From day one, he truly listened to our needs and gave thoughtful recommendations about what would be a good long-term investment versus what might end up being a money pit. He wasn't the type to push for a quick sale--in fact, he pointed out property damage and issues we might've missed on our own, which really built our trust. He stood out among all the other real estate agents we attempted working with. Thanks to his guidance and expertise, we ended up getting our top-choice home in just eight days! The process was seamless from start to finish. Even recently, when we needed to relocate, Peter offered to help us find renters and has continued to be supportive. We'll absolutely be working with him again when it's time to sell. As first time home buyers, we felt we got amazing value for the services provided. Highly recommend Peter and the Red Cedar Real Estate team for anyone looking for a knowledgeable, genuine, and reliable agent.

The best way to describe Peter and Red Cedar is high touch, white glove - concierge service. Peter knew the market and had a powerful team of equally adept realty professionals. Nothing happened without Peter's knowledge and he always focused on what was best for us: Initially meeting through closing. Here's where the professionalism goes to another level - Peter builds relationships with his clients, throws mixers, and checked up on us a couple of times per year. And, he DIDN'T ASK US FOR THE NEXT DEAL each time he subtly checked in on us over 5 years! He and his team cares about you - long term not just to get a sale. After 5 years of relationship building, we called Peter and the Red Cedar team for support. He came over. We completed representation paperwork, his AMAZING 360 degree Ariel and interior video/photography genius turned up and transformed our house into a buyer's beacon that sold our home within 24-48 hours of posting - FULL PRICE OFFER!!!! This is Red Cedar - all day long. After getting an offer, Peter and his team coordinate every document, appointment, and follow-up like a well oiled machine. The signing appointment was completely painless without any hiccups in the paperwork or payout - again, Peter and Red Cedar are professionals and the service providers (Ex. Title Company) were exceptional too. Thanks Peter and Red Cedar for your exemplary support, education, and caring over 5 years!

I would recommend getting on them when you're waiting for the final process of application/approval! They will just let the phone ring and ring while sitting there not really doing anything...... so that was a pain but the actual living here has been nice. They're timely if you have a maintenance request. If you are a landlord seeking property management, DO NOT work with HomeWorks Property Management…read more Initially, I worked with Lizza; she was very responsive, and things were fine. It took them six months to find tenants for my property. I'm unsure what systems they use to do background checks, but it isn't good. The tenants only paid their first month's rent, and after that, they were late and never paid the full amount. Then stopped paying altogether. My biggest issue with HomeWorks is their lack of professionalism. It seems like they use a third-party receptionist, so you have to schedule a call with your actual property manager. The property managers constantly miss the scheduled calls, and getting information that should only take a few minutes can take days. To date, I have had eight missed meetings with Christine and Zaphyr. To make matters worse, the portal is never up to date, so you have to call to know what is going on with your property. I found a few properties that I was interested in purchasing. However, like all good sales people. It all sounds good until you start digging and asking common sense questions. I was interesting in purchasing property, but upon communication Phil stated that he would send me the contract and that I should "wire" him the money first. I found this odd since you always put money into an escrow with a title company and then after making sure nothing is wrong with the title, you go to settlement and then funds are released to the seller. This is where it get's really interesting. The title company owner (Jennifer) responds after 10pm (EST) that she can answer any question the next day. Surprising...a title company that responds that late at night? Questionable.... I asked one simple question. Is there a reason why I cannot transfer the money into an escrow account to be held until everything clears and for settlement. ************** Email Excerpt ************** Hi Shea, due to the amount of increasing claims/lawsuits, my underwriter does not recommend that I hold EMDs anymore. Eagle Premier Title Group, LLC 1118-C Light Street Baltimore MD 21230 Phone (410)-727-1371 That's pretty odd. Then I start to Google "Phil Collector" and his company and check https://egov.maryland.gov/BusinessExpress/EntitySearch for "Intercoastal Investments" and started to see a LOT of issues with buyer's deposits disappearing after sending Phil Collector their money. Then, even more genius...he sends an email saying to "Please Remove" me from his sale listings on http://www.baltimorewholesalehouses.com/. Phil verbally communicated that he "buy's properties from people and then put's them under contract and then he creates an LLC with the property name and then transfer's the property to the buyer at settlement" through Eagle Premier Title Group. After stating that I would not transfer money to his company or him, but only to an escrow which would be released at settlement, his true behavior became revealed.
