Washing machine was not working and assistant manager, Ty, and technician in training, Sam, took on the repair. Not possible to replicate the problem without a load of clothes running a full cycle. However, Ty ran the machine with the lid up and spotted the issue immediately, faulty springs holding the tub. He replaced the damaged parts while Sam gained the knowledge to make the fix next time. No more trips to the laundromat. They also diagnosed a malfunctioning refrigerator and addressed it quickly as a team. Great customer support and service! read more

I decided to leave a review warning any potential future residents about awful living conditions here over the next 15 months. The date of this review is 7/3/24 and there is an ongoing, multi-faceted construction project through October 2025! Jackhammering, sawing, tilework, closure of amenities, worker traffic, blocked gates and streets, dust and debris run rampant on a daily basis from 8am to 4:30pm. Soon they will be entering our apartments, removing the sliding doors, drilling and sawing into our balconies and covering our garages with scaffolding and plastic. Reaching out to the community, they will just tell you to deal with it, offer no compensation on your extremely high rent that they raise every year, and won't escalate anything to corporate. Even though your amenities and living experience have been extremely diminished. Luckily, I am month-to-month so I can leave as soon as I find another place, but I do fear for anyone that moves in and has to deal with this for 15 more months. The 2-stars are for the maintenance team who always respond in a timely manner and solve any issues that arise. Please take your business to a non-Irvine Company community. Carlos and Marlene are amazing at what they do - leading, running, and maintaining a fantastic community that remains a desirable place to live. It's incredibly calming to know that you're always welcome in their resident services office and they're always willing to say hi to you with a smile on their faces. I've been living here for over a year now and it was an easy decision to want to stay another year, thanks to the great relationship that Carlos and Marlene have with the community. Office people are really nice. Apartments are decent, nice kitchen and good storage space. There is a massive spider problem here in the summer though. There will be HUGE spiders and they make their webs in the stairways to get to your apartment. I find at least 3 spiders in my room a week. Complaint Regarding Disrespectful Behavior by Property Manager Carlos Ortiz I am writing to formally lodge a complaint regarding the disrespectful behavior I have experienced from the property manager, Carlos Ortiz, at Brittany apartment - Irvine company . As a tenant under your management, I believe it is essential to bring this matter to your attention. I have been a resident since 2019 and have generally enjoyed living here. However, recent interactions with Mr Calos Ortiz have left me deeply concerned and uncomfortable due to their disrespectful conduct. After I moved out from Brittany apartment and had pre move out inspection done by maintenance, eventually I was only responsible for mirrors in the bedroom and track but they charged me for many others items which suppose to be wear and tear after many years living there so I called manager to solve my problems and get answers. But he was very rude and using f word and cut the phone on me. I was so devastated for his action and I couldn't believe that I believe that this behavior is unprofessional and unacceptable. As a tenant, and I expect the property manager to uphold these standards. I kindly request that Irvine company management investigate these incidents promptly and take appropriate action to this matter. It is my hope that Mr Carlos Ortiz receives the necessary training or counseling to improve their interactions with tenants. Brittany Apartment Homes - Apartments Near Me - Irvine, California

The property is beautiful & the area is very nice, but my apartment was average and not updated. Ugly light color carpet that had ripples cuz it was not installed properly.  Ugly paint color. Anyone can get through the gate by waiting for vehicles to open it and following behind. Also, don't initial to accept receiving the community keyfob key they give you when you first get your keys. It costs $250 (at the time) to replace it. When I first moved in, the apartment was not thoroughly cleaned, not freshly painted throughout (some scuff marks and dirt on the walls). Blinds were old and dusty. Not all the pics I took really show all the issues. The staff only listed 1 thing on the move in inspection sheet and check marks for ok for everything else. I was very thorough with what I put on it. When I turned it in (must be within 72 hours of receiving it) the manager, at the time, looked annoyed and it appeared that he double checked the date and time, maybe hoping he can decline it. Too much stuff wrong to list. I posted pics (not all of them) I took when I moved in. Only one maintenance person did a great job (Santiago). Maintenance was bad at communicating when something will be replaced if they did not have the part. Had to get a new stove. They replaced the 1st old one with a brand new one but the exterior got too hot, causing the laminate drawer covers to peel away & needing to be replaced. Very dangerous if you have children or pets plus you have to be careful not to brush against it or you'll get burned. Luckily they still had an older stove from another apartment that they replaced the brand new one with. I looked up the identical brand new stove on various websites and the reviews were similar, even worse. My apartment was in a private location facing Jeffrey Rd with only 1 neighbor. The privacy was nice, but comes with street traffic noise and employees seemed to "forget" about us when it came to posting notices (such as fire alarm & air filter checks) and for sweeping the walkway and stairs. It almost never got swept unless we notified them to do it.  One time a man came to my door for a water meter check or replacement and I was not given a notice. I had to call the office to verify who the man was before I opened the door. My neighbor caused an ant infestation (leaving garbage and pizza box outside their door) and a pantry beetle issue. It took the office a long time to fix the problem for both even though I told them that the pest control guy verified that there was no food sources in my cabinet (only pots and pans) and he told me it has to be the neighbor and they need to check their apartment. It was clear they never checked it because 2-3 weeks later when the pest control came back, with someone from the office, they checked the neighbors apartment. The pest control person told me he found the source of the pantry beetles next door. Had I not scheduled for pest control to come back, they would not have checked the apartment next door leaving me to still deal with the problem. When I moved out (Nov 2023), they charged for cleaning and carpet replacement even though the apartment was cleaner than before I moved in and only one bedroom needed carpet replacement. They eventually took off the cleaning charge (after a few emails) because I told them to refer back to the move in form. Took them to court for 2/3 back for the carpet charge. New manager lied to the judge. Manager told her the lease says they don't do partial carpet replacement. Judge told her to read where it is listed in the lease, manager read something, judge pointed out that it does not say that. I ended up winning. Call legal aid at 714-571-5277. They will help you fill out lawsuit paperwork. They helped me. Take pics of everything when you move in, write down everything on the move in sheet (if they no longer let tenants fill it out then write everything on paper and take pictures of it with an app, like Open Camera, so there is a date and time stamp on the pics and email it to yourself asap, and take pics of everything when you move out). Just moved into Brittany the end of June and so far I love it here. Of course that may be subject to change (lol) but I'm sure I'll continue to love living here. Huge fan of the amenities such as the three pools and spas. It's so Beautiful all over the community. The only issue I've experienced so far is pests in my unit particularly ants and fruit flies but let's get real that's bound to occur especially during the summer. They do free weekly pest control treatment which is pretty cool. I just got my first one done earlier today and I scheduled it yesterday evening, so they are on top of it! I spoke to another resident at the pool a few days ago and she also mentioned the pest issue but other than that she said all is great here and the maintenance team is very friendly and responsive. Communicating with the community relations team has also been positive and prompt for the most part so shout out to them as well. It's got a great location central to everything you need in life with shopping, entertainment and parks within walking distance!! If you want to bike you can hit the biking trail that runs alongside the community or if you want to swim, just choose one of the pools!! I want to start off by saying that half of these reviews are fake! (Probably written by Marlene and Carlos). Since they suck at their job, they have to compensate with fake good reviews. Nothing ever gets resolved. The gate is always broken, and you will find dead rats and dog poop all over the place. The only decent employees I have come across are Sheila and Tom, who are fairly new. I'm stuck here so my kids can wrap up the school year. I moved here in March and began working at home in late March due to the pandemic restrictions. I'm sure I'm not alone and I've read similar noise complaints concerning Brittany groundskeeping and maintenance who use leaf blowers everywhere, even on roofs in the community. I've complained that these activities during my work hours make it very difficult to hear video conference calls with my employer. No response. And when I wanted to schedule some pool time I sent in a message asking how to do that with no response. So this apartment complex receives a "0" for accommodating their working from home tenants during this global pandemic. The two stars are for their emergency maintenance response which has been very good with spraying after the water bugs started crawling around the living room and bathroom. As a new resident to this community, I'm compelled to post this complimentary review about the outstanding customer service I've received from Josh and his maintenance team at Brittany apartments. Soon after moving in my A/C quit working and then flooded my unit. Josh came to the rescue within minutes of receiving my call. He personally saw to every detail of the repair from start to finish which ended up being more complicated and time consuming than everyone initially anticipated. Since I work from home, I appreciated that he actually took the time to listen to my concerns about not wanting constant interruptions. He provided me with regular updates on the status of the repairs and went out of his way to always schedule the work at my convenience. Even when I was unable to accommodate his timeline, he never complained. In the end, the repair required the entire AC unit to be replaced which meant tearing out a wall , the AC, as well as carpet. It was a mess. I'm very picky about cleaning and probably drove Josh a little crazy with all my requests and requirements, but once again, he made sure the final repairs and cleanup were done to perfection and beyond. Thank you to Josh and his team, Elkin, Ben, and James for a job well done. Things beyond anyone's control are always going to happen, and it's the way Josh handled every detail of this complicated repair in such a professional manner that made a world of difference to me. :) read more

This place is horrible! Not a fit place for families with kids. Any concerns or complaints you have wont get addressed for weeks, after leaving calls and emails numerous times. The whole leasing team is a big joke. Too many times through out the year their are inspections where they HAVE to come in your residence and look around and in the garage. Even without you present. Too many tests for smoke alarms going off in your home and all around you all day long. The gate you pay for doesnt always stay closed. Many cars have been broken into. This review is based on an experience I had over the phone with a leasing consultant as a potential resident of Brittany apartment homes. I had a self-guided tour set up to view several two bedroom apartment homes one afternoon and called Brittany Apartment Homes' resident services office to see if I could move the appointment up by an hour, as another property did not have any units to show me and I didn't want to wait around the area for an hour before my tour started. The resident services rep who picked up transferred me to a leasing consultant. Unfortunately, I did not grab his name ( he mumbled it and spoke rather quickly when he picked up the phone ). I really should have clarified his name before hanging up. Our conversation was short, but I got the overwhelming sensation of the leasing rep trying to convince me not to come to the property. Although they only had 1 floor plan of the 4 I was looking at available, I would say that there are much better ways of dealing with a prospective client. The back story is that I won't be ready to move until October. While I realize that it is quite early to look for apartments, I also have a very demanding job that doesn't allow me to dedicate time very often to take care of personal issues. So, I like to maximize what time I can get to take care of the most important issues. You know when you talk to somebody and they preface something you do not want to hear with some half-sincere explanation of their actions? That's pretty much exactly what this leasing consultant did the entire time he was talking to me... He gave me a long explanation about how he only had 1 floor plan available, and how he didn't have any earlier self-guided tour slots available. Then went on to tell me he could not show me any additional floor plans until the end of August and how its really too early to be looking for an apartment for October anyway, then ended that train of discouragement with " Oh but you can come by today if you want." " I don't want to talk you out of looking for an apartment now but.." and went on to tell me a story about how he was looking for a home two months in advance and could not get any of the apartments he was looking for when it came time to move and how I really should be waiting until around September to look for an apartment. I've toured about a dozen Irvine Company Apartments in the last couple of weeks and I have to say that this was easily the most negative leasing consultant that I've come across. Generally in commissioned sales positions ( which I imagine a leasing consultant at Irvine Company is ), consultants would be happy to speak to a potential client and excited to try to make some money, especially when the Pandemic is causing many to stay put. I did add 1 star because the hold times weren't long and I was able to speak to someone right away when I called. With a lot of communities, you have to call multiple times to get connected with anyone. I have to say that this experience will likely make me avoid Brittany Apartment Homes for my next home. read more

This apartment complex gets 4-stars but the service from leasing agent, Tyrus Powe, captures the extra star. For weeks, Tyrus worked with us to view multiple floor plans and answered all of our questions until we found the right one. There are so many nice apartment complex but it helps prospective tenants to work with someone who's friendly and wants to help us be happy with our decisions. So far, it's been a week in our new home and we are very happy. My significant other decided to pay the fee in order to break the lease, and a year later, Brittany took it upon themselves to send his file to the Collection Agency as if he owed them money, which is now on his credit; not to mention, has ruined his score. Brittany is so lucky that I had removed my name prior to his decision to break the lease. Otherwise, I would have sued them for fraud. You'll love it until you hate it. It's hard to say it's reasonably priced considering it's in Irvine. The grounds are pretty spacious, nice pool, smallish gym, and they do respond to super requests in a day or two. As other yelpers have stated some walls are paper thin, but not all and i think it's model/location based. My biggest gripe is the people, not many tenants sign renewals. People here pretend to be nice, but complain about everything. Everywhere I've ever lived I've never had the cops called, never had a noise complaints until here. I can't speak poorly about everyone because there was good people.I left my car parked for a few weeks when i started riding my bike to work and of course i got a notice, moved my car a few spots over and got another notice the next day, but when i looked through my fine print it simply said the car could not be in the same spot for more than 3 days. Plenty of vacancy and parking, but i still got one. Nosey neighbors didn't like the kids across the street, but that was years ago. The floor plans are pretty open, modern-ish appliances, large bathrooms, but the kitchens are small. Plenty of grass and pathways, they could use a few more lights around the perimeter, but the proximity to the freeway, grocery stores, schools, bike bath's and a hospital make it easy to like, but not love. It's actually not a bad place to live if you get the 1BR because of the amenities, but it all comes crashing down when you realize you no longer love it, or even like it and decide to leave without a 2nd thought. read more

