Don't trust this place we moved into a rental that was not ready and they scammed us to move in 2 weeks earlier, paid extra on our deposit for the earlier move to move into a place that had broken windows, a garage filthy and infested with rat poop, eaten up wood from termites, and broken handle apart of the master bedroom. Not sure why the agent Jian offered a home that was not ready for move in, her showings were all homes that were not ready but we were in a rush to move into somewhere hoping our friend and agent Jian would be able to lend a hand . Perhaps only concerned about her agent commission rather than doing throughout work. Jian also has a standing relationship with my mom for over 4 years so befriend clients to get closer to them and blindside them without thoroughness in her quality of service. We were very concerned of the neighborhood and finding a school with good ratings (tiger mom, I know), I prefer to be known as mama bear though. But finding a home with a good school is almost impossible to not be expensive, however she was exceptionally patient and nice for that matter. Was never in a rush and was patiently working with us, plus was always very honest. She would let us know if she felt it wasn't the right place for us, or if it didn't quite fit our budget. This review is for Johnny Lam and Johnny Lam ONLY. I tried to rent a place through Johnny Lam a while back, and he would NOT return my calls, texts or emails. It was nearly impossible to get a response from him. To get answers from Johnny, I'd have to reach out to one of his co-workers or stop by the office and hope to catch him. When I finally did get a response, he would always say something like "I'll call you on Thursday" but come Thursday I wouldn't hear from him and he would continue to ignore me. For about THREE WEEKS I tried to get a simple yes or no from him on the unit I was hoping to get, sent emails, calls, texts and got practically nothing back from him. He was horrible to work with. When my boyfriend and I met with him in person, he hardly gave us the time of day and seemed to rush us through the unit to get rid of us as quickly as possible. I would NOT recommend working with Johnny Lam. Everyone else at Treeline was nice and helped me, Johnny was the worst. read more

If I can give a negative star then I will give negative 5 star. I was working with Meichun Shen since early June on my rental property list for sell, with the Purple brick $5950 plus 2.5 % buyer's commission she agree to charge me 3.5% overall commission and signed a seller's contract. She start the pictures taken with a cheap $100 cameras rather than professional photographer, so we have to use our Canon cameras to take pictures for her to post on the MLS, she also refuse to put in the stage per my request, one time I have to show my own house for her during an open house in July, forgot to turn off the ceiling fan the week before my shown on the open house. We signed the contract based on the 3.5% commission (2.5% will go to buyer's agent) but last week I found out she only put up 2% commission will go to buyer's agent, no wander I did not see any agent show up for looking for my property. I also found out she did not do the open house during the last weekend, her agency as a seller's agent she miss 2 out of passed 8 weeks to show my property, I decide to terminate her as my agent, but she refuse to return my remote controller and keys. read more

unprofessional ! rental agent likes to argue and yell . when she's upset or offended. she likes to threaten you to move out then to just fix the issues that need fixing . rental wasn't move in ready . there was roaches , dirty walls . the locks never got changed upon old tenants moving out (the same day we were supposed to move in ) . so many issues with the unit . finally at the end of our lease "angela lin" did NOT refund our deposit fairly . we have caught her in so many lies back & fourth . the unit we rented was 4407 1/2 merced ave baldwin park ca . she ripped us off of our deposit. she's very petty with no professionalism as a " rental agent " she got so upset when i listed all the hazardous things that needed fixing. She stated that I was unhappy and suggested that I just move out. she blocked my number and even broke her phone she is not good under pressure/stress . Then when I tried to explain to her these things she pretended like she did not understand me. when we were moving in I found a hard drive and important tax papers that were left from the people before us. I gave them to her so she can give to them as I would want someone to do for me. she just said she would just throw them away . so therefore she does not have any common courtesy as a "landlord" to do the good deed as a good person . these are just things to say the least. unfortunately for us we were in a hurry to move into a bigger place. So I would save yourselves the headache and run past this listing . it was so stressful to live in this unit. So uncomfortable we just wanted to get the hell out. We finished our lease and did not sign for another. The neighbors were not the problem the landlord/rental agent "angela " was she never let us once speak to the "owner " at first she says it was her aunt and she was old. But yet her name and the owners name are similar. these are all the photos before we moved in . nothing was move-in ready. There was also two gas leaks that she knew nothing about. i'm so glad that I called the gas company to come check. Please renters do not depend on your slumlord to keep you and your family safe. They don't care about anything but money and any opportunity they will charge you for any little thing. this was so dangerous because we had small children . there were also steps on the stairs that were loose. we painted and fixed so many things just so our children can be safe. we got double charged at the end of our lease for pest control for a refrigerator that ended up being infested with roaches that the owner had from the previous people there. she also charged us for a lightbulb that just needed to be screwed back on from the ceiling fan which we took off because it was shaking and we were afraid it was gonna fall off . read more

Had a very frustrating experience with Peter Lam. Peter was polite, professional, and knowledgeable but this interaction was not very pleasant. I found a Zillow property and contacted him through Zillow. He called right away and we discussed info. My credit and income are fantastic, but I have a chihuahua, so, Peter said the owners of the potential rental would not accept me as a tenant. No problem, right? But, Peter said he would still check with them. OK, I said. And I waited for him to check with the owners....He then sent me an application and asked for my personal information and tax returns. "Ok," I said, "but before I drive with my two week old infant to print and fax the application, before I send my personal tax info, please check with landlord about the dog situation. I don't want to apply if they won't consider a dog." I asked him no less than three times to check with the landlord about the dog and he kept telling me he needed the application first. WHY? I don't know. So after three days of trying to communicate this to him I finally sent the application, and my taxes, and within 20 minutes Peter wrote me back and said, "landlord don't accept pets, sorry." We haven't a backdoor lock nor a light in the carport, the property was burglarised on Christmas Eve; Hugo Chau didn't care, waited a week & 1/2 to respond, then he asked if the rent cheque was going to be on time! We've been out of hot water since March 2016 and our stove & oven have leaked gas for over a month! How am I to feed my kids?!? After over 2 dozen texts & emails, they finally sent very incommunicable day labourers who stuck wires in the gas lines, breaking it further! The work they say they've done are alternative truths! Case in point: they stated they welded the hot water lines so they connect; there was no welding, soldering, nor JB weld; in fact the "work area" was still covered in cobwebs!!! They've left outside projects undone for months at a time! I've waited for the stairs to be completed for over four months (since October 2016), they haven't even cleaned up their trash from then! There's still rusty metal & screws sticking out! But, Hugo Chau expected money to be paid right then and there! I have asked several times to correct these issues, to no avail, Hugo Chau is a scam artist! DO NOT TRUST HUGO CHAU, HIS ASSOCIATES, OR THIS COMPANY!!! read more

I will give them negative star if I can. Treeline agent failed his fiduciary duty, lie to us several times. While most of the houses in the neighbor were sold within 2 weeks, my house had been in market around 40 days without much activity and no offer. He tried to lowball us so he can sell the house to his own buyer to make double commission. After several communication, he still refuses to make any improvement to increase marketing function, forcing us to notify the agent and the broker to cancel the listing. For almost two weeks, they refused to follow my request to cancel listing and instead try to fool me by changing it to withdraw status. Withdraw is different than cancel, and I won't be able to sell my own house until 6 months later. Both the agent and the broker are very unprofessional and greedy. Don't trust them! The main broker, Hubert King despite being fully aware of what his agent is doing to us, helps to exacerbate the situation. He cares only about money and put his client's benefit last. The meeting on 7/31 proved my point that they just want money. I requested a meeting with agent and broker, agent was no show, broker demanded $3000 extortion to cancel the contract. I then ask him to put this in writing, he refused. When he escalated it into a shouting match, he keeps yelling "you are despicable!" Please check out my portfolio pic to see he lied again. He even called the cops and ask us to move from meeting room to the lobby. When cops showed up, they quickly figured out and warned Hubert and the office manager "I know what game you guys are playing, don't call us again!". On Augst 7, Treeline Reakty retained a attorney to write me a certified letter, request $25,920.00 for breached the listing agreement. Don't sign listing agreement with this company without consulting with your attorney. read more

A Treelane agent (Rosi Ueng) was the leasing agent for an apartment we rented. When a serious plumbing issue came up, she referred us to her husband, Chris. Seems he also works under Treelane? Between the two of them, we were given the run around for TWO weeks. They would defer to each other, then literally LIE about the dates the plumbers would make the repairs. It was totally unprofessional. So we contacted Treelane Realty directly. After being transferred to different staff three times, we were eventually told that the property we were renting was not actually one of theirs. They said Rosi was managing it on the side, on her own, because the property owner is a friend of hers. This was the first time were had heard this. The business card Rosi gave us is from Treelane. The address to send the rent to was Treelane. The business card stapled onto the folder containing the lease was Treelane. We began to feel suspicious that we weren't being dealt with honestly. Bottom line: Treelane couldn't help us, we had only Rosi (and her husband) to deal with. We were never even told the name of the actual property owners, just given their LLC name (Starmore). We felt very unsupported. Fortunately, we left that poorly maintained apartment quickly and have moved onto a home where we get to interact with the owner directly. No sketchy husband/wife/family friend situations wherein third party brokers claim they aren't actually third parties. read more

Scheduled with one of the agents (Rosi) to look at a condo for rent, I came with my 3 months old baby and since I didn't know if she's there yet or maybe waiting inside, I gave her a call 5 minutes after the scheduled time, she said she is 5 minutes away, I waited 15 minutes more and left. She didn't even call to see where I am. We scheduled the tour a couple of hours before, I stopped everything I did to go and see, waisted an hour and didn't get to even see the place. Apartment hunting is stressful enough without a realtor giving you attitude, being rude and hanging up on you after being sent on a roundabout hunt to set up a viewing. I called the number on the posting, which sent me to the office, I called for three days before speaking to a girl who was very sweet and helpful and gave me the realtor Joe's number. I called Joe Sang who was extremely rude and demeaning and unprofessional, giving me a lecture on calling the correct number then hanging up on me when I continued asking for the correct number. He then hung up on me and declined my call when I called back. I called the office to report his treatment of me and ask for the correct number. The same girl was again very sweet but told me there wasn't another number listed on the profile, but said she could call me back with it. Altogether, this is the worst experience I've had with realtors, and I've lived in NYC, LA, Tel Aviv, Sydney and Texas. DO NOT USE THESE IF YOU WANT YOUR SEARCH TO BE PAINLESS! read more

When he is specifically requested to CALL if he can't make an appt, the doesn't and then as an excuse claims he sent a text. (if u have ever texted to a LAND LINE.. u know that a NON DELIVERY message is returned asap). He didn't bother to follow up with a call (as requested... ) and then didn't even apologize. BTW: the property was a condo which has been on the market for over 300 days... apparently the client doesn't know how unprofessionally the broker is handling this... considering how many hundreds of choices you have in brokers and agents... why would anyone pick them. read more
