I've had a really positive experience interacting with the leasing office at Towson Promenade. The staff has been professional, responsive, and easy to work with. I especially want to recognize Cydney, who has been extremely helpful and attentive whenever I had questions or needed assistance. It's clear she cares about helping people and making sure things are handled properly, which makes a big difference. Overall, the team has been friendly and supportive, and the professionalism from the leasing office really stands out. Shoutout to Cydney for going above and beyond! read more

Staff is always friendly and helpful. Monique and Cydney have been amazing and doing whatever it takes to make living here amazing.

I experienced multiple issues while living at this property that I feel should be addressed. For several months, I raised concerns about the excessive trash around the outskirts of the building ESPECIALLY near my ground-floor apartment, which faces a high foot-traffic area. Despite repeatedly bringing it to management's attention, nothing was done. I also noted the frequent police presence in the building, yet my concerns were consistently ignored. When I tried to transfer to another apartment, the process was unnecessarily difficult. For about three months, one leasing office staff member gave me the runaround, even though my lease amendment allowed for a transfer. I was also told I needed to pay additional fees that didn't make sense given that my lease was ending. Fortunately, another staff member eventually stepped in and completed the entire transfer process in under an hour, which made it clear that the original delays were due to incompetence, not policy. Even now, noise complaints seem to go unresolved, and the office rarely enforces quiet hours, despite Baltimore County's local laws. The trash problem remains an ongoing issue, and cars have been broken into , even inside the garage. Yes, the property has a nice gym and pool, but those amenities don't make up for the lack of safety, cleanliness, and professionalism. For the rent prices here, I could easily live in Laurel, but chose this location to stay closer to my parents. Unfortunately, I'm now strongly considering moving out. read more

I lived in Towson Promenade for 5 years. I stayed there because of the location, the fact that there are some security features for the building (ie needing a key fob to enter or garage key to open the garage), and because it had a pool. And moving is really just a pain. However, those things do not outweigh the bad. The garage doors are broken 80% of the time, and they DO NOT discount the overpriced $85/month amount you pay for the garage when things are broken in there and you aren't receiving what you paid for. They will not change the garage doors because "they recently switched vendors" and I guess are too lazy to switch again. They NEVER keep the parts that CONTINUSOULY brake on-site, so we have to wait weeks for it to get fixed - they say it's not a "foreseeable problem" even though it happens all the time. The fire alarm goes off randomly all the time - especially in the winter when the pipes in the garage break - they can't figure this out, but every other apartment in the area can, as they do not have this problem People continuously smoke cigs and weed in the stairwells, and they leave food and trash everywhere. Management does not look at the cameras, and if they do, they literally do nothing to the perpetrators. If you're packages are stolen from the room, they make you pay for, they won't look at cameras. Even though you're forced to pay for parcel mail lockers, there are not enough of them, so most of the time your stuff is on the floor for anyone to walk over or take. The staff are always unaware of anything going on, and they do not communicate with each other. The pool is only like 6 ft deep, but they won't have it open unless there is a "lifeguard" on duty - which is just a person from a vendor who is on their phone the whole time and always late. The pool hours are 12-8 - no exceptions even though the lifeguards are always late. Pools should open at least at 10 or 11 and can certainly have a "swim at your own risk" sign. read more

