    These people are downright awful…read more The company charges you $145 per month. Oh, excuse me. $150. My community has no common area and the HOA provides NO services to you for this exorbitant fee other than taking out your trash and mowing you lawn, which at best is a 15 foot by 15 foot patch of grass on flat land. They can dress up their explanation in as many flowery words as they like. At the end of the day, their reasoning for why they charge so much is "well, everyone else charges about that." Oh, and if you're late on your dues? You're going to get an aggressively worded letter demanding that you pay up, or you're going to be dealing with collection agencies and lawyers. You don't like being spoke to that way? Well, too bad, they say. It's legal for them to talk to you that way. A simple polite phone call or even a first time notice written politely would work, but threatening people that you work for is another route, I suppose. Oh, something is broken? Well, "we didn't see your email last month." And if you want to call them, no one picks up the phone, or they'll promise to call you back and no one will. Homeowners associations should be a POSITIVE aspect of owning a home. This one is legalized extortion. If you are in any community "managed" by this HOA, I encourage you to vote for its dissolution.

    1-star because it's required to have "something" BUT they get negative 1000%…read more These are by far the worse of any lot of people in this organization and should not be managing properties. In the past they would issue unfounded and unwarranted violations to my property. When I questioned their source and showed proof the violations had nothing to do with my property they continued issuing violations. I found out it was from the toxic neighbors who I believe were targeting my property since it was a rental and were notifying the HOA who didn't do ANY fact checking. This isn't the only issue with them and it's clear they are completely out of touch with the residential community. Fast forward to moving on from this nonsense... I recently ( 7/2024 ) sold the townhome property in the Riverchase condo community in Maryland under them as the HOA managers. Closing was 2 months ago and they were notified of the sale and knew I was no longer the owner and yet, and YET I am still getting notices for monthly payment of fees AND the kicker, they had the nerve to send it to collections. I received a first invoice for August just after closing and was told by the HOA that it would take 2 weeks to record new ownership. Apparently not true and I believe any conversations had with them cannot be trusted. Clearly there is a disconnect in this organization and they could care less since it's not affecting them. I've asked my title company to reach out to them AGAIN to get what ever documents resent to the HOA to show I am no longer responsible and PAID up to the closing. At the day of closing, all fees were paid to those owed. I had to send all my documentation showing I owe NOTHING to First Service since the collections agency is who I need to dispute this action with in order to not have my credit affected. I just wonder if they are sending ME notices, what are they sending to the new owner and is she paying like she's supposed to? But it's a "I just wonder" I really don't care. It's the next day after writing this review and I had to come back to make a comment about this. I got in touch with I'm assuming First Service internal collection agency, which has the same address as FS. I'm sure that there's a conflict of interest there somewhere. Anyway, I spoke to someone and explained I no longer own the property for which they are trying to collect fees from me. I told her Alicia Menefee, who is titled as the community association manager for FS at Riverchase, said to me in an email that it would take two weeks to change my name and remove it as owner of record. According to the person I spoke with, it takes 30 to 45 days. Here's the kicker if it takes that long to do a records update, have a process in place so that FS is not sending bogus information to collections to ruin the lives of people because of your own ineptness to properly update and monitor sales transactions. And why is Alicia Menefee giving out false information?

