The management is horrible; 1 star doesn't do it justice. I scheduled an appointment on their website on Tuesday to view a 1 bedroom unit on Saturday. I walk over approaching from the back since my current place is that way. Both the back gate and the back parking gate were wide open. I waited a minute to see if they would close (maybe someone just left) but no, they stayed wide open. The doors to the building were unlocked as well. Anyone could just walk right in. So much for a secure controlled access building. I made my way over to the leasing office only to be told they aren't giving tours today because of the rain. I asked why didn't anyone call and notify me. I haven't looked at the viewing list today. Smh! Ok can you at least give me some info on the 1 bedroom units. Well we don't have any 1 bedroom units available at this time. Again, I booked this appointment 5 days ago and specified I needed a 1 bedroom, why didn't anyone notify me. *Silence* The whole trip was a waste of time and could have been avoided. If this is how they treat potential residents, how do they treat you once they have your money. I just want to leave some pictures and discuss our terrible experience. I'll give the fact that the complex is beautiful. That only goes so far. I understand that with Covid happening it's harder to get anything done, but management takes forever to respond. First the most important thing is my family's safety and we did not feel safe. Not from strangers in the building, smokers, or Covid. This is supposed to be a non smoking building yet everyone smokes. Nothing is done about it. Literally catch people on camera and no changes made. I have a three year old and she couldn't even play on our own balcony. It's not just cigarettes, it's weed too. Then there's a lot of short term rentals.We had one in front of us and one next door. There would be strangers in and out and nothing would be done. No idea where these people were from and they rarely if ever wore masks. We have a Ring Camera and we have seen different groups in and out of these apartments on a daily basis. 4th of July the pool was wrecked causing it to be closed indefinitely. These short term rental/ air bnbers take over the areas anyways. Including the rooftop. This place just isn't worth it. These short term renters also treat the place like trash. Do yourself a favor and don't move here unless you smoke and don't mind a bunch of strangers in and out of the buildings. Don't believe me? Go to air bnb's website and look up Platinum Triangle. That's not even to mention the super loud trucks backing in and out all day Monday through Saturday. We ended up making the decision to move out and break the lease. I have lived in Jefferson apts for a year now and it is unfortunate that I have to write this but future tenants need to be aware. Do not believe the Yelp reviews as they have been coerced into writing positive reviews to win a giveaway for free rent for a month. Pros: - Location. Near major freeways, down the street from Disney, and local restaurants nearby. -Modern appliances and fixtures -Balcony is a nice addition -Washer and dryer in every complex -Can view the Disneyland fireworks at the rooftop -Nice facilities and pools Cons: -Management is inconsistent and incompetent -Young employees who are rarely qualified for the job -Contact forms will never be submitted or followed up on -It is almost impossible to get in contact of management -The elevator is consistently out of order -Poor security patrol and occasional break ins. Non-residents easy access to enter the gates -Facilities do not work or are not updated -Cleaning in North buildings aren't very thorough The list can continue and during this pandemic is when this company truly showed their true colors. There was a corona virus outbreak in the apartment complex and they only only reached out via emails on how to properly make payments instead of taking extra precautions to keep tenants and staff yet. It was nearly impossible to get ahold of anyone with any concerns. They complicate breaking leases even with all the information needed. I had to reach out via IG, email, and phone numbers that were not active. It wasn't until I posted about the lack of communication and tagged then on my Instagram account that after several months I received an email. Since I have been a tenant, management has changed 3 times. Their portals and online website does not navigate properly to your needs. Making payments online is faulty. The only time you will hear from management is when you miss a payment or they need funds from you. I would look into Jefferson Rise or Jefferson Edge instead which would still be the same company but better management and new amenities and features. Do not be fooled by the comments. The reality is they showcase the lifestyle of OC residents but do not cater to the needs to fulfill that. read more