This was truly one of the most frustrating, unsatisfactory experiences I've had in my adult life. From the start, things went downhill fast. The onsite intern was belligerently intoxicated in the office when I arrived for a tour, and he discussed my approval right in front of his buddy who was snacking away like it was a casual hangout. This intern couldn't assist me with a unit transfer or anything beyond handing my ID back, giving me a map, and telling me to go look around myself because he closed at 5:30. Dealing with UDR's "corporate" office was an even bigger nightmare. There were so many jaw-dropping moments during this experience. I couldn't believe the poor way they operated their business, and I'm pretty sure this crosses so many lines. After sending three emails through their platform, countless emails to their Welcome Home email, and numerous text messages, I was left on hold for days without any resolution. I wanted a specific apartment for an immediate move-in at the best rate listed on their website three days in row (Saturday, Sunday, and Monday), but I didn't get a call until Wednesday. When someone finally reached out, they weren't any help either (another leasing consultant in Colorado). They had to contact their "pricing" department and then had the nerve to ask me for screenshots of their own website to prove the pricing. They refused to share their pricing with me, repeatedly requesting I complete my ID and selfie upload before giving me any information. I spent a week literally begging for someone to call me, respond to my emails, anything. I needed to move and wanted to take advantage of the best rate offered when I first reached out. The fact that I emailed the corporate office three times and the only person who responded was a leasing consultant in Colorado, who couldn't help me at all, is absurd. I feel there is absolutely a fair housing violation here. This cannot be your customer service standard or best practices. I never even got a call or any customer service about my application being approved. I had to visit the site and try to get information from an intoxicated intern who sent me on my way with a "good luck." I don't know where this industry has gone, but UDR has definitely made a wrong turn. Now, I'm having to start over with my apartment hunt, and I'm in a state of emergency. This is completely unfair. I'm more than happy to offer my services in customer service training and would gladly onboard you to my "It Starts with Self" class at a discount for your MD locations. This was the worst experience I've ever had. It's upsetting. I cannot believe this is UDR's standard, and I cannot believe this is the new human standard: poor customer service, an indifferent attitude, and a dismissive "you can cancel your application and we'll refund the $500 you spent to apply. This experience has cost me money, consumed more time, and added an immense amount of stress and frustration. I am genuinely impacted by this situation and need to know how to address these issues effectively. read more

These apartments are disgusting. There are rodents, roaches and various bugs infested throughout the building, garages and outside. The trash rooms are filthy, tenants leave their garbage wherever they want to. The management company on site is young, inexperienced , unprofessional and takes no accountability for any issues that may arise. They tell you to email your concerns them or contact the police. They nickel and dime you for every single thing ( to receive a package, to flush your toilet, and for an unsecure internet provider, for your lock on your door) and if you don't agree with something in your lease and you don't chose to sign one of the 4000 addendums they put in your lease, then you are unable to lease an apartment . They say you can only have 2 guests at a time. WHAT? The management company of your residence should not have a say in how many guests you have over your apartment. I highly recommend going somewhere else!!!! read more

beautiful apartments, but management will not make your stay enjoyable. I've lived here going on three years, and was consistently ignored reaching out to the on site team. they false advertise, they dont appreciate those who resign their leases, will attach fees whenever they can, just overall poor communication and management. I have lived in the Promenade approximately five years now, and with the exception of dealing with the corporate office and their unwillingness to work with rates in this challenging financial times, I have nothing but praise for the staff (Jennie and Kya) and the maintenance team; they are always welcoming, and willing and able to provide assistance to rectify any issues (administrative or maintenance) that I bring to their attention within a timely manner. cannot say enough wonderful things about my time here! moving from out of state and only experiencing college apartment life there is a vast difference. the amenities are as advertised (use the pool, and gym quite frequently), haven't had one issue as it comes to mail/package services, and maintenance comes within 1-2 days at the latest. I have only had a few requests, all taken with swift action. The team of Mitchell, Kiya and Jennie make the experience all the better as well. Kiya and Jennie specifically have been here since I moved in over a year ago (renewed by lease for another year), and always greet me with a smile and always are available to discuss things with me, without a meeting or any type of problem. their knowledge about the day to day operations and attitude made me want to share my experiences. I could go on and on about what's wrong with living here but I've been going back and forth with management so much, I'm just tired. Mice, bugs (camel crickets), need I say more? It took them two and a half months to finally send someone with a can of spray insulation to close 3 holes by the cabinets. And while our apartment is mice free now, the building itself is not. The garage parking is overpriced, gate doesn't work half the time, and parking there leaves your car filthy. IT IS NOT WORTH IT. Buy yourself a lil brownstone in Baltimore, mortgage would be less than what you're paying here to live in a pest ridden "luxury" apartment. read more

