This was the worst apartment experience I've ever had. By the second day I discovered the pipes were so old that mosquitoes came through the drains. The place was infested with bugs, and during the summer you'll even find lawn shrimp crawling all over. I begged management to let me out of the lease immediately, but they refused. Their answer was "we have free pest control"--as if it's normal to need exterminators in your unit every day just to make it livable. I paid $2,640 a month for a one-bedroom with no AC and no laundry. On top of that, when I broke the lease (two months' rent penalty) they kept my deposit hostage by writing the refund check to both me and my dad, even though they knew from the start my dad wasn't in the US. They refused to reissue it in just my name, so I can't cash it. They hide behind rules, bully tenants, and take advantage of people who are new to the US. The place is unhealthy, overpriced, and run by management that shows zero care for residents. Stay far away. read more

We are what is known as Snowbirds- we escape our Chicago Winter for a few months in Winter to visit our youngest daughter's family and enjoy your CA weather. When we discovered Woodbridge Apartments (with our daughter's help), Soha Elsayed made us feel welcome right away. The staff there are prepared to assist you with recommendations for services you might need as well as how to set up utilities. Their maintenance staff are quick to assist you when you use their helpful portal. We rent a one bedroom on the first floor annually and we find all residents there are nice and friendly- Definitely Not our experience with our Airbnb years of stay in Irvine! Woodbridge Apartments provide a gym, a heated pool and a hot tub that are always clean, not crowded and we used frequently even in Winter! Their website provides a map as well as description of all the apartment choices- self explanatory and easy to use. We look forward each year to our return. read more

tl,dr: Peaceful pleasant neighborhood, but not the best traffic design. Likes: + Private access to 4 pickleball courts in North Lake Park. + Located very close to Lakeside Plaza, home to various restaurants and dessert shops. + Peaceful ambience for a night jog. I'm able to get some miles in around these parts. + The roads in this area are well maintained. Non-likes: - Very limited entrances/exits. You have to exit via Barranca Pkwy, whether through Creek Rd or E Yale Loop. What a bottleneck situation. They should've built more exits along Jeffrey Rd and Irvine Center Dr. - Need 100 more pickleball courts. - For me driving out from the pball courts, this area is not conveniently located very close to any freeway. SO bad! I was helping my daughter try to find a new place. I paid the application fee for a few places. One was Woodbridge. After a few days she and I went to see the place. It was clean but really small. I told her to wait until she saw a few others. Then I was charged $400 on my debit card. Apparently when you are approved they charge that as a holding fee. Then if you cancel within a few days they return the fee. Well nobody told me that I can't afford to have that taken out of my debit account I'm disputing it There are many vacancies here and the prices are sky high with mediocre amenities for this money Not happy read more

I have been a resident of Woodbridge Apartments for nearly 5 years and I plan on staying for more. I absolutely love it here. And I'm writing to praise the maintenance team. The maintenance team is super friendly, respectful, fast, and efficient. Every single time. I recently had a new microwave and a new garbage disposal installed in under 5 minutes. Any maintenance requests I've put in has been resolved within the same day. I couldn't recommend these apartments enough. :) read more

I echo the sentiments of most on here, the staff is amazing. We recently moved back here after we sold our house. Unfortunately, we have had a huge issue with cockroaches. I will be having my apartment treated next week for the 3rd time. Everything must come out of kitchen and bathroom cabinets. It's very time consuming and extremely frustrating to undergo this process. I requested a reduction in my rent to compensate for the inconvenience and time spent preparing. It was denied. tl:dr: shea will steal whatever small bits of money they can from you I'm a tenant here about to move out, and they were incredibly underhanded about the whole move out process. They tricked me into signing an intent to vacate 2 days before my lease was up. When I realized this and demanded my 2 days back, they said that I signed a legal document and that theyd start eviction proceedings if I tried to stay for the extra 2 days. Usually 2 days isnt a big deal, but I'm sick with COVID which is making moving out very difficult. But none of this mattered to Shea Apartments. They threatened to charge me with $1000 in legal fees if I tried to stay till the end of my lease (which is my legal right as a renter). Whatever, Shea. You win. But you also suck. read more