Honestly the worst experience with a leasing office, if you want to wait 3 weeks to find out if you were approved/denied then be my guest. No one would answer phone calls/emails, we had to drive down from Corona each time we wanted to get an update on our application status. They would tell us we would know if we were approved or not by a certain day and when that day came they would keep extending... just to find out 3 weeks later we weren't approved because we made too much. When asked what was considered "too much" since their website does say you need to make 3x the rent amount, Liz said she could not disclose that information because then people could lie on applications which made no sense since you provide them with paystubs! Spoke to 2 other complex that are part of the Anaheim workforce program (like the Jeffersons) and they disclosed to me what the max and minimum was to be approved BEFORE applying and PAYING an application fee!!!! Didn't want to believe previous reviews since we fell in love with the apartments, but was very disappointed to find out everything was true. read more

Take pictures of your apartment at move in. Especially if they convince you to look and lease. When i moved in they didn't apply new paint, did not clean the carpet, and the blinds were old. I was told that if I wanted the apartment I would need to sign for it that day without changes, and i stupidly expected them not to charge me for them when my lease was over. I was hit with a 1200$ bill at lease end. After i contacted their leasing office, i spoke to Andrew Raya, who informed me there was photos before and after that i can get and passed me on to customer care, who can only be contacted via email. After days of emailing back and fourth, I'm told they won't release photos of the condition the apartment. Why? Because it was leased in a complete disaster and i accepted a verbal agreement that I wouldn't have to pay renovations when my lease ended. read more

I moved in 11 months ago at this place and wanted to make sure I gave it some time before reviewing. PROS: I got a great price on a 2 bedroom apartment. It includes 2 parking spaces, washer/dryer and a nice patio with shade. Beautiful big pools and nice clubhouse. Pretty quiet and nice atmosphere throughout the complex. Lots of cute dogs around. CONS: Upon move-in, MAKE SURE YOU GET A MOVE-IN INSPECTION! I only got one because I had to show up in person to the leasing office and asked for one. If you don't get one, they can charge you for every little dent/scratch from the previous person. The maintenance guy just shrugged at all of my call-outs and didn't write anything down on the list until I asked him to. Make sure to take pictures of everything. That way, at least your photos are dated and saved. Also, read the lease VERY carefully. They have you sign the paperwork electronically BEFORE you move in and get keys. I found a few mistakes and had to keep calling the office to change them. Even my mailbox stated on the lease was incorrect. As noted above...I got a 2 bedroom and the leasing agent gave me only 1 remote, 1 mail key and 2 house keys. However, the paperwork says that I was given 2 of everything. If any of these items are lost or missing upon move-out, they charge you $50 per item. Once again...READ EVERYTHING ON THE LEASE! No idea where the gym is. No instructions on how to set a dial in code for the gate. It's been 11 months and the call box has never worked. In order to receive packages, you have to create an account for the package concierge. They charge you $20 to make an account. Overall, 2.5 stars for the price and location. It's rare to ever find helpful people working in leasing offices. This place is no exception. Random note: You'll also see tons of random families in their mickey mouse outfits here for Disneyland because people are clearly renting out these units on air bnb. They're always waiting around for uber by the gates and little park nearby. read more

