Apartments are old and the wear and tears are not being fixed. Maintenance must be called several times to get a resolution and sometimes you just give up because they will say nothing is wrong. the windows don't seal off the cold air at all. we moved in and more than a dozen things were broken or needed repair. bathtubs were already clogged after a few weeks, apartments should be deep cleaned prior to move in. Doors and garages are dinged and need touch ups. In irvine, prices are going up however they put less effort on maintenance. read more

Don't move here! They have mold in their units; rats ; you are profiled for being a drug user. They will lie and accused you because they are hurting for money due to no one is moving into their units. The staff are liars and take advantage of ppl who are hard workers and try to make a living for their family. Being a resident for 4 years so that my children can graduate from school. They took my whole security deposit and charged me over $3100 in damages supposedly. They refused to be fair and take responsibilities of the negligence they caused my family and I. Water leaks, rats, nasty neighbors; so we moved because of their rat problem and never holding a standard for all residents; if your children does attend Irvine school district and you live in any of Irvine company's unit please take your photos before and after. This is by far the best community I have ever lived in, and that is all thanks to the incredible staff that manage it! I have had my fair share of bad apartment-living experiences, but this is the complete opposite of that. I lived here for two years, relocated to another property; and then shortly moved back home because nothing else truly compares to Shadow Oaks. My experience with interacting with other households has always been very positive, like a real community should feel! Whenever I need to inquire with the office - Richard, Michel, and Amy are always super helpful, friendly, and professional! I have never met a staff so warm and inviting. The Leasing Office has a wonderful dynamic when it comes to resident assistance! The Service Manager Paul is very kind, respectful, informative, and quick when it comes to anything maintenance related. I am writing this review after taking a self-guided tour of this property, as a prospective resident. Shadow oaks is on a whole different level from other Irvine Company complexes. In the last few weeks, I've visited about a dozen or so apartments, looking for my next home and Shadow Oaks is the only complex that really blew me away. While the exterior color scheme of the buildings here is a little dated, the entire grounds are beautifully kept. There are awesome walkways and massive green patches all over the community. They even have their own park! This is all extremely exciting because it gives us plenty of options to walk our little fur kiddo ( see my profile photo ). The interiors of the units are beautifully upgraded. Stainless appliances, granite counter tops and up to date lighting fixtures everywhere. I came here to primarily view their Plan D 2 bed 2 bath apartment and was floored by the amount of space. I could easily picture this as my next home. I also happened to take a look at a 2 bed town home which was so nice that it actually has me thinking my living situation to see if I can bring in a roommate to split the cost. Amy LeClair was my leasing consultant and she is great. She reminds me of someone whose been in hospitality her whole life ( maybe Ex-Disney employee? ) who never shook that " kill em with kindness " vibe. She's bright, cheerful and excited to help. She's replied to all of my emails and provided thoughtful slideshow presentations for some other floor plans on their property. I hope the stars align when my lease is up and I can become a resident here, at Shadow Oaks. read more

No management on site! When we moved in there was management on site but now no longer and it has caused so many issues. There are loads of strangers and homeless people who wander into the property. Sometimes they use the pool and they regularly go through the garbage collecting cans. The other day someone was on drugs and going from trash unit to trash unit talking to themselves and digging out cans. The person was clearly on drugs. I have also witnessed and had to call the cops on a fellow resident who actually punched his child in the mouth in the gym and the child was bleeding from the mouth. There have been incidents of screaming on the property and aggressive delivery drivers. We pay over $4,000 a month and I am honestly starting to get scared living here. Not worth the money. Not to mention the terrible traffic and street noise. The complex is down the street from a fire station and people regularly race motorcycles at night. All I hear are sirens and loud bikes all night regularly waking me up. read more

Michelle is probably the worst helper there is in shadow oaks. she persistently has threatened to vacate my family when we were living there during covid and extremely difficult time. she has no remorse for anything other than her paycheck, i know many more tenets here that have an extremely hard time with the office because of her and her rudeness. she needs to learn how to be hospitable to the people living in her community rather then make them regret living there and waiting for their rent agreement to end. read more

So far so good! Me and my wife moved in about 2 weeks ago, and we love our new townhome. Had a couple of minor maintenance issues when we first arrived, but the maintenance guys (Paul & Julio) are super efficient and had them fixed straight away. Julio came and did a great of job installing my new ceiling fan today too! We moved from another Irvine Company location and the service here so far is much better! We like that they recently put in Nest thermostats as well! read more

Even though we'd hoped to live here at Shadow Oaks for a long time - unfortunately due to a job relocation we had to move after just 8 months at Shadow Oaks. I just wanted to take a moment to say that we loved our brief stay here. The community management from Richard, Michel, Amy, Paul, Steve and Albert - all work hard to ensure we were comfortable in the community. They are very attentive and responsive to our needs. Their maintenance request response times are excellent. If you do your research you will learn that it is an old community that was recently upgraded so you know what you're getting into. I was iffy about the spiders too when I first moved here as we moved from another continent where we don't see spiders or creepy crawlies as often. However I slowly learnt to appreciate the flora and fauna of California. Also know that these little critters are common to all communities not just Shadow Oaks as I learnt from my interactions with friends in other properties. As I mentioned in my review when our family first moved into Shadow Oaks. The team made our move-in very easy. And now at move-out too, they were very accommodating and helpful which made this 2nd move within a year less stressful for our family. We really appreciate that as moving is never easy. Overall it's a peaceful place to live with decent neighbors. We enjoyed our first home in the USA thanks to the Shadow Oaks team. read more

My parents have lived in various Irvine Company apartment homes. When they were think of relocating last summer to a three-bedroom apartment, I accompanied them to the leasing center at Shadow Oaks. I forgot his name, but the leasing agent (caucasian male, approx. 5'8", dark blonde), looked at them and said, "You guys know these apartments are around $3000, right?" I can't believe he tried to pre-screen them by looking at them! He gave them his card because he was with another client and said he would give them a call but never did. For the record, they were fully aware of the price point ahead of time. My father is hispanic and my mother is asian, so I'm not sure if it was racially-motivated or he just assumed they couldn't afford it, but either way, it's completely base and uncivil to start off my asking potential residents if they are aware of the price before engaging in any other conversation - not to mention discriminatory and potentially illegal. Maybe he isn't aware that it's outright rude to approach people this way, and if he isn't aware, then he has little social intelligence. read more

I lived in Shadow Oaks apartment for more than 2 years. First I got a 2 bedroom on top of those Garages. It sucks. I had 4 garage doors under my apartment. Whenever any of those doors opens or closes, whole apartment starts shaking. The first time I thought it was earthquake but later I realized I have trapped in a very noisy apartment. I complained but one told me "you have signed a contract with us in which we have said extreme noise is not a cause to early termination of our contract". There is really nothing they can do about noise of those garage doors. Every 2 bedroom apartment on top of those garages, gets 4 or 5 garage doors underneath. And some neighbors start to get out early in the morning, and some come back late in the night and they want to open and close their parking doors. God help you with that extreme noises. I decided to move to a town home 2 stories very next year that has no garage door underneath. But I realized that the noise of my neighbor passes through walls. Any noise of their talking, TV, showering etc. Then I realized that the structure of this buildings in Shadow Oaks apartments is a hollow-inside and very cheap material. Basically Irvine company has tried to reduce the cost of construction by sacrificing the noise immunity of apartments. There is another example of this kind of apartments under Irvine Company which is called Santa Rosa. Hollow structure that passes all the noises through. This is what the apt manager over there told me! God help you with this one. Another problem with Shadow Oaks is the lack of enough guest parking. There are only few. Only few ... believe it or not. For whole community. Other problem of this apartment complex is the creek next to it. Very dirty and smelly at certain seasons. Be careful while you sign the contract with Shadow Oaks, because you are giving up your rights for pursuing any damage because of dirts and unhealthy environment etc. It is mentioned in the contract that "you are warned for the chance of getting cancer" or something like that. God help you with this. These are my honest experiences that I shared with families here. Do your homework and do your own due diligence before signing any contract with Shadow Oaks. Be extremely careful specially if you have a little child living with you at home. read more
