I cannot stress enough how horrible management is here. I've lived here since December and can't…read morewait till my lease it up. Problems since day one. Although the apartment it self is gorgeous, the staff is the biggest joke I've ever seen. Since the first day I have moved in here I have had issues. I was scheduled to move in at 2 pm. They called me at one and asked if I could move in at 6 pm instead that my apartment "wasn't ready yet". Mind you they had almost a month to get it ready from the time I signed the lease till my move in date. Once I finally got the keys I did a walk through to talk about anything I felt needed to be fixed. I gave the guy a list and he told me maintenance would be in touch. 3 months later and I still haven't heard from them. Brand new dish washer must have been dropped upon installation. Can't use it since the frame is bent. Bottom lock on front door can be unlocked with any key. Paint around drain in bathtub is all chipped away. Bathroom light is hanging off the wall. I've emailed them various times with no response. Don't feel like I should be paying for an appliance I haven't even been able to use. Speaking of appliances, if you do move in here, make sure your stove is off right away. I didn't use mine for the first few days then I went to use it and realized all the knobs were turned on but the burners weren't connected. It's a wonder the place didn't catch on fire. Also, make sure all your windows are locked when you move in. None of mine were, including the door to the deck. Besides that, the communication between staff is horrible. Worst experience I've had here yet involves my dogs. Maintenance left a note on my door saying they would be coming by to do routine maintenance. To please call them if I had any loose dogs because they can't enter my apartment if there is one. I called and left a voicemail to make them aware. They called back and said no problem we can reschedule to when I'm home to restrain him. Well I come home the next day and my dog isn't there to greet me as usual. I then realize he's been locked in my. Bedroom all day because maintenance came in anyways. I was livid that he was locked in there so I called management. They proceed to tell me that my "dog walker" locked him in there. Well I don't have a dog walker so apparently they let a stranger in my apartment to put my dog away. I don't really buy the story and even if it is true that means they let a random person in my apartment who could have either stolen stuff or scoped the place to break into later. My dog was a wreck the next few days. Paranoid jumping up at every noise he heard as if someone was coming to hurt him. Who knows what they did to him when I was told it was 5 maintenance workers that came in and my dog acts weird with people he doesn't know. In all management acted like it was somehow my fault and tried talking to me as if I were stupid. I just don't appreciate the way I was treated during the whole situation when it was a huge mess up on their part. And now, my latest issue, I paid my rent with a money order. Got a letter saying I owe X amount of dollars. I went on the website to see why and it says they only received my one money order. I had put both money orders in an envelope and sealed it in my kitchen so I know both money orders were in there. Management claims they only received the one. Now I need to pay $67 extra dollars to replace the "lost" money order because of how disorganized they are. It's a wonder anything gets accomplished in that office. I can't stress enough how I will never renew my lease here. Come on next December. p.s. the only reason I gave it two stars is because it does allow large dogs and the apartments are large.

I was never taken out of my apartment because they didn't think that my problem was that bad. So I called the Health Department and the leasing office lied saying there wasnt a problem with my apartment and sent in fake invoices to dismiss my case. My apartment building was supposed to be condemned but I moved out because my health was starting to decline and I wasn't paying another penny to these liars. They never mentioned to me that my apartment affected my neighbors as well and that their entire floor was soaked. My water heater went up and had mold all over it and they still weren't fixing the problem. They keep calling me and and emailing me asking if I was going to pay them and told me that I could stay in the inhabitable apartment. I HAVE EMAILS TO CORROBORATE WITH EVERYTHING!! Not to mention having the leasing manager yelling at me saying they weren't going to fix anything and to call my renters insurance. I did as they said and gave my renters insurance the information. I just received a call from my renters insurance saying that I was apparently lying about my situation and that once again nothing I was stuck in my apartment and getting more sick. I HAD BUGS COMING FROM THE WALLS INTO MY APARTMEN. My renters insurance said that the leasing office had NO RECOLLECTION of my heater problem but I have pictures of water heater equipment left at my house and obviously because they had to go fix my neighbors apartment they were fully aware. They kept emailing me asking if I was still in the apartment and if I had came back yet. They were going in and out of my apartment for days without letting me know and this was after they closed my mold ticket saying they completed the job. I lost everything I owned because it was covered in mold. They just sued my for breaking my lease for 11,000. I have so many voice and video recordings of this. It's so sad how they do there tenants. It's all about money. My rent was 1250 but somehow it was always around 1450 a month. I hired a mold inspector while I was living there and I had a spore count of over 78,000m. I had to go to the hospital and was diagnosed with BRONCHITIS. They never hired real contractors just the maintenance men to take out drywall. I have a voice recording of us all talking when they came to my apartment for their initial walkthrough to inspect the damage and Laquisha or whatever her name is admitted that it wasn't safe to live here and that it was neglect on behalf of the property and that they were supposed to have roofers and mold people come out the following business day. All lies all lies. Matt or Mark the head maintenance man was there as well and knew about the problem which I have on record as well. Y'all played a game that is to only benefit the owner. I couldn't believe that not one of the leasing agents had any empathy or morals to actually try to fix my problem. I would call them and they'd hang up and send me and emails. They didn't even want to talk to me. They had the nerve to say that all I would be refunded was $47 for one day of maintenance. If you think that me losing my place, losing everything I owed, being sued 11,000, medical bills, pain and suffering, depression, and relocation is worth $47 then you must really have no soul and I hope God has more mercy for than the judge.