I've been living in this complex for almost a year, staying on the 8th floor and paying $2500 a month rent. I was lead to believe this was a safe courteous environment to live in but that couldn't have been any further from the truth. There have been consistent car break-ins on the lower levels of the building, the garage entrances break and stay open for days at a time, allowing anyone to enter the garage, AND there are NO cameras in the garage at all despite these facts. I had about $10,000 worth of work equipment stolen out of my car, once again on the 8TH FLOOR, and when i reported the incident to the building they essentially told me that there was nothing they could do to help. Not even inform me of whether or not the footage was handed over to the police or not. No answers, to buff in security, no attempt to see if there was a way to help. (You would think that they could afford security cameras in the most vulnerable place but apparently not, they instead decided to have a pool they run year round but only allow tenants to use a few months of the year.) Further, the neighbors are insanely obnoxious. I lived alone in my apartment and was hardly ever there. But i had 2 written complaints from the leasing office for noise complaints from neighbors beneath me (fun fact: there are no other apartments directly beneath me due to the way the top floor is built), and once had the cops called on me while i was at home sleeping. DONT be like me, research these buildings before you move into them, they are not as safe or secure as you would think. While the building itself is nice and gives you a sense of higher living at first its NOT a pleasant place to live. read more

Not bad to live in as the area is nice and convinient but it is far from downtown area.

The rent that they charge is completely inconsistent with the inconveniences that have occurred in my six months here. The fire alarm has gone off multiple times in the last few months. Sometimes many times in one day. There has only been one instance when the alarm detected a fire. All other times have been because of a faulty system. The building is not clean and poorly maintained. See my attached pictures. There's trash all over the place in the garage. Dead mice in the stairwells. Many of the lights in the stairwells are out or flickering. The vast majority of these problems could be easily taken care but are left completely unchecked. I have also seen mice on the premises on many occasions and recently saw one in my apartment bathroom. If the management here was advertising the promenade as an average apartment complex and charging a more reasonable price I would have no complaints but with the rent at a higher price than the other buildings in this area it is absurd that anyone should have complaints like this. read more

