If I could leave 0 stars I would this place is a scam. I applied to this apartment looking to move…read morecloser to the hospital that I work at. First, I received an approval email with directions to log into the resident portal, I log in have a move in date (that I did not select) but thats the least of it. Over 24hrs later I received another email denying me. At this point I am more than confused. I looked at the denial letter and the 2 things on it were incorrect. I called the next day and the young lady I spoke with stated she never saw this before and her property manager was not back until Monday and that she would have him give me a call in the mean time I could call and dispute it. I called transunion and they stated they saw nothing on my credit that was listed. I called MRI which is the credit check agency that they used sent over documents that proved their information was incorrect and they stated they would rectify it. Monday comes no call from a property manager, the leasing assistants or whatever they claim to be fed me some bs that the approval email I received was automatically generated and they needed information from transunion to proceed. How can transunion send something to them that they don't have?? I am now completely not interested in living there because if they are this disorganized and untruthful now I can only imagine what will happen if I were to sign a lease.

I lived at both the apartments and townhomes. The apartments had mice and bedbug issues…read more(documented). The security gates are never secured. After multiple complaints about gate security, the property management made the decision to send a letter to tenants stating gates at the townhomes would not be replaced. The security guard stays in the main building and hangs out in the business center. They do not monitor the full property grounds to ensure safety. Staff at the leasing office are rude, offer minimal assistance. More often than not, when you call you can almost never get a person on the line. Maintenance staff are unprofessional and often require multiple techs to fixes repeated issues. My dishwasher leaked off and on for months, after 4 techs and water damaged kitchen floors, the maintenance supervisor ordered a replacement. The replacement was lower quality than what I initially had. It is unfortunate because the location and proximity to area shops is optimal; however, the unreliable service, the inoperable property equipment, and the lack of customer service and resident support from property management makes living conditions here insufferable. Not that it matters, but I have never made a late rent payment in 5 years.

The front office is the most responsive and fastest to help I have ever experienced. It's rare to call in and not have someone pick up the phone. They have been very accommodating for us, more so than I would have ever expected from any type of landlord. The building has people daily to clean and make sure it's running smoothly. The apartment itself is beautiful. We have the largest avaliable floorplan and it's great. Our appliances all work wonderfully. And the view over the area is amazing. They were very accommodating of our service dog. All in all the best apartment we have lived in. The building is super secure we've never had an issue feeling safe. Definitely reccomend

Tiara, Aubree, Megan and Troy are all so pleasant, accommodating and helpful. You can tell they really love their job. The complex itself always smells so fresh, the front lobby is gorgeous and always clean, and the location is conveniently next to a lot of eatery's, grocery stores and a nice little plaza within walking distance. The kitchen cabinetry and appliances are beautiful as well. Overall it's been a nice experience residing here. -Nikki

I'm sad and frustrated to provide a one-star review for The Courts of Avalon Apartments. While I…read moreenjoyed living at the complex during 2023, I insist on posting such a low review primarily due to the concerning attitudes, poor communication, and severe mismanagement exhibited by the property managers. This review is a warning to potential tenants about the negatives of this complex, with some positives to balance it out. While the apartment itself was satisfactory at best, the overall experience was marred by an unresponsive and uncooperative management team. Let's start with the perks. The garage is nice, location is great, and I loved the fireplace in the winter. However, more negative aspects of this complex are overshadowing of the positive ones. Attempting to contact management proved to be a difficult task on its own from the beginning. I recall that our scheduled tour in December 2022 was delayed, which should have been a sign that management was not Avalon's strongest domain and one that begs for improvement. During my lease term, I found communication with management was practically non-existent. The only way to truly get in touch with anyone is to stop by the office, which isn't always convenient if you work full-time like me. Repair requests regularly went unanswered (some for weeks or months), or would be closed without having actually done any repairs. At one point, I just gave up. The best example I can share is upon moving in, where I was delighted to have a brand-new sleek refrigerator. I noticed immediately after installation that the ice-maker didn't make ice (it really had one job). I figured maybe they forgot to attach the water line? I'm still not sure. Despite multiple attempts at getting it fixed with maintenance requests, it never worked. I sadly I never got to enjoy the luxury of ice on demand, but as is life at the Courts of Avalon. The most recent and frustrating issue occurred only after I had left the apartment and concerns the withholding of my security deposit. Per the lease agreement, the management is obligated to provide a written list of damages claimed and the associated costs within forty-five (45) days after the termination of the lease. As tomorrow (01/23/2024) marks the 45th day since my lease termination, I have not received any such notice, despite numerous emails requesting more information. A family member of mine (who co-signed the lease) inquired about the status of the $500 security deposit earlier today, and was met with an unsatisfactory response. The property manager insists that the 45-day period following my tenancy excludes weekends. To my severe distress, I cannot seem to find the clause or subsection where this is stated, after hours of carefully re-reading our binding document. Regardless, the lease agreement states that I was required to submit my intent to renew my contract within the 60-days prior to the termination of the least agreement. To my confusion, however, the renewal offer letter was dated 10/16/23, 54 days before my move-out date. The lease stipulates that I would be given notice of rent increases or lease changes at least 5 days before this 60-day mark! Now, I do take responsibility for not responding on exactly 60-days, but I provided my response the following day from receiving the letter with the new offer (on 10/17/23). How would I have been able to even determine if I could renew my lease if I didn't have the new rate? And if we aren't counting weekends regarding the 45-day period after I move out, I'm sure we can do the same thing with the 60-days before, right? Also, the best part of the renewal letter is that I would've had to contact the office 6 days before the letter is even dated to take advantage of the new rates (oof, now that's a little embarrassing). Lastly, the mismanagement extended to the move-out process. Despite my multiple attempts to schedule a move-out inspection, I received no concrete response from The Courts of Avalon. On my official move-out date (12/9/23), I expected a thorough inspection with a member of Avalon management as per the lease agreement in several paragraphs. When our loosely agreed upon time had come (11am sharp), I waited in the office for about an hour. Due to the property manager being unavailable, I was eventually asked to film the apartment myself on my phone and send it over email. Now, this is clearly a deviation from the agreed-upon and legally-binding process, which also states that a "failure to comply with the security deposit law may result in us (Courts of Avalon) being liable to you (me) for a penalty of up to three (3) times the security deposit withheld, plus reasonable attorney's fees."
