Quiet community, walkable to restaurants/shopping, a quick drive to either the 405 or 5, bikeable to a nearby man-made lake - Woodbridge Pines and convenience go hand in hand! We toured both a bottom 1X1 unit (in-unit washer and dryer, wood floors, fireplace) and second-floor 1X1 unit (no in-unit washer and dryer, carpet floors, no fireplace) by the community pool. They both felt clean and secluded, though the bottom floor unit seemed more updated aesthetically. The bathroom and bedroom are separated (via double doors) from the living, dining and kitchen spaces. The community as a whole gives "Grand Californian" vibes - this is seen in the external design of the residential buildings, landscape and pool. Though we ended up selecting a different property more in-line with our budget and amenities needs, this seems like a stellar place to live. read more

Guillermo went above and beyond on helping with a request, keeping me updated, and informing me of an alternative option for temporary relief while the request was pending vendor response. Guillermo was the first person to inform me of the alternative option as well as follow up with a call letting me know the status. The previous two calls to the resident services office did not reach back out or let me know about the alternative option. I am extremely grateful for the additional assistance and follow-up. Welcome to hell. Or the ghetto of Irvine. The short version is: you really really really don't want to rent here. I'm embarrassed to admit I lived here. Don't make the mistake I did. Facts based on over five years of experience: They are notorious for raising rent here. In 2016 they raised our rent $165. per month. Every year they do a significant boost. Noise complaints are ignored (and "noise concerns do not warrant waiving of any lease break fee or rent responsibility"). Our upstairs neighbors were so noisy I felt like I was living inside a drum. After 6 months of complaining to management with nothing being done I spoke to the tenants myself only to find my car vandalized the next day. Ransom to break the lease early: over $4000.! You'll note a lot of 5-star reviews within the first half of 2015 so residents could get a rent reduction; don't believe anyone who says this outdated complex is a 5-star place. It's an old complex (1970s) with old building issues. Squealing pipes, water heaters going out, appliances constantly breaking down, etc. The ever-changing management staff are inept and simply don't care about tenants or the property. They are unhelpful and even blatantly lie to tenants (ie - we referred someone to get their promoted referral fee and they gave every excuse in the book why they couldn't pay us). This is apparently the place the Irvine Company places their managers who are on probation for incompetence. You wouldn't believe the unethical ways they tried to cheat us out of our deposit once we moved out! We wouldn't have gotten a penny back if we hadn't confronted them. Laundry rooms and garbage areas are a disaster. This is due to the disrespectful transient tenants who simply don't care about anyone but themselves. They will remove your laundry from the dryer to dry their own clothes or throw trash all around the garbage bins rather than inside. Once I left the communal barbecue to get a plate and came back to find someone stealing my meat off the grill. The only good thing is the maintenance crew who are friendly, competent and reliable. You'll need them often at this run down complex. To sum up: Woodbridge Pines is a frustrating hell that you'll pay out the nose for. Update: I'd like to address the reply below. Nice to see they hired someone to do damage control on social media but can't offer common courtesy to residents who live here. I think 6 months of repeated complaints and emails to staff about excessive noise is plenty of time to take care of the issue yet it was not addressed. It was worth it for us to pay $4000. to break our lease and get out of there - it was that bad. And potential residents need to know how poorly management deals with problems. They'd prefer us just to move out so they can make some money. I saw very little in the way of property enhancements in nearly 6 years but I did see you suddenly charge residents each month for heating the property (i.e. - the jacuzzi) without informing them but quietly adding it to the utility bill. When we moved in we were offered having two walls painted a different color at no charge, an offer we accepted. Upon move out management wanted to charge us an extra fee to paint over those two walls and would have if we had not demanded an accounting. Nice try. And then wanting to charge us extra to paint the ceiling???!!! This review is only the tip of the iceberg. I could write a book about all the things that happened during the time I lived here which reflects how uncaring and unethical the Irvine Company is toward residents. Be thankful I didn't get into stories of rodent and insect issues. read more

Pros: Near to school, quick fix for maintenance requests. Cons: Very Unsafe apartment complex, the apartment is very prone to theft. Many folks lost bikes, packages, TV from the living room, and even motorbikes. It's not a gated community, often we'll see homeless people inside apartments. Very noisy with hammering, dogs, and leaf blowers. Not recommend for families. read more

Woodbridge Pines Apartment is amazing! I spent 3 years at this lovely location, close to schools (stonecreek, lakeside and Woodbridge High). I worked with Kim at the office a lot; she is so nice! She remembers everyone's name and treats us like old friends. Angel in the maintenance team always shows up quickly when something is broken. All the team there make the living experience so pleasant. The apartment is not with the newest design (built in the 1970s) but they upgraded the whole community with double panel window and glass door. The only thing I am not satisfied with? not enough three bedrooms apartments when I was looking for extra space. I had to move but I am sure I will come back often to see my old friends! read more

