I am finally updating a review and I hope this will be the last one I'd have to write for cameo. Lets first start off by saying I've been here since 2021 when it first opened so I have seen the staff turnover from start to what it is now. Most of the pleasant staff have left. The current maintenance crew is decent and the community events are okay but that's about all that is left. I had a terrible experience renewing my lease with managers James and Karen. I waited 6 weeks for Karen to come back from her "vacation" only to speak to her for 10 minutes and have her cut off our talk to say she doesn't work after 6pm but then proceeded to work on her computer in front of me. It was disrespectful and I question the integrity of these managers. Karen left her team ill prepared to deal with basic things like replying to emails, renewing leases, and resolving conflicts in the community. It took her team over 3 weeks to reply to emails because they were so understaffed supposedly and when I was able to communicate in person nothing reassuring got done. Communication has been very unpleasant numerous times and they know it. I urge them to do something about it so that residents have a better experience living here. Unfortunately, management is ineffective with dealing with noise complaints even after nearly 10 complaints in a span of a year. They asked me to document everything, call police or security, and want proof from a 3rd neutral party that noise was excessive. Noise level is subjective, but really no one wants to waste time making complaints if it wasn't effecting their ability to enjoy their unit in peace or even losing hours of sleep. Once I got their own team member to vouch that the neighbors are noisy, she was made to stay out of the conversation and is now no longer on the team. Even tonight as I am writing this review the same noisy neighbors are playing music loud enough that i cannot sleep. I tried to sleep at 9pm to wake up for work at 5am and it's past 10pm now and they didn't stop. I have to knock on the walls to get them to stop because managers, security, and police have failed at keeping cameo a nice and quiet place to live. They had ample opportunities to properly give notice to the noisy residents. Sadly these people make it hard for lease-abiding residents to live in peace while residents who break lease terms get off easy over and over again. It really ruins the community. Overall management team is forgetful and when you remind them of past conversations they deny so I make sure to email them now but even with an email I can expect a few weeks until they even reply. Its unsettling going through these issues yet paying $2500 a month now for a studio, storage, utilities, and fees for one person who just wants a peaceful place to rest. read more

Claudio came and did maintenance on my sad bathtub. It had a paint chip that's rusting and needed new caulking as well as industrial-grade hard water removal around the drain. He went above and beyond by descaling my shower head too and cleaning some stubborn mildew in the grout. Looks almost as good as new, like getting a new shower for Christmas! This complex failed us on every level. Our apartment was broken into due to extremely weak and ineffective security. Even more alarming, security reportedly encountered the individuals responsible and still failed to stop them. That failure directly resulted in significant loss of stolen property and a complete loss of any sense of safety in our own home. What made an already traumatic situation far worse was the response from management--specifically the property manager, Karen. Her behavior was shockingly unprofessional, dismissive, and apathetic. She showed no urgency, no empathy, and no accountability. At no point did she demonstrate genuine concern for resident safety or take meaningful steps to help us navigate the aftermath of the break-in. Communication was poor, assistance was minimal, and her attitude made it clear that residents' well-being is not a priority. This experience revealed a dangerous lack of security oversight and a management team that does not take responsibility when serious incidents occur. Between the preventable security failures and Karen's indifferent, unhelpful conduct, this complex has proven it cannot be trusted to protect or support its residents. He helped me figure out what plan would best suit my needs as well as explained the income based rent program super clearly. Although they did not have any available studio plans at the moment, he gave me a list of other sister properties participating in the same program. This place is the definition of predatory. I've been living here longer than most of the staff has even been working, and I've watched the rent for a 2 bedroom, 2 bathroom skyrocket from $2,800 to nearly $3,800 for the exact same unit. That is daylight robbery, plain and simple. On top of that, the charges from Conservice are all over the place. My bill never matches what I signed in my lease, and every month the numbers change without explanation. It feels like they're just pulling random charges out of thin air because they can. There's already a class action lawsuit against Greystar for these practices, and honestly, I'm not surprised. It's unfair, it's exploitative, and it's absolutely abusive in today's economy when people are struggling to survive. They trap residents into paying whatever they demand, knowing most people don't have the resources to fight back. Cameo is the biggest scam I've ever dealt with. What should have been my home has turned into a living hell, thanks to predatory management and a toxic environment created by staff especially Karen, the manager and her staff , They care about bleeding people dry ! read more

If I could put 0 stars, I totally would. This place was a nightmare for my fiancee and I. We've had our fair share of unprofessional and unkind leasing agents or employees during our apartment tours and have not left a single review for any of them. But for Cameo and specifically for Alec and Karen, we really felt the need to. During our tour, he was constantly checking his phone and was completely checked out, very very fake nice overall. But again, we've had our fair share of unkind/unprofessional leasing agents so we shrugged this off. The real disaster came once we decided to go with that unit and apply. In person, he told me there would be no problem with my income streams and he made it seem like it would all be approved easily as long as I send them the information so I sent a very detailed breakdown along with all statements needed. When we finally got the approval, we noticed that they had just added up allllll the numbers from my Venmo statements in an obscure way to make my income way higher than it actually is. This made the quoted rent $240 higher than what he initially told us. I called him to ask and this guy made absolutely no sense. He straight up lied to me that they suddenly, just yesterday, changed the income cap for the 80% rent qualification. But when I proceeded to ask more specifically about the ranges, he was stuttering and then gave me completely contradicting information. It felt soo deceitful and malicious and we felt so played with because this was going to be our first home as a married couple and we were excited. We felt Alec was playing into our excitement and sense of urgency and took advantage of it so we could sign for $240 more in rent. When I told him I don't think the way they calculated my income was correct he basically threatened as if he has some upper hand against me saying "Well, if you're refuting this, I'm letting you know we'll process it again but you're application will get denied" in the most condescending tone ever. Not sure if he thought we were dumb and would have just accepted it all blindly but no way. All he could tell me was we had to go in person for him to show us how the calculations work because it's a "corporate calculator". Hilarious. When I told him that I could go to prove my income in person, he then suddenly told me that I could (meaning the 80% rent change stuff was all bogus). 5 seconds later he called me back because Karen the manager who sits in her little cubicle and pops her head out here and there overheard the phone call and said "no she can't pick and choose what's her income". I do not care that the corporate calculator calculated my income weirdly. If we don't get approved, we don't and we can move on. But what left such a disgusting, sour taste in our mouths during this fiasco was how deceptive and condescending they/ Alec was. The things he told us changed so obscurely and it all seemed to be based on how he felt because nothing he said aligned, told us we can do this to then tell us something else immediately after, and was overall very condescending. It's not a good feeling to get threatened about an apartment you want to call home and feel safe and welcome at. We HIGHLY recommend to stay away from this place. They are so deceptive and fake and take advantage of you. read more

She was super nice and very welcoming. My first impression was that the leasing office smelled soo good! like a luxurious hotel. The apartments are very nice and the units are beautiful, I'm really excited to hopefully move here soon. What really sold me though was the positive friendly attitude of Alyssa. She spoke to me and my husband like we were friends and was honest with us and provided us with so much information!! We were so happy because we are new to apartment hunting and she was very informative and sent us home with some very detailed packets with all the stuff we need to know. I'm glad I had a great experience on the tour because the staff was friendly so that makes me feel confident that this is a great place to live. read more

I've lived here for about a month so far so will be updating my review after a year, however this first month has been nothing short of what I expected. As someone moving across country from South Carolina a lot of problems can arise, but the office staff did their best to make sure we moved along both with issues that were in their hands and some that were not (looking at you USPS). Claudio, the maintenance tech is honestly a whizz. Very friendly and personable. Between an easy AC balancing and the a stove panel adjustment he made quick work of them. Please keep him around! The amenities are as advertised, very well kept resort style and there isn't much waiting for things even on the weekends. Definitely recommend! Nobody helps you if you have issues with neighbors or anything going wrong in this apartment. So good luck if you are having any type of issue specially with unruly neighbors. I guess their strict rules are just for decent people who obey the rules, not the rude, unruly people! I had very high expectations when I moved here, but very disappointed now. After completing the online process, and had issues, I couldn't get a response or live person from Cameo if I stood outside the leasing office. See below for the short list then very detailed explanation after: Pros: - Apartments itself are very nice - Amenities are well kept - Close to the 22 freeway - Safe; only 1 incident I'm aware of for car break-ins - Alyssa is the most helpful person of the entire Cameo staff Cons: - Staff have weak communication skills - Not all residents respect the building and take advantage of cleaning staff (leave trash or pet feces) - Building maintenance isn't kept well. Things break and never get fixed or break over and over again even when it's claimed fixed - Ridiculous mandatory fees ($100 now increased to $125 for additional parking spots that are uncovered and on the roof, internet/cable, expensive trash, pest, etc.) plus high rent (even though they work with the state and fix rates by income) - Manger, Karen, is very rude. I've never had one nice interaction with her and she talks to residents like we're lesser than - Leasing office phone is rarely picked up and 3/5 times you go to the office in the afternoon it's closed - Parking structure sucks. It's a huge spiral with massive speed bumps every 20 ft - NO GUEST PARKING Full explanation for context: Been living here for years (plan on moving out soon), if you're the type of resident that minds their own business and never reaches out to the staff for anything. I'd say this is the best place for that. However, as soon as you need help with something, it's like trying to hike up a mountain to get something done. For the leasing office staff, there's constant miscommunications between the manager and the receptionists. They rarely pick up the phone and supposedly email is the best form of communication, but you won't get a response. For maintenance, they make it seem like a burden to come to units and fix whatever is broken. No doubt their response time is quick, but if you ask too many questions they're annoyed and give you vague answers. For general building issues, every month they shut off the water either to the whole building or parts of it. For people who work from home or have kids, this is a major inconvenience. They constantly say it's the water heater/leak. I never understand why it can't be fixed the first time around. I've lived at other apartments and this reoccurring issue is not normal. Also, the parking structure is madness. It's a spiral that goes up from 1st to 6th floor/roof. If you live on the 4th/5th floor, bet it'll take a song and a half (3-5 minutes) before you get to the top or bottom. There were complaints that people drive too fast in the parking structure which I understand. To combat it, they installed massive speed bumps that are every 20 ft. Again, if you live or park on the 4th/5th floor/roof, you have to go over 8-12 speed bumps. The people who were driving fast still do. Now they're just flooring it over speed bumps. People who actually care about their cars take it super slow so the jerks driving fast are on your tail all the way up. Barely give you room to pull into your spot since they're trying to drive around you so fast. Cherry on top, there's like 5 guest parking spaces. Park in an assigned spot and 8/10 times you will get towed by that resident. If a resident parks in the guest spot to save it and use their assigned spots for the guest, you'll get a "warning ticket" on your car and they threaten to tow if it happens again. TLDR: Apartments are beautiful but staff, parking, and rent/fees are terrible. read more

