Updated - 6/3/18 My husband and I moved out in March. While he management team there was nice and friendly, not much appeared to be done to address people that just couldn't respect others' and keep gates shut, quiet, etc. every month was a passive email to residents reminding of rules but that was it. Maybe pressure from larger corporate office to push to occupancy? They did hire a security officer role for the building and the one they had more recently seemed to at least not hang out with the tenants. I'd still question paying 3k a month to live with Towson U students on daddy's money, people that don't seem to want to secure the premises, etc. Its just not a good value for the area. Update: Recently the management made a great effort with tenants to ask about some of the concerns about the property. As a result, management indicated they were in the process of hiring a security manager for the site. It's a great effort and may go a long way to helping some of the issues that have been going on. The management is great at responding to questions and concerns and hopefully their larger management company will be able to give them the resources to help. Edited: I am placing this review as a current tenant in hopes that this generates a response by Dolben as nothing else has. 1. They allow college age tenants who think nothing of calling people "gay" or "faggot" while at the pool or joking publicly about having sex with unconscious women. Edit: they have also allowed an African American female to feel unwelcome in common areas. 2. They allow people who are non-tenants to sleep in common areas regularly and overnight. 3. They allow tenants to throw "frat" parties and have no mechanism to police this. 4. The thought of engaging security was not immediately considered as a necessity for this "luxury" apartment. 5. The front door has been broken and open to the public for months. While a new door may be coming, nothing is being done to address tenant behavior in shutting the doors. 6. The side gates are regularly left open. 7. The first floor door inside the garage has been broken and propped open for months. As a woman, this is unacceptable and I feel unsafe. read more

I was treated horribly by the office personnel and decided to remove my application because of the horrible attitude of the office staff. This was possibly the worst apartment complex I have ever lived in. ALL complaints are a direct result of Tia Ford. She is the most unprofessional leasing manager I have ever worked with. It's now been 2 years since I moved out and I still have the most unpleasant memories of my time here from 2021-2022. This place is truly the definition of false advertising. They advertise this apartment complex as a "luxury" building. Nothing about this place is luxurious. The build itself is cheap, all the amenities were often closed and we would get emails reprimanding us as residents all the time. I was never able to use the grills because they were either broken, or we'd get an email that because people weren't cleaning them, they would "remain closed". Basically punishing the residents in a way that was "until you know how to act, ALL of you are not allowed to use the amenities you pay for." That's just one of the MANY many examples of how this place failed to live up to the price and standard they advertise. At the end of the day, it comes down to pure laziness and entitlement that stems from Tia Ford. Also she does not like Asian or Hispanics so if you are Asian or Hispanic then definitely don't live here. Trust me, your home life will be a living hell. Also, I noticed other reviews stating they believe they were discriminated against as a mixed race couple. It's an absolute shame that the management company Dolben does not take these very real experiences seriously in this day and age. I don't usually leave reviews, but I told myself I definitely needed to this time. I came to The Southerly Saturday to visit family; they're having a baby and hosted a shower. The young lady that works in the office, she is truly AMAZING. I watched her navigate an extremely busy office all by herself that day. She was fixing an issue with guest parking for my cousin and another resident who was also having an event in another part of the building, she was resolving residents' concerns and assisting with people as they walked in inquiring about apartments, the phones were even ringing off the hook and she was able to do it all. My mom and I were amazed at how she handled everything that was coming her way. Now I do understand that we all have a job to do, and we should do it to the best of our ability, but that young lady EXCEEDED at her job/responsibilities Saturday. Then we found out that she's not even the manager I was blown away!!!! (she definitely needs a raise or a promotion) The one thing I noticed as we sat and waited for her to give them our guest pass was how she kept a pleasant, funny, light and warm personality with each person she talked to, she made everyone feel like they were her favorite, and I really liked that. One lady even gave her a hug as she was leaving the office. If she was frustrated or exhausted, we couldn't tell because her attitude was welcoming the entire time to everyone. The residents waiting for assistance were saying how wonderful she is when they come into the office on other days, so this is not just a one-time thing. My cousin said she's been that way from the time that they toured to they're move in day and now!! I lived at the Southerly for 18 months and I truly loved this place. The amenities were amazing and always very clean especially the gym. The theatre room was fun to use as well as the outdoor kitchen. My only complaint has nothing to do with the staff or the building - the courtyard has very limited sunshine so my apartment was gloomy because it faced the courtyard. This review was written in August 2018. Calling The Southerly a "dump" may be a bit of an extreme, but given the rates they charge at this apartment complex, it is poorly managed. The maintenance crew at The Southerly are always quick to respond to issues, but if management needs to get an external contractor for repairs, do not expect it to be completed for a few weeks. Currently, the entrance doors to the building have broken down (this is something that happens frequently) - couple that with the main elevators being down for what seems like months, getting in and out of the building is EXTREMELY inconvenient if you're not on the first floor. Packages: The Southerly typically emails you notifications that your package has been delivered after 5pm, and they close at 5:30pm. Parking Garage: Be sure to drive up the parking garage before signing a lease at this location. There are plenty of tight corners and blind spots, which makes it difficult to navigate during rush hours. The "mirrors" installed in the garage to aid this issue is so small, it's basically useless. Ask ANY resident - they will tell you how much they hate the parking garage. I've been at The Southerly now for 1 week and my experience have been wonderful. The staff are all friendly, welcoming and very attentive. My unit is close to everything including my parking space, Amazon Hub lockers, trash room and the elevator. The only downside I've noticed is I'm also close to the garages of the 2 neighboring buildings and they make a lot of noise near my bedroom. It's certainly not a deal breaker though! The building is well maintained and the area has tons of shopping including an upscale mall all within less than 10 min away. I feel comfortable settling in and calling this place home for me and my boys. read more

