    Live somewhere else…read more This whole place feels like a vineer over garbage. In my nearly 3 years here (only staying due to location) nothing about this places has been satisfactory for what they charge. The building is so poorly built that you can hear your neighbors on every side and the staff knows it. The response I got to noise complaints of hearing my side and upstairs neighbors walking, partying, and listening to music was "avalon may not be able to privide you with the quiet you need" and then doing nothing about it. I moved internally to avoid the noise and still feel my entire apartment shake whenever someone walks by in the hallway. This is in addition to maintenance staff enerting my apartment without permission and damaging my apartment on multiple occasions without notifying me before I found the damage. My floors and carpet had to be repaired by external contractors due to one individuals incompetence and they are still employed here. Hearing back from staff takes days for simple questions, packages are constantly left out in the open or unable to be delivered despite additional monthly charges for package receipt, the halls and elevators frequently have pet urine stains, a vomit stain on the wall took four months to address, and every window in my apartment required me to put up blackout curtians due to the parking lot flood lights outside my windows that are brighter than daylight. I will happily update my review should my experience improve but so far their track record has shown nothing but passivity.

Configured I would chime in, which I normally don't do either negatively or positively. Before moving in owned a house and sold it to temporarily live in an apt until another home is purchased. Don't like apartments but living here has somewhat changed my mind. Neighborhood is clean and crime free from what I noticed. The maintenance people have been very responsive to any repairs I've had. They fix issue which has only been a couple and leave a note saying they were there, which was a nice gesture. Whenever I have to go to management office (not very often) they have been very kind and responsive. Never have problem with parking or vandalism. Rates are competitive with similar properties. Convenient to highways. And shopping and even PA line. Cons- it's an apartment, which isn't Padonia fault. It's not a remolded unit but still nice and clean. I would recommend getting a renovated unit, which are very nice and if I'm going to be here another year or more I am going to switch. Truly has been a pleasure and with all the windows and lighting in apartment I love it! Hope this helps anyone looking. Good luck!

There is a light in the kitchen, den, hallway, walk-in closet, and bathroom. There is no light in the living room or bedroom. I guess that is on me for not checking to see that there were lights in the apartment before moving in? The kitchen has minimal storage and the storage it does have is questionable. Two cabinets above the fridge do not open. The storage above the sink is lacking structure and caves in the middle. Things will break. Under the sink is just an open space. It is unsettling because there's at least one mouse in the apartment. I do not want to store things under the sink out of fear that the mouse will get into it. The bathroom light is attached to the fan which is super loud and does not vent. I have to shower with the door wide open in order to vent the bathroom. The reason the bathroom needs to be vented is because the paint they used for the bathroom has an oil in it that leaks when exposed to heat. Any time hot water or steam is used in the bathroom, the ceiling leaks a yellow oil. This oil drips on the ground, down the walls, and onto the sink. In order to make the bathroom somewhat "clean" I have to clean the ceiling twice a week. After about two months of living there, the tile started peeling and chipping like paint. The lack of ventilation also causes mold to grow above where the "tile" ends and wall begins. The drain is rusted and there's no drain cover, just a circular disk to place over the drain if you want to take a bath. The floor of the tub takes on a black color if you don't clean it weekly. The toilet paper holder is across from the toilet and is nearly impossible to reach. I had to buy my own holder so I can actually reach. Everything about the bathroom is stressful. The light cover in the den is so low that I, a 5'4" human, have bumped my head on it. It shattered within the first month of me living there. I can only assume they did that knowing everyone would break it and they could fine us for it. Honestly, that is a smart move on their part. There is a mouse living there. I have spotted it multiple times throughout my time here. It only comes out at night and no traps work. I submitted a maintenance request for it a few weeks after I moved in. They sent pest control to come. I didn't receive a letter to lock up my dog, so the man couldn't come in. I had to wait another week for them to come back because pest control only comes on Wednesdays. I provided the main office with the number for my dog walker so she could know when to come because I didn't want to leave my dog in her crate for 10 hours. The dog walker came and then put my dog in the bedroom so she was out of the way for pest control. I came home to my dog terrified, my bed peed on, and everything on my dresser now on the floor. That was 100% a me problem which I was fine with as long as there was no more mouse. But pest control didn't do anything! They said they did not see any activity (which makes sense because it only comes out at night) and they put down traps. They said they didn't spray anything because I have a pet that roams. But I had already put down traps. So, my dog freaked out and peed on my bed for absolutely nothing. I got married while living here and asked to add my husband to the lease. I figured it would just be adding his name to it. They wanted $500 for me to add him even though literally nothing else was changing. When I paid $500, they were upset because I did it online and not by a certified check. There was a notice taped to my neighbor's mailbox that said they are taking him to court for failure to pay rent. That was such a disrespectful way to go about it. That is a private matter and just shows how much they value money over all else. Most dog owners don't pick up after their dog. They put the nicest people who care a lot in the leasing office because it is impossible to get mad at them. But the company itself is terrible. The design and functionality of the apartment is atrocious.

