They ruined my credit score by doing hard pulls many times without our consent. Regarding quality of home, I say Quadrant has improved a lot, but when it comes to their preferred broker and lender which seems to be sister company of Quadrant themselves, do not go with them. We purchased our home 2 1/2 years ago and had several issues in the first year. They were fixed eventually after several calls and visits fron quadrant. Now after 2 1/2 years one of our vanity sinks in the master bathroom just fell out. It was mounted to the underside of the marble countertop with just epoxy holding it in place. There were no fastners used, just glue. It's sad how they cut corners to build their homes and you find out after the warranty has expired. read more

Quadrant in Mountain Aire built pretty homes, but I've had nothing but warranty issue after warranty issue for over a year since I purchased my new home. Many many many things from small to big. One big one is that my garage floor is wet from below and they refuse to evaluate the reason or correct it. Also, when they came in to do painting touch up they destroyed my upstairs hall carpet. They said they'd replace the hall area with a matching carpet. They came in and installed a totally different carpet with shorter pile, not as soft and different color. It was obvious upon installation that it was wrong but there it was - installed. The new carpet in the hall is something you might select for a rental home or somewhere you want cheap carpet. It then took several months for them to offer a solution - radio silence. Finally I was provided three sample boards with tiny samples of different carpet because I was told my carpet was no longer made. I have decorated the home and purchased furniture to match my original colors. They then sent a guy out who said trust me we can get your exact carpet, we will replace your whole house though because the color lot may be different, but it will be the same quality, pile and softness. Yet they refused to provide me a sample of this stuff - even after asking a couple times they did not provide a sample. When the installer rolled up with a van full of carpet, even then they would not (Quadrant's rep was there) provide me a sample to match in my home. I insisted and they finally cut a piece. It was NOT the same carpet. It was the same pile and feel as the garbage they put in the hallway. I refused it, but kept a sample. Then I sent photos and a video showing the comparison of the new stuff to the hall carpet and my original (I have samples of all). You can visibly see it is not he same pile height and you can feel with your hands that it is not as soft by a long shot. This is not to mention the color tone that is more blue than my carpet. What is Quadrant's solution now? They tell me I have to accept the roll of carpet they sent over or they will consider it a refusal of a warranty service and that will be the end of it. The promised me a full house of carpet that is of the same quality and now they are trying to strong-arm me to accept inferior carpet or nothing. That's not going to fly. The Quadrant customer service department is extremely difficult to deal with on anything that is remotely serious. I've also had more than one situation where the caused problems by trying to fix other problems. These guys SUCK. I would never buy another Quadrant home and I recommend that you stay away. These are high end homes and still there are so many problems and no way to resolve them - they will screw you rather than do the right thing. My carpet is an example of a situation where they are doing the WRONG thing and have made mis-step after mis-step and I am the one that is going to pay the price. They are awful. Stay away. And definitely get a home inspection on a new home. I haven't even mentioned the mold in my crawl space here. read more

We built our home with Quadrant Homes nearly 4 years ago to the day. The inside of the home is great, but unfortunately, the exterior paints has faded dramatically in that short amount of time. Having experience is painting houses, this is unacceptable and speaks to the low quality of paint used by Quadrant Homes. I'd like this to be address and not overlooked like it has been so far. We have completed our design studio appointments for our new construction house and our experience has been great.

We just purchased our first home, brand new. We Iove our home! However, there were definitely some short cuts taken, which is frustrating considering how much we spent. Our fence for example, is literally almost a foot off the ground. We paid full list price and were denied ALL extras requested. We had to up our interest rate, & go through their lender just to get this fence. We wanted the fence to keep our dog IN. The fence is absolutely pointless. He just runs under. Our agent mentioned it and they said that's "how it's supposed to be". Every person who comes over comments on the fence and "why is it so high off the ground?" Besides that, we had a horrible move in experience with the guy in the office here. We were GIVEN keys by one man, then he barged in on us, yelling "why are you here!? You don't even own this house yet!?" As we were moving in. Turns out THEY had a misunderstanding- nothing to do with us. But how embarrassing in front of friends and family, and stressful wondering what the heck was going on. Besides that, and a few other small things, the construction surrounding my house is insane. We knew coming in they were building homes around us, by they start way before the legal start time (this morning was 6 am), always waking my son up, and they BLAST there music ALL day. No respect for the current home owners. So, all in all, we love our new home but quadrant is not our favorite- to say the least. read more

