Where do I start with this complex and the people Who is in charge I had to break my lease due to a personal issue I have emails back and fourth with a lady name McKenna who helped me with the process of moving in but when when the time came to get off my lease it was so much was left out a lot of miscommunication. They told me last minute somebody cancelled on the moving and process so I was responsible for owing for that months rent. Plus on top of that if I knew that was the case I would have just stayed in my unit but no they trapped me into paying full month rent plus few days till the next person moved In they are very corrupt and unprofessional, not willing to help you out with any situation. DO NOT MOVE HERE. TICK INFESTATION. Moved 6/13, noticed tick infestation 6/15. Exterminator fumigated 3 times w no success. He gets a Simparica Trio dose (tick meds) every month. The Alton isn't offering a rent discount for putting my and my dog's health in jeopardy since the day I moved in. Alton tried to blame my dog. I didn't stay in apt & dog wasn't there until 6/14. I reported the infestation TWO days after moving in. They made me wait nearly a week before the exterminator treated my apt, giving the ticks time to grow and spread. Aside from the UNRELENTING ANT INFESTATION, and the fact that delivery people could never figure out how to navigate the apartment building to get us our food orders, it was great! Ants: Everywhere!! All.the.time. Even after the pest control guy "bombed" the apartment and said it would be better. Even after I started keeping all food in plastic bags. Even when I started using "ant-proof pet bowls." Ants in the bed. Ants in the bathroom. Ants in the living room. It was unbearable. So unbearable, I paid thousands of dollars to break my lease after a few months to move. And no, it wasn't just my unit, I knew others on the Alton Parkway side of the building, on the other end of the building, who had the same experience. Deliveries: The apartment building has an incredibly confusing layout. There are two sides of the building with different numbering systems that are not intuitive. If you live here, you will likely be lucky to get your food/stuff delivered to your apartment ~50% of the time. Otherwise: The staff is very nice and helpful. The amenities are pretty great including multiple swimming pools and a billiards pool table, an outdoor deck with BBQ grills, etc. The gym is a bit small for the size of the apartment complex but is pretty good in terms of options and quality. There is a locker system for packages. The apartment complex is very conveniently located (within reasonable walking distance to Target, grocery stores, etc. and close to freeways). Edit as of 9/30/21 Wanted to update my review to say that the wheels of my bike were stolen when I locked my bike up in the bike storage of the parking garage. Super disappointing and aggravating because that storage is only accessible by key fob, which only residents get! Other bikes weren't locked at all. Never locking my bike there again. read more

I can say through the entire process of moving in, living at the Alton, and moving out, the entire experience was excellent. The amenities are excellent with 2 beautiful pools and hot tubs, multiple community rooms, and an incredible roof top patio with amazing views. The parking is secure and convenient (EV chargers are available too), and everything is kept spotless and well maintained. The only minor issues I had were taken care of quickly and professionally which is the real reason apartment reviews are so important. A community can offer great amenities, but if there are safety issues, fire alarms going off all the time, issues with neighbors, etc. that are not properly resolved, it can ruin your experience living somewhere. Where do I begin?! I am absolutely disheartened and distraught by the level of corruption in Irvine and the stronghold Equity Residential has over the system. My 1st warning was when Kelle LeKar and her cronies tried to park us on the roof, when we are one of the 1st groups to live here and only on the 2nd floor (there was plenty of parking, they were just trying to save it for the more lucrative clientele). Kellie tried numerous times to raise our rent far above the respectful standard of 5%, had we not known, Kellie LeKar would've completely taken advantage of us and overcharged us. Kellie also tried to pull my son into the lease, knowing he's still a dependent and attending Tustin High School, in order to raise the rent and force us out of the program thus out of the unit. Numerous "corrections" needed to be made when we confronted Kellie about the discrepancies in her calculations. Kellie also forced a changed in the status of the unit, literally 'pulling the rug from under our feet', after we lived here for 4 years. Placing another family into the Moderate Income Program, to force us out, but yet again overcharging us and that