Alright, fuck this place. DO NOT MOVE HERE! You'll be waking up everyday to your room shaking from Jack hammering, drilling, banging, screaming! The leasing office admitted they "forgot" to warn us about construction in our area prior to moving in. They told us itll be about 4 months of construction... it's been almost a damn year! Not everyone works 7-4 and I cant even sleep in even ON MY DAYS OFF. The only time it's ever quiet here is when I'm at work or when it rains which is bullshit. With all the construction done, everything looks the exact same. They decided to redo a few side walks which were not cracked, or dirty, and perfectly leveled. But of course being bored they decided to do it anyways, so I gey6 to hear Jack hammering outside my windows at 8am when I have to work at 12pm. I literally get home late and get to bed late only to ever get 3 to 4 hours of sleep. Let's talk about their workers now. Seriously its 8 am and you hear these guys screaming at the top of their lungs because they're pinching each others nipples instead of working. Are you fucking serious? It's ok to dick around but do in the afternoon NOT 8am. People are constantly moving out so they're constantly tearing down apartments, redoing them, and dicking around. The leasing office offered to move us to a new unit away from the noise but no they're not trying to help us out, they want to charge us more for the new unit. If I could afford it dont you think I'd done it? You guys that stupid? We literally have 3 months left just keep our rates the same and then Jack it up after our lease is up, but no they dont care about tenants resigning their lease. We asked if they can just lower our rent for the 1 year of noise, they said they'd get back to us and never did. We were literally told we had 3 months left and to just "ride it off". Fuck. You. Guys. Dont even dare respond back when "we sorry for your experience" or "how can we assist you further", shut the hell up you guys dont care and yall ask tenants to leave 5 star review for lowered rent. And DONT YOU DARE try and justify your actions. Stop using shitty roofing materials and itll last longer, quit being so damn cheap. Quit moving people into unfinished buildings. read more

Woodbridge Pines is a beautiful Irvine Company apartment community. The Pines will give you access to lots of amenities, including the Woodbridge Association amenities. The location is perfect and they're in the process of remodeling all of the apartments. Also, Megan is awesome! You'll love her! She's very professional, extremely kind, and very personable! Overall, it's a great place with a very helpful group of people at the leasing office! I highly recommend it! read more

Adding another update, as things have got a little better here at Woodbridge Pines. The place is now managed by a chap named Carlos, who is FAR more proactive and responsive than his predecessors. Having someone in charge who seems to really care about well-being is a huge help. He's already sorted a couple of issues for us, and, as these units are older, we keep throwing little fixes his way. So far, he's been responsive, friendly and efficient in getting things sorted. On the down side, several beautiful old trees have recently been cut down, because they drop leaves. I'm sincerely hoping the one that caused us to pick the unit stays up. read more

The good: plenty of parking, everything is new when you move in, quick on taking care of maintenance requests The bad: VERY noisy from the early morning til the late afternoon. Expect to wake up to the sound of power drills, hammering, and leaf blowers throughout the week. For someone who works nights and weekends, this is a nightmare because the place is quiet while you're at work and while at home trying to relax you can't even hear yourself think. They have been doing construction and remodeling for a year and looks like it's not stopping anytime soon. Would not recommend for those who enjoy a quiet place to live read more

I lived at Woodbridge Pines for three years. Before that, I lived at San Leon which is just down the street and is also operated by The Irvine Company. One thing that I've noticed is that the leasing staff always changes. One moment you're working with someone, then the next, they've moved locations, they've gone on vacation or some other excuse. The leasing staff is very friendly and helpful. I give this place 2 stars because maintenance requests are almost always prompt, but they are not in the business of trying to keep you as a resident. They are good at advertising to bring in new people and new money, but they couldn't care less if a customer leaves them. read more