I have been looking for a home for about two months now and just went and saw a home last night that was built by Quadrant homes back in 2009. I was pleasantly surprised by the upgraded finishes and overall layout - it flowed very nicely. My Realtor even told me that as far as high density builders go, Quadrant is one of the better ones. My only moments of "what were they thinking??" were when I found no restroom on the 1st floor and that the furnace occupied the largest closet in the house on the SECOND FLOOR, the heat registers were in the ceiling downstairs, doing just that - heating only the ceiling! The floors were ICE COLD and there was no air return downstairs ANYWHERE to promote any of that heat to move down. It just didn't make sense. I was ready to write an offer, but would have had to put MAJOR $$ into finding a way to get heat downstairs and would have felt funny every time a guest asked where the restroom was and I would have to direct them up the stairs. read more

First off, I'd like to say we visited nearly every Quadrant community in the area (from Poulsbo to Renton) and all of the models were lovely, well-built, and expertly finished. That type of consistency definitely influenced our decision to purchase a Quadrant home over other competitors in Gig Harbor. That being said, from after our frame walk to closing (and now beyond as we wait for a verdict on requested repairs) our experience has been nothing short of terrible. From poor communication from the new home advisor to trying to communicate with the building superintendent to having warranty services out to our home multiple times just a month after closing, we did not receive a home that was built to the quality we saw in the models. To give you a brief list of issues to beware of: cracked cabinets, vinyl floor ridges, improperly installed farmhouse sink, unlevel floors, poorly installed subway tile, and the list goes on. We are told that since our home has already closed (even though we tried to mention these items prior to closing only to be brushed off with the excuse "don't comment on a masterpiece in the middle of work, wait until it is completely finished") that these issues are now under "warranty" services and the options for correcting many of the issues are limited. Don't make the mistake we did of trusting the superintendent to deliver on his promises without getting them in writing. I highly regret my trust in him and Quadrant as a whole. Very disappointed. 2017 update: We closed on our home on May 18, 2016. After 66 various warranty service appointments from June to November for everything from improperly supported farmhouse sink, ridged/bubbled vinyl, cracked cabinet bodies and peeling painted on white Belmont cabinet doors, interior doors that stick to the frame pulling the paint off, uneven Cambria counter top thickness and unmatched edge profile, missing vapor barrier in the crawl space to bowed laminate flooring that drops over an 1/8'' when you step on it - kind of like a spring board (replacement for the vinyl flooring that had ridges and bubbles mind you)... the list goes on.... we took a break for Thanksgiving through the new year. I wanted to follow up on my original review so that potential buyers can be aware of what could happen with the purchase of a Quadrant home. We met with Quadrant VP of Construction, David Mozzone, in November. He made a home visit and was kind enough to listen our horror story. We talked to him about a severe lack of quality control and breakdown in communication. He seemed eager to work with us to make sure install appointments marred by broken or flawed products no longer wasted our time. Essentially he gave us peace of mind that despite the frustrating battle this has been maybe it could be a happy ending. We are back in correspondence with Warranty Services in order to complete the list of remaining repairs from 2016 as well as new additions to the list for 2017. Let me be clear. Our Master Bathroom Vinyl floor has gone from a cosmetic flaw (bubble and ridges where the underlayment meets) to full on loss of adherence around our tub. The caulking on the countertops in our Master Bath, Laundry Room, and Guest Bath (which has yet to be used!) is disintegrating leaving a gap between backsplash and countertop, the caulking around many of the baseboards in our upper and middle levels of our 3 story home is already cracked and peeling... the list goes on. Yesterday, I arrived home from work to find 3 interior doors delivered on our doorstep in the rain. These doors were scheduled with Warranty Services to arrive between 8am-12pm on 1/27 for install on the same day. These doors weren't even painted yet. The cycle begins again with miscommunications, "mistakes", and further frustration from doubled appointments I don't have time for. Potential buyers please please please come into this with your eyes open. The model homes are beautiful, but our experience has been an unending nightmare. read more

We recently moved into our Quadrant Home and we absolutely love it. The process was long but our house is great and built well. The community is so friendly, we even have a block party event planned for the 4th of July. I also love the warranty that comes with the home so I have the comfort of knowing if something goes wrong tomorrow I have someone to call to help us out. Getting to pick out all of our own interior stuff made the home so much more personal for us. I think it was one of the best decisions we've ever made. read more

After six years in my new Quadrant home, three of the four bathtub floors failed. One developed cracks and leaked water under the tub, a $3,500 repair. The other two were flexing severely. $1400 to replace those. Quadrant said "too bad, we only give a one year warranty". So if anything in your new Quadrant home fails after 366 days, your are out of luck, Quadrant will not fix anything even if it was obviously their fault. $4900! read more