I have lived in plenty of luxury apartment complexes across the USA and this by far is the worst. I usually praise the owners Waterford Property Company but they might have to partner with a different management company if Greystar doesn't get better staff in this complex. Don't let the looks fool you they don't have the systems down to call themselves luxury. For a 400 unit complex they have to be cash flowing at least $500k a month after expenses and it's just poorly managed. I think they should just get better managers to run this place no urgency on issues no direction. I have lived in older non luxury buildings and have had none of the issues listed below. Update 2/26/18 Been living here a few mo the now and I love it. My apt is spacious and is everything I could ask for. The party's they host have all been super fun. The roof top is a cool place to chill at night as well as the other fire pit in the north building. Pools heated and the towels are fresh. Staff is still friendly as ever! Wow. Some of the reviews are pretty rough. Don't know how they got such a bad experience from the leading people or the property it self. First came last Sunday and was helped right away. Forgot her name, started with an E.... helpful and friendly. I then came back Tuesday to see if I could hold an apt but I ended up coking late so one of the other ladies made an appt for me. Following day I was helped out and took a tour of 3 other apts and after, she helped us fill the app online. This place has turned out to be horrible. There is no security on site and people jump in the pools at all hours of the night, dogs are barking at all hours of the night. The hallways are not kept clean. There are so many Airbnb guests that all the amenities are either broken or missing parts. Don't get me started on the parking!! How did the city approved them having 10 guest parking spots for 400 apartments!? Cars are broken into all the time, including mine that caused over 4K in damage. I was told we were getting cameras in the parking garages and instead they changed security companies to one that you have to call if there is an issue because they are not onsite! They can take over an hour to show up when called. Trash bill recently doubled and I have tried to get the detailed breakdown because conservice is charging the tenants as if the total bill for the apartments is 20k a month for twice a week pick up. Down the street it is a flat $7 for trash. I have tried calling conservice to get a copy of the actual numbers and they said they have to get the managements approval. It has been 3 weeks since that call and management has not called them back to give approval to disclose the real numbers for the complex. Looking at the recent posts of people that have moved out I am already anticipating a fight about cleaning fees when we move out as my apartment wasn't even cleaned when they gave me the keys to move in. April 24, 2019 my Harley Davidson was stolen out of the underground parking garage. They have video footage and won't tell me anything or share it with me. The Anaheim Police won't do shit. The combination of the two is a joke, we pay for security! They are good for nothing. They have recently made paying rent a pain in the ass also. I was by the pool on Easter and kids are running all over with no supervision. There is dog shot in front of my apartment again. This place is a shit hole! Don't fall for all the free perks, they are not worth it! The property it poorly run! When they give you your keys with fobs, the fobs don't work. I am on my third one. Haven't seen a rebate check that they offered. The fact that you did not disclose that we wouldn't have an underground parking spot was deceiving. The place smells like cat urine. The shower is clogged, the unit was not move in ready. The maintenance guy said it was a new unit, does he think we are idiots. The floor has major stains and scratches, the cabinets where greasy. The ceiling fan wasn't cleaned, some marks on the walls. The fan in the bathroom keeps turning on by it self. Speaking with a person who works for you said it's like living in College dorms. People trash the apartments, there doesn't seem to be any rules. Have seen dog feces in the hallway. The trash area has been locked for whatever reason so people are just dumping the trash inside the door. It's not a quite or peaceful place to live at all. Every day someone has been towed out of here, major parking issues! So all of my move in issues have been resolved thanks to Farrell. Hopefully my parking spot won't be changed again, from what I have learned there are people with parking spots that are rarely here. They are working on the parking, I think people have to many cars! My wife and I make one car work It's August 2 2019 and I moved our 2 weeks ago. After paying for security, that is never around and the security cameras are good for nothing apparently. I had my Harley Davidson stolen. Now I am getting 148.00 out a 600 dollar deposit because they hired people to clean the apartment the we left spotless. When we moved in it wasn't clean and smelled like cat piss! Living in that place with a spa the size of a bath tub was the worst experience for 1944.00 a month. What a rip off. the bad: The parking here is TERRIBLE. I live with my wife and we each have a car, but can only get one parking space. The other person has to find parking on the street which is nearly impossible after 5PM (when most people get off work). 9/10 times I park across the street, which is about a 10 minute walk in an unsecured area. There are constantly break-ins and broken windows/glass on the ground. Even then, this is difficult to find after 9PM. I've driven around for 30min-1 hour multiple times to find parking if I work late. Expect never to have guests over (unless they uber). I don't understand how a 400 unit complex only has 12ish guest parking spots, and not enough for the residents. I've been on a "waiting list" for a 2nd spot since moving in April. the good: secure package delivery, relatively clean and quiet (In the south building), grills are cleaned pretty often, residents are friendly for the most part, the community events are awesome, maintenance is quick and responsive (shout-outs to John) All of this doesn't out-way the stress of having to find a parking spot. Don't move in here unless you never want guests over and only have 1 car. read more