also was corrected (that time they caught it before we did). After reaching out to the Housing Authority whom also did not mediate the situation, nor did they advocate for us, they never presented any proof of Kellie mysterious projections regarding how she can justify her falsehood that we are above the income threshold. Mayor Farrah Khan also reached out to the Alton management, requesting they show proof of Kellies calculations. Of course they refused. My VA appointed lawyer also reached out to the Housing Authority and The Alton management, only to keep hitting brick walls. Kelly LeKar and Ms. Greek of KTS Law LLC so kindly took us to court and it seemed like we were finally about to get justice; during our 1st session of the trial, Commissioner Kohler literally exclaimed that this was absurd and we were in the right. Given all our lengthy supporting documents such as IRS tax transcripts, W-2's, bank statements and even my Paypal. The Commissioner then gave them literally 3 WEEKS to come back again for a retrial or sorts, only to do a complete 180 and take their side. I was absolutely shocked, but at the same time, not surprised. Kohler definitely took a bribe, or in some way was swayed by the Plaintiff to take their side. Kellie and Ms. Greek NEVER once divulged their calculations of our income, they simply just said "we're right". Commissioner Kohlers reasoning was simply "I don't make the laws". Excuse me, but WTF?!!! I have defended democracy at home and abroad, while enlisted in the US Army. That will never stop, regardless of my status, or personal sacrifice. So now, I am exposing the truth about corruption in Irvine, between Equity Residential and the Justice System. This is not about me, this is about the systemic racism, bigotry and control that big businesses have over everything. I'm no asking for any special treatment of favors, only to be treated with the same care and respect one would personally. It is nice to know that the certification process for the program has thus been moved to a 3rd party, offsite, so the Alton is no longer bolstering numbers in their favor, or trying to rip off tenants by charging more than they should. I was always given the dismissive convenient answer of,"we're withing our rights and can do this as a business". Ouch! Mind you, this is during the pandemic moratorium, now that it's over, they retaliated for standing up to them and calling them out on their bs. Kellie offered to give us an extra 6 months to live here, failing to mention we were already under executive order N-28-20 (the moratorium) trying to get us to move during a pandemic. Real classy. We've never been late on our rent, no problems with neighbors (in fact, they're fond of us), I've put out fires and helped people, no problems with management until we got fed up with the microaggressions and stood up to a corrupt multi billion dollar company. They also have many lawsuits, internally and externally, which is a reflection of the owners character, Sam Zell. I am far from done with the Alton, as we will be appealing the case under a different respectful and honest courthouse that hasn't been corrupted. It simply comes down to numbers; mathematics on a rudimentary level, our documents proved that we did not exceed the income yields for the program. It's mind boggling how blatant the scheme Ms. Greek of KTS law and Comm. Kohler tried to play with us, but it's only going to come back to them 100x worse. This whole situation was swept under the rug, but the Equity Residential can't silence me and the truth will be brought to light. Most importantly, I share this information so other residents and the City of Irvine are aware of the atrocities happening here in a city that does seem like it's progressive and safe for EVERYONE. First year increase, $500/mo. Second year increase, $500/mo. By the time I terminated my lease our proposed monthly rent was $1000 higher than when I first signed. $12,000 a year extra more for smart locks, valet trash pickup, and because market demand was higher. It's literally like every other 'luxury' apartment - amenities you'll use once a in a blue moon and they'll raise your rent based on 'market rates' (see RealPage lawsuit) I should mention that while I saw a couple car break ins while they were in the garage as the complex live on the border of Santa Anna, Irvine, and SNA. (Drive about 5 minutes past DJ and Alton towards Red Hill Ave). All the reviews are about the maintenance team or leasing team. The maintenance team is nice and helpful but honestly, you can just call a trusted handyman anywhere else and it'll cost a lot less than $12,000 a year from all the rental increases read more

