I've lived here for a year, I love how this buildings are made of concrete so you can't hear the neighbors in any way. I haven't had any problems with the leasing office or any neighbors for that effect. Personally I have no problem with finding a parking space because of the location of the building I live in, however the rest of the neighbors on other buildings would complain a lot about it. Only complain I have is my dryer, I've called about 5 times in one month to get it fixed, they "fix" it and it works one time then break again. We'll see what they do about that. They have a fitness center, a swimming pool, car wash area, clubhouse and playground. Overall I would rate this a very good place to live in! read more

Do not rent here, very ghetto, specially challenged people everywhere, they park their work vans everywhere and they have employees coming and going all hours of the day and night. Make sure you read your lease i moved out never resigned a lease and they charged me $6000.00 and kept my deposit. READ THE LEASE!!! BE AWARE!! Not good company. The apartment was very spacious. read more

Super happy to have found this apartment community, coming from a very busy trendy area, needed the rest and quiet that this area offers. Great services, great trails, great facilities, and great staff and community. We lost our cat recently and the respond was incredible, professional and caring to the max all day long, till our cat was found and returned to us by a loving tenant that had read the postings and was out looking for her, together with a few others. We are so so grateful. The area is so quiet and, family and pet friendly. Close to schools, Community College, Churches, hospitals, stores, restaurants and still very secluded, safe, filled with nice trails and walking paths, tennis courts, pools, tennis and superb racket ball courts, dog park and pet stations. You can be a young student, a single, married or elderly person, and will feel welcome and sage here. The units are very spacious and well design, to us the best is the balcony and the bay window overlooking the gardens all year round, that are kept immaculate. The privacy and tranquility of the place is superb, again, we were very happy to have found this place. There are many other newer places, but not with the details nor the tranquility of Cascades Overlook. read more

I love the spaciousness of the apartments and maintenance is very good. However, if you like peace and quiet, this is not the place. They use the leaf collecting machine at 7 in the morning. And between the man with the huge truck that sounds like a bomb exploding every time he starts it, sometimes at about 6 in the morning, and the man with the red Chevy who blasts his music extremely loud in the parking lot, there is no peace. We have complained about these things but nothing has been done. These inconsiderate neighbors make these noises early in the morning and late at night. read more

These are one of the most spacious apartments in owings mills. We have been staying here for almost 4 years now and never felt like moving to any other society. Staff is great and they are always very cooperative and ready to help with any issues. Even the maintenance team is great and they make sure to provide earliest support for any request calls. read more

I've lived at Cascade Overlook in Owings Mills approx 2 years in the mid-rise building which has a secure building entrance, large spacious apartments and garage parking with assigned parking spaces. The building is quiet and the residents are pleasant. I find the maintenance staff (Matt and Eric) remarkable, as they provide timely, efficient and courteous service. Karen takes great pride in her work which is evident by how clean she keeps the building, garage, and trash areas. The few times I've called the leasing office, I have always been met with a friendly voice willing to assist. The property manager is also open to hearing feedback and communicating with residents. I enjoy the local area amenities, and am pleased to call this my home. read more

I have lived in Virginia Beach for 21 years I move back to Maryland November 2016.. looking at many apartments I finally found my dream apartment Cascade Overlook 4603 Springwater CT apt E well at least I thought it was my dream apartment. one of the reasons I chose to move in Cascade because the apartments was a really nice size it was also close to the the high school my twins were going to attend... very nice quiet area... I never got to do a tour of the apartment first day of moving in here is where the nightmare start it was mold all in the showers the apartment wasn't as clean as it should have been the first bathroom toilet did not work... so after complaining the first day they finally got all of that straight for me the next 4-5 months everything was okay no problems six-month come the neighbors over me sound like they was coming through the floor I recorded it took it over to the rental office they sent the letter but that didn't stop it it literally sounds like 50000 people is stomping over top of me I have complain numerous times.. the noise never stop neighbors move out the beginning of October 2017 well I now have new neighbors and it's worse than the first set of Neighbors it sounds like 25 kids are just running jumping stomping..I'm tired of complaining so I'm not saying anything at this point.. I asked to live in a building that didn't allow pets that was another reason why I chose Cascade because I'm allergic to everything dogs cats feathers trees grass roaches dust the list goes on and on really bad Springtime my doctor likes me to wear a mask on my face because of the pollen I carry an EpiPen and I have three inhalers oh yes I have asthma.. one day walking into the building my neighbors in front of me with their dog walking but the builders is not supposed to have pets in it... they live next door to me with the dog.... so now we get to the best part October th 2017 my wash machine brakes on a Saturday I called the maintenance emergency number and tell him that the washing machine is overflowing could he come fix it he told me that it wasn't a maintenance emergency I said if my apartment flooded the apartment underneath me will get water coming from the ceiling .. I also told him my clothes was in the water as well he told me to put my clothes in the tub until Monday 2 days.. maintenance come out to fix the washing machine on Monday October 25th 2017 I call the rental office that evening to make sure that everything was fixed because I was still at work they said that he had replaced my wash machine I said thank you very much he had took my clothes out of the other washing machine and put them in the new one that he was supposed to have put in the apartment.. a few things about that have bothered me one it was my underwear bras and stuff like that... no that's not the best part I come home from work open up the wash machine it was the nastiest wash machine ever it had roaches and ants on it mold and built up dirt I sent the pictures over to the rental office because I was extremely unsatisfied I was told that a washing machine like that should have never came in this apartment so they did replace the wash machine but remember I'm allergic to roaches so if it was a roach in that wash machine now it could be roaches in my apartment ..I keep my apartment super clean because I'm allergic to everything.. one more thing if you get home late you won't be parking in front of your apartment building because there are no assigned parking you'll definitely be parking on the street the money that you pay for these apartment everybody should have an assigned apartment lease is up November 1st 2017 guess who won't ever try to live in Cascade Overlook apartments again I would never recommend these apartments to anyone ever.. everything that is pretty on the outside is not always beautiful on the inside lesson learned...4603 Springwater CT apt E Owings Mills MD 21117 luxury apartment Cascade overlook read more

