I highly recommend the property based on my experience. I just moved into a different apartment in the same complex for more room and space and the staff and management have gone above and beyond in assisting me to find the right fit and have a place for me and my pup that we thoroughly enjoy and feel at home. In particular, I would like to especially thank Kareem and Bridgett from the leasing office who always had time for my questions and worked with me every step of the way to find the right fit. Even when I thought I might be imposing or had asked too many questions already, they were always happy to help! This same courteous and helpful attitude is shared by all the operations / maintenance staff here at AMLI, all of whom I've had the great pleasure to get to know during my time here. Overall we had a great experience living at AMLI. Unfortunately, the move out process was incredibly predatory. California Civil Code section 1950.5 states landlords may not charge tenants for normal wear and tear. AMLI attempted to charge us for paint and cleaning that they themselves documented and admitted as normal wear and tear when I disputed the charges. Despite this, they asked us to pay anyways and threatened collections. The Fair Debt Collection Practices Act states that landlords may not send debt for collections if formally disputed. The way AMLI handled this situation was inappropriate and unprofessional. Edit: In AMLI's response below they claim above damages were above wear and tear. I have attached email below of AMLI explicitly stating and agreeing with us that the our apartment did not show signs of damage beyond wear and tear. This email was in response to my dispute asking for further documentation of damages as pictures did not show damage beyond wear and tear. read more

We just renewed our contract with Amli uptown Orange.  We moved from a 1 bedroom to a 2 bedroom to support our growing family.   It's been about 7 years now and has been great so far.  Bryan, Tiffany, and Melissa are all easy to talk to and are very reasonable.  They listen and try to help us solve any issues that we may have had.   Jose , Ron, Sylvia, and Jamarcus do what they can to keep the place clean and maintained.  Thank you to all AMLI staff for helping to make the community a pleasant place to live. read more

I lived here for two years and forgot to finish my review when I moved out. Management has been great when things need to be fixed in your unit The walls were horrible. I could hear my neighbor upstairs bounce his ball around with his dog, vacuum, he would get in fights with his GF all the time. I called the cops on him like 4-5x because it sounded like WWE up there with all the furniture slamming and yelling going on. Sadly, nothing was done after complaining so many times. So I bought a sound system for my TV, turned up the bass to max and left action movies on while I left for work to get back at him. I was super disappointed that they closed the amenities down when covid hit. We were paying for these nice amenities and they closed them down for a year with no access to them which sucked. My and my neighbor had a bad rad problem too. I found a bunch of rat droppings in my patio and my neighbor across the hall actually killed on large rat and complained to them about it. He told me that they did not even pick it up for him bc it was considered dangerous. The garbage rooms would sometimes have the chutes locked, prompting everyone to just dump their trash on the floor in the room which was really disgusting. Lots of fruit flies were attracted bc of that and it made it so that you just didn't even want to go to the trash room at all. I had to use gloves or a paper towel each time I opened the door to the trash room and I just threw my bags of trash in right away after seeing so many bags piled up on the floor. Ya it was gross. It's not that safe here too. There was a lady who who had someone trying to break in her place while she was at home. At least they sent a letter about this incident and didn't try to sweep it under the rug. People had their bikes stolen in the secure bike room also. My neighbor had his $300 bike lock cut off. The great thing about this place is the location. Being so close to The Block was nice but then you have hobos all around and the jail across the street. read more