Visited The Southerly from out of state, found Towson to be very clean, peaceful with lots going on around (mall nearby including cheesecake factory, PF chang all across the street from The Southerly). I would recommend the Southerly for the working professional. After my divorce, it became my home and I felt so welcomed by Ashley and the staff. We reserve the movie theater regularly, the pool and outdoor grills are incredible, valet waste pick up each night right from your front door, exercise room and parking on your same floor which makes bringing in the groceries easy! 5th floor cathedral ceilings are divine! I rented at the Southerly for 2 years and recently moved out. In Sept. of 2018, I moved into a new, fancy building and was told before renting that not many college kids rented here. Well, that was a blatant lie as anyone living there knows. The building under the management at the time quickly became trashy, noisy, doors always left open, dog crap all over the grass and sidewalks and endless college parties. I complained constantly but got very little response. I was glad that I only lived there part-time. When Ashley Paris came in as the Property Manager, I did see major changes. The maintenance staff seemed more diligent, there were many e-mails sent out about the rules for the property and I believe consequences have been handed out for violations. The noise and college parties have seem to have quieted down. Ashley and her staff are much more action driven than the previous regime. The building is very nice yet expensive. There are still the idiots who do not pick up after their dogs and many who could not park a car properly to save their life. However, Ashley and her staff do listen to complaints and I believe act on them as soon as possible and try to get the best outcome. Unfortunately, there are those that do not care about where they live and anybody else. It is a nice place to live but long story short, there are many college kids(my next door neighbors were college kids and very nice, never had problems with them), people who throw their trash where ever they want, are loud late at night and refuse to pick up after their very large dogs. read more

My fiancee and I were one of the first tenants to move into the Southerly back in May of 2017. At first it seemed like it was a great building with great staff, albeit overpriced. Everything seemed to change pretty drastically as soon as our lease was signed and they had our money. Staff was consistently unwilling to resolve even the most simple issues. Everything in the building seemed to be breaking down constantly, the walls are paper thin, and there seems to be almost no insulation present as heating and cooling becomes extravagant during the summer and winter. Honestly, a big part of why the Southerly is such a terrible place to live is the kind of people that they allow to rent there. Its hard to come down on an apartment complex for trying to fill their empty units, but it becomes problematic when they start to treat everybody the same. For example, there are the obvious issues that come with renting to college kids, but it is unacceptable to paint everyone with that same brush. We were full-time working professionals, but every time we had to interact with the leasing office we were treated like kids. We would be talked down to, ignored, or have even just straight up lied to. A great example of their deceit is when I got my work friend to also move it as they were having a referral special where you get $500 for having a friend move in. After she moved in, I asked about when I would get the reward, and the response was some thing "well since she is moving in under X,Y,Z circumstances you are not eligible for the reward." So of course I contacted the management company directly and they had to force to leasing manager to actually get the check sent to me. Every month I would go in and ask about when I would be receiving the check, and every time I would get the response of "its coming just wait." This went on for SIX MONTHS. Finally I contacted the management company again and it turns out that the leasing manager never even put in the request and was just hoping I would forget about it. When confronted, she made up some story about how some paperwork must have been lost but since it had been over a certain period of time, that I was no longer eligible for the reward. Again, I had to go back to the management company, file a formal complaint, and eventually by the 9 month mark, was able to get my check. Moral of the story is that the leasing office will do everything they can to do as little as possible and just end up blaming the residents for every problem. tldr; Place looks nice, but is actually built like a shanty town. Leasing office seems friendly and professional at first, but treat you like garbage as soon as you move in. The only saving grace are people like Terrance, the maintenance professional, who seems to be the only person in the building who actually wants to do his job. The worst manager I have ever seen, I don't know exactly her name but I came to the leasing office looking for renting a partment. There is only one employee 'Crystal' she is a nice lady , she did all the tours &works!! but her manager was so RUDE!! If there is Zero star I would absolutely give it to the southerly. I am sure they don't need a tenant !! The southerly gave me a bad impression about Towson and Mayland in general. I really would like to see the owner not the manager to explain to him/her our suffering from moving from hotel to another waiting for the manager to finally denied us!! As I mentioned above, they don't welcome any new tenant with their treatment (esp the manager). I don't recommend this company, please save your money and looking to another luxury apartment with reasonable prices and most important respected people. read more