I only been here for a month and I'm very disappointed! I live in townhome 652 , every week I'm having problems with mice's entering my garage and home! This is the 4 mice that has been found in a month. The staff hasn't been that helpful . Property manager seems likes he's always out on vacation or out of the office. I'm very frustrated since I do have two little ones to take care of and this is just making me very angry to deal with . I'm very disgusted with the property and the STAFF! We have lived in Brittany Apt Homes for almost 2yrs and we still love our home the same way we did when we first moved in. My apt home is great space for my family, not to mention the short distance to my kids school, very convenient for us. Shout out to Richard Favela who assisted us in finding our home!! He was very patient, friendly and very professional. I have noticed some new people in the office because of their great and friendly customer service in person and over the phone. We would also like to give a SHOUT OUT to all the maintenance team in this property. Every time we drive by a maintenance team member they waive at you and smile. BEWARE IF YOU WANT TO WASTE YOUR MONEY AND RENT WITH BRITTANY APARTMENTS-- THE MAINTENANCE STAFF HAS ENTERED MY UNIT NOT ONCE, BUT 3 TIMES ALREADY UNANNOUNCED! The Maintenance Staff entered my Unit 2 times after I cancelled. Out of those 2 times, I was not fully dressed! Then, the 3rd time, the Maintenance entered, but my Mother in Law knew to to tell him to leave, because I wasn't expecting anyone. The Assistant Manager, Marlene, claimed they entered by accident and they mixed up my Unit # with another Unit. First off, WHO ENTERS A HOME WITHOUT DOUBLE CHECKING!? That's common sense! The only thing Marlene can say was "How can we make you feel more at ease?" That's funny, because they hit me with an unexpected 60 DAY NOTICE, because they don't want to renew my lease, but with no further explanation, but because "they just want their assets" back. What kind of BS reply is that?! - The Staff is RUDE and are all not on the same page - The Community Manager, Carlos, doesn't even communicate nor show any interest / Care in the world for anyone. Why would he? He gets paid to sit in his office while his Staff slaves away! - The Staff had my Mom's SUV towed away 1 day before Christmas Eve. I asked if they would wait one more week, but they said no. I even told them how my Mom had Cancer and was going in for surgery, so I needed to find other options to get the Car to start. All they can repeat was -- "Sorry, but we have to treat everyone the same". I moved to the Brittany community in 2015 and never want to leave! My experience with the leasing office has ALWAYS been phenomenal. Richard, Paige, Terry, Sylvanna, Claude and Marlene have always gone above and beyond. They are kind, patient and extremely officiant. Whenever I have had a maintenance request, Ben and Santiago are right on it. They are clean and quick. I love when the leave you a post card after the work order is complete letting you know what was done. I feel safe here. Brittany is a well kept property and is very clean. Even if someone left a mess they are right there to clean it up. I find there is always plenty of parking for friends and family to come over. I really can't say enough about this place. Even when I left for work this morning they were handing out Valentines to each resident! I have seen the negative reviews and I scratched my head. Contrary to the other Yelpers, we love living here. Very nice office and maintenance staff. Appliances are all nice and new. Never had any mail problems. Anything that has broke or needed maintenance the staff responds in 1-2 days. The grounds are very well kept. Parking is usually not bad considering its an apartment, but everyone gets a minimum 1 car garage. Gym is a little small but still good equipment condition. Lots of grass and walkways for dog walking. I wish people would pick up there dog poop more often though because it sucks stepping in it, so just watch out! Walls are a bit thin but we're lucky to have relatively quiet neighbors. If we had one complaint it would be bigger/taller showers and better quality carpet. But, overall its a very nice complex to live in! read more

My wife and I lived at Brittany for over three years from 2014 to 2017 before I went back to business school out of state. We absolutely loved it there!! It's a very peaceful community with chirping birds and friendly staff. I really want to recognize Aimilee for her great service and helpfulness as we were looking to return to Brittany. She went above and beyond to help us from out of state answering all of our questions in a professional and friendly manner. The location of these apartments are great as they are nestled into a beautiful area of mature trees near access to the 405 freeway. Only a short distance to the 133 and Laguna Beach as well. The pool, gym, and buildings are great. The walls are thick so you can't really hear much noise as you might get in other complexes. Very fortunate and thankful for such a wonderful experience at these apartments and for the staff too. Keep up the great work! read more
