I was never taken out of my apartment because they didn't think that my problem was that bad. So I called the Health Department and the leasing office lied saying there wasnt a problem with my apartment and sent in fake invoices to dismiss my case. My apartment building was supposed to be condemned but I moved out because my health was starting to decline and I wasn't paying another penny to these liars. They never mentioned to me that my apartment affected my neighbors as well and that their entire floor was soaked. My water heater went up and had mold all over it and they still weren't fixing the problem. They keep calling me and and emailing me asking if I was going to pay them and told me that I could stay in the inhabitable apartment. I HAVE EMAILS TO CORROBORATE WITH EVERYTHING!! Not to mention having the leasing manager yelling at me saying they weren't going to fix anything and to call my renters insurance. I did as they said and gave my renters insurance the information. I just received a call from my renters insurance saying that I was apparently lying about my situation and that once again nothing I was stuck in my apartment and getting more sick. I HAD BUGS COMING FROM THE WALLS INTO MY APARTMEN. My renters insurance said that the leasing office had NO RECOLLECTION of my heater problem but I have pictures of water heater equipment left at my house and obviously because they had to go fix my neighbors apartment they were fully aware. They kept emailing me asking if I was still in the apartment and if I had came back yet. They were going in and out of my apartment for days without letting me know and this was after they closed my mold ticket saying they completed the job. I lost everything I owned because it was covered in mold. They just sued my for breaking my lease for 11,000. I have so many voice and video recordings of this. It's so sad how they do there tenants. It's all about money. My rent was 1250 but somehow it was always around 1450 a month. I hired a mold inspector while I was living there and I had a spore count of over 78,000m. I had to go to the hospital and was diagnosed with BRONCHITIS. They never hired real contractors just the maintenance men to take out drywall. I have a voice recording of us all talking when they came to my apartment for their initial walkthrough to inspect the damage and Laquisha or whatever her name is admitted that it wasn't safe to live here and that it was neglect on behalf of the property and that they were supposed to have roofers and mold people come out the following business day. All lies all lies. Matt or Mark the head maintenance man was there as well and knew about the problem which I have on record as well. Y'all played a game that is to only benefit the owner. I couldn't believe that not one of the leasing agents had any empathy or morals to actually try to fix my problem. I would call them and they'd hang up and send me and emails. They didn't even want to talk to me. They had the nerve to say that all I would be refunded was $47 for one day of maintenance. If you think that me losing my place, losing everything I owed, being sued 11,000, medical bills, pain and suffering, depression, and relocation is worth $47 then you must really have no soul and I hope God has more mercy for than the judge.

My boyfriend and I went to look at the property after being told that there was a 2 bedroom 1.5 bathroom available on February 19th for $1260. We spoke with Sharon, liked the unit and sent the applications to our email. We were told to fill out two separate applications and we did just that on Friday, Jan. 15 we were going to fill  them out on Thursday but the website was having some issues. Later on Friday Sharon called my boyfriend to tell him that he was approved and the security deposit was one month's rent and congratulated him on being approved with 'Tamira.' He let Sharon know that he was not moving with someone named Tamira; he was moving with me (my name is not Tamira).  She then proceeded to say she had to call corporate and she would call him back. She did not call him back, My boyfriend went to the office to pay the $200 deposit Sharon said she couldn't take because he had cash and he needed to go get a money order.  I called to see if I could pay with my card and to see if the issue had been resolved, she said we could not pay because we did not have the apartment yet because she made a "clinical error" and was waiting on her manager and corporate to instruct her on what to do because this was "the first time something like happened" and that "she is human."  Not once did she apologize for the mistake.  I then proceeded to try to get in contact with the property manager and the residential manager which I was told was someone named Bernard then I was told Dianne and now Judy. I called on Saturday, Jan. 16 and talked to Cher and told her the situation and to not run my application.  On Tuesday Jan. 19th a woman called by the name of Angela and said she understood that my fiancé and I were applying to an apartment that was not available. I said no that was not the case and then explained to her what happened. She said ok she would put my boyfriend and I on the application together and then call me back, this was around 11:15 a.m. I said ok please apply us to the correct apartment, the 2bedroom 1.5 bath for $1260, not whatever apartment 'Tamira' was applying to; she said ok.  I called back twice and my boyfriend called back and we were told by Cher that Angela was out of the office and would call back when she got in. She did not call me back. I called back a little after 3:00 p.m. and was told Angela left for the day. I asked that Cher check to see if my application was run and she said it was not and I told her do not run my application before Angela calls me and talks to me. She told me ok and that she would pass the information along. I have this conversation on recording.  Today Jan. 20 Sharon called and said they ran my application and I was approved and she wanted to go over the availability. I told her that I was not happy about that because I asked twice to not have my application run before they called me to sort everything out. She brushed it off and proceeded to tell me what was available. She said the property had a 2 bedroom 1.5 bath for $1405. I told her this was not ok and that she would need to speak with my boyfriend to see if he wanted to proceed and to take my name off the application all together. When he called her, he asked why we needed to pay more for an apartment when it was not our error that caused the apartment to be gone, she said her coworker leased it before we submitted our applications and beat us to the deposit.  Of course this upset me because if that was the case then why not tell us that the apartment is not available before we applied. I do not appreciate how this was handled and I do not appreciate being given the runaround and being lied to.