My myself and my husband have lived here going on about 3 1/2 years. The staff is so incredible the management team, Tiffany and Ronny are constantly so helpful and friendly. The office staff, complete shout out to Bryan and his creativity and Kareem for his passion for this job. The facilities itself are so nice. We have our little niece and nephew over and in-laws all the time because of how well-maintained everything is. And that's to say that the maintenance crew is also incredible, Lechuga and Sylvia! And maybe for the people, you don't see behind the scenes, Jamarkmus is always walking around with a smile while making sure our home is pretty. Im doing another review just because we decided to stay, but to a two bedroom. (currently in 1bedroom) I was looking for a new apartment for more space and an extra bedroom for a gameroom. Kareem and Melissa was super helpful giving me advice and recommendations in what to look for. Anyways i first wanted to move to a different location just because it was a bit expensive here and didnt have a loft or a den like i wanted. But just how nice the management office are, made me commit to them once again. I know the price is high and not having many options such as loft or dens are my only cons. but living here, if i feel safe, clean and well managed. I think its more than enough to say all of it is worth it. I know many apartments with cheaper areas always will have different options, but is it safe? is the management office care enough for you to feel safe and feel heard? This place definitely is! I highly recommend if you have a spouse or a parter who works in different cities. My gf currently works in UCI and i work in Cerritos. Highway is a minute away and for her, she can just walk across the street to the hospital. Its worth paying a higher rent when you get to save gas, time and convenience! read more

The way the apartment is advertised as a luxury apartment really follows through with how professionally the staff here respond to you. Especially Melissa, you can tell she cares for the residents and is always looking to help them. Maintenance is always swift, and out of all the apartments I've lived in so far, this place has had the best turnover time for maintenance, upkeep of the common areas, and are always looking to better the community for its residents. They have great amenities and host events frequently. Ending me stay here so I felt like it was appropriate to leave another review. It's been 4-5 years. If I wasn't moving out of state I would have stayed another year for sure. The location is excellent. Staff is nice. We love Ronnie, Jose, Silvia and especially Tiffany. But I'll be honest it hasn't always been perfect but the positives for sure out weigh the negatives. My biggest issue here is when something is broken example pool heater. Quick email should be sent out saying a vendor is working on it. When a gate or elevator is down. Or break ins. Management is too slow letting us know. If we have had a lot of storage break ins. An email should come out asap so we can take our important or expensive belongings out ASAP. Lollll absofreakinlutely so ecstatic that we moved out of this complex. Lived here for a year, but where do I even start? The location is great. Across the street from the hospital and the outlets. But ok that's all. Mind you, this was our first apartment experience, and I wish I explored more options before biting the bullet. We came in with an open and excited mind, but quickly realized apartment living wasn't for us. I've heard good things from my other friends regarding apartment living, but it just didn't cut it for us. 1) dog friendly?? This apartment is "dog friendly," but doesn't even Include a dog park like nearby complexes. You need to go outside and cross the street or walk the perimeter of the complex to walk your dog. That being said, the corner of city drive and city way always smells like old dog urine. There's doggie bags at most of the gate entrances for you to pick up after your dog, but that's it. Dogs aren't allowed in that new little grass area they built and not allowed in the pool area. So in my opinion, it's not dog friendly at all -- aside from the dog wash station, but that's all. 2) no sound proofing So I'm not sure if this is a normal thing that goes on in apartments, but for the price It costs to live here, it would be great not to hear the upstairs neighbor stomping their feet and dragging their furniture around throughout the day (I'm talking to you 4045). I don't get it. I don't hear people stomping in hotels. Why is an apartment any different? Again. Not sure if it's a normal thing since this is our first (and last) apartment experience. 3) hallways are dirty I think in the year we've lived here, they only deep cleaned the hallways once? Aaaand pretty sure there's dog urine stains, dog hair, and little buts and pieces of trash everywhere. Doesn't even get swept. Been seeing the same trash sitting there day in and day out. Where does my lease money go to? 4) extra storage? Prepare yourself for a walk Yeah if you buy an apartment with no extra storage room, you get a small storage room for free. But be prepared to walk. And walk. Aaaaand walk. And possibly get lost. Bc our storage room is on the complete other side of the complex. Who knows. Maybe we just got unlucky. 5) please tell me how someone's car got stolen when we have a gated parking structure? 