Lived here for about 6 years so this review is long overdue. To begin with, I am very pleased with how the office handled the COVID-19 guidelines. Laundry rooms across the complex all had signs warning residents to wear masks as well as to keep distance from one another. I haven't personally taken advantage of the rental aid program when the outbreak hit but it was good to know they were willing to be lenient during a time of hardship. They were also professional about carrying out maintenance request to ensure the resident was healthy before any entry was made into the unit. Now to get into the complex itself. It's definitely on the older side for apartments in Irvine. No central AC, no in unit laundry, popcorn ceiling, and poor sound isolation. Summer months is one of the worst times to live here as the AC (wall unit) doesn't seem to do much. It reached 110 at one point several summers ago and it was intolerable. Another issue is sound isolation. You will be able to hear almost any conversation your neighbors will have. This complex has about 8 units for each separated building and they are relatively close to each other. I've heard arguments, fights, random conversations, someone walking by, someone grabbing groceries from their car all while I was sitting in my living room with the windows (including patio doors) closed. You get used to it but it is still annoying to deal with especially at night when you can hear the echo of footsteps at 12:00 am. To add onto the negatives, another issue is the laundry situation. I can tell anyone reading this for certain that having an in unit washer and dryer is a MUST (this complex does NOT have this). Having to walk back and forth carrying a heavy load of laundry (depending on how far your unit is from the laundry room) is a pain in the rear. It costs $1.50 for wash and $1.50 for dry. The other residents here also don't clean up after themselves in regards to the lint guard. Rarely will I see it cleaned out after someone uses the dryer. A good chunk of people here also don't take out their laundry in time. I've seen some washers and dryers with the same clothes in them overnight which is just ridiculous. Another gripe with this complex is the vegetation and the amount of bugs. Like a previous reviewer mentioned the spiders here are "gnarly." You'll run into webs stringed across two trees, HUGE ones in the parking lots and some hanging high above the trees. I find myself killing silverfish, spiders of all kinds, crickets, earwigs, and lawn shrimp all the time. WAY more than previous apartments I've lived at. Lawn shrimps here are also a huge issue. Whenever it rains, expect to see maybe 10-20 of them dead on the carpet near the patio door (only if you live on the first floor). Winter is definitely the worst time as they will come into your home in droves. Now parking is definitely a problem here. Way too many folks invite their friends and family over and take up the extra spots. Some residents have more than 2 cars which contributes to the issue. You will rarely find free spots past 6:00 PM on most days. You'll find maybe 1 spot if you're lucky past 6:00 PM. The office recently created measures to control the parking situation by incorporating mirror tags for every vehicle listed on the rental agreement (max 2 vehicles). It did help a bit (still prevalent issue) and the additional contact information for towing companies definitely helps take out any unwanted vehicles parked in assigned spots. Although this solution came recently and I wish the management would've taken action on this issue sooner. Now for the positives. The management here is great. Brian and his team are friendly and quick to respond to any inquiries or issues I've had regarding my unit or with my neighbors. The maintenance team here is also great. They will usually respond within a couple hours (you can call the office or place in a service request through the resident portal). They also recently added LED lights in the bathroom and hallways which is definitely better than the halogens used previously. The management here also holds quite a few community events which is definitely something I haven't seen other complexes do. While it isn't necessarily a good or bad thing, it's refreshing to see some community bonding experiences play out as there are many families who reside here. Would I live in this complex again? Definitely NOT. Woodbridge Apartments is one of the cheaper options in Irvine so if you're a student or low income, it's an okay choice. If you have the option to move elsewhere I highly suggest looking into Costa Mesa and Lake Forest to get more for the money. Moving here just to live in Irvine would be a regrettable mistake. The hassles that do come with moving here is not worth the price in my opinion. read more