This is a long overdue review! We've called the Alton Apartments our home for 30 months now and we have no regrets. We moved from NYC in 2018 and prior to that move we saw many apartment communities and immediately fell in love with Irvine. In May 2020 when we renewed our contract we decided to look around at other spaces since the pandemic took a toll financially but there was really no comparison. Here are some of the things we love: 1. Excellent customer service - the team at the leasing office are so damn polite. They take our requests and comments seriously and this really means a lot. 2. The maintenance team is AMAZING! They are so polite & helpful. They keep our building in tip top shape. (Nice & Clean) 3. Convenient package pick up - no more lost packages. Thanks to technology and the Alton our packages are collected in secured lockers and alerts sent by email or text for us to pick up. This is a plus for online shoppers like me. 4. Safety - We've never had any issues with theft (knock on wood) or security issues like strangers lurking around. This is a safe community. There is a security patrol on duty after 8pm until 4am. There is an assigned number you call if there are any issues. As with any shared building there are normal tenant issues like sporadic noise and tenants doing things they shouldn't but the team at the Alton always address in a timely manner. I moved in a few weeks ago and it could not have gone smoother. Dylan, Julia, and Mike have been a great help. I rented a loft and it is so bright and beautiful. This is the cleanest and most quite complex i have ever lived at. Both my neighbors have dogs and I can never hear them. There is always someone cleaning or maintaining the grounds. There is also a ton of visitor parking (garage and street) so I never have to worry about having guest over. Parking is great and they even have charging stations for my Tesla (with a monthly cost) which is very hard to find in Irvine. Keep up the good work because it shows! It's central to some great food, and really it just has many great things going for it including the floorplans. If management is reading this, please make sure that your staff is well taken care of. As a first-time apartment resident, I have had and have heard nothing but good experiences from others who are living at The Alton. I had the pleasure of getting to know Mike, one of the leasing consultants, who has shared his knowledge and wisdom with me about apartment lifestyle and what to expect from it. He was honest, willing to answer any questions, and most importantly genuine. I am pretty sure that not only Mike but that their entire team takes tremendous pride in what they do and they do it pretty damn well. Just to throw it all out there, for those who have been looking for a safe community with plenty of amenities, monthly activities, and constant development to make resident-living a better experience - I highly recommend for any first-time apartment-lookers or anyone who is just looking to move to take a tour and see for yourself. In addition, I should add that it's located in a prime location with Diamond Jamboree Plaza right across the street, so fill your stomach to your heart's content, and Costco just a few short minutes away! It's hard to find an apartment complex where everything is taken care of, quality of the building is superb and staff is friendly. Sadly, we are moving out and immediately regret leaving here. Compared to any other place, I always had a complaint about something but here at The Alton, I don't have anything to complain about. Seems like everything is right around the corner. Very convenient. The property is well-kept and the apartments are well-built. I don't really hear my neighbors in my apartment or the people above me. Very quiet and peaceful. The way they handle your packages is awesome with the whole locker thing. Which is great because I know when I get a package it's going to be there safe waiting for me. Also the utilities as in the gas, the water, the sewer, the trash, that you pay the apartments is actually affordable. The central air is awesome especially with the nest thermostat very very convenient. And to top it off the staff there is great. I love Kellie she is amazing as well as Mike they are truly the best. The Alton is a very beautiful and upscale apartment complex with very friendly staff! My gf and I have lived here for a couple of months and we don't have a single complaint. Anisa is extremely helpful, honest, and listened to what we wanted. She remembered which apartment we wanted better than we did! Anisa's communication was pleasantly persistent and followed up every time she said she would and always took requests to view floor plans on a short notice. My gf took part in most of the communication but I could tell that the staff here treated her nicely and welcomed any questions. The community is very pet-friendly and they have a nice rooftop terrace with pretty views, BBQ, a fire pit, playground, and competitive games. Also, tons of guest parking available for your guests if needed! The community feels very safe. Most reviewers are complaining about the walls being thin, but I don't see it being different