Been here for a year. My recommendation is to pass on the place. Set up automatic deduction of rent on their web site through the entire term of the rental. They didn't take the last months rent. What they did do was hit me with a late fee and court filing fee automatically without so much as a reminder email. Although they have no problem emailing about everything from carpet cleaning the hallway to their worthless newsletter. read more

I truly loved my apt, at 4603 springwater ct, so much ! that i bought into the promise & belief that cascades overlook apts.{underlook} was the place to be,so i was sooo impressed i decided to sign a yrly. lease agreement,no problem! offered to pay my rent 6mo. in advanced mgmt.would only except 2mo, {back story} at that time i was a 62 yrs old decorated {bronze star} disabled U.S, ARMY vet,/P.T.S.D.diagn.& homeless, not because of affordability,i tried apts. through-out the county, and all you'll find is neighbors who are very disrespectful, drugs, loud music,fights,break-ins {9 apts.in 2 days at my last apt on liberty place 2017 look it up.so i decided to step up my lifestyle if i had any hopes of recovering from my past military trauma's also: keep in mind that i"m single but i requested a 1 bdrm, apt on the very top floor, none available.no problem i selected a 2 bdrm top floor {extra bdrm} oh' and let tell you!i was soo proud of my new apt, arrangement that i that laid my apt out,{very beautifully decorcrated} my first summer their i received an awards$$ 50.00 for the most beautiful balcony on the complex, oh' but here's where my world turn from joy to deeply rooted pain.maybe some of you! residents have noticed that their is a 3rd party assisted living org.that shares a 24/7 operations with the residents of cascades overlook apts.{underlook} name of org. pool of bethesda comm.i own a 1990 ford classic truck$23,000 in restorations i'm sure david s.brown would be proud of my care, but the empls. at the on site [the big white vans} have no regards for residential parking,on serveral occasions i complained to those people in mgmt. and they would blow you off and say put it in writing, but still no results, so the summer of 2018 one of the nursing empl.parked 12 inch.over the white line and you could see were my front bumper was grazed,so all of the maintenance guys were{TOM,ERIC} upset as well some folks thought the empls. had a grudge of sort with me.so after 4 days the service van parked up against my Classic Ford truck ,at which time i return to the leasing office to express my disdain anger as to why company wasn"t warned about parking courtesy,so when i entered the office ,this guy look straight at me! no greetings, more like a grit, and walk away from me and through the glass door he went,at which time i loss my emotions and i bang on the door, and told him he better get out here and explain to me why nothing has been addressed as to the pool of bethesda van damaging my vehicle and yes i cursed and said some words that i"m extremely embarrassed for saying even till this day! {i hold myself to a high level of standards,} i couldn"t fathom why a resident who doubles up when paying my rent$$$3000.00 every 14 days no problem, well after she and he called the POLICE on me!4 cars show up and i told the manager girl that wasn"t afraid of no police, when they arrived ,seeing that i was very upset about the incident and lucky for me! these police officer were prior military,at which time they were able to talk me down, because they could as easily shot and killed me.but instead they drove up the parking lot and witness the violation and wrote the van=the pool of bethesda a ticket, and that cascade ovrlk.apts should have had the towed. but here"s the kicker, management after 19mo.paying rent very early on time, utilities ,they placed a notice on my apt. door to vacate the by aug.22nd,2018 this incident happened on aug,3rd,2018 so i as a disabled decorated veteran, frantically packed and damaged my nice furniture ,renting a mice infested storage bin at $ 900.00 mo, and know place to call home!i lived in the back portion of my pick-up truck for 6mo.owings mills metro, walmart, any place that was safe,as dangerous as it was out their! i knew the HOLY SPIRIT had me covered, so thanks cascade overlook apts.owings mills md. i'm sure DAVID S. Amenities are ok. The landscaping maintenance staff are very polite and seem to truly try to help. They respond quickly, and explain the workings and issues of what they resolving for you. The office staff is not very helpful. When I moved in, the unit had many issues that made me openly wonder, and I did ask, didn't anyone do a walk through to confirm that the unit was ready. The garbage disposal didn't work, a window was broken, the paint in the shower is coming completely off, a shower head has no flow, the thermostat would not turn on. Some issues were resolved in a couple days, other took more than a month (for example, the hood over the stove did not work, so no light or fan). Others are not resolved and I have been here for several months now. Community issues such as the gate being manually raised at night and on the weekends to allow anyone access, to having Cheech and Chong like fogs of smoke in a building, and slur-filled shouting matches across parking lots make this place closer to Jerry Spring than a place to live. I've had an appliance not function properly since I moved in 3 months ago, and they still have not resolved it. At night and on the weekends, there isn't anyone 'managing' the place at all. A party, cars revving and racing in the parking lot with thumping stereos at 1 and 2 am, are not dealt with. The staff will ask if you can identify them. so they can leave a letter on the apartment door. Part of the reason I chose to rent here, and was assured of, was active management. I work from home, and work long hours. I would not have chosen this place had I know these truths. read more