Newly moved in to Woodbridge, and we're very happy so far! We took a look at a lot --A LOT-- of apartments in the local area, and Woodbridge stood out to us because it was by far the chillest apartment to tour. The staff seem helpful and laid back, much of the foliage here is drought tolerant (although honestly it could be better), and we overall really enjoy living here. We're now living here in Irvine, in a nicer apartment with better amenities and in a better location, for CHEAPER than our old apartment in Lake Forest. It feels a lot safer too, and the city is more walkable and bike-friendly. A big plus is that this is NOT a part of the Irvine company, it is part of Shea Apartments, which I assume is connected to the current Mayor of Irvine. That's not a good reflection on the city's political culture, but at the very least we're not a part of the Irvine company. One thing that does bother us is the insects. Other reviewers complain about insects, and so far I've found that to be accurate. Before we moved in, we wisely asked staff to spray for insects, which they graciously did. Despite spraying, however, we've still woken up before with itchy insect bites on our legs, and I suspect this will increase the more we live here. The gym could be better too, as a gym should not have a carpet floor. EDIT: I forgot to add this, because this is important. Another reviewer made note that the walls here are extremely thin, and you can hear noises all around you. It's true. It's especially difficult when trying to work from home, and the gardeners need to use a loud leaf trimmer at least once a week, right outside of your window. read more

I'm a single mom and lived here for almost 2 years. The management is a nightmare; not efficient at maintenance & community cleaning & safety. Wall unit for a/c is ineffective for bedroom in summer it barely cools directly in front of it. Dishwasher, stove, fans, tub enclosure all replaced during that time. Just getting an exterminator out for the black widows everywhere is a nightmare. There's so many excuses for everything & nothing gets done. Laundry rooms are never cleaned & filthy. I'm on the 1st floor and for over a year my upstairs neighbors tormented my life until 1-2am with stomping, cleaning, dropping things repeatedly and management did nothing. Eventually even the courtesy patrol officers refused to respond. I've also had 2 men accost me within the community, one was my neighbor over my son's trumpet playing and the other random stranger over a washing machine, so there's a real sense that you're not in the best most family friendly community. Police cars are routinely seen here & my neighbors tell me there was an armed robbery that occurred here a few years back. I don't recommend living here. I wouldn't wish it on anyone. read more

Unfortunately I'm giving the apartment complex itself only 3 stars because the tenants they rent to are 1 star people. Let's be honest - some of us pay a lot to live in Irvine because it's safe and filled with nice, quiet, boring people. I've lived in woodbridge apartments for 6 years now and it's always been great, but in the last year, the quality of the new tenants has gone from apartment level-classy people to straight up hood rat ghetto people. I honestly don't know if it's a coincidence they they're all flooding to these apartments at once or if they've suddenly started letting section 8 people in, but whatever the case, be aware that if you live here, there's a good chance you'll feel like you're living in the slums just due to your neighbors. Again, I have nothing but great things to say about the staff.. And if you really don't mind the Anaheim-people vibe, go right ahead and live here. You'll love it. But if you've got standards for the kind of people you're surrounded by, maybe try somewhere else. You can find a much classier apartment home for the same price. read more