I'm really not sure where the hate comes from lol Been living here for almost a year and its absolutely amazing! So much bang for the buck. The gym is newly renovated with TV's, huge windows to the main quad with a pool and grill and fireplace and a lot of seating area. The lounge is like a 3 star hotel, also newly renovated. The apartments themselves are beautiful. Lofted ceilings, big windows either facings a private quad or the city. Maintenance is amazing as well. If anything breaks or goes wrong, put in a service request in the app and literally the same day someone will come by and fix it. Parking garage is expansive and is privately accessed with a key fob. I could write a like 10 paragraphs about me and my wife's stay here. Its really beyond what you'd expect for a sub $1500 place. People are on here giving 1 stars for really petty stuff. Yes sometimes the garage door stays open and needs maintaince. Yes the fire alarm goes off more than desired. But literally other than these occasional problems which are usually quickly communicated and addressed, its literally paradise. If you're facing one of the three quads, you litereally feel like you live in another world. Like a vacation resort almost. There's also a huge diversity of folks that live here. Mostly young 22-35 year old people of every ethnicity imaginable. Really awesome place if you're young and am entering the workforce but want a fair bit of luxury on a fair budget. Super affordable if you're married or booed up :) If you're considering moving here. Do it. I'm a staunch supporter of community feedback and the democratization of thought. But sometimes there are ripples in the matrix and unfortunately the promenades Yelp page seems to be an anomalic review page. Why do I say that? Because there's there's little to no nuance on here. People are either leaving 5 stars or 1 stars. And the reviews seem extremely situational and not thought out holistic experiences. It seems residence are using Yelp as a means of raging about a bad experience they had here... Rather than giving comprehensive reviews. So In reality the 2.7 rating is reflective of people who had a specific bad experience, not of the overall quality of life here. It's a bummer really. I'm sure if the whole building did a Yelp review, then the rating would be in the low 4s out of 5, maybe higher. But to rectify this the staff should encrouage ALL residents to leave Yelp reviews as much as possible. When people aren't told to review your service or product, that only leaves those are super pissed off or people like me who feel they've found the fountain of youth. And honestly reading through the reviews it seems like most people who left a review haven't really ever lived anywhere else on their own and paid over 1k a month for it. There will never be a place in the world without an issue here or there. My wife rented in Manhattan before moving here and was living in a 300sqft apartment for 1250 a month with a ton of problems in it... And we still saw it as such a steal and a blessing! Location matters and cost of living matters! That doesn't mean people shouldn't be upset about issues.... But it does mean that you have to put your problem in perspective.... Because if anyone on here thinks that their problem is unique to here, then they really are being naive about renting in cities. I understand a chronic pest problem or overtly rude staff or mold that no one addresses or scamming people for money or being petty about damages. That all makes sense. But to take something like a fire alarm going off 4 times in 2 month and five the whole apartment a 1 star for that is so beyond helpful. And one of the times more recently was actually a real emergency! So if you're looking for a place that has never ever had an issue, then you should hold out for heaven.... Or successfully found a fortune 500 so you can move into a luxary penthouse in Chelsea NY... But if you're looking for the most bang for the buck "luxary" places for a sub 15 hundred dollar price tag, then this is it. So really if you're considering living here, take the 1 stars with a grain of salt and look more for the 3-4 star reviews as it's likely that those reviews give a more accurate picture. Or just take my advice and move in. read more

Great for college kids wanting to be within walking distance, not so great for young professionals. Walls are pretty thin and if you have loud neighbors, good luck with that. "Secure" doors are almost never working - especially on the 8th floor. Then the 6th floor doors are never actually locked either!! Overpriced. Oh, and they charge you an extra $75/month for the vehicles you want to park in the garage... but get ready to see tons of non-permit guests parking in the same places the residents are paying to use!! What a delight! Then management will tell you to report it. The way I see it, what are the "security" personell doing when they make their rounds? What am I paying for? I can't wait to move out of here. Avoid UDR communities, stick with Bozzuto. At least they take ownership and pride in their properties. read more

Had to post a follow up since I chose to temporarily move back in to the TP in December 2018. My previous 2-star review was from experience 2014-2015. I enjoyed my 2nd stay way more than the first so time and experience helped the drastic improvements. Service was top notch as a few things needed standard repair during 2019 and the maintenance staff was on top of everything. I also chose a brighter top floor apartment overlooking the pool veranda. Great light and much quieter. Prices actually went down and amenities and several renovations went up. I'd highly recommend it and the value is unmatched. read more