6) guest parking is a joke. The bumps are so bumpy. You get one extra guest parking, and for us, someone always parked in our guest parking so only send those you hate up to that very tip top floor. On top of that you need to badge into everything. Which I get. It's secure, sure. But now not every entrance has a call box to call your phone to grant entry to guests, and now you have to explain to your poor mother with a poor sense of direction how she needs to walk back to the other side of the parking lot to the OTHER elevator and call the code to let her in. And surprise surprise! Yet another call box/badge entry to get into the actual building itself. 7) utilities are NOT included. Repeat: NOT included LOL we pay so much for "luxury apartment living" but can't even get trash or whatever other utilities included. You pay your own utilities in ADDITION to the $$$$$ you pay to live and breathe in this complex. Trash is "Included" meaning the apartment adds a fee to your monthly rent. Oh and did I mention there's only 1 trash chute on every floor? By the elevators. Unless I'm mistaken. 8) electric stoves are just ... no. Not for us. But that's an us issue. Thanks amli for letting us realize our hatred for them. 9) there's only 2 elevators in our building. Don't know about the other side. But yeah. 2 elevators. We live the farthest from it. Moving in was a pain. Moving out will be even worse. 10) did I mention the package room also has gotten broken into? which you also need a code for. 11) $600 deposit and got only a fifth of that back? We didn't paint. We didn't drill holes. We did the bare minimum. But ok. Take my money. As long as I never have to live here again Honestly the best part about this complex is the pool area. That's pretty cool. And Jose. Jose, you're great. Keep up the good work. Otherwise we maybe used the movie room once. And the gym is subpar. A+ for community events. Peace out forever, Amli. Id say it was a pleasure. I'm happy to say that moving out here went very smoothly and AMLI did not play any games when it came to my deposit. They let me know before moving out that I shouldn't bother cleaning, as they would charge about $120 to do an industrial clean regardless, so I was best off not wasting my time. What a relief that was to not have to worry about cleaning on top of all the moving! I was a bit skeptical, but they did as they said they would and I didn't have any surprises. Though I don't see myself moving back there, it's a nice apartment complex that we enjoyed for a while, and I'd recommend it to anyone as long as it fits what they're looking for. They've done really well with the upkeep, which I've seen several other places around here fall short on. read more

Honestly, it's our dream apartment and we couldn't be happier. Special thanks to Leo, Bryan, and Tiffany for always going above and beyond for us. AMLI continues to feel like home. The amenities are well-kept. Maintenance staff - Ron, Jose, Silvina, etc. - is top notch. Neighbors are awesome. The monthly community events are fun. This review is as a visitor, not as a resident. Cool people live here, pool area is pretty sweet but the media lounge is laaaaaame. One of the less tech savvy people in our group got the bluray player to play on the tv... but the even the tech savviest person couldn't get the movie to start. Posted instructions would be pretty awesome even though I know we wouldn't have read them to start with, we would've gotten to them eventually. 5 stars for the people, +2 for the pool area, -3 for the media lounge.. 4 stars until further notice. read more

Please don't move here! It was a living nightmare from move in to move out! *We had the construction security guard harassed us on move in. We parked in front of the apartment. (We went to report the issue & Jessica King stated he might be a little territorial since he was using our balcony/patio as a watch post ) Our patio had a stairway to the sidewalk. (No gate) facing Manchester Ave. (I'm sorry Jessica king I was not aware the security guard owned the building) *When we signed the lease agreement Cameron promised us a gate on our patio/balcony. Since we're on the first floor and anyone can just walk up the stairs to our back door.(It never happen) He mention once they complete the final city inspection. They will install gates on all the units on the first floor and pay the extra fine. (Outside facing Units) *One day we came home to a homeless man on our patio eating and laying down on the floor. Prior to that we had a homeless woman and she had a needle on her arm. (Heroin) @ 5 am in the morning. We went to the office to request a transfer since we had all those issues and they mention we can transfer to another unit but pay 300 dollars transfer fee. And pay for the deposit and application fees. (Really Now???) *please don't mention you're a smoke free property when your own employee Cameron smokes cigarettes in front of the property!! My sister had a new born baby and she will come and visit and all the smoke will come thru the living room window. Your security @ this property is a joke!! They went thru so many security company's. Tiffany you gave us the incorrect amount for the month to month rate! & You guys took more money from our deposit! Not our fault you guys don't know how to calculate & charge the water and trash utilities