The staff does not take violations seriously and aggressively enough but the residents are the real problem! Smoking cigarettes and weed, letting their animals relieve themselves anywhere and not clean up, including the conference room. Management let's them get away with it. Storage room broken into as well as residents lockers. You want to feel safe, this is not the place for you. read more

I have been here for almost a year and while I travel a lot, when I am around the place is fairly quiet. It is clean and the staff is amazing. They communicate effectively and timely.. It would help to make the place more secure e.g only tenants with a key can access certain areas that do not have cameras e.g mail rooms. read more

I visited the leasing office this week my experience with them was awful they have a new manager and she was so rude and unprofessional at all. The property was so great, but the manager was pice of crap and I wish to speak with her supervisor to explain how much she made us hate the place. However, they have a lively girl in the office her name is crystal.she was helpful. Anyway, I am not happy and I hope that they would have a much better manager. I've lived at the Southerly since it completed construction in spring 2017. It is very important to know that the apartment was built and is owned by Klein Enterprises but is managed by Dolben. This key distinction is important, because while Dolben is the property manager, they really have nothing to do with the quality of the building itself. Since I've lived here, Dolben has provided 3 property managers and different staff who have all been EXCELLENT. Ashley is the current manager and she has been here the longest and she's been great. The Dolben staff are quick to respond to issues, they communicate updates frequently and are very helpful. They are constantly setting up free events for tenants to attend on almost every holiday and more. Maintenance which is also through Dolben is quick and very responsive as well. My roommate has been locked out of our apartment and maintenance was there in under 30mins at 3am to let him to the apartment so no issues whatsoever with staff at least in my experience. The problem with the Southerly is the building itself, Klein Enterprises used cheap building materials in constructing the building but are charging luxury prices. 1. Elevator has been broken down for weeks at a time, MULTIPLE TIMES. For a brand new constructed building thats shocking. One of those breakdowns required waiting for months for parts from China. 2. Garage door has been broken down more times than the elevator in less than 2 years as well. Like the elevator, the garage door sometimes needs parts that also takes weeks to deliver. 3. The walls are SUPER THIN. You can walk in front of an apartment and hear entire conversations coming from inside and vice versa; Inside your apartment you can hear people's conversations in the hallway walking. I hear my next door's neighbor's phone call conversation through the wall. I wish I was exaggerating but I know my neighbors income now from just laying in bed. Overall I think the Building itself is what makes this place a bad experience, while the staff make it a lot more pleasurable to live here, unfortunately the real owners of this apartment cut a lot of corners in parts and construction and its made this place not worth the rent. read more

Management is horrible. They just send passive aggressive emails and don't like confrontation. If you live on the garage side, have fun! You get woken up by the dumpsters and trucks every morning at 7-8 am. Elevators are always broken, you can hear everything from other people's apartments including foot steps, and noise complaints are a joke. The management also schemed $100 extra a month from me after telling me doing an 8 month lease wouldn't change my rates. Better places to live than here for the money! read more

Great find in Towson. The building is beautifully decorated, has an abundance of amenities (ie- pool, bbq, movie theater, valet garbage, business center, game room, gym), apartments are modern and spacious, parking is free and maintenance is timely. The location is central to downtown Towson, the mall and 20 minutes from downtown. I visited several other buildings in the area and chose The Southerly because it was so beautiful. read more

The property is very nice and if you catch a special, it is even reasonably priced. I have two college students living there and they like being in a safe, clean apartment where they can relax and study. I have visited them numerous times during the day and at night and have not seen the rowdy college kids other people have complained of. It appears there is a nice mix of families and college students living at the Southerly. There have only been a few issues that were resolved and I do agree that the manager could be more responsive; you have to stay on top of issues to have them resolved. Crystal is a wonderful employee; helpful, sweet and cares about the tenants. All in all, it is a nice place to live. read more

I have lived here since fall of 2017--in fact, I just renewed my lease for a second time--and in my opinion, it is one of the best places to live in the greater Baltimore region. I have lived at many complexes in Towson during my time as a college student, grad student, and working professional, including 20 Lambourne and The Quarters. It by far is the best in terms of modern luxury for a good price. The apartment complex is close to the mall, grocery stores, food, post office, 695 and 83, and more. You get 1 free parking space but there is also street parking for those with guests or more than 1 vehicle. I've generally never had an issue while living here, other than an occasional noisy neighbor. Maintenance is always quick to respond and fix things, the premises are clean, and the amenities are nice. Yes, they've had consistent issues with the elevator and garage door (none as of recently), but all complexes come with minor issues across the board. What matters to me is I am very particular about my standard of living and when I compare this complex to other "luxury" ones that list for much higher rent, I believe I am getting a good deal. It's a good place for grad students and professionals, as the majority of my neighbors are single people or families here rather than college students. I have never felt unsafe here. In fact, one time I accidentally left my apartment door open while gone overnight and nobody went into it/all my belongings were untouched. If I leave it will be due to buying a house but until then, I think I will stay put! read more