This is the worst building you can live in in baltimore for the money you pay. For the cost of a mortgage you can plan on interacting with mice in your home, rats and trash in the hallway, and cave crickets the size of baseballs late at night in the bathroom. Our issues started at the beggining of quarantine, when a leaking washing machine 3 floors up completely ruined my closet. There was water leaking out into the hallway for several days. I had people knocking on my door as they passed, as late at 9pm, to inform me there was water in front of my apartment. I had to call maintenance 4 times over the course of a weekend in order to motivate them to fulfill the simple request of putting a wet floor sign in front of my door. Eventually they sent contractors into our home to tear out all of the drywall that was ruined and molding from the leak. This process took a couple weeks. None of the contractors were wearing a mask while working in our home, and other people's homes which were also affected. After the contractors left is when our problems really started. If you walk around the property or use the grills you will notice mice. The mice are everywhere, they live in the walls of the building. The construction opened up a hole in the wall for the mice to get in. Quickly they were able to find another way in and out of our apartment underneath the cabinets. We had a family of mice coming in and out of our home everyday for over two months. In addition to the mice we suddenly had cave crickets. Cave crickets look like demonic spiders. They get as big as a baseball and can set off mouse traps. If you want to avoid learning what it feels like to step on one in the bathroom at 5am, rent somewhere else. The first pest control person they sent into our home sprayed some repellant but informed us that in order to keep the mice out the building someone would need to come in and fill the holes. Without looking he knew where all of the holes in our apartment were, indicating this is a common issue. The holes are under the cabinets and behind the fridge. He put in a work order to have the holes filled. No one showed up to fill them. He came back week after week and the building did nothing. Eventually we got them to reimburse us for the cost of mouse traps. After 3-4 visits (and weeks) from the first pest control person, we started seeing a second one. He provided us with traps. He only came into our apartment once, but knocked on our door to check in on us every week. He informed us the same thing as the first pest control person, and submitted an additional work order. He submitted a work order every week for the next few weeks. It wasn't until we posted an angry review and contacted the main office that they followed through with what both pest control people were reccomending. After the contracters and before the ongoing pest control issues that building management caused, we requested some money get taken off of our rent. They gave $200. After two months of them dragging their feet about our pest control issue, we requested further reimbursement. They offered us $600 upon the condition that we sign a contract saying that we wont complain about them publically or continue holding them accountable for their negligence. The contract did not mention our pest issues or the contractors in our home. We refused to sign that contract, fearing that we would lose any power to hold them accountable if a situation like this arose again. Well, it did. We made it almost three months before the mice found another way into our home. After all, you can't seal mice out of an apartment when the building is infested with them. Living here for over a year, its clear this building, at least the lower levels, are infested. Management will not leave you with any confidence about both their ability or desire to actually address the issue. Instead UDR prefers to cram a ton of people into this large complex and maxamize their profits by delivering a terrible experience for tenants. Instead they provide a lot of lip service, pass the message up the chain and drag their feet on implementing a solution. Certainly not luxury, absolutely not worth what you will pay to live here. read more