for the whole building! They kept on charging us from prior months since they incorrectly billed all units for water and trash! Guest parking is horrible! They have all guest parking on the rooftop! They had our 2nd assign parking in the basement. We ask to move spots they said no! & They had all empty parking spaces on the first floor! This property charges 100-150 for additional parking space. (Overpriced!) The normal rate around the area is $25 or $50 for a second parking space. All the employees would choose prefer parking spaces since some of the employees lived in the complex! When we had issues or wanted to speak to someone in the leasing office regarding a matter they will treat you like riffraff. Jessica king & Cameron especially! They do anything to meet their sales goals and can care less about the customer service part. It was so fake!!! And please don't call me sweetie. Not your child! The only leasing agent that was polite and genuine is Crystal. (You guys should learn from her!) One thing your staff should always remember is because of your tenant's you guys have a job & are able to live in the complex at a discounted rate! Our biggest mistake was moving into this building and paying so much money to come home to a place we hated so much! If you guys are looking for a luxury apartment don't move in here! After living here for longer than a year, here is an updated review of this complex. The amenities are great - they have a gym, bike repair shop, pet bathing station, pool, etc. The location seems great but the parking stinks. Some of the cons are: The guest parking is literally on the top floor which is floor 6? And that doesn't include the 20 speed bumps you have to pass before then. Also they seem to have issues with the fire alarm about once a month - so being as we had a newborn in October last year, this was tough. We had to gather our things and take her outside as the alarm sound extremely loud for her ears, only to find out it was the grills outside. You'll notice half of the people never exit the building because it happens frequently which makes me concerned when it actually does happen. The complex recently put in key fobs for every floor and to use the elevator from the main floor - these seem great in theory for safety but it's honestly a hot mess when your coming in from grabbing groceries or have a child. Recently the fobs didn't work for the main elevator downstairs so that was frustrating. Also the main gate to get Into the parking structure is a pain. I honestly am not even sure when it's working or not anymore. We as Amli residents are also able to use the double tree entrance but it only seems to work when it wants. To get back on the guest parking issue, there's maybe about 15 spots and most of them had hand written notes not from the complex or the tickets were expired. None of them were ever towed even though we received towing emails every other week. (We did complain about these notes in cars and the car we complained about was still there a few days later) The apartment layout is great - we have the two bedroom and 2 bath. The finishes are nice and maintenance has answered work orders relatively quickly. We appreciate that. And people complaining about noise - I didn't think it was bad - the complex is literally by freeways, outlets, restaurants, etc. you're going to hear noise. Overall, it seemed great when we moved in but after paying $2600 every month to find things like the speed bumps, fobs, and all that - it's more of a pain. Also: when moving out we parked our truck in front and Jessica told that we couldn't because we didn't let them know? Our leasing agent never let us know and when letting them know we were ending our lease they never mentioned it. This place is not worth the headache - just wasn't for us. read more

Been living here for over a year now, and so far has been a very pleasant experience. Moving in was very simple, Bryan definitely helped make that process very easy for us. I love my 2 bedroom unit, the finishes and the appliances are very nice, and I have a good view of the pool area from my patio. The apartment itself is also very spacious. All of the neighbors are also very respectful. The amenities that Amli has to offer are nice, I've used the pool area and grill many times, whenever my friends come over they love hanging out there. The gym is a little small but it does the job and has everything I need. I don't really use the media room or social hub at all, but they are also great areas to hang out if anybody wanted to. The location is perfect for me as I walk to work. It's nice living walking distance to an outlet mall and movie theater! Doesn't hurt that In N Out will be opening right next door as well!! Rent is a little on the expensive side but it has been totally worth it for me. Overall, I am very pleased with my time here, it was an easy decision to resign the lease. read more