    This use to be a very nice place to live, but has gone downhill precipitously lately…read more First and foremost, during the summer they never opened the pool, but offered no discount or replacement activities. Worse than that, they lied to the tenants about it and were completely unapologetic about it. After the governor lifted the restrictions for pools, we got a letter saying it would open in July. Then they pushed it back another two weeks. Then another week. Finally got frustrated and emailed the management and said "if you're not opening, just tell us you're not opening." and the "manager" confirmed that they were not opening at all. After that, the updates to the tenants stopped completely. They made zero effort to even attempt to open the pool or to notify any of the other residents about their plans to not even bother. This is a commodity that we pay monthly for, yet they treat it like a headache (which by the way, the pool is generally unkept and poorly maintained, they hire kids to lifeguard who care more about smoking weed or sleeping in than opening on time or doing their job while their here, and the furniture is mostly broken or falling apart.. and they haven't bothered to replant the planters in 4 years and the kiddie pool has been "broken" for almost 5 years now). Secondly, the property manager is a more or less a joke. Totally rude and unprofessional, doesn't know the law, and could care less about maintenance issues (the guys try, but are hampered by lack of giving a damn by the manager - we've got one awesome maintenance man and a so-so one, but they keep moving them to other communities and bringing in people who are more or less useless). The rules change depending on who you are and whether or not they like you. I've lived here 6 years and never once been even late on rent, and I got threatened with eviction for playing my TV too loud at 1PM, yet the people across the way constantly have parties til 1AM-2AM and no one gives a damn, despite multiple reports. They kicked out a cool neighbor for having family member stay there semi-long-term and not having them on the lease, yet the people upstairs had 6 teenagers there and would do rap battles in the middle of the night and no one said a peep. I guess rules only matter if it's during business hours or are convenient for the property manager. This girl clearly doesn't give a crap, it's just a job to her. She doesn't want to be here any more than we want her here. We used to be happy here, it was peaceful and quiet.. somewhat semi-exclusive (they had a wait list when I moved in.. they were semi-choosey about who they let in.. but not so-much anymore. They just let in any riff-raff or trash just to fill units. Once upon a time, half the Cockeysville police didn't even know where Topfield was, now they're in here all the time dealing with the idiots they let in. You also get penalized for being a long-term resident. Again, I've never been late on my rent, yet they keep raising it every single year (despite not having upgrading my apartment), meanwhile new tenants can come in and rent an updated unit of the same size for several hundred dollars a month less than what I'm paying. It's become just as ghetto as the rest of Cockeysville. Do yourself a favor and just move to Cranbrook.. it's more or less the same and half the price.

I purchased a home December 2018 and provided an early termination correspondence to the rental office. I signed an Early Termination Agreement that stated my balance would be $1959.00 due on January 27, 2019. I moved into my home, vacated my apartment, and returned my key prior to January 27, 2019. I was later sent several eviction notices and a separate document stating that I owed a balance of $6,504.37. Neither statement reflected what was in the Early Termination Agreement. There were no damages to the apartment and the apartment was not newly renovated - I moved into an older model with dated appliances for a cheaper monthly rate. Despite the 2.7 rating and poor reviews from tenants that went through the same scenario that I am currently experiencing; I decided to move into this property. I would like to resolve this matter at the lowest level possible; however, I am prepared to file a complaint with the state and pursue this matter in small claims court.

I want to say that I have absolutely no problem with the people who work in maintenance that make service calls to my apartment. I just cannot stand their management's incompetence. My water heater has broken FIVE times in the past 2.5 months, ever since I moved in. I would also like to add that my water heater keeps breaking in the dead of WINTER. It has been below freezing for the past week and I had no hot water several times just that week alone. I had to remind management four times that my intercom was inoperable. Today my water heater is not working again for the SIXTH time. I have told management my frustrations and that it needs to properly be checked out to figure out what is truly wrong with the heater, but nothing has happened. The people in maintenance are the only ones who can (temporarily) fix the problem but the management STILL has to call the contractor to fix my heater. I haven't heard a peep. I'm fed up. I always pay my rent in full and on time but they cannot give me a simple and basic necessity like hot water. This is absolutely ridiculous!

We had to evacuate each time and it was winter. The fire trucks were called. They did jack for the COVID-19 pandemic to help their renters out, which leaves a very bad taste in my mouth. I moved into a one bedroom apartment expecting it to be me and my pets. Instead, I gained a number of new roommates in the form of Mickey, Minnie, and all their mouseketeer friends. And the management was completely useless in helping me get rid of my rodent buddies. Despite my suggestions of where the mice were coming from (they kept getting caught in the linen closet) if they even bothered to visit the apartment, they proved completely useless in doing a single thing about it. The apartments themselves are low grade and smell terrible. They use the cheapest carpet possible, then charge the tenants when the carpet is dirtied even the smallest bit. Don't trust them to actually point out any problems with the unit when you are doing the walkthrough at the end. Instead, expect to just get the bill for all the things they didn't inform you about when you could have fixed it. And the office. While some of them were nice, every time I called, I received a different answer for my problem. For a month straight, I called each Monday requesting that they send someone out to reset traps. Each Wednesday when I went back to check on the apartment (which I wasn't living in anymore) I found the same dead mice sitting there. I'd call the next Monday and the next person would assure me that someone would be out there and the person the last week had forgotten to put me on the list. Wednesday, it would be the same exact thing. Those same dead mice (See picture) were sitting on the floor the day I did my checkout two months later. You may read these reviews and go to look at the apartment thinking it can't really be that bad. The apartment you see may even look rather nice. But please be forewarned and do not make the mistake of renting here. You will regret it and I guarantee you that you will not get anywhere near the value of your money. The neighborhood is full of such diversity, my son (5 years old) loves learning and speaking Spanish from the neighborhood kids and I love just relaxing and watching the kids play soccer. Quick walk to a big playground across the street (another complex but still accessible easily) with a creek that reminds me of being a kid and hopping around on the rocks and trying to catch tadpoles. I have an updated unit and love the kitchen. ONLY thing I think is weird is that my bathrooms don't have medicine closets on the wall. The paint is pretty cheap and scuffs up easily and the carpet is pretty cheap too hence the 4 stars. But all the positives outweigh those negatives to me, regardless. I will be moving soon but if circumstances were different, I'd happily stay here for the long haul.