than any other apartment. If you've lived in an apartment before, I'm sure you'll be fine. There is a good mix of students, young couples, and families and everyone seems respectable and not sketchy. The floorplans for the Alton are awesome, and the rent is competitive with the market so I don't see why The Alton wouldn't be your first choice? It's one of the few apartments in the area that have hardwood floors in the entire apartment! This post is WAY over due. I moved into The Alton roughly two months ago and I haven't found a single reason to complain. The complex is fantastic! It's clean, well maintained, has THE BEST facilities (pools, spas, gym, rooftop lounge and and and and and) and to top it off, everyone in the leasing office is incredible. They're so friendly, they know the tenants by name, they're always in a good mood, they're extremely reliable and they're all easy on the eyes ;) If I could give more than 5 stars I would! The location is tough to beat too. It's walking distance to every type of food you can imagine, all the freeway access, tons of things to do and it's southern California - it's sunny and beautiful all the time. I love living at the Alton. Brandi has been very helpful. She assisted with the application process and helped me find a home that was perfect for me and my puppies. She even followed up with me after I moved in. John Kindle was also helpful. He was the only one in the office on move in day. Even though his day was hectic, his energy was positive. He showed me around the community and all the amenities the Alton has to offer. Furthermore, the neighbors are wonderful. On Superbowl Sunday, I watched the game with my friend in the rec room and there was another group there. They were having a Superbowl party and they invited us over for food and drinks. The Maintenance team is quick to help and respond to emergencies. Earlier this morning, I couldn't get into the gate because it was down and the maintenance person showed me how to use my fob to get into the gate. So, I get this terribly threatening letter after I posted my last update here. This unprofessional and bullying behavior by Kellie is exactly what I've been dealing with since the first incident. Residents that do not pay rent, don't even get such a harshly worded letter, obviously written by their lawyer's office. So,I went into the Equity office on Main to speak with the Regional Manager named Ginger Siewert, but she was out in the field, so I left my name and number, and guess what?, I never heard from her. Not at all surprised, because this is the kind of conduct that trickles down. John shows no respect and is rude because Kellie shows no respect and is rude because they are not held accountable, but coddled by corporate. In the end of all of this, I feel I had no choice but to give my 30 day notice to move out. Had the job been done & handled correctly from the get go, none of this would have taken place, but hey, easy come easy go to mgmt. They will just give the next poor sap "one month free & a discounted security deposit" and God forbid they have any grievances, good luck with that! Please note, all of a sudden they are getting glowing reviews almost daily since my first update. The reviews are basically about how great the staff is (Kellie) & how professional they all are and that it is absolutely wonderful to live here at The Alton. (You may not be able to see them all because a bunch have been deleted for being written by employees and paid vendors.) I would like to say with the small amount of interaction I've had with Marina, she has always been very nice, professional and understanding. Well, I'll be back after I move out to let you all know if this harassing and unethical manager and business, have tried to pull anymore unfair and intimidating practices by trying to gauge me with move out costs on my statement of deposit. We have been living at the Alton Apartment for nearly 3 years, and this is our experience as honest as possible. We Started our lease the 28th of September 2019. We signed for one bedroom for around $2186. We were coming from Europe, so not having any credit history our deposit was bigger than normal one (around $2000). That is ok, I completely understand. The experience during the leasing process was generally ok, Mike has been really supporting explaining everything. We had an apartment on the 3rd floor facing Du Bridge Ave, but on the side where du Bridge Ave becomes Hale Ave (looking the garage entrance from the front, we were on the right side). Main issue: 1-They collected the garbage below our window, and it stays there for several hrs until it get collected by the truck.. 