Horrible place and management - only looks good in pictures. I have lived here for a while now, had horrible pest issues for a long time and not enough is being done. I am terrified to come everyday because I don't know what I will find or what I might wake up to. Dead rat in my corridor at 6 in the morning - there is a real issue here and management could not be more dismissive about it! They act like it doesn't exist and when they finally do acknowledge it they make it out to be "no big deal". Please save your time and money and go elsewhere. For such a big publicly owned company UDR, it is a shame at how they run this place. Customer service and relationships mean nothing to them. I finally understand the true value of customer centric management now, makes the world of a difference. Other condos around may be a little more pricey but absolutely worth the money you pay. We moved into Towson Promenade in February 2017. I'm still not sure how I feel about the property, I was a little skeptical when I moved in, just because of the mixed reviews people left. Otherwise the apartments are on trend and a great combination of urban meets suburban. The neighborhood itself is huge and, has a great gym, movie theater, mail room, parking garage, swimming pool and more. Overall my experience has been good so far but I see a lot of shortcomings in maintaining the property's consistent safety. The garage door don't seem to stay locked and closed for weeks at a time, the side entrances either are secured but most days anyone could walk in. I've I'm paying to be in a gated community, that would be nice to maintain its promise. The management is good, quick with maintenance requests and very accommodating. Being by Towson town center is amazing, it's the feel of living in the city but not really. You can walk to the Mall and several other restaurants and bars. 695 is less than a couple of miles away. DO NOT MOVE HERE!! Upon moving in on 7/12/2018, as I did the pre-move in inspection, I found steel wool stuffed into a hole in the wall. At the time, I did not know this was done as a way to keep mice from going through a hole. I asked the head maintenance guy, who was with me, why there was steel wool stuffed into the wall. He stated that he did not, which I believe to be untrue. About a week and a half later, I removed the bottom of the dishwasher to clean it, as it was covered in grease. That was when I discovered the mouse problem. Underneath the dishwasher was filled with mouse feces, as well as a dried up old mouse. There was also an old mouse trap under there. It was the same traps that are used by pest control company that Towson Promenade used at the time, so this was obviously an ongoing problem in this apartment. This was later confirmed to us by the previous tenant of that apartment. The staff at Towson Promenade knew we would have our small child and 2 dogs staying in the apartment with us, and that apparently did not dissuade them from renting out a mouse infested apartment to us. It seems unethical to rent such an apartment to anyone, but mouse feces are a particular health danger to small children. After I discovered we had a mouse problem, I realized that it was mice that we were constantly hearing scratching in the walls. Then we started seeing mice. Constantly. In the kitchen, in the bedrooms, EVERYWHERE. We filed numerous maintenance reports. When pest control would come out, they would just put some poison behind the stove. They stated they were putting it far enough back where my dogs could not get it, only for me to one day find the poison right near the front of the stove, where my dogs could have easily gotten it. We filled in every hole we could find, and paid for all our own materials to try and thwart the mouse infestation. I had to constantly clean up mouse feces. The problem got so bad that one of my dogs was able to catch them on a few occasions. My husband was even able to catch a video of one. Some of the mice were so big, I questioned if they were actually rats. I even opened one of the courtyard grills one day and saw a live mouse inside. Don't buy it if they say they are getting a new pest control company- they told us the same thing when we were there. In addition, a few days before moving out, our upstairs neighbor left their sink running, and in leaked all over our kitchen. The flood was bad enough that water was raining down into our kitchen, destroying some of our property. When maintenance came out, I asked them if they were having a water restoration company come out to check for mold. He said they definitely were not. When there is any kind of water coming through walls/ceilings, it is essential that the area is checked for the possibility of mold forming. This confirmed to me that Towson Promenade was not concerned with the health and safety of its tenants. read more

Living at Towson Promenade has been a wonderful experience overall. There were minor hiccups along the way, but nothing is ever perfect. The staff here all work really hard to make the residents at Towson Promenade feel comfortable. The ladies on the concierge team are very friendly and pleasant, the maintenance staff is responsive and quick to address any issues within our suites and the management team does a really good job addressing any administrative concerns that we have. The units that Towson Promenade have to offer in my opinion are the best option compared to other developments in the area. I have lived in three different units here and all three have been quite spacious, nearly sound proof and affordable. I have only had an issue with noise one time (which was odd because it is relatively quiet in the building) since being here and it was handled almost immediately. It has been five years and I am still happy to call Towson Promenade home. Towson is seeing almost a complete overhaul with new development in the area consisting of entertainment, places to shop and new restaurants. So - I've been living here a month. So far I can tell you that the maintenance is garbage. I had a couple of seemingly easy maintenance issues. Toilet won't stop running and the dishwasher wasn't draining properly. The dishwasher took 4 or 5 complaints to get fixed. The toilet never was fixed properly (just incompetent). I now realize that there is no hot water going to my cloths washer but am reluctant to even bother with another maintenance request. Trashy residents - I don't know how some of the people living here affords it. They don't behave like they can afford top of the market rents. I almost feel like I'm living in one of the undesirable areas of Baltimore which Baltimore is famous for. Management needs to learn how to write to people. If I make a complaint and then provide a suggestion which might be useful... just say thanks for the advise and we'll take it into consideration and then delete. No need to go on and on about your processes. If there's complaints, obviously your processes are broken. Ventilation - there isn't any ventilation in the Kitchen. I made a steak on New Years Eve and still smell it in my apartment. It's horrible. I basically have to make conscious choices of what I will cook based off of ventilation. Bacon is now off the menu . I'm joking about it but am dead serious about the ventilation. I can't imagine what the designers were thinking. Parking garage - I pay an additional $60 a month for parking yet I often park on the street because the access fob is just garbage. I get so frustrated pointing and clicking the fob for 5 minutes trying to get in the garage that I dread even driving up to the garage. It really is the worst garage access. And to top it off - there are a number of cars which haven't been moved for years. Seems to me that these cars should be considered abandoned. And of course they are in prime spots. And there's an abandoned SUV in front of my patio parked on the street. Hasn't moved an inch since I've lived here. The alarms ... god I wished I had read the reviews. Tonight they've gone off twice. This time at 3:30am (I started this review standing in the rain outside in January) for no apparent reason. Seems to me that whatever is causing the malfunction would be fixed. Looking at the other reviews suggest that no one is interested in solving problems. Very disappointing and aggravating! All in all I already regret moving here. I still have 5 or 6 boxes yet to unpack.... I think I probably shouldn't bother. read more

We chose the Promenade because it seemed like a nicer apartment that was more affordable than some of the other options. It was not worth the savings. The management is run by a bunch of scum bags. Read your lease carefully, the fine print especially. They will charge you for every penny they can, including issues that you need fixed when you move in. There are also maintenance issues you will encounter. There is always a buildup of trash in the trash rooms that have cockroaches crawling around. The hallways are incredibly long and there are a lot of residents with dogs that unfortunately don't seem to be able to hold it on the way out to go to the bathroom. That doesn't get cleaned up quickly either. The walls are thin, don't plan on setting up any furniture near your door to the hallway. Lastly, the management spends their maintenance budget on stupid stuff. We had the pleasure of receiving "garage repairs" during our time there. These "repairs" turned out to be repainting the parking lines and space numbers. THERE AREN'T EVEN ASSIGNED SPACES. The parking numbers are actually completely worthless. Now that I don't live there anymore I find it hilarious. Please do yourself a favor and don't live here. Go to the Flats or Avalon. You won't regret it. read more

The apartments are nice but there's so much fucking mice omfg no matter what I do or how many mice I manage to get rid of it's like 20 more spawn back & the crazy thing is my house is very clean too so I don't understand. Hallways smell like ass and also my upstairs neighbors and their kids loud asf either the kids bouncing off the walls (I think) or some chick up there is getting her ass beat or both. read more

I'm a current resident here and I'm very disappointed. First and foremost as I'm writing this review this morning at 8am I can't not sleep because I hear loud noises outside my window. What do I see ? I see a worker throwing away trash in the dumpster. the slamming of the garbage lids. wooden planks, chairs and other things being carelessly tossed in the dumpster . This is EVERYDAY. But get this 2 hours from now the garbage truck will arrive and empty 7 garbage containers. Then I have to listen to the worker clean up the area and load more trash in the garbage container. When everything is done it's at least 1pm . Mind you I work overnight . This isn't fair to me or anybody else that lives on this side of the building . Smh . Now fast forward when it's at night . For several hours I have to listen to the sounds of rats yes I said rats fighting over the food or what have you outside my window. I posted this 2 months ago on google. Since then I have notified corporate, leasing management and I was told that I had to pay a 750 dollar transfer fee plus my rent for my current apartment and the pro rated rate for the new apartment if I wanted to move. The noise continues and now there are large possums near the garbage area. The hallways smell like trash and the carpet is heavily stained with whatever. Some tenants even let their pets defalcate and pee in the hallways and the parking garage. read more

I have just moved into the Towson Promenade Apartments and I have nothing to say but wonderful praises! The front staff was very friendly and helpful and made my transition very pleasant. I am a consultant engineer and moving from NY and staying in hotel(s) was very stressful and I am very thankful I found this apartment community! I have seen some of the negative comments and I have been around long enough to know that there are folks that just simply place their expectations way to high. So far, my expectations were met, regarding these hard working people and the final result, which is a wonderful place to call home! Many Thanks!! read more

