The apartment was "cleaned" when we moved in, but the floors and pretty much everything did have to be scrubbed up to my standard. The halls are mopped at least twice a week, which is great. They just need to get better about mowing more frequently so it's easier to pick up our dogs . Honestly, overall we are really happy with our decision to move here. I would recommend getting on them when you're waiting for the final process of application/approval! They will just let the phone ring and ring while sitting there not really doing anything...... so that was a pain but the actual living here has been nice. They're timely if you have a maintenance request. People speed like crazy in the parking garage, you just have to make sure you look both ways 10 times before walking to the door, so you don't get hit. Touring the apartments was fairly easy also!

It took them six months to find tenants for my property. I'm unsure what systems they use to do background checks, but it isn't good. The tenants only paid their first month's rent, and after that, they were late and never paid the full amount. Then stopped paying altogether. My biggest issue with HomeWorks is their lack of professionalism. It seems like they use a third-party receptionist, so you have to schedule a call with your actual property manager. The property managers constantly miss the scheduled calls, and getting information that should only take a few minutes can take days. To date, I have had eight missed meetings with Christine and Zaphyr. To make matters worse, the portal is never up to date, so you have to call to know what is going on with your property. It has been a complete nightmare working with this company. Save yourself the headache and find a different property manager.

Surprising...a title company that responds that late at night? Questionable.... I asked one simple question. Is there a reason why I cannot transfer the money into an escrow account to be held until everything clears and for settlement. ************** Email Excerpt ************** Hi Shea, due to the amount of increasing claims/lawsuits, my underwriter does not recommend that I hold EMDs anymore. Phil verbally communicated that he "buy's properties from people and then put's them under contract and then he creates an LLC with the property name and then transfer's the property to the buyer at settlement" through Eagle Premier Title Group. After stating that I would not transfer money to his company or him, but only to an escrow which would be released at settlement, his true behavior became revealed. The web site is very poorly designed. The staff doesn't seem to know what's going on and they have difficulty directing you on their own site. Recently they misdirected a large assessment and then put me under the gun to cancel it during business hours so they would not be inconvenienced. It was their responsibility to fix this as it was done under the direction of their staff member. They've added a Zego payment option, which is proving to be cumbersome and difficult. But you are forced to use it or you have to pay an extra charge to pay Pelican directly. That in itself is poor customer service. This company is completely self-serving and deserves the worst rating.