He is so friendly, knowledgeable and very kind in showing us the entire property. He did not rush us and literally answered all of our questions. He was patient and explained the policies at Cameo. Cameo has a great 24/7 fitness center with indoor and outdoor fields. There's a pool, a spa, multiple club houses and open 7 days. Parking is very limited including guests. read more

The worst experience I've ever had looking for an apartment. It was a nightmare experience from day 1 and I really suggest anyone considering moving here to reconsider. This place is the epitome of unprofessional. I had a bad experience in particular with Alec and Karen(the manager). Alec from the very beginning was extremely unprofessional, unfriendly, and likes to be oblivious when he says one thing and says another thing days later. He even THREATENED my partner at one point. we were looking for a new apartment and my partner came across cameo. my partner called over the phone talked to Alec and got some initial information such as how long they're doing a promotion for, the $ of the apartment, and other questions. He answered all of them and so we came in person to get a tour. He met us and told us that the promotion was no longer in effect. we asked him "what? We called 3 days ago why didnt you tell us the promotion suddenly ended?" Alec then goes into to the manager and tells us "oh yeah corporate changes it abruptly". So he then shows us around the apt and the entire time hes looking at his phone while we look around. He's just texting people the ENTIRE time. Now after a bit of the tour, he says thats all the rooms he has to tour but there was still 1 room i was curious about that he mentioned and i asked to be shown that room. Immediately u can tell was annoyed, sighed and showed me the room. I wanted to go inside but felt really uncomfortable to ask so I didn't. So we talk to him at the end and ask a bunch of questions and ask the income verification, what would qualify for the 80% income cap and Alec would very confidently respond to each of them. We were happy because my girlfriend loved the room and it seemed like we qualified for the apartment at a 80% income level so we went back home applied and Alec quickly responded. He was messaged us about paystubs and income verification. This part was so frustrating, I had already presented a lot of my pay stubs and I'm a W2 employee but yet Alec kept saying "this doesn't work" i kept contacting my boss about the situation and my boss was confused and so me and Alec kept going back and forth and suddenly he's like "ok it could work just fill out a form" NOTICE this will be a trend. Alec will mention one thing and say another thing. the application is done so we wait a couple of days for it to get approved. But behold, the apartment rent was $250 higher than what we expected. So we contacted them and were like "whats going on? I thought we qualified for the 80% income rent" and Alec kept saying he didn't know what was going on, that he calculated my girlfriends income a certain way and so we said to him "this is how much we make therefore we qualify for the 80% rent" so Alec actually THREATENED my girlfriend. He said that "if you're refuting this, just know that we'll calculate it again and we're going to deny your application" like what? Where did this come from? Mind you this was all over the phone since our application got approved while we were outside and we were shocked. Alec threatened my girlfriend and immediately after says "ok. Maybe it can work out if you come to our office." Few seconds later, his manager overhears him and says "uh you can't do that" and Alec tells us never mind. This was super confusing for us as we just wanted to solve this issue so me and my girlfriend just decided to come in Cameo and figure it out but because Alec was so rude, unknowledgeable, and extremely unprofessional she was so hurt and sad from the way she was treated she stayed in the car. I talked to Alec in person and just asked him clarifying questions and Alec just kept contradicting himself. At this point, i was done with him so i told him to cancel our app. He promised he canceled and we would get our holding deposit back BUT whenever I tried getting back to him about an update he NEVER responded back. Never once messaged us about it and so I had to call and email other people. read more
