It was a two week escrow, so we need someone experienced and efficient -- she definitely fit that description. When I received the buyers' package, I had to ask her numerous questions and she got back to me right away. And at the close of escrow when I requested copy of the HOA docs., she offered to copy the huge package for me:). Phyllis is not afraid of extra work!. Worse escrow experience I ever had! Escrow officer not responding promptly! Not communicating with selling party!

This escrow company was chosen by my realtor Jenny Xu. I'm disheartened and very disappointed in their lack of professionalism. I closed on my home in September and errors continue to come up with the final closing of escrow. The first error was they did not pay my home owners insurance out of my escrow monies as what was stated. I didn't find out until my own insurance company called me saying I was about to be cancelled. I had to call Rowland escrow several times and finally the amount was paid. That was the easy part of this awful experience and nightmare to date. To date they have NOT issued the monies owed to my Credit Card companies they stated were supposed to be paid per my lenders instructions. Cindy Leon claims that the 5 checks to each of the credit card companies were in my packet, but they were not. They can easily check to see if the checks were in deed cashed and they obviously were never even issued to me OR the credit card company. Now they owe me and are literally holding my money.. yes, My Money that is owed to me. The amount owed back to me is close to $8,000! I have the closing statement letter never listing these checks. They now state I have to go through my lender in order to get a check made out to my name..for the money that is MINE. To say they lack integrity and are so unethical doesn't even begin to explain my experience with this escrow company. I will take the steps and round about way and go through my lender, however, please BEWARE of companies like this that want to steal your money. read more

Cindy handled my transaction very well, always very prompt with answers and information.

I sold my house and the escrow was handled by Rebecca and her team. Overall, the entire process is Ok. Rebecca's knowledge about escrow and title issues is very deep. However, I have one complain about the escrow officer, Susie Liu. Susie was helpful but her work was not double checked before she delivered the final proceeds statement. There was a mistake in the final proceeds statement and she did not find it until last minute of the close of escrow. I was out of the country, so I was not aware of the error. I found out the error by checking my bank account. The final proceeds were a few hundreds less than the agreed statement. A few hundreds caused trouble at my attorney side since my attorney used this amount to split the proceeds and deposit them to another trust account. The mismatch caused by Susie has brought a lot of confusion at the final stage of house sale. I contacted Susie and Rebecca and asked them to honor the previous agreed amount in the final proceeds statement. They refused to do that. I have to spend quite some attorney fees to correct my Trust fund instructions and so on because of Rowland Escrow's mistake, which I am not reimbursed for a penny. Just FYI. read more

Rebecca is a rude owner. They won't be helpful if you have questions. Somehow they have connections with loan or real estate companies but once u get them you are on your own. No phone calls or questions will be answered. read more

On my most recent transaction, the sellers designated Rowland Escrow to handle the sale, in which I represented the buyer. The manager Rebecca assigned Susie to oversee our escrow. Throughout the 2 months escrow period, Susie has provided excellent service to me and my buyers. At loan document signing, she explained each page in detail to the buyers and was patient answering all their questions...can't say that about many escrows out there.