There are many things I liked about this apartments, just like there are some that I am disappointed with. The good things: Beautiful apartments, great view to the patios, very nice lobby, gym, and pool. Very warm staff that was helpful. The not so good: Fire alarm goes off multiple times a month, when I had a broken ankle, the one elevator I needed to use was out of service, so I had to move around the whole building for multiple months while on a cast. They have taken a really long time doing the updates, so we were unable to use some of the mentioned amenities including the Movie Theater. Saw lots of mice in the patio areas and the pool (never in my apartment). The one thing that I was the most disappointed about is right at the end. The company has the option to get the apartment cleaned for a specific cost. I hired them to clean my apartment which I was to return on 06/04/19. We left the apartment in the middle of May, but left some items to take care of by 06/04/19. To my surprise, the apartment keys had already been changed, all my items were thrown away (they did not have value, but I ask myself what would have happened if I had left anything of value in there?). Once I asked about it, I was told there was nothing left. I am very surprised that people went into the apartment I was still renting and took everything out of it. Although the cleaning crew took everything, they did an excellent job at cleaning the apartment (so I have to give them that). And out of all the apartments where I have lived, this has been the best; I am just disappointed about the cleaning crew taking my items. read more

My wife and I lived here from June 2014 to July 2015 until we relocated out of state. We had a wonderful time at the Promenade. Barbara and Chris are really great people. They are always helpful and very professional. My wife and I own a dog business and through networking met many of the residence at the Promenade, who are wonderful people to meet and get to know. Everyone we knew enjoyed living at the Promenade. If you are looking at renting in the Towson area, we recommend the Promenade. read more

Honestly speaking, since there was a change in management, this apartment has been nothing but pleasant to live in. Anthony and Shar are very diligent at their jobs and they make sure all your complaints are handled in a timely manner. The concierge is more responsive and professional. I lived here in 2016-2017 and I despised it, not only was the manager at the time the most disgusting person to deal with, the concierge was nothing to write home about. When I found out the manager wasn't working there anymore, I reapplied and not once did I regret my decision. You'll love it here as long as Anthony and Shar are still employees in Towson Promenade :) read more

Do you like being woken up in the middle of the night every few weeks to the sound of fire alarm followed by a email from management with yet another excuse for what went wrong with the fire alarm? Yes? Towson Promenade is the perfect place for you. Be prepared for the fire alarm to blare multiple times a day for no reason. read more

As I am approaching the end of my lease I felt the need to leave a review for any prospective tenants. Overall Towson Promenade is a pretty good place to live compared to a lot of the other properties in the Towson area. With any property there will always be pros and cons , but as far as Promenade goes the pros out weigh the cons. Unfortunately the staff at this property is UDR's biggest downfall from the concierge to the leasing agents to the maintenance team (except the maintenance manager) all need to undergo some serious training or be supervised by a more competent and experienced property manager that actually cares about employees fulfilling their job contracts. The only people who appear to be knowledgeable and actually do their jobs competently is the pest control guy that comes around every Friday (i believe) and the cleaning people. If training and managing are to become a priority then this property would see a much higher renewal rate but until that is sorted it will continue to be a revolving door. Who ever manages the pest control company or the cleaning company can definitely give UDR some much needed insight in regards to managing a team. Outside of free range staff members the only other issues in my opinion are the garage constantly not working and the rodent problem on the 3rd floor. Theses two issues have currently been addressed but i am curious to see if it's a temporary or a permanent fix. The property itself is wonderful. The apartments are spacious, the neighbors are great, noise is at a minimum , rental rates and fees are within a reasonable range, location convenience is immaculate, there's a good mixture in regards to demographics which balances out noise and things like that. I could ramble on and on about the nice things but I'm sure you get the picture. I am yet to decide if i still want to carry on with Promenade, as for now i am more open to exploring other options simply for the fact that i would like to engage with more professional and competent team. read more