For example my renewal lease was declined because the residential portal didn't work correctly. It took over a month to get it straight. In the meantime I'm getting threats of eviction if I don't comply. It was finally resolved, not in our favor. With apologies. The criminal element has increased over the last three years, most recently a murder 20 feet from my front door. I was told the property is not responsible for the paid security, when I asked why security didn't come around during that particular incident. A lot of shoulder shrugging and "I don't know" from the office makes me feel uncomfortable in my longtime home.

However, if you experience a major issue, such as a leaking ceiling or heating problems, the rental office will give you a hard time about providing reasonable accommodations and can be passive in its responses, seemingly attempting to provide the least amount of assistance possible. They are fine with leaving your apartment with debris from repair work and unsafe or uncomfortable living conditions, then asking, "Is the shower working?" as though that alone determines whether the apartment is reasonably habitable. That is such a low bar for human-centered care and speaks volumes about how residents are treated when serious problems arise. This is truly a business and not a human-centered space where residents and the community are consistently valued. The rental office, contractors, and maintenance staff continue to struggle to align, communicate properly, and act effectively when major issues occur. One person says one thing, and another says something different. After five years as a resident, I look forward to moving out and leaving the memories of this place behind.

When i moved in it was holes in every room in my place, toilet stan, front two stove top don't work , closet door keep braking and it's a bee hive that they still didn't get off my deck. I only been in this apartment for 24 days and it's the worse ever. Nothing to hold my curtains up i had to buy that , i literally had to base my vision of how my apartment going to look (layout) on the website and it was the total opposite.. i never do Yelp but i m really disappointed in how they have been giving me service .. they was so in a rush to take my money and not give great customer service smdh here are some pictures ... i just hope they get better because i have 11 more months to deal with them ... I left the most disrespectful embarrassing part out , when i got there to get my keys and the property manager told me i needed to have a l Move in deposit (witch was never mention when i gave her my first deposit ) made me leave all my items in the hallway, i ask if i could get the key just to slide my stuff into the living room because i had nowhere to put it she refuse to let me do that while i go get a money order and then told me it had to be move so the neighbors wouldn't complain smdh . Moving here was probably the worse decision i made smdh but i learn my lesson. Hopefully this dose not happen to anyone else . The only good thing is i have a place to stay but if anything brake i probably have to go to home depo and find somebody that can come and fix whatever is broke ...

While I don't mind split communities and understand the need, this government funding means property values are plummeting and we have to pay market rent for a community that is now finally admitting there is a problem with vandalism, gangs, and drugs. This is not downtown, the area was great until this. Now there are shootings, DEA raids and I'm told to call the police - we can't help. I sent pictures of the problems. I asked for a call back when I was attacked by the same people who nearly burned down my building, and the office couldn't bother to call, and neither did the company when I left messages there. Then the renovations began- for the 3rd time since we moved in, because each tenant manages to trash the apartment next to mine despite the fact it looked better than mine when we moved in, yet I pay higher rent, pet rent- they don't pay kid rent for the kids that spill, or the smokers that ruin everything and stink up my apartment, but I accept my responsibility. Unfortunately DF doesn't. They pick and choose what parts of the lease agreement they will enforce. Generally assume it won't be in your favor. Despite having to evacuate for fire that made the townhome next door UNINHABITABLE, not one person from this company or the managing office for the property even called to ask if we were okay. But sure send me that resident referral email- AS IF. Now I'm forced to pay a lease break fee (I expected some but not after everything to get stuck through the end of the lease), because I didn't want to listen to 2months of gutting and restoring the apartment next door. Because I no longer feel safe. Because they do not enforce the lease indiscriminately. They don't do anything for the hard working full rent on time paying residents. Just the kinds who do nothing but vandalize and break into cars and homes. Think twice before choosing this company. Read the lease carefully.