Stay away this place if you could!!!!!!!!!!! I wish I could give them zero if yelp allowed us to do so. I have lived here for 4 months. I chose this one over the Calypso apartment and other places because the price was about a little bit cheaper. What I found was so disgusting: termites all over places in the living area, a million of ants around the sink and kitchen area( we don't cook and never leave foods overnight), and a bunch of spiders in the bed area. Again, we are very clean people and have never experienced anything like this before in Calypso apartment. I am pretty sure that they did not spray before we moved in. And yes, they have a good customer service that can cleverly cover all dirty and unsafe livingconditions. When I tried to ask some agents in their leasing office to help, all I got was filling up a paper and dealing with all those bugs by myself all days and nights since they did not do any bug treatments at all. Be aware of this place! I would highly recommend you to choose Calypso or some other better places. Don't put yourself in this dangerous situation. My daughters and I lived here for 6 years. I loved living here for the following reasons: 1. Location- It is in the heart of Irvine midpoint from 5frwy and 405 frwy. Close to Woodbridge Lake. IVC, stores and restaurants. Its peaceful ponds and families of resident ducks adds to Woodbridge Apartments charm. 2. Parking- Never an issue with guest visiting. Parking is ample 3. Cleanliness- Maintenance staff are responsive and take good care of the community. 4. Price- Woodbridge is priced a bit lower than most Irvine Company Apts. It doesn't have all the the amenities onsite but you do have the option to become a member of the Woodbridge Association and use all of the features it has to offer. Staff- Brian. I have to compliment the property management team's approach to customer service. This past Thursday night a small lizard made his way into the front room of my apartment. Though I have an appreciation for all living things, the thought of sharing my space with a lizard caused some anxiety. After barricading myself in the bedroom that night, I phoned the office on Friday. My call was answered by Brian (property manager) who responded with empathy and immediately offered to try to trap the intruder. Mere minutes later he and Sal (service manager) showed up and what could have been an exercise in futility ended in success--their persistence paid off and the lizard was captured. It wasn't until later that evening I realized my call to the office took place when the Woodbridge Apartments team was preparing for an outdoor movie event. Not once did Brian or Sal act rushed or make me feel my request for help had come at an inconvenient time. HORRIBLE. I have lived here almost 1 year. If you have any questions feel free to ask me. Seriously you can message me. Woodbridge has sucked 1 year out of my soul... Where do I start... THE NOISE, it's horrible. This place was built so horribly, that you can literally hear exactly where your neighbor above you is standing because you can hear every dang crack. It's creepy. Every time a child runs, falls, cries, you might as well live WITH THEM. You hear it all. I have lived downstairs many times at different places with no issues at all so I was really shocked living here. I am not a light sleeper or anything like that. This place was built with just 2 sticks & some paint. I know, it looks beautiful from the outside with the big complex & the pool.. That's how I got suckered into it. This really is the "budget" Irvine community. Some neighbors are nice & quiet, others are loud idiots. All the bad things we have dealt with for the past year: -Hearing everything above us, seriously. Neighbors stay up late? SO WILL YOU. You will be so exhausted because they don't care if you complain to try to quiet down by at least 10:00pm. 11:30p-1am, nope still up & child still up. We have had mental breakdowns some nights. This has been the worst thing out of everything... :( -PLUMBING! Since this place is old, a water pipe broke in couple of places around the complex. We woke up to a wet bedroom and closet soaked with water. Their pipes are old. -You pay a premium price and feel you are living in a prison because the way the apartments are structured, you hear your neighbors conversations in the walkway areas, echoing into your windows that you have to shut them. Your bedroom window? Right in front of the walkways... OH HI! :S -You can't open your windows freely otherwise everyone can see inside your place, since your windows stare into each other. Seriously. The windows are not forward facing into a street or park area which is better... -There is NO PARKING at night. Management doesn't enforce who is parking there, so there are no spaces for actual tenants. People have parked in the red zone because there is no space (Don't do that). Security at night calls the tow company, which is $300!! -Complex doesn't even pay for water & trash, you pay for EVERYTHING. -THEY HAVE A MONOPOLY WITH COX.NET FOR INTERNET SERVICE. You cannot get internet with any other company, not at all. HOW IS THIS EVEN LEGAL???? WORST INTERNET PROVIDER KNOWN TO MAN.. You will get the lowest speed for most premium price! They offer lowest option 15 MBPS, yes I said 15! for $50. -Reconstruction of roofs, cutting down trees, loud noises & crap all thru the year. -Poor insulation! The walls are so poorly insulated that you have to run the heater more than you should for a normal decent apartment. -I tried to get out of here in any way possible, but the lease break was $4,000 & we only have couple more months left. I am counting down the days... After many months & finally taking it to corporate, they offered to transfer us to an upstairs unit. We didn't take it because we just wanted to get out of here. It would just be another problem with a person below who never has their lights on. We checked. No thanks. -No security security cameras at the complex anywhere. I know it's Irvine, but still, your Amazon packages WILL get stolen. I learned that the hard way. So now I have to get it mailed to the leasing office which closes at 6pm. -Heater is only in a combo with the wall A/C. -NO Dishwashers in some units! ONLY Good things, which are heavily outweighed by all the BAD: -It's in Irvine... but please go find another complex to live in. -Walking distance to Irvine Valley College. Thats it. If you can't tell by now, this place sucks & took 1 year of my life & sanity. Positive note: Victor, Lindsay & Charles are all extremely nice and do everything they can to help... I lived in Woodbridge Apartments 2012-2014. We moved out to be closer to work. Everyone in the office is wonderful and greeted me with a friendly smile and hello each time I went in. They always had answers to my questions. Shoutouts to Kristin and Shannon, however everyone there is very professional and friendly. Maintenance is always very efficient and cleans up after themselves whenever making a repair. Maintenance requests are completed in a timely manner. In my experience searching for housing in Irvine, the rent here was lower than other similar properties. You get a covered parking spot with a small overhead storage area within the spot. Guests can park in any uncovered spot or along the street during certain hours. Signs are posted on the streets. In my two years there my roommate and I never had an issue where we couldn't find any parking anywhere. Once or twice we had to park "far" and walk through the complex to get to our unit, but it's not a problem and certainly not a dealbreaker. I've had no problems with noise or disrespectful neighbors. There are plenty of laundry rooms. In the two years I've been here, there was only one time where I had to venture out to a laundry room farther away from my apartment because they were remodeling. The remodel was quick and looks great! It is a very pleasant community. Food trucks are arranged to park in the complex every so often which is fun. Ralphs and CVS are just one traffic light away. I walked up to get groceries often. The CVS is 24-hr which is great. You are a 10 minute walk from the Woodbridge Lake. Thank you so much to everyone on the Woodbridge Apartments team! Not Worth The Price My wife and I moved to Woodbridge because it was not only in a lovely part of town but also because it was a great price compared to other options in Irvine. The apartments are rather bare bones, but that is fine on a budget like ours. Somewhere along the way they decided to try to punch at a higher weight, and dramatically raised their prices. Not only that, but in our process of trying to renew they repeatedly tried to get us to renew at above their listed rates. Ultimately my wife and I chose to move as there are apartments with more amenities in nicer areas for the prices they are now asking, as many have done. They regularly have over 30 empty apartments due to this policy, as these apartments are simply not worth the price. read more