In reading these reviews it seems apparent that everyone's experience is different. This is just mine I am leaving this complex as it is most certainly not for me. I have lived in many apartments in different cities and never had a problem ever! To be honest the noise never bothered me at all. Of course I can hear traffic and other neighbors but it IS an apartment complex and right next to hospitals, freeways and a shopping center. Anyone complaining about the outside noise should have expected that before they moved in! I found the staff pleasant and as helpful as they could be. My issues and reasons for leaving: 1) neighbors... complaining because they DO NOT seem to understand that they just moved into an apartment and a dog friendly one at that. You WILL hear neighbors, you WILL hear dogs bark. I had neighbors complain if my dog barked AT ALL in the middle of the day. I installed a nest nanny cam and noted that a neighbor called to complain when my dog barked for 18 seconds in the middle of the day. Just stop ... this caused me to have to leave work to come check on a sleeping dog! This became a "normal occurrence" happening several times when my dog was at the dog sitters and I was out of town. The poor staff did all they could but had to follow the policy to let me know every time they got a call my dog barked weather my dog was in the apartment or not. It got ridiculous! I got a call when I was in Mexico! My dog was miles and miles away! 2) while it is a dog friendly complex there really is no place to walk a dog except the side walk along the outside of the complex. Dogs are not aloud in the common areas where there is grass (to do their business anyway) 3) parking is difficult. Guest parking is a joke and on the roof with very few spaces. 4) my unit was on the first floor with my gate right against the sidewalk. This is a BUSY side walk so again skateboarders leaning on my gate and a bunch of Segway riders stopping to hang out right in front of the property also caused noise which caused the upstairs neighbors to stomp on my their floor/my ceiling repeatedly! What? I don't know these people! It's a public sidewalk. I can't control who stands there Please note: in my experience the property was VERY well maintained, always clean, with friendly attentive staff. This is NOT the most expensive complex in Orange County however does have the most sensitive tenets I have ever seen or maybe it's just this complex The building itself seems to have some kind of flaw in the design as far as noise is concerned. I had my upstairs neighbors obviously stomping on the floor thinking I was too loud when all I did was turn on the dish washer in the middle of the day or answer the phone. This made the dog bark and then they called the office and it all starts over If you have a dog I would suggest you reconsider. If noise bothers you I would reconsider. I felt I was walking on eggshells the entire time I lived here!! It has not been pleasant. read more

This is one of the best apartment communities I've ever seen! Outstanding amenities and really well built having a LEED Platinum certification. The apartments are really spacious and clean with all stainless steel appliances Nest thermostat, and energy efficient equipment. If you're looking to rent in Orange, this is the place you should stay as it will really make your stay enjoyable. The location is very convenient close to main highways (I-5, CA-22) so you can get anywhere in a short drive. The staff are super professional and always helpful no matter what you need. Manfred helped us tremendously in moving in quickly and getting everything ready. He goes above and beyond to make sure you are satisfied and happy. The property has a heated salt water pool, a serene and quiet courtyard, free coffee freshly brewed per cup, gym open 24/7, tech lounge, social hub, conference room, 24/7 maintenance, you name it! You wouldn't have to worry about anything. They even let you change apartments within the complex easily by paying a small transfer fee if you find a cheaper one. RATS!!!! Not, dang ... I literally mean RATS!!! Literally RATS!!! And not like the nice one from Ratatouille!!! As if my situation when they flooded my apartment at the START OF A PANDEMIC and made my life miserable for a week with zero empathy was not bad enough, this is almost as bad! Been seeing RATS!! and notified the office. The building and the wall of my patio has a gap the VERMIN can run through, so the RATS!! scurry across my patio (I am by the courtyard)! They laid traps (not the RATS!!, Orkin)... on my patio! Last night a RAT!! was caught so I sent an e-mail. Checked by the office this morning at 10:20 (they open at 10am). Me "Um ... when are we getting the dying RAT!! that is "defecating" all over, off my patio" ... the young male in the office "we called ORKIN" ... (still does not solve MY problem ... about the RAT!!!!!). But, he added, "they said they would be here soon". And as most residents will tell you, I am getting ZERO sense of urgency or concern. So I said, 1 - I want the RAT!! off my patio (the ticks can spread disease even if I stay away) 2 - I need it cleaned (the patio not the RAT!!) 3 - I need the gaps fixed today (I live on the 1st floor so they can easily get in my apartment) 4 - No more RAT!!!traps on my patio! Sooo .... 