The whole company is very manipulating to someone that does not understand the laws of rental / lease contracts. I paid for the rent of my son to live there while attending school. From the start, they us to sign contracts without seeing the unit he was to move in to! After arguing to see the unit 1st hand they allowed us to view. After viewing 5 different units later because lack of maintenance and livability, we ended up in Wood Bridge Pines (ANOTHER SUBSIDIARY OF THE IRVINE COMPANY). Much nicer than the student housing units however they took advantage on tenants moving out. The staff verbally tells the tenants not to worry about cleaning their unit when they move out (implying that they will do it for FREE!) . They they tell you that it was all in the contract that the tenants pay for the carpet cleaning, pay for the cleaning of the entire apartment, and any paint touch ups automatically comes out of the deposit money. What they did not mention is that The tenant had the right to leave the apartment clean and not be billed for any of these charges! They made it seem as if the Chargers were already in the contract and this was a part of the contract being for the additional services once the tenant has moved out! But on the contrary there was no information in the contract that stated that they would be automatically billed. The contract states that the tenant has a choice to clean their own unit upon moving out or allowing the Irvine Company vendors to clean the unit! The staff will tell you that their vendors clean the apartments once you leave and The tenant is responsible for those charges. Beware, California law has a "normal wear and tear" clause for tenants moving out of apartments. We were held responsible for charges that are considered "wear and tear " under California law! The Irvine Company staff is verbally telling tenants that they must pay the Irvine Company's cleaning charges when they move out ! They verbally imply that tenants have no choice and must pay the fees whereas by law the tenant has the right to perform their own move out cleaning! IN RESPONSE TO THE IRVINE TEAM I was one of 6 different parent friends that had this same experience. I surely would not have wasted my time, writing a review, warning the public had this experience not been true. Re-train your staff and stop taking advantage of "green to the world" college students and all would be greatly appreciated! Thank you! 2nd RESPONSE TO THE IRVINE TEAM I'm sure you're paid very well to respond to these complaints because your writings make it sound so eloquent, trivial and misunderstood to the novice reader! It's quite clear that The Irvine Company goes great lengths investing training staff to manipulate, twist, undertone, and imply verbally what is in the contract and what is not! The quality that separates me from the average "Joe" is that my wife has over 20 years in property management whereas she been constantly being trained on the newest guidelines, laws, rules and ethics that affect the community or renters. read more

We looked at over 10 apartment properties all over southern Orange County before choosing Woodbridge Pines, and I'm super happy we did. Front office is eager to please - I've only had to call Dani or Michelle 2 or 3 times since we moved in, but each issue was resolved within 24 hours. Move-in process was a piece of cake. Paying rent online is my favorite. Love the web based maintenance ticket system - Jose fixed our sink once on a late Sunday night. That's above and beyond in my book. Location is great. Almost everything I need is within walking distance. The mature namesake pine trees give the property a shady/woodsy feel that's some what unique for Irvine. read more

I highly recommend Woodbridge Pines... for many reasons. First, the rent is great for the amount of space and quality of living provided. Don't get me wrong, it's not cheap to live in Irvine, but after viewing the competition, Woodbridge Pines offers a LARGE space (for Irvine) for a competitive price. And it's well-kept, super clean, has great amenities (Woodbridge Association), and the buildings only have a few units each so you feel like you have a home rather than just a unit in a giant complex. Secondly, the staff is fantastic. Coming from NYC, I didn't think I cared about customer service when it came to my apartment (because out there it doesn't exist). But here, it's so great that you can't help but value it. We've had amazing managers in the office (Michelle & Amanda), and we also have the best Service Manager of all time - Gerardo. If you need something fixed (well, quickly, correctly...), Gerardo is your guy. He and his team have gone above and beyond on multiple occasions for things ranging from a running toilet to an inefficient fireplace to helping me get into my apartment in the middle of the night when I locked myself out (like the true genius I am). Lastly, you can't beat the location. Right by the 405 and the 5, and walking distance to grocery stores, Target, tons of food, movies, and shopping (Marshall's is SO close). My husband and I have only one car and a bike. We both work full time, and we've lived here for two years with no transportation issues at all. TIP: Try to get an apartment on the side closest to West Yale Loop. It is quietest over here, and parking is ALWAYS available. Other side is fine too, but this side is better. :) read more

Woodbridge Pines is a great Irvine Company apartment complex. This is the second time I have rented here in less than two years for short term rentals. The place itself is great, but more importantly the people who work here are even better. The managers Michelle and Amanda deserve special recognition for how much they care about the residents. This is our first apt experience after owning a home for the past 22+ years. Our experience with Woodbridge Pines has been excellent so far. The office staff are attentive. When things need fixing they come within 2 hours of our initial contact. The grounds are well kept. The neighbors are friendly and quiet. Even though there are families in the complex, the kids aren't noisy or too busy running around to cause any major disturbance. There is plenty of parking in our area and if needed there is also street parking outside the complex. They maintain the complex well by painting and fixing things on the outside. When we moved in everything was in good working order and we even got new cabinets. I'm glad we were able to find this apt. and it's within walking distance to school, Target, restaurants and the Woodbridge amenities (i.e. lagoon, lake, tennis courts, walking paths). I am glad that our family can be here for the time being. read more