I applied for an apartment and was approved - the day I was supposed to sign the lease a 5 hour meeting was scheduled during the time I had available to sign the lease, so we postponed it one day, and I was told the price would be the same. My kids and I loved living here. We lived here for 6 months in a first floor two bedroom apartment. Our apartment happened to be located near the neighborhood park so it was literally just a 30 second walk across the parking lot to the park. We lived an an upgraded feature unit and we had no real issues. Any minor thing that was wrong such as the a/c unit in the living room was rusted and black on the bottom, I asked them to replace the frame and they ordered it right away and replaced it. I have no complaints about the management or staff. Every time I call or go in there, I am always helped and problems taken care of. Maintenance is quick and thorough. The guys are real nice. The area is kept well and my kids love chasing the ducks around the grass. The laundry facility was really close to my apartment and the washer and dryers were always working for me. Parking wasn't too much of an issue because we only have one car and a covered space. The few times I did have to find an uncovered space, it was a little tricky depending on the time of night. I do hear the kids upstairs stomping around a lot, but I prefer kids stomping rather than my last apartment where college kids were blasting their stereos late at night. I do appreciate the fact that this is a family friendly community (although no playground) because it means that if families live here, obviously we as parents think it is a safe community. And it is. It's in a great location in Irvine, safe community, parks everywhere. We can walk to 3 different parks within 5-10 minutes here. The patio fences are sort of see through because the wooden panels are so far apart, so I asked if I could nail bamboo shades along my fence for more privacy and the management had no problem with it. Same with painting. As long as you paint your walls back to the original color, they don't mind you painting. I'm extremely happy with our stay at Woodbridge. Others may have had their issues with this and that as you will read, but my personal experience was nothing short of 5 stars. The only thing I would change if I could is having it gated. My experience with Woodbridge Meadows Apartments was nothing but wonderful. I admit I was leery of some of the lower reviews on Yelp, but they all turned out to be false! Kristin was very professional and helpful from the moment I called. After the initial phone call I was excited to meet Kristin who discussed options for apartments. Since I was searching remotely I had to come into the city for a couple of days to look. She was absolutely wonderful, professional, timely and bent over backwards for me. She showed me various apartments and helped me navigate my way through paperwork, asked the right questions and worked overtime to ensure everything went smoothly. read more

I've lived here for a couple months and so far I have only had good experiences! I have put in two minor service request and both were quickly resolved. The management here is very professional and approachable... Also as of this year this community is now a smoke free community which is fantastic! Parking here is great we don't have to worry about where our guests can park or if parking will be available. The location is perfect we're so close to the 405 and the 5 is at most 5 mins away and we're also close to the Irvine Spectrum and the District. Plus it's also really nice that they're not owned by the Irvine Company. read more
