This company is extremely unreliable. They were completely dishonest with me and when I called them out on it nobody even responded. They charge more than they should have and contract out all their labor. I referred them to my niece and one of the workers kicked over her security camera and stepped on it. He was caught doing it on camera. They charged her twice as much as they should've and did not explain any of the contracts in detail. This company did my termite inspection during escrow as recommended by my realtor. When the report was over I was told that I have subterranean termites and Drywood termites and they suggested that I fumigate my home and quoted me a price much higher than all the other companies I have researched. This however was not the problem. I wanted my home reinspected for a second opinion by someone else in case that local treating would be an option. After doing TWO thorough inspections, I was told that I had no signs of termites anywhere. He even said that I don't even need local treating and that he did not see anything after TWO inspections. It's baffling to think what extent people would go through to make a profit. PLEASE DO YOUR RESEARCH and think twice before hiring someone. read more

UPDATE: They mostly made this right and sent their guys back out to fix the areas that were missed, while still disclaiming responsibility for upper story and the boards on the neighbor's side (our house is built up to the lot line on the south side so they claimed access was an issue - though we had to arrange access for tenting anyway, it wouldn't have been a huge problem for a better inspection). We are still left to find someone to address those and anything else the painters find in their work. I just still don't understand how people are supposed to get complete and thorough inspections if completely ignoring anything above the first story is standard for the industry. My parents' rather fussy HOA in North Santa Monica (10 units - most of people who tend to have time to complain about everything) uses them, and my parents even reported seeing scaffolding to reach higher levels with Top Termite's name on it out at their complex within the last couple of months. ----- Don't hire them - but especially if you have a two-story house. They performed our inspection as part of buyer investigations when determining whether to purchase our house. After the seller vacated, we hired them for the fumingation and repair work (both outsourced). Thinking everything was fine, we hired painters to paint what we thought was all the fresh wood on the house. Work that was specified on the report to be done (even on the lower levels) was not done (the workers left plenty of dry rot and just slapped primer on it). Also, I don't really understand the point of inspection that excludes areas that require an extension ladder - how is one supposed to get a complete inspection?? Clearly those parts of houses need attention too. Will be disputing this one with the credit card company. Top termite is always on time, always polite, always thorough, always answers all my questions, and always prices its services fairly. My only mistake was waiting too long to have them inspect. I intended to have them come by every two years and did so for nearly ten years. Then I blew it and forgot for five years. I realized my forgetfulness when I saw termite crawling out of my deck and taking wing. I called Top Termite, the awesome Tim came out and delivered the not awesome news - the infestation was so bad we had to tent. Don't wait to get your house checked for termites, and then do it every two years. They can eliminate small infestations for a reasonable cost with local treatment, but once the infestation gets past a certain point, tenting is the only solution: it's not cheap and it's not easy. read more

A very bad experience from beginning to end! (still going on) This is the short version of my experience. I would like to post the video! No call 30 min prior to arrival as requested. The job was not completed, they were supposed to tent our shed and didn't get done yet I was charged for it. Not all termite damaged boards were replaced, I was charged $175 per board times (8), and $205 per board times (2) not any longer than my wrist to elbow or shoulder. I could have gone to Home Depot and bought them for much cheaper. This was quoted by Joon $300 total to replace all the boards. There was no attempt to pull back my plants as stated by Joon. No one came out to "air" out the house as stated by Joon. My hidden security camera attached to my mailbox that isn't attached to my house at all, "fell off" and was kicked multiple times, flipped over, and stomped on by one of their workers, and the camera was recording it all. I called the office and I was given a different phone number to call. I called that number and Maria, very nice and helpful, said she would find out what happened. Short version, the guy said he thought it was broken and he wasn't thinking, he didn't mean to do it and he was sorry. He wasn't sorry for doing it, he was only sorry that he got caught. Maria offered to pick up my damaged camera and replace it, but it's an entire system that would need to be replaced, not just one camera. I was quoted one cost but billed 2 times the amount. When I called to ask why, again, given a different number to call. I spoke with Jane, she was short and snippy about it, great customer service! My husband spoke with Joon and Joon talked over him, yelled, and called him a liar, again, great customer service! So much has transpired from this, nothing is resolved as of yet. Too much to put on here. I'm extremely disappointed with this company!! The just of it, DO NOT USE THIS COMPANY! They subcontract other people to do different jobs, jobs not completed, and they overcharge! read more

If I could give this 0 stars for our experience with the termite tenting experience, I would. This is the third house I have had tented and never have I seen workers be this careless with a house. They stepped on the coils on the roof after repeatedly being warned against it, bundled up a broken light and hid it in the bushes, left nails on the floor of the carport that could have punctured our tires, damaged the solar system so that it leaked after they took the tent off, left the pin in the door so that we were unable to re-enter the house and generally did not take any particular amount of care with the house. I recognize that tape can pull off paint, but they didn't even try to be careful and sprayed an excess amount of sticky stuff all over the concrete walls. Balls of tape and cuttings from plants that they hacked were also hidden under bushes. I complained the day the tenting came down and just received vague apologies and a promise to follow up. I checked back in two weeks later requesting a refund. While they agreed to refund a small amount, it wasn't worth taking - I would rather make sure others know about our experience so that they think twice before letting the subcontractors that Top Termite uses to do their job touch their house. read more

I hate to leave a bad review, but we truly had an awful experience from start to finish. First, they were terrible to schedule and coordinate with. There was one date/time window I asked them to avoid because I had a funeral at that time and of course that was the exact time they scheduled it for. I had to miss most of the funeral and on top of that they were late and didn't actually even end up coming in that window so I missed it for nothing. Next, they left so much trash on site (Both on the roof and around the outside of the house). Lastly and most importantly, they broke an unbelievable amount of tiles on our roof. We had just had the house inspected ahead of tenting and the roof was in great condition. Now, we have had 4 roof companies look at it and they all said the termite company was "reckless" in how many tiles they broke. It is going to be $15k to fix the damage they did. I reached out to the company to tell them and didn't even get a response from them. They make you sign forms that they are not liable for any broken tiles and because of that I don't think they took any care to not break our tiles. Very very disappointed by our experience and only writing this review to hopefully save you from this experience. read more