We have been here over 10 years now and the service has definitely declined as far as the office is…read moreconcerned. For example my renewal lease was declined because the residential portal didn't work correctly. It took over a month to get it straight. In the meantime I'm getting threats of eviction if I don't comply. It was finally resolved, not in our favor. With apologies. The criminal element has increased over the last three years, most recently a murder 20 feet from my front door. I was told the property is not responsible for the paid security, when I asked why security didn't come around during that particular incident. A lot of shoulder shrugging and "I don't know" from the office makes me feel uncomfortable in my longtime home.

It's a nice apartment complex so far. They haven't opened the pool yet, but the gym is clean and…read morenice. The apartment was "cleaned" when we moved in, but the floors and pretty much everything did have to be scrubbed up to my standard. The halls are mopped at least twice a week, which is great. They just need to get better about mowing more frequently so it's easier to pick up our dogs . Honestly, overall we are really happy with our decision to move here. I would recommend getting on them when you're waiting for the final process of application/approval! They will just let the phone ring and ring while sitting there not really doing anything...... so that was a pain but the actual living here has been nice. They're timely if you have a maintenance request. People speed like crazy in the parking garage, you just have to make sure you look both ways 10 times before walking to the door, so you don't get hit. Touring the apartments was fairly easy also!

I moved in Aug 2 2021, it's now Aug 25, 2021, when i first apply to the…read moreapartment the property Manager gave me the steps to fill out the application once my application went through and she reach out to me to let me know I had gotten approve, she rush me to go get a money order told me that my move in was a price , she never gave me a amount for my security deposit, never offered me to come look at the place (i was in a rush to move , it was no apartment available so i had to settle for this one , when i ask her could i visit the model she told me it would not be any apartments available until Aug 1st witch was a Sunday and i move on the second, i was so overwhelmed with how they operate, i never had to go through this with any other apartment complex. I'm not DONE !!! When i moved in it was holes in every room in my place, toilet stan, front two stove top don't work , closet door keep braking and it's a bee hive that they still didn't get off my deck. I only been in this apartment for 24 days and it's the worse ever. Nothing to hold my curtains up i had to buy that , i literally had to base my vision of how my apartment going to look (layout) on the website and it was the total opposite.. i never do Yelp but i m really disappointed in how they have been giving me service .. they was so in a rush to take my money and not give great customer service smdh here are some pictures ... i just hope they get better because i have 11 more months to deal with them ... While I don't mind split communities and understand the need, this government funding means property values are plummeting and we have to pay market rent for a community that is now finally admitting there is a problem with vandalism, gangs, and drugs. This is not downtown, the area was great until this. Now there are shootings, DEA raids and I'm told to call the police - we can't help. I sent pictures of the problems. I asked for a call back when I was attacked by the same people who nearly burned down my building, and the office couldn't bother to call, and neither did the company when I left messages there. Then the renovations began- for the 3rd time since we moved in, because each tenant manages to trash the apartment next to mine despite the fact it looked better than mine when we moved in, yet I pay higher rent, pet rent- they don't pay kid rent for the kids that spill, or the smokers that ruin everything and stink up my apartment, but I accept my responsibility. Unfortunately DF doesn't. They pick and choose what parts of the lease agreement they will enforce. Generally assume it won't be in your favor. Despite having to evacuate for fire that made the townhome next door UNINHABITABLE, not one person from this company or the managing office for the property even called to ask if we were okay. But sure send me that resident referral email- AS IF. Now I'm forced to pay a lease break fee (I expected some but not after everything to get stuck through the end of the lease), because I didn't want to listen to 2months of gutting and restoring the apartment next door. Because I no longer feel safe. Because they do not enforce the lease indiscriminately. They don't do anything for the hard working full rent on time paying residents. This is going to be a long one but I've been having issues since I moved to this complex. My upstairs neighbors toilet overflowed and leaked through my bathroom ceiling. I had a large dehumidifier and a hole in my ceiling for 3 weeks. A few months after that I went out to my car to go to work one morning and noticed that someone tried to steal my car by breaking off my driver side door handle and ripping out the ignition which cost me hundreds of dollars. There are no cameras in the parking lot or anywhere in the complex. I notified the leasing office and their response was that they would submit an "incident report" to their corporate office and that was it. Today I come home from work to toilet water leaking through my ceiling once again from my upstairs neighbor. I would not recommend this complex to anyone and I can't wait until my lease is up.