The elevator has not been working for over 2 months. There seems to be no rush whatsoever to fix it or find a solution. There was a resident in a wheelchair I used to always see in the elevator, how is the poor guy supposed to go in and out of his home?. I've been living here for about 3 years, and I was pretty happy with things until recently. I don't know what's going on, but things just seem to be getting worse and worse. It smells like dog piss everywhere. There are dog pee stains on the carpet in the halls, there were regularly PUDDLES OF DOG PISS in the elevator. There is literal DOG POOP everywhere you look - in the halls, on the sidewalk, on the stairs. The parking lot gate has been broken for a YEAR so anyone can walk in and out at any time. Maintenance people noticed that our floors were overdue for an upgrade but now they do not want to do it, even though they themselves told us that the dust from the loose vinyl tiles are bad for our health. Not to mention that packages are constantly being stolen from the mailroom. When ppl park in your spot and reach out to management they say there's nothing they can do. Cars and moving trucks regularly park in red zones and block traffic for everyone. I used to see the sanitation crew every weekend, now it seems like they are only here every other month. I've sent nice and respectful emails to management about some of these things, but they have not responded to me. I lived here for a year and at first I was happy but then started noticing all the imperfections. None of the fridges work in the common areas. The couch in the media room is HORRIBLE. middle part is broken, cushions slide off. Not comfortable at all. The jacuzzi in the north building is like warm at best. The rooftop area has been down for almost half a year! There's almost no elevators working at this point which made it a bitch to move out and when I went to pick up the last thing in my unit, they decided to charge me $110 for entering the unit. My lease is technically up July 2nd (it's July 1st now) but because my roommate sent an email saying he was out and turned the keys in, they automatically decided ok, everyone is out. I called trying to see if there was anything they could do and CODY was very rude with me about it. For all the money we spend here, doesn't seem like much of a luxury to me. And not to mention them trying to raise the rent every year by hundreds of dollars! At this rate I will never be able to afford living anywhere. read more

The staff at JPT has done an amazing job in this scary, crazy time. I appreciate the willingness to work with residents who are facing hard financial times, signs encouraging social distancing and good hygiene, the band playing in the courtyard, the online fitness classes, etc. It's nice to have a management company who actually seems to care about its residents. I got the opportunity to meet the manager Giselle today she's very committed in getting this property at its best! So far she's made some changes! Also Bessa and the leasing team have an amazing customer service it makes you want to work there. I've been in this property for over a year in a half and every time you ask for maintenance it gets done fast. It's always quite and neighbors are friendly. Management is always making sure residents are taking care off at the most part. It's only a matter of time they turn things around. Cons: The amenities are nice, but definitely showing quick signs of wear and tear. No Guest Parking. Office staff is frequently unresponsive. Security Deposit will not come back to you in full. Stairways and common areas usually a mess. Also, most positive reviews were given due to a gift card incentive. Some members of the staff even gave reviews (very shady). read more

I was greeted by the friendly staff as soon as I walked through the door, but I was actually toured by the new manager of the community, she was fantastic, her demeanor was professional and sincere, she really took the time to listen to me and what I needed in a home. She was fairly new to the community yet she was extremely knowledgeable and knew her way around as if she'd been there for years instead of 2 months. After listening to what I needed in a home she was able to determine what floorplans best suited my needs. I got to the office around 5pm and they still took their time and treated me like a vip client. I was nervous about some of the reviews I read online so I paid special attention to everything, as I'm very particular about where I consider to make my home. I found the grounds to be beautiful and well maintained, I didn't see any trash anywhere nor and remenants of pets although they're a pet friendly community. We cut through a few stairwells and breezeways and even that area was clean and free of debris. The apartments we viewed were good size, fixtures were solid, the cabinetry wasnt cheap pressed wood, and the appliances were quite nice as well gas stoves, full size washer and dryer, there is even a wine refrigerator in the kitchen. The units are very unique, not cookie cutter like a lot of the nearby communities. Overall, great experience! read more