11:20am ... back to the office, and once again ... I still have a dying RAT!!! on my patio!! Again, "well we called Orkin twice" ... I DO NOT CARE ... call them every 5 minutes but I need urgency and some sense of pride about the property! Ownership of the situation! And what about the chicken wire to secure my patio from ... I don't know ... RATS???! OK ... this is the best part! The response ... "You can go online and make a courtesy request" ... A WHAT!! You are F$##ing kidding me!!! I got RATS running on my patio but thanks, I can make a courtesy request! WTF!!! The office has a young, in my opinion, immature staff. They are nice people but show zero urgency or empathy. Kinda an indifferent, nonchalant approach to the concerns of tenets (words I was given today by another tenant when I discussed the RAT!!!)! I have spoken to other tenants here, most have simply given up on them ... so I won't even go in to the TV's not working and lack of attention and detail to other aspects of the property. The maintenance staff finally came to extract the RAT!! Nice guys and if the office had urgency, they woulda had Orkin here to do it instead! Also 2 showed up ... after the office told me they could not get to fixing my patio today because only 1 was working and he was too busy! Yep ... too busy to help me with my RAT!! problem. I would say I was lied to, however the lack of concern to the matter of the RAT!!! In general, I probably should assume he simply did not know ... why should he ... the RAT!!! was not on his patio!! I just moved in and let me tell you, I've never been treated with such respect, care, and attention to detail as I have here at Amli apartments. Melissa was the first one to greet me and help with my apartment search, she was so polite and friendly. Kareem answered all of my questions and was very helpful. And last but definitely not least, Bryan assisted with my move-in from start to finish - walked me to my apartment while explaining how the appliances work etc. Such an easy and stress-free process. I have been resident in this building for more than 2 years. When I moved here building was amazing and they care about every single thing but day by day get worse and now it is horrible. It look like no body work here and there is no office and management team. Whole building just have 2 elevators and it is more than 2 week one of the does not working. The parking spot is a jock. They do not care where your apartment is. They just give you a free spot anywhere in the parking and you have to walk too far to get to your unit and now elevator does not work and everyday I have to use stairs to go from second floor to 4th floor read more

Sorry for this long-past due review, but I did want to share my experience living here at AMLI Uptown Orange. I can honestly say that the team and staff here at Uptown Orange go above and beyond any expectations I ever had for an apartment complex. Tiffany and her staff really treat the residents like family and I think that says a lot especially during a pandemic. Amenities are always clean, hallways are always clear of clutter and dust, and coffee maker stays loaded and hot. A few shout outs: Tiffany: Thank you for always being responsive. I know you are a busy woman and I appreciate all the time and effort you take to make me feel like I am at home. I truly do feel like I am apart of the AMLI FAMLI. I will always remember the moment you recognized I was having a bad day and offered a brew on the house! Small things like that make a huge difference... maybe next time I will take you up on that offer! Manfred: You are an All-Star when it comes to customer satisfaction. I am so glad I met you last year and I am so happy with the recommendation of which apartment I ended up with. Who else on the property can say they have an actual backyard!!! Well, kinda... haha. The complex at AMLI is phenomenal. We flew in from Massachusetts yesterday and Bryan Pineda made our move in process stress free and assisted us in acquiring our apartment from across the country. Jose is seriously one of the best employees I've ever come across out of all the apartments I've rented. Every time I need help with maintenance, he shows up quick and never complains. I not only see him as a employee here at AMLI, I also see him as a friend. We always greet each other every time we run into each other. When we were looking for apartments, AMLI Uptown Orange was one of two leasing offices that returned our calls out of about 10. Their staff was incredibly attentive as we were looking and especially after we moved in. The maintenance staff is courteous and very quick to respond to any issues. The amenities are really nice and the proximity to things makes this place the ideal living situation for our family. Plus, there's a food truck almost every Wednesday which is super fun to try different things. read more