2- There is a steel company that makes noise at night We asked them some suggestion to improve the situation and they suggested us to move to an apartment that is facing the pool (inside of the building complex) because generally more quiet. So in July 2020 we moved to a 2 bedroom facing the pool in the 3rd floor (corner unit) for $2625. Well looks the apartment facing the inside (pool view) have several noise issue that they forgot to mention: 1- There is an incredible echo issue (squared closes structure, reflecting the noise), so if anybody is in the pool talking, looks that he is inside your apartment. Think about a bunch of people shouting and laughing... 2- Nobody respect the rules of the pool closing time at 10:00 pm.. they enter at 9:55pm and they stay as long as they can. Leasing office says to call service patrol, but this is quite annoying as many times they do not answer, or they say they are busy somewhere else. 3- The gym is open 24hrs and has always open windows that face the pool. You will hear people going in the gym at 3 a.m. throwing weights around. I addition to this basic situation, at the beginning of August we started to have a noise on the master bedroom that was starting around 10:00-10:30 pm, and was there during all night, and ended in the morning. Was a kind of continues noise coming from an electric motor or a ceiling fan. I did measure more than 53dB continuous noise in the master bedroom. Was thinking was a resonance coming from the Fridge of the guys upstairs or their dishwasher, but was weird that it was up ALL NIGHT. We could not sleep and on 4th of August I informed the leasing office. Was difficult to show them as the noise was starting only during evening hrs when nobody was available to show to. Not sure what the leasing office did, I did not get any follow up and any update on the issue, but we could not sleep on that room. Last mail from this discussion is from 19th of August and was me always asking them about updates... they never took responsibility of the problem, planning for checks/solution and providing feedback. I was always the one asking for updates and getting nothing. We ended moving on the 2nd room, where was still possible to sleep. In July 2021 we had the lease renew and they increase our lease from $2625 to $3019.. if I am not wrong this is 15% increase in one year. Anyway we were not prepared and did not want to organize a last minute relocation with covid around, so decided to stay. The noise problem came back the 25th of April 2022, where the noise in the master bedroom came up worse then before, and was there during days and night. The resonance was going through all the apartment, so was not possible to sleep in neither of the 2 bedrooms and my wife was having headaches during the day as the noise was always there. At least this time we were able to show to the leasing office, and Mike came up in the apartment and was impressed by the level of noise. He could hear it also in the corridor outside the apartment. Anyway they did not access the apartment upstairs right away, and they asked us to "have patience" for another week. The service technician showed up the 20th of May with no background info and asking me what to check. We went on the apartment upstairs switching on devices but could not reproduce the problem. In July 2022 they offered us a lease renewal of $3500, again 15% more respect to last year. This time I prepared myself looking to other complex per time and decided to move out. Feeling much better now, we should have been moved somewhere else much before! read more

Living at the Alton was the best apartment-living experience I've ever had. The apartment is clean, solid appliances, hardwood floors, great location and I was fortunate with quiet neighbors too. I would still be living there but for a job change that took me to LA. Everyone in the office was very helpful both when moving in and when I needed to move out. Marina and Christie were particularly helpful and always professional as they guided me through what would have been a stressful process. Alton Parkway is like a freeway and the cars, trucks, motorcycles will keep you up late and wake you up in the middle of the night. It's too bad it was built with such poor windows. Parking is all over the place and not close to your apartment, so you'll have to walk a long way in the garage and then down long corridors. No big deal for a big apartment. But would have been nicer to have a parking space somewhat close to my apartment. The big deal is noise. The street noise is insane. You can also hear people to the sides of you and above you. If you don't mind intense street noise or noise from the many 'boot' camp gyms on the non-Alton side at 5.30am, you'll probably like Alton. Pros: The staff is very nice. Roof top is cool. read more

I'm so thankful for this awesome apartment homes in the best location in Irvine!!! Amaze by the area every single day. My previous place management was so lazy and disrespectful but at the Alton is totally the Best for residents satisfaction at all times Wether the issue is little or big they put all their efforts to make the best out of it I really appreciate them with all my heart. read more
