    UPDATE: 6/6/2021 - We ended up having to pay $4800 to Avenue 5 Residential/El Paseo because Ammar the manager ILLEGALLY added 3 months of rent after we moved out! During Covid tenants are protected against crap like this!!! We had no choice but to pay it so we could rent again! We needed to rent again & they put us on a rental site that anyone acquiring about us renting would see! Preventing us from renting again!! It's such BS! THIS WAS ALL DURING COVID & ILLEGAL FOR THEM TO CHARGE US DURING THIS TIME!!! We were willing to pay 1 month of rent because we left early due to COVID but Ammar added on $4800 worth of BS!!! How Ammar is still there is beyond me! Oh yea he makes hem mo yea by charging BS fees!!! We are going to pursue legal action to get some of the money back! Ammar needs FIRED & held accountable for ALL the residents he's screwed over!!!

    If you've ever seen one of my reviews about El Paseo you know my struggles with them. I would like to take a moment to let you know I reached out to Kevin Parker, Senior Billing Specialist, (425) 977-0576, PO Box 2422, Lynnwood, WA 98036, kparker@avenue5.com as he's been assigned as our billing specialist because in a 10 months time frame my roommate and I somehow damaged the apartment to over $1600 in charges (don't worry, I'll put all pics up in due time). I finally called him to see if he would send the photos he has of our apartment post-move out. The response I got was shocking and I'll use quotes for the language he used to bully me: "No, you won't be receiving anything from me.", "You're wasting your time calling me.", "You don't have any money.", "Get your attorney.". I was quite pleasant talking to Kevin. I was calm, speaking clearly, and not getting frustrated at his disrespectful remarks and assumptions. At this point, I knew I wasn't going to be getting any information from him and I simply can't understand why he'd refuse to provide me the proof of damage El Paseo is claiming in apartment #47 so we could clear out our bill. Kevin was also manipulating my words and trying to put words into my mouth, my statement 'I simply would like to see what damage happened after we moved out of the apartment.'. Kevin then tries to say "So you're saying someone intentionally damaged the property?" I'm not all too surprised by this treatment as Kevin does work for Avenue5 and this is quite in line with the other treatment I received from other Avenue5 staff. The one thing I did notice today is it seems Kevin either has a personal bias towards me (this is the first time I've spoken with him on the phone) or a bias towards women in general (I'm wondering if anyone else has received similar treatment from Mr. Parker, any gender!) but he is quite courteous to my former roommate who is male, using such phrases as "Here you are, sir!" I will have further items to post as I've finally gotten access to the pictures he refused to send me (I was the primary person on the lease with my roommate being the addition). It's funny because the final bill has my name but my old roommate's address, they've never once sent me a correspondence (I've reached out several times and will post each one in due time). Please for your sake, DO NOT RENT HERE and PLEASE call Kevin Parker up in Lynnwood, WA (it's actually funny because I lived in Bothell, WA (which is right next door) and he tried to use himself being located in the state of WA a weapon against me. What does it matter what state you're in and if you knew anything about me you wouldn't have made that comment. Also, please read V J.'s review ALL THE WAY THROUGH. EVERY WORD IS TRUTH. I'm also curious if Ammar's credentials are real, for having an MBA he misses a lot of business administrative responsibilities (https://www.linkedin.com/in/ammarissa1976/). This is public so you can see for yourself as long as you have a LinkedIn account. I've also recently noticed Ammar had responded to one of my reviews about water damage. I've left his response to my comment and also my personal message to him letting him know what was actually done in the apartment and how we're now being charged $600 to replace the carpet which is what had mold on it in one of the rooms. ENJOY!

    This complex is absolutely AWFUL! Lived here for 2 years, and let me tell you; the experience was terrible! Worst I have ever had with any complex! Homeless people living in the back behind the fence, they hop over and trespass DAILY, and damage property, I am including photos below of when one of the transients started a fire, and the whole fence burned down! Management does ABSOLUTELY nothing about this issue. Ammar just sweeps everything under the rug, and hopes no one will notice. Seems like they just allow anyone to live here now, very noisy, always cops here. It's just awful. Ammar is a poor excuse for a property manager, he doesn't care about the tenants or their needs. Always acts like he's busy on the phone if you try to talk to him in the office about something, he says he'll call you back, but NEVER RETURNS YOUR CALL. Careful if your walking from your car to your apartment at night, there is giant roaches that roam around this place when it gets dark. DISGUSTING! BUYER BEWARE. They lure people in with the new "Renovated" Apartments, but this complex is full of broken promises!! Don't be fooled! This complex allows pets, and do you think all of the owners clean up after their dogs? NO!! Oh, and can't forget to mention how over priced this place is! There is always new faces working in the office assisting Ammar, so if you had an issue prior about something and wanted to follow up, you have to re-explain EVERYTHING because whoever the new person is (and trust me there's one in there every week!) will have no idea what you're talking about. Cars were always getting broken into, and the gate would stay open a lot due to it being broken. Not a safe property whatsoever, FAR from it. Only reason why I'm not leaving 0 stars is because it's not an option! DO NOT RENT HERE. IF YOU ARE EXPECTING YOUR DEPOSIT BACK, FORGET ABOUT IT! THEY WILL KEEP IT, AND DEMAND EVEN MORE MONEY FROM YOU.

    I've been waiting to write this review until I moved out. This place is extreme garbage. Ammar will drive you crazy with his rambles and will act like he's busy on the phone every time you come into the office. Sometimes he pretends just so you won't come in and talk to him. He will say things over and over till he drives you nuts and you have no idea what just happened. Anyways syd is really nice but she will tell you things and then ammar will say oh no she's wrong so that's that. This place is not worth the hefty price, who do they think they are? The Irvine company? Charging people in this ghetto area such a expensive price. They think because they put washer dryers outside your apartment that it's worth the price. Besides the horrible management let me tell you all the things they don't tell you. They will never give you back your deposit no matter what. Trust me i lived in two apartments in this complex. Also you will pay more for car insurance in this apartment area because of how ghetto the street this apartment is on. Trust me call your insurance and they will tell you it's more expensive. My car was broken into twice and so were at least four other residents. We all told ammar and reported it but he doesn't care and tells you it's your fault. The police is constantly at this complex. They sell drugs here and the homeless encampment lives behind the back of the complex trust me you will see their tents and they throw beer bottles and needles at the cars parked in the back of the complex. At nights when you go throw your trash a homeless drug addict will probably scare you bc they hide behind the trash and they live in the back by the freeway ramp. Also noisy neighbors just get moved to another apartment so that they are someone else's problem. They don't resolve any issues with neighbors they just tell you record it we will send them a letter and they drag you along til you give up and just leave which is what we did. The maintenance people are nice and get things fixed but that's all they can do. The apartment has mold which made us sick and is why we moved. They won't respond to emails. They also rent to random people like construction workers and such and they don't make them sign leases or do background checks on them so any weirdo can live here and they usually play loud ass music every night and you can't do anything about it so I hope when you move in that you don't have a random upstairs neighbor. The trash is always outside and there's never any parking. All the open spots all over the property used to be for visitors and extra cars but they now have assigned numbers and they make you pay for spots which is dumb because everyone only gets one parking. And almost the entire open slots are open at night because nobody wants to pay 140 a month for more parking which is just greedy. The apartments are old and moldy be careful. You can also hear everything your upstairs neighbors do because the floors are thin and squeaky as hell. This place is such garbage and whoever owns them really needs to evaluate themselves because they are greedy for thinking they can charge people this much money for this place. AMMAR REPLIED TO MY YELP YET HAS NOT ANSWERED ANY OF MY EMAILS ABOUT MY DEPOSIT EVEN THOUGH IM GOING ON TWO MONTHS OF MOVING OUT OF THIS PLACE. SO HAPPY WE MOVED OUT AND ARE IN A NICE CLEAN SAFE PLACE. MOST IMPORTANT IF YOURE LOOKING TO RENT MAKE SURE YOU WALK THE NEIGHBORHOOD SPECIALLY THE PARK AREA AND THE TRAIN RAILROAD BE CAREFUL WITH THE HOMELESS PEOPLE AND NEEDLES ALL OVER THE BACK OF THE COMPLEX.

Unfortunately, my most recent experience was very disappointing. Last Sunday, when we arrived at the clubhouse for our reservation, someone was still eating there--even though it was hours before my scheduled time. I immediately called the office, and they assured me someone would come to clean up and place a reserved sign. No one ever showed up. On top of that, I was charged for a terrace reservation that I never used. There was never an agreement emailed to me, even though I was told one would be sent. Because no agreement was provided and the terrace was not utilized, I shouldn't be responsible for those charges. I've already called the office to have this reviewed, and was told someone would get back to me, but I'm still waiting. To make matters worse, I made another reservation for October for my daughter's upcoming birthday. I've called three separate times for confirmation and follow-up, and each time I was told I'd receive a call back. No one has ever called. For the amount of money residents are paying for this community and these reservations, the lack of professionalism and follow-through is extremely disappointing. I expected much better customer service, especially given the positive experiences I've had here in the past.

    After my initial negative move-in experience, the company reached out claiming they wanted to "make…read morethings right." Unfortunately, their actions have shown the opposite. They repeatedly asked what they could do to rectify the situation, and I provided multiple reasonable requests -- including accountability from Kevin and Ariel for the issues at move-in, a temporary rent reduction, or at the very least a clear explanation of what options they're actually able to offer. Every single request was denied without any explanation. I still feel unwelcome and unsupported here, despite their offers of how they can "help." My final request was assistance with moving out after such a poor experience which was once again denied (shocker). At this point, it's clear they only reach out to be able to say they followed protocol, not because they care about fixing the issue or helping their residents feel better about where they live. The multiple empty gestures with no real solutions has only reinforced my feelings of feeling unwelcome here. It has also goes to show that the resident services and the Irvine Company don't really care about their residents, they just want to follow protocol and collect your rent. I cannot wait to move out, and I will be pursuing this situation to the fullest extent. I will never rent with the Irvine Company again. I do not recommend moving in here. Even if they go wrong, they don't care to really fix it.

    I'm really conflicted writing this because my boyfriend and I actually like our apartment and the…read moreoverall vibe here, but the amount of misinformation we've dealt with in just 4 months is honestly unacceptable. When we were apartment hunting, a huge selling point was being told that each leaseholder would get 7 guest parking permits a month. It sounded like a decent plus to the nightmare parking situation (virtually no guest spots or street parking in general; $150/month for an extra parking spot with a year-long waitlist). Instead, we found out the leasing agent completely LIED to us--it's actually 7 permits PER household, not PER person. I know we did not mishear this during the leasing process and that we were explicitly told we would receive 21 permits in total for the 3 leaseholders we had for our unit. When I brought this up, management admitted we were lied to, but they didn't even offer a single solution or credit for the $10-per-pass fee we're now stuck with. It feels like they'll say anything just to get a lease signed. The lack of communication between the office and security is just as frustrating. I've been kicked out of the "24-hour" business center TWICE by security because they weren't told the correct hours. I actually had to email a leasing agent myself and show the security guard the email on my phone just so she'd believe me--and even then, she took a photo of it like she still didn't trust me. It shouldn't be the resident's job to train the building's security on their own amenities! On top of that, we've already had to re-sign our entire lease two months after moving in because the office messed up the numbers on the original documents. While the unit itself is modern and I appreciate the gym and the package lockers, the "unseen"parts of living here are exhausting. The fire alarms go off at 3 AM for no reason, the power has flickered out multiple times, and it took around a week to get a working microwave when ours died. I still have 11 months left on my lease, and I'm genuinely worried about what else was a lie or what else will break. I'm mostly upset that they admitted we were lied to by their agent and took no action to make it right with us. If you're looking to move here, I'd suggest getting every single promise in writing, because their verbal word doesn't seem to be honest. I will keep this updated.