The living…read morestandards do not meet the Maryland's minimum livability code- there are roof leaks, water damages, infrastructure concerns, and mold concerns (related to the water damages the buildings endure). At the end of each lease, rent is increased- which would not be frustrating if the grounds were maintained. There are projects such as road resurfacing and power washing the buildings in order to make them look fresh and new when they are nothing of the sort. Recently, I mentioned to management regarding the brown spots on my ceiling and leaking window after a large storm passed through. I contacted the leasing office on 7/7 (who in my personal experience) is always hard to get a hold of and are often dismissive on what the issues are. I did not hear back within two days so I contacted the community manager on 7/11. On 7/13 a specialist came out to assess the windowsill and confirmed "surface growth" which is mold but I guess Crossings at White Marsh does not want to call it this. If the window did not leak due to the poor roofing then the mold would not be present. It is impermissible for the specialist to state that this is common for this to happen when moisture and humidity is present, because that is just how mold grows. Mold cannot biologically grow without water or moisture present. On 7/14, a roofer came to the apartment and was very dismissive and after inspecting the brown spots on the ceiling he proceeded to go onto the roof to I assume fix certain spots. I have asked for a rent reduction in the meantime while there are multiple concerns such as the roofing issue, water damaged window/windowsill with black mold, water damaged ceilings, large holes on exterior building wall where pests and rodents enter/exit, and electrical box are repaired. A lot of these issues pose significant HEALTH RISKS and are a SAFETY concern to residents. On 7/17 I was updated that I cannot receive a reduction and I must continue to pay even though there are health risks in my apartment and the living conditions are not up to code. I am looking to file with code enforcement so they can inspect the conditions as well as rent escrow. I think management truly needs to start caring about this residence and use the increased rent proposals as funding that needs to go to more vital projects like roof repairs and holes in the building. Paying $1400 to upwards of $1890 for an apartment that has leaking ceilings and windows from water damage/poor infrastructure, holes on the outside of the building, third floor having water damage post power wash, hazardous mold, and broken electrical boxes outside is unacceptable. If a resident complains that there is a brown spot on their ceiling due to a roof leak/water damage then the roof should be replaced. The roof should not JUST be fixed in some spots. Rent is being increased by 11-27%. I would NOT recommend anyone staying here as there needs to be some significant changes with management and the building itself. I have friends who are moving and I have steered them away from this place since it has gone downhill this last year and a half. Now with the recent findings and ongoing issues this is NOT a safe, habitable, or even healthy place to live. I have attached pictures for viewing of the building holes, mold, third floor flooring about to cave in, brown spots from water damage, broken electrical box (since March 2023), fire extinguisher that is overdue to be serviced, rusted stairs, and more.

Instead of acknowledging the poor construction, management sent threatening notices and showed zero understanding for families. From the very beginning, management was unprofessional. When I reported move-in damages, they actually had a former tenant (who also worked in the leasing office) call me and accuse me of lying. At move-out, they hit me with over $1,000 in carpet replacement charges for the entire apartment, even though the stains were only in one room. To make it worse, they tacked on petty charges like mailbox keys. They automatically replace all carpet instead of attempting cleaning, which is unfair and predatory. Between the unprofessional staff, thin walls, and move-out charges, this complex has been one of the most stressful rental experiences of my life. Save yourself the headache and look elsewhere.

I've been living here for just one month, and the issues have been non-stop. When I toured the complex, the staff appeared friendly and helpful, going out of their way to assist with my application. However, once I signed the lease, their attitudes completely changed. This switch was disturbing and unprofessional. The application agent was Dymond. Package Management: The package system is chaotic. Packages are dumped on shelves in a locker room, and residents are expected to dig through piles to find their own. I've already had three packages go missing. When I asked the rental agent for help, she snapped at me, claiming it wasn't their job to look for lost packages. She also said that helping was "a courtesy,". I had to deal with the losses on my own. Noise Complaints and Harassment: The construction quality here is terrible. The walls and floors are so thin that I can hear my neighbors sneeze. While I understand that living in a shared building comes with some noise, it seems certain petty people here don't. On the first day I moved in, I received a complaint from my downstairs neighbors claiming I was making too much noise. The rental office responded by sending me a "noise violence" letter. Moving days naturally come with some noise, but instead of understanding this, they escalated the situation. While I was away on vacation, I received a complaint--despite not being home for weeks! The rental office again sent me a "violence" letter and blamed me for not covering my floors with rugs, even though I had already done so. To make things worse, during a conversation about the noise complaints, the leasing manager referred to me as an "elephant" for simply walking around. This kind of language is unprofessional, demeaning, and unacceptable. Trash on Thanksgiving: The harassment escalated when I returned home on Thanksgiving to find trash bags piled in front of my door. This behavior is beyond petty--it's disturbing. It's clear these people are watching my movements, and I no longer feel safe living here. The rental office ignore my email and didn't do a thing about. Suspicious Activity and Parking Issues: Recently, I noticed my tire pressure was low. Given the harassment I've experienced and the fact that my movements are being monitored, I can't help but feel this could be related. Additionally, parking is a nightmare. Residents struggle to find available spaces despite paying high rent, and guests are charged extra to park--a ridiculous policy given how much we already pay. Poor Apartment Conditions: The appliances are in poor condition and weren't even properly cleaned when I moved in. When I requested replacements, I was given extremely cheap parts that didn't solve the problems. I eventually had to buy parts myself to get things fixed. While the maintenance staff is nice, the management is terrible. Final Thoughts: This complex is a nightmare. Management collects rent and does little else to support residents. If you value professionalism, peace of mind, and a safe, respectful environment, I strongly advise looking elsewhere.