Every time I see them they're smiling and remember my name, which makes me feel very comfortable here. I'm actually a current resident (1.5 years) and after reading some of the reviews, I can see some of the points made are valid and some seem more specific to the reviewers. I just wanted to provide my personal experiences here and why I've chosen to renew (of course, I'll be sure to update if my experiences change). Pros: My bf and I moved here because of the abundance of parking and (for the most part) quiet neighborhood. Even though you are only assigned 1 carport, there usually is tons of parking on the street so it usually isn't too much of a problem. For someone who has lived in communities like Park West where parking is completely unavailable after 4PM..this was a huge winning point for us. For the most part, the neighborhood is peaceful and quiet. Yes there are kids running around playing and screaming but they're kids and I'd rather have that rather than music blasting all night. Most neighbors that I've met have been extremely respectful. Perhaps we got lucky with our location but I can honestly say I have good relationships with my neighbors. Con: I did have an experience last year though where residents or guests of residents were parking in my carport. I had reached out to the mgmt office asking for some help, put a notice, send out a reminder, SOMETHING because although I just said this place has abundant parking, sometimes there are not so good days. At the time, they advised they couldn't really help me because they didn't have the authority to call a tow truck but since i technically owned the carport (as part of my lease) I could have the cars towed. I didn't want to be that neighbor so I said forget it. Unfortunately this happened 2 more times and the third time it happened, I wasn't in such a forgiving mood and was tired of this happening so we called a tow truck. When the tow truck showed up, the car owner conveniently also happened to show up and claim that they didn't know this was a resident spot. They also said that they lived here, in which if they truly did live here then they should know it clearly was NOT a guest spot. Since then, we have not had a problem. Sometimes the laundry room can be gross but I think it's a matter of community laundry etiquette. In fact, if the machines are broken, I've never seen them stay broken for more than a couple days. Now back to laundry etiquette *EHHM* there have been times where yes, I admit, I've moved your clothes from the dryer to the counter because I've come back multiple times just to see all the dryers full and a certain load sitting for a couple hours. As someone who keeps a timer for my laundry so I can be courteous to others, I would really appreciate my fellow neighbors to at least be conscious of the time especially when you know the laundry room is busy. Overall, the cons weren't so bad for me to leave the community. In fact for the most part, I really enjoy living here and I hope my experiences continue to be pleasant! read more

I had bad experiences at this community. I moved from South Pasadena to this community and have lived there for a little over a year and I have experienced 1) they entered my apartment without my consent. It has broken the law and intruded my privacy! 2) They promised several times to give me a cat-scan report but they still haven't. So whatever they charged me for the cat damages were without actual evidence. 3) They promised to give me the deposit refund report and the refund within 21 days after I moved out and they didn't, so I have to drive to the leasing office several times chasing them for the deposit issue. I wouldn't recommend my friends to live at this community. read more

Apts. are old so they flood a lot. If you live downstairs it will sound like people are bowling above you when they walk. The landscapers come on Monday to do the hedging, very noisy, tues. are doing maintenance and cleaning, very noisy, Wednesday they mow the grass, very noisy and the blow the grounds clean so that your car that is parked in the carport if filthy now, however they is other parking but you will get sap and pine needles all over your car. Well it finally happened. After SIXTEEN YEARS of being at this place they have decided to "not renew my lease", with no reason given. So once again I say that if you want disrespectful, loud neighbors that don't follow rules, want a management team that would rather kick you out of your home of 16 years, than deal with the actual problem then this place is, you know what, you still wouldn't want to live here. Absolutely no loyalty what so ever. And the manager is completely arrogant, and comes off as having no feelings, and has robbed us of any good memories of living here the past almost 2 decades. I can't say enough about how unbelievably WONDERFUL this complex is. Not only is it a perfect place to live, with the constant manicured streets and gardens, but the staff is simply OUTSTANDING. I have had a few issues and the maintenance staff has shown up almost immediately and did whatever needed to be done, even one time when it involved me getting a new stove. Oscar is someone on the staff that is a fantastic example of what you would want in an employee. He is always so friendly, extremely competent and always stays until the issue is resolved. I had a problem with my AC and his patience and tenacity of rooting out the real problem and fixing it was something to watch. He has the perfect combination of professionalism and dedication. As a Communication Professor, I am constantly amazed at the customer service/people skills of all the staff. They are constantly making an effort to make the residents life easier-and how could you ask more than that? I have lived here over 20 years and have never thought of leaving.This is evidence of what an amazing apartment complex this is! read more

The 5 star is mainly for the excellent service here at WB Pines. I was trying to do laundry and realized that my wallet was missing *gasp!! I'd already loaded 6 loads of clothes and was stuck there in a panic. Luckily the onsite maintenance manager Gerardo was there and he paid to do my laundry! When I tried to give him cash back, he turned it down. Now that is service that goes above and beyond, thank you Gerardo! read more