    This HOA property management company operates extremely poorly! They have horrible customer…read moreservice with terrible customer service communication! We attempted to reach our "account portfolio manager", Marissa Freeman, through her direct phone number, and we left multiple VM messages on her direct number but to no avail -- no return call! We called her direct number and left 3-4 direct messages on her number over more than a week's time and we never received one return call. We called the 24/7 customer service number 3 times asking for a return call and got none. We called the 24/7 customer service number an additional 3 times complaining about NOT RECEIVING the courtesy of a return call after MULTIPLE attempts and messages left -- and asked for the call to be elevated and escalated to an urgent level strictly in the attempt to GET A RETURN CALL which the customer service rep said would happen. The elevated call we were told would go to our rep, Marissa Freeman, as well as additionally to her supervisor, Rebecca Clemson-Petrik (the Regional Director) -- and that we would get a return call in their standard practice 24-48 hours. Over 10 days (way beyond the 24-48 hours suggested) we made approximately 8 calls (3 elevated to that urgent return call request) and NONE of our calls and messages were responded to by Marissa or anyone from FSR -- very frustrating and very disappointing from our early interactions with his HOA administration company! Went to their local office last Thursday @3:45pm- (and based on a sign taped to their door -- on a day they operate and are open and during operating hours Tuesday-Thursday 8:30-4:30) - and the office was closed, lights off and empty. After no return calls over 10 days, returned to their local office this Thursday @10::30am, the office was occupied by 5 employees-- among which was our HOA portfolio manager, Marissa Freeman. Discussed their companies POOR customer service and lack of communication in not returning any of the 8 messages and VM left for her or anyone. Ms. Freeman had no answers except to say she never received any of the direct VM messages nor any of the messages or escalated messages left for her through the 24/7 number and she will have to look into the matters --1) "an apparent broken phone VM app" that she NEVER received any of the VM messages left for her on her direct number; 2) that the 3 phone requests to the 24/7 number she did not receive any notice of to generate a return call - saying that the calls were "closed as resolved through the 24/7 number" so she NEVER got the message; and 3) the additional 3 calls to the 24/7 number that were requested and we were told would be elevated and escalated to urgent to facilitate a return call from Marissa or anyone -- WERE NOT -- and were also "closed as resolved through the 24/7 number" -- so again she NEVER got the messages supposedly. No satisfaction and no real answers to the POOR service and lack of service regarding returning our calls-- only non-satisfactory non-answers to justify why she did not do her job and follow-up and follow through with returning a call to a customer. Just a lot of passing the buck and blaming others saying their must be some other explanations that she "needs to look into" to figure out why she never received any of our 8 message requests for a return call -- PLEASE -- I am not that gullible to believe she did not get any of our 8 messages asking for a return call! In addition to the general lack of and POOR customer service and explanations, both our HOA portfolio manager, Marissa Freeman, and her associate (another HOA portfolio manage - Alicia Menefee) were both rude and not very understanding regarding the frustration a customer is appropriately having because of not getting a return call from 8 messages left in 10 days. Lastly, the entire reason for all of the calls -- about not receiving our coupon book to make payments -- was glossed over with the statement "Looks like you should have received it, but I'll put in a request to send you out another coupon book".

    I wish I had known about these Yelp reviews... I've owned rental property for over 30 years and…read morehave managed several of them by myself, some out of state, so I am no newbie. I also renovate homes, so I am not uneducated in the realm of home repair. This property, in a desirable waterfront area, was our family home which we renovated top to bottom. Many contractors who did work on the property were very complimentary and several people said we would have no trouble renting it out. I spoke to Linda, the owner, at length before I signed the contract. Little did I know that I should have been taking notes and had those notes verified and signed! One thing that Linda told me was that she and her spouse also run a handyman company that does repairs at a reasonable rate. When a very minor repair was needed just prior to putting the house on the rental market, CPM denied making the statement about the rate. If they tell such boldface lies, what else is in store? Inexplicably, they did not put the property on the market for FOUR months. After one month of finally being on the market, they recommended a rental reduction. I asked to wait and, lo and behold, a desirable tenant signed the lease. Since the property sat for so long, landscaping needed to be done before move-in. CPM got a quote for over $200. I shit a brick and called the landscaping company, who obviously had no idea what the scope of work was. When I explained what was needed, the cost was reduced to $80. So, don't expect this company to work for your interest. Pre-move-in cleaning was also outrageous (and mandatory) especially considering that I had it cleaned when I handed over the keys four months prior. Heather (in the office) has been sometimes helpful and patient but there are questions that I've routinely asked again and again with no answer. I cannot trust this company at all and am biding my time to make the switch to another property management company.

I had move in the property January 2022, the house was not professional clean, had trash in the closet, house was not painted had stains in the bathroom. Please read your lease agreement thoroughly. You are required to hire Chesapeake Property Management preferred Cleaning Company when it is time to move out of the property. The prices ranges from $200 and up. If you decide to move in one of Chesapeake Property Management, make sure you take pictures of the property prior to moving in and after. Document everything to ensure you are not liable for anything