My upstairs neighbors toilet overflowed and leaked through my bathroom ceiling. I had a large dehumidifier and a hole in my ceiling for 3 weeks. A few months after that I went out to my car to go to work one morning and noticed that someone tried to steal my car by breaking off my driver side door handle and ripping out the ignition which cost me hundreds of dollars. There are no cameras in the parking lot or anywhere in the complex. I notified the leasing office and their response was that they would submit an "incident report" to their corporate office and that was it. Today I come home from work to toilet water leaking through my ceiling once again from my upstairs neighbor. I would not recommend this complex to anyone and I can't wait until my lease is up.

I say all of this to make it very clear that I am not "crazy" for leaving a detailed review. It was brought to my attention tonight, that the front office has been telling people that my husband and I are "crazy" and that they should ignore my review. Frankly, I find this to be incredibly annoying, juvenile, and super unprofessional (see attached screenshot of a literal stranger telling me that the front office told him that my husband and I are crazy when he inquired about our review). I added two stars because Troy 1. Apologized for speaking rudely to me. 2. Reimbursed us for the items we purchased to treat the infestation, and 3. Sent out pest control to treat the issue multiple times. We did submit another request for pest control in person and online, almost 3 weeks ago, and have not received any response to the request. I would say that with the exception of the infestation issue, this place is solidly 3 stars and is definitely still a better option than most apartments in the area, given that renting options in Baltimore just aren't so great. However, there are still some issues with this apartment complex that prevent it from truly being a "luxury experience" but I don't necessarily attribute all of those issues to the leasing office, as some things are more circumstantial, like the tenants etc. At this point, we're just riding it out until our lease is up in March of 2020.

I've been living here for just one month, and the issues have been non-stop. When I toured the complex, the staff appeared friendly and helpful, going out of their way to assist with my application. However, once I signed the lease, their attitudes completely changed. This switch was disturbing and unprofessional. The application agent was Dymond. Package Management: The package system is chaotic. Packages are dumped on shelves in a locker room, and residents are expected to dig through piles to find their own. I've already had three packages go missing. When I asked the rental agent for help, she snapped at me, claiming it wasn't their job to look for lost packages. She also said that helping was "a courtesy,". I had to deal with the losses on my own. Noise Complaints and Harassment: The construction quality here is terrible. The walls and floors are so thin that I can hear my neighbors sneeze. While I understand that living in a shared building comes with some noise, it seems certain petty people here don't. On the first day I moved in, I received a complaint from my downstairs neighbors claiming I was making too much noise. The rental office responded by sending me a "noise violence" letter. Moving days naturally come with some noise, but instead of understanding this, they escalated the situation. While I was away on vacation, I received a complaint--despite not being home for weeks! The rental office again sent me a "violence" letter and blamed me for not covering my floors with rugs, even though I had already done so. To make things worse, during a conversation about the noise complaints, the leasing manager referred to me as an "elephant" for simply walking around. This kind of language is unprofessional, demeaning, and unacceptable. Trash on Thanksgiving: The harassment escalated when I returned home on Thanksgiving to find trash bags piled in front of my door. This behavior is beyond petty--it's disturbing. It's clear these people are watching my movements, and I no longer feel safe living here. The rental office ignore my email and didn't do a thing about. Suspicious Activity and Parking Issues: Recently, I noticed my tire pressure was low. Given the harassment I've experienced and the fact that my movements are being monitored, I can't help but feel this could be related. Additionally, parking is a nightmare. Residents struggle to find available spaces despite paying high rent, and guests are charged extra to park--a ridiculous policy given how much we already pay. Poor Apartment Conditions: The appliances are in poor condition and weren't even properly cleaned when I moved in. When I requested replacements, I was given extremely cheap parts that didn't solve the problems. I eventually had to buy parts myself to get things fixed. While the maintenance staff is nice, the management is terrible. Final Thoughts: This complex is a nightmare. Management collects rent and does little else to support residents. If you value professionalism, peace of mind, and a safe, respectful environment, I strongly advise looking elsewhere.