We were told that the ENTIRE unit needed painting, even though we did not hang anything and did our own touch up paint with the paint provided to us from management, the tenant is not responsible to pay additional cleaning services or carpet cleaning as part of the standard "unit flip" but we were charged for that. It took over 21 days for management to provide receipts and a breakdown of the charges - we submitted 3 different complains over the last 3 months and were told someone would reply within 7 business days and NEVER one response. Resident Parking: It took management 7, yes SEVEN months to get our parking spot issue resolved. They waived the $50 monthly charge because of it but that doesn't even come close to the over $400 spent after my car was towed because I was told to park in a spot that was actually already assigned to someone else. Guest Parking: Guest parking was non-existent and not once has the management team inforced the 'guest parking pass' rule. Residents (from JPT and neighbouring buildings) park in the already limited guest parking spots. The environment is tropical and beautiful and I take nothing for granted. The property manager, Ferrell M., is top-notch. He is conscientious and determined to maintain a clean, safe, and friendly community. And... he makes it happen!! He and his galaxy of stars (the kind and accommodating JPT team), never cease to amaze me. Plus, there is always something going on, fresh, fun, fab festivities!! Not to mention, my requests are always addressed - big or small. Just this week, I submitted a maintenance request, and within hours was contacted. OMG ~ as usual, quickly and magically my issue was resolved! Just like always ... problem solved, and I am grateful. Thank you Farrell, Raliene, Javier, John, and Gabby! You guys sooooo rock!!!! BEWARE OF NO PARKING. I've lived in Jefferson apartment for a year. I was paying over 2,115 for a 1 bedroom, they offer me a renew for 13-14 month for 2,260 or month per month 2,500. A week before I moved out I received a call telling me they had a special for a 1 year, a two bedroom with two parkings for 2,119 a month. The point it's that why would you want to leave in a place where there's not even one single spot to have a friend or family come on over to visit you.... 2 days before I've moved I got a parking ticket for parking on red zone for 50 dls I had no other option but park there and let my luck decide to get a ticket or not. I guess it was not my lucky day.... Management are great but parking issue makes Jefferson look terrible. Also you can hear everything. Be aware do not have your neighbors or family park anywhere near of behind Bank of America. Theres a shady company who comes out to tow cars in the middle and evening durations of the day. I'll post photos. They wait for their buddy in a white explorer to show up with spot lights to make it appear as if its law enforcement. Dont be fooled!!! They tow cars ALL the time! Be aware!!!!!! I'm fully aware that the warehouses are privately owned, but has the management company considered calling or walking 500 feet to one of the nearby warehouses to see if we can do a deal with them on renting out some of their unused parking spots? $100/month per parking spot. Money in their pocket and peace of mind for residents. Seems like a win-win to me! Just got my 2nd ticket this month for street parking. So disheartening and genuinely upsetting. Please do something. Think outside of the box. Just do SOMETHING instead of saying "sorry nothing we can do". At this rate, I'm going to be paying more in parking tickets than rent. read more

This place is full of bullshit. Dont even deserve 1 star. 1.No guest parking or street parking available and my parents cant even visit me because there is absolutely ZERO parking lot for them to park. 2. No care about tenants. If any problems occurs in your apartment, just give them a good freaking 3 months to fix, whether it is urgent or not. They have no desire to help or fix. 3. Whenever they have a party planned for their "Residents," they will not let any RESIDENTS to use cup, ice, water, barbecue grill next to pool etc. I went to get some ice and the fat ass management lady with pink shirt showed up gave me dirty looking and say I cant get even a one cube of ice unless I reserve for that day and pay for $250 or so. BULLSHIT. And this party was piece of crap that no one showed up and managements spent residents money this way for nothing. 4. I gotta admit their sales team is awesome. That is why I got this apartment but I am so regret I got in. Management team sucks. All I can think of is they are racists. I moved in almost 6months ago, and my neighbor moved in like 3months or so. The part of promotion that they had was giving out ipad to new tenants as a welcoming gift. but I havent got it and they kept telling me to wait. However, my neighbor told me she got it within in month after she moved in. When I told the management that how come my neighbor got one and Im not; they hurried to send me one, probably they got caught that they didnt plan to give me one, because I am not an American-looking tenant? LOL 5. Dog shits everywhere. This apartment is pet friendly, but I believe I pay enough for this "LUXURY APARTMENT" to clean the mess. Ugh Cant wait to move out this place. Very satisfied with Jefferson Platinum triangle! The amenities are fantastic and the complex is well maintained. What I'm most satisfied with is how helpful the resident services team have been.