Great place to live. Staff is friendly & helpful. Maintenance is very timely. Common areas are well maintained. Apartments very spacious but a little old, this adds to the charm. If you want lots of space get a foyer, it makes all the difference. I have lived here for 3 years. read more

First, the positive: The apartments are not too bad. The grounds are well-kept. There's a pool and gym. Parking is a slight struggle at times, but nothing to really complain about. Rent is fair, the apartments are a decent size. The negative: There is virtually no maintenance support. You're on your own. Yes, even after begging and pleading for weeks at a time, you'll receive a shoddy fix at best. So, prepare to bring your toolbox & a book 'How to fix everything yourself, for dummies'. My apartment has ongoing issues, which management is blatantly refusing to remedy or fix. Cupboard shelves and doors falling off, holes in the walls, horrible carpeting, wood rot... the list goes on. Lastly, expect a LOT of flooding. Many of the aging sewage and water pipelines are bursting and wrecking the apartments. Yes, I've even experienced this first-hand on two occasions to my own apartment! Final note... DON'T MOVE IN if there are any issues with the apartment. They're great are putting on a caring face and charming you into signing the contract. They will NEVER deliver on those promises, and like myself, you will be stuck with those issues until the day you move out. Hence the TWO MONTH EARLY EXIT FEE, they are well aware of the game they play, which is why they leave you no choice but to sign your life away. read more

Let me start by saying I'd looked at these apartments several time over the past few years. I'd always liked them but when I came in this last time I met Kathie. I was so pleased please with the treatment she demonstrated toward me and how conscientiously she seem to do her job. She was professional, friendly, listened, and seemed authentically interested in helping me to find a unit suited to me and my needs. It was in part because of her that I decided that I wanted to live here. This is the first time I've ever felt compelled to write an on line review for anything but my recent leasing experience was such that I had to write this one. Even so, I wanted to wait until after I had lived here a few weeks. I wanted my review to reflect my total experience; how I was treated after my lease agreement was signed, once I was actually living here. I felt that Kathie understood the importance of this decision for me, after all this would be home. She along with the assistant office manager did everything they could to make the transaction smooth. I was provide with a list of everything they would need from me in the weeks proceeding my move which was quite helpful. Once I did my walk through I noted some things that needed to be adjusted or repaired. I was given an estimate of how long the repairs would take and everything was handled efficiently and in a timely manner. Maintenance has been responsive and courteous, and I like the fact that they leave notes advising you of who was in your unit. I've also notice that they regularly maintain the hallway. I absolutely love my unit! I appreciate that my leasing agent took the time to help me get exactly what I wanted. The space, the amenities and the renovations are amazing!. Kudos to Kathie and the leasing staff for providing excellent customer service and delivering on their promises. I will update in a few months. read more

I recently moved from Cascades to a less expensive apartment nearby. First of all you really do get what you pay for. I'm only saving about $150 per month. If I had to do it again I would chose to stay at Cascades. The apartments are very spacious and updated, I never heard a peep from my neighbors. Maintenance is very prompt and efficient. The woman who facilitated the upkeep of the building has such a kindred spirit. As a resident of the midrise I had a parking space in the garage and plenty of parking on the lot. The office staff was fantastic, especially Michael, I think that's his name. The only reason I didn't give them 5 stars is because I lived on the bottom floor which seemed to be cause for insects and it was very gloomy, as there was a huge wall blocking the sun light, giving a dungeon like feel. My new location has no parking, 20 year old appliances, no parking, but you can rent a garage for $150 per month, office staff is ghetto and rude, they don't provide printer paper in the business center and if you are late with your rent I heard that you can't use the facilities. But this review is not about them and I could say lots more. Cascades Overlook is a charming place and well worth the